M

illennials (also known as Generation Y) are the demographic cohort following Generation X. There are no precise dates for when this cohort starts or ends, however, demographers and researchers typically use the early 1980s as starting birth years and the mid-1990s to early 2000s as ending birth years. Millennials are living differently. They are trading stability for experience. They are seeking community more than luxury. They are delaying marriage, career tracks and all other forms of settling down. They are putting in the work to actually realise the graduation cliches; following your dreams, building the future, living an authentic life, and having a purpose greater than themselves. There’s no doubt that this group has had an impact on the housing market. Because they are opting to living differently, we in the housing industry will have to look at housing differently. There are however some challenges. Rent is too high. The community spirit millennials felt on college campuses is much harder to find as a twenty-something in the city. Moving to a rural area where there is land and cheaper housing, is not exactly their style yet a mansion in the city, is not exactly a reality.

This edition of Home and A Way Magazine is geared at understanding this mismatch between the changing lifestyles of our contributors in particular our millennials and current housing realities. Limited, out-dated and expensive housing options have led to a renewed interest in housing innovation. The result is that people are looking at options to keep rent low such as starting home ownership sooner and pooling resources to create their own community. The magazine examines phenomena such as the tiny house movement in places like New York which has taken the internet by storm. Is it likely to hit here in Jamaica? What about Smart Homes? Integrating technology in security and making that small space seem big? This edition of Home and A Way has driven home the point that the local housing market must respond to two things; understanding the needs of this generation better and creating policies and programmes to suit their needs. Home and A Way magazine, Vol. 4 is a think tank to spur and organize ideas around these two imperatives.

W

e at the NHT have long come to a realisation that millennials are changing the housing market.

One of the more obvious ways young people are impacting the residential real estate market is based on the sheer size of the cohort. In a few years, it will create a massive demand. There are two sides to this phenomenon however. Some are of the opinion that millennials are more likely to rent than buy, although they aspire to own homes in the near future. Strapped with higher debt due to student loans and struggling with lower starting incomes, they tend to hold off on big commitments such as marriage and home ownership. On the other side, their eagerness to get ahead in life will see some millennials opting to take on some of the big projects like home ownership early. As apartments become more expensive to build due to rising construction costs, homeowners have started making trade-offs between size and location. As a result, demand for studio units has been strong. The NHT has been preparing itself for their demand.

Our 2016-2020 housing plan will see the NHT starting at least 15,000 housing solutions across Jamaica. The Trust is well on its way, with ground broken in over seven areas for construction of houses and the development of lots since the start of the year. In addition to putting housing solutions on the market, the Trust is actively reviewing its policies to put home ownership in the grasp of as many of our contributors as possible. Our young people are not being left out. This includes more attractive interest rates, housing designs and allocating solutions in our schemes for young professionals. We have also given thought to have greater diversity in the types of units the NHT puts on the market to cater to the needs of different segments of our contributor base, including millennials. Undoubtedly, this new generation of workers and prospective homeowners’ different purchasing and lifestyle habits are challenging the old models of real estate. We at the NHT stand ready to assist in meeting their needs.

Y

ou can’t hide from the links between millennials and home ownership. I find, however, that we tend to oversimplify the message. What’s certain is that millennials are getting ready to jump into home ownership. Whether now, or in the near future, home ownership weighs heavily on the minds of young people.

I must therefore commend my NHT staff for helping young people to look more proactively at home ownership. The magazine team has taken time out to research and prepare articles on the opportunities for young people in housing, and the different features they can add to their homes to make them more suitable to their lifestyles and needs.

The attention to the housing choices and needs of young people is justifiable. This generation of persons; roughly aged 18 to 34, are gradually surpassing their previous generation (the Baby Boomers our Generation X) in size and will soon become the nation’s largest generation. This means they are the prime targets for homeownership even if they have no immediate plans to own a home.

There are no easy solutions to increasing home ownership opportunities for young people who also have to contend with challenges related to student debt, access to credit and wage and employment growth. However, it is important to continue to guide them with information on new housing that is affordable to more moderate-income homebuyers. Home & A Way Volume 4 does just that.

The fact is, home ownership is not a decision made overnight, or in a few days or even weeks. It requires careful planning. This will put the prospective homeowner in a better position when they are ready to buy if they do the necessary preparatory work.

Whether you are a millennial, or know someone who is, I encourage you to digest this information and use it to inform your home ownership quest, or share it with someone who can benefit.

During the first year (2016/2017), the NHT started work on approximately 3,060 solutions; and for the 2017/2018 financial year, the NHT will start construction on another 5,737 housing solutions. magine being notified the moment someone attempts to break into your home. Not by a phone call or your neighbour but via a notification to your phone. Go a step further; imagine being able to see in real time, a burglar breaching your security arrangements. Scary isn’t it?

Or perhaps not. The thing is, technology has drastically altered the way we protect our homes. What was previously mere figments of our imagination from a Sci-Fi movie such as X-Men, is now the reality of many individuals. The digital revolution has made its way into our homes and into our lives.

But how has this technological revolution manifested itself? Here’s a little insight.

Real Time Monitoring: Remote monitoring is a second set of eyes on your home while you are at school or work. Whether you are on vacation, on the beautiful seven miles of white sands in Negril or skiing across the Alps, with reliable internet access you can still receive real time videos and photos of what is going on at home. Some of the systems on the market allow you to arm and disarm security systems, send fire or intrusion alerts, and stream security camera feeds. Not a bad investment isn’t it?

Smart Door Locks: This has been heralded as one of the simplest yet most effective in home security technology. These locks can detect your presence automatically, using Bluetooth in your smartphone or to unlock your doors for you. The better smart door locks on the market connect to your home automation system if you have one and link with other devices in your home. In fact, all your smart technologies can be integrated into one central system to manage your home security and yield greater energy efficiency. Smart locks may take the form of Bluetooth locks or Wi-Fi locks so you would want to weigh the pros and cons of each and see which works best for you. Bear in mind however, while Wi-Fi locks may offer more functionality, they are more vulnerable to online security breaches.

Home Sensors: There are numerous premium home security kits available that will be able to sense your presence and open or close the door automatically. Home sensors can be installed on doors and windows and use motion detection, winks, and waves to determine your identity. They can be controlled from a smart phone or tablet easily. Additionally, home sensor kits detect movement in hallways and rooms. When armed, motion triggers will be sent to your smart device by text or email. This way, if anyone attempts to break in, you will be alerted right away. Many home sensors also feature indoor sirens that provide visual and audio warnings when an unusual event occurs.

Garage Systems: Smart garage systems make access in and out of your home easier. Not to mention safeguard your motor vehicle. They are easy to install and only require the presence of a telephone provider in your home. An app on either your iOS or Android device, allows you to determine who gets in and out of the garage when you are not at home. Forget hiding the key under a rock, under the mat or an obscure potted plant. More advanced systems will also let you know how long the garage door has been open, and come with motion sensors to protect young children and pets who might be crossing in or out of the garage while the door is being closed.

Fingerprint Scanners: This is definitely where the future meets the present. Once a fantasy for sci-fi lovers, fingerprint scanning is now becoming available to anyone of any socioeconomic background, as long as you have a smart phone or tablet. While the technology is still blossoming, fingerprint scanning devices are quickly gaining momentum. Fingerprint door locks are also becoming popular, and could be a good alternative to the aforementioned WiFi or Bluetooth door locks.

Apart from the satisfaction on the faces of his clients, Sharpe identifies his ability to give back as one of the most rewarding aspects of his entrepreneurial journey. When he is not busy working for his clients, this millennial gives his time and talent to outreach projects such as Project Kase which is geared towards renovating schools across Jamaica and 360 Recycling which engages Inner City youth to improve the Jamaican landscape through recycling and construction. When asked what he envisioned for the future, the Scotia Vision Achiever and member of the Young Entrepreneur’s Association said simply: "Our vision is to make concrete great again!" For the last 40 years the National Housing Trust (NHT), has been travelling the length and breadth of Jamaica making home ownership dreams a reality. While the NHT continues to build a lasting legacy for decades to come, often times it finds itself in a community that has already made history. Such is the story of Shrewsbury in Westmoreland. The lands earmarked for development by the NHT, forms part of the Frome Estate. Today, there is still evidence of its sugary past which the NHT aims to protect. A Great House still exists on the site along with an old tank which residents said at one point provided water for the entire community. “It collect di water from the Roaring River man and bring it go way up the road” said the man who had casually joined our team and appointed himself our personal tour guide. His familiarity with the property was beyond helpful, telling us the different phases the land has gone through and the healing properties said to exist in the Roaring River (called the Rolling River by some) which flows through the corner of the property via a broken aqueduct. Its water cascades along the side of the road, goes underground and roars further into the community on the other side. On the property as well is a majestic cotton tree. It is said to be the oldest cotton tree in Jamaica. Some say it may even be the oldest cotton tree in the Caribbean. Forget the haunting stories you may have heard about cotton trees. From our visit, we didn’t observe anything supernatural. Just a tree being a tree; standing proud. A little eerie yes, but proud.

She cushioned my head as I cried over my breakup for the 50th time. She was there when I got a job change and jumped up and down in excitement. My Lucy was there. But now, she had grown old; she showed years of wear and tear and it was time for my sofa and I to go our separate ways. So strong was my attachment to Lucy that I decided that rather than dispose or sell her, I would instead have her reupholstered. As he echoed that small three letter word, my heart sank, I asked, “can you make it?” “Absolutely, it’s lovely,” he said with a broad smile. Ricardo, a university drop out who started his business two years ago, expressed that he has never told a customer “you can’t get this (design) because it is only wood and fabric and you can do anything with that.” Whilst he is open to design ideas from his customers, he highlighted that most of his clientele give him free creative rights, simply only guiding him with colours and themes. Let’s Make the Best of a 'NEST'

hether you are a young person who has purchased your first starter unit or a retiree who has downsized to a more conducive space, the fact is, at some point in life, many of us have encountered a ‘Nest’. For the sake of this article a ‘Nest’, refers to a small space or area in a home, which really should have been big for many reasons inclusive of functionality. Making the best of your ‘Nest’ requires you to see the cup half full rather than half empty. It requires you to look beyond what you see. Simply put, it requires a vision. So yes, it’s a ‘Nest’ and it can be discouraging, as it can feel cluttered and uncomfortable. Ever so often we seem to think that if a particular space is too small, there isn’t much to be done with it. The truth is everything counts in a small space and many things can be done to relieve you of that cluttered feeling. Well, I agree it’s a challenge, but the first thing to do is to start by making it seem ‘BIGGER’. Here are some easy tips to add some area to your Nest, and whilst you do these things your small space will also get its own character. Here are easy tips, use them the best way you can. continued... 1. Lighting. Natural lighting sends a signal to the brain. A large window that allows for natural light tells the brain that you are not in a small space.

2. Furniture. Use furniture that is raised on legs. Raised furniture gives an impression of space. Try to use glass furniture like tables and chairs, which helps to create the illusion of a larger space. Use some furniture that has the same colour as your wall. That technique will help to widen the space as the furniture would most likely be in different areas of the room. Try not to place all your furniture against the wall. Furniture placed at an angle in the room gives that element of space. Also use multifunctional furniture, meaning those with dual or more purposes to make the space functional even though it is small. It is true that most people tend to put small furniture in small spaces, but in the instance of a book shelf or any other form of ‘wall hugging’ furniture, one can safely allow this type of furniture to extend to the ceiling. This creates the illusion that the space is very tall, thus spacious.

3. Mirrors. Include mirrors, mirrors help to create a reflection, the reflection will make the room appear spacious.

4.Exposed Shelves. Do not fill all shelves. By allowing the space to remain on the shelf, it is giving the ‘Nest’ a less clustered feeling.

5. Desks. In cases of those ‘Nests’ that are being used as offices, or part thereof, use fold in or built in desks. Desks that can be folded away helps to keep the space functional yet less cluttered.


6. Drapes. It is always good for the drapes to be the same color as the paint on the wall. Having the same color drapes will give the impression of a bigger space.

7. Ceiling. Use your ceiling as your accent. Sounds crazy, but for a small room, when the attention is diverted to the ceiling it gives the illusion that the room is bigger than it really is.

8. Windows. Leave your windows uncovered if you can, so as to create a sense of depth.

9. Flooring. How about a striped floor? Stripe floors will make the room appear endless.

10. Artwork. Despite what others may think, a single large piece of artwork is all you need in a small space to make it fancy. Sometimes in an effort to give the space character we tend to crowd it with tiny pieces of artwork. That simply adds to the crowded feeling, one large piece of artwork will do.

There we have it; some of the most creative ways of creating an illusion of space in your nest. Do you still feel challenged? If you do, then it’s a great challenge! Have fun, making the best of your Nest!!! l

So how do individuals and specifically millennials entertain at home? Here are a few interesting and cost effective ideas;


A POTLUCK This is a situation in which an individual invites friends over to have dinner. The twist though, is that each invited guest is required to contribute a special dish that is already prepared. Each contributed meal must be large enough to be shared among all the guests. This is a very cost effective method of a dinner date among friends, where the need to visit a restaurant and spend a lot of money is eliminated.

GAMES EVENING This is an evening where a group of friends decide to come together at an individual’s home to play games. The host usually plans various games and fun activities for his or her guests to enjoy. Usually the host’s responsibility is to provide food and/or snacks as well. If the host has limited games and ideas, he/ she will ask guests to take one of their own. Again, this is a great way to reduce the costs involved to engage in this type of entertainment. Also, failing to achieve one’s expectation(s) in a particular time frame can become devastating, since this generation has had things granted by the snap of the fingers. You can make and purchase instant meals and access information in a matter of seconds, sometimes less, thanks to the internet. From instant music/movies on demand – iTunes; instant news – Yahoo, Facebook, Twitter, YouTube; Instant contact Snapchat and WhatsApp; instant money – ABM, Wire Transfer, you


FINDING THE RIGHT HOME: name it!. However, one thing that is not so instant is the journey towards one of the most important assets in an adult’s life owning a home. Acquiring a home can be a challenge for any age group in both developed and developing countries. Governments and trusts throughout the world are constantly seeking ways to meet the demand for housing for these members of Generation Y wanting to accomplish more in less time. For many, ‘coming of age’ no longer means it is time to pack and label boxes, counting down the days to ‘The Big Move’, but instead, a time to stay put, get a job and save on living expenses for a few years until they are able to afford a space they can truly call their own. The reality is many of our millennials have not had any or enough work experience, have no substantial savings and may not be able to secure funds to cover initial costs for deposit and legal fees to initiate the process. And even if they do, they may not be able to afford the monthly payments. To Generation Y, I say relentless worrying, ruminations or negatively criticizing existing systems will not help. Though you and probably most of your friends still live in a childhood room at the family home, it does not mean you cannot own your house soon, – BUT you do need a plan before you go house hunting.

I could agree with Helen Rowland that “home is any four walls that enclose the right person”, however, finding the right home is another matter. Having a good income or being a young professional is simply not enough. If you want to pursue your dream of home ownership, you need a plan. You must match your dreams with the realities around you by considering your personal position in order to successfully navigate the housing market as a millennial. You must consider:

(1) What

are your options? Of course this will depend on your personal situation or preferences. So whether you are interested in a studio, an apartment, townhouse, single family house, split level unit, semi-detached or just land, it is important for you to determine which option would be more feasible for you. Do you own land for yourself? Do you have access to or permission to develop on family land? Consider those questions. Consider as well Strata properties with shared amenities; gated communities with additional/shared maintenance costs, those that are not gated, but have some restrictions in order to maintain uniformity with the ambience of the development; as well as private property with full responsibility for maintenance/upkeep – all within the policies and guidelines of the respective Parish Councils and Associations of course! continued...

Be careful not to over-extend yourself to mitigate against any probable change in the economy or your personal situation. So, look at what is available on the market or otherwise – where are they located; where are they available and by whom (google search even). Think about whether you would want to live there or could it be viewed as an investment you can later convert into your ideal space. The possibility of subletting the property, or a part thereof, is also a good way to reduce the cost to you and ultimately – “paying for itself ”, while increasing in equity. For some, short term vacation rental may be an attractive alternative too which has become an extremely popular business worldwide.

will you finance it? Now it all depends on the resources available to you. Firstly, the option of an interest free loan from a family member is fast becoming a thing of the past. But if it’s available take it. You want to, however, start a saving plan or take a loan from a financial institution. The amount you will be able to afford will depend on your income and your ability to repay.

(3) What

are the housing finance options available to you? The NHT is always the best place to start. Find out how much the Trust will lend you and thereafter, if necessary, shop around and see which financial institutions to approach to assist you in topping up your NHT loan. Several initiatives have been put in place by the government of Jamaica to assist with increasing access to as many people as possible. These include reduced interest rates for specific categories of contributors, Home Grants and 100% financing for NHT schemes subject to affordability, aimed specifically to improve access to professionals with limited resources or savings.

to produce their own solar roofs. Tesla launched their solar roof with combined Powerwall battery system in May and many were thrilled. But how excited should we be in Jamaica? Here at Solar Buzz we receive many calls regarding new technology and the solar roof has been on people's minds since the initial announcement. My response to prospective solar clients would be to not get too excited about owning a solar roof in Jamaica anytime soon, for a few reasons: continued...
