Bringing it home
omeowners know the pitfalls of buying or selling a home. Fortunately, Lake and Sumter counties are loaded with hardworking Realtors who can help rst-time buyers or longtime owners navigate around those pitfalls.
The landscape of this area is constantly changing, and as the counties continue to grow, more homes are being built and more families and members of the workforce are moving in. Realtors are busier than ever. They’re more prosperous, too.
In this issue, we’re presenting the Realtor of the Year, Connie Mahan, as chosen by the Realtors Association
of Lake and Sumter Counties. This isn’t the rst time Connie has graced the cover of our magazine. You might recall that Connie won Lake and Sumter Style’s annual Business Woman of the Year in 2019. It’s ironic that Connie became a Realtor almost by accident, yet has achieved unprecedented success in the eld. Congratulations to Connie for adding another award to her already-full trophy case.
We are also featuring pro les of other top Realtors, as well as those million-dollar and multimilliondollar sellers who are movers and shakers in the area. These Realtors are successful because they make sure buyers and sellers are happy. In short, they help both parties nd the perfect match for their needs and take pride in making dreams come true.
Now, and speaking of dreams come true, I want to share some exciting personal news. I am going to be a grandmother again! In January, my daughter, Shaena, along with her husband, announced that she is pregnant with their rst child! I was lled with joy when I heard this. I adore babies—those cute smiles, those tiny little ngers, those pure hearts. To think I have another one coming into my life overwhelms me with happiness. And guess what? It’s a boy! If you’re a Facebook friend of mine, you can rest assured I will be posting plenty of pictures leading up to and after my new little grandson’s birth!
May God bless each of you!
Sincerely,

Just Stress
e often associate post-traumatic stress disorder (PTSD) with wars, natural disasters, and other life-threatening events. But posttraumatic stress (PTS), a less severe form, can occur at any time during or after cancer treatment, from diagnosis onward, and it can also strike parents of childhood cancer survivors.
Cancer diagnosis can cause normal stress reactions like having repeated frightening thoughts, being distracted or overexcited, having trouble sleeping, and feeling detached from oneself or reality. PTS symptoms are more pronounced and can include feeling defensive, irritable, or fearful; being unable to think clearly; experiencing more sleeping problems;
avoiding other people; and losing interest in life. PTS symptoms can be triggered by smells, sounds, and sights that one had experienced during cancer treatment, even long after treatment has ended. And if left unaddressed, PTS can worsen into PTSD.
You can help protect yourself against PTS by getting good social support, learning about your stage of cancer, and having good communication with your healthcare providers. If you experience PTS, crisis interventions similar to those for PTSD can reduce stress. These include relaxation training, support groups, and (if symptoms are severe) medication. Talk to your doctor if you think you are experiencing PTS.

When It’s More than
Keeping Our Brains Healthy
“What doesn’t our brain do for our body?” asks Wendy Hall, LCSW. “Our brain does everything that’s important to our functioning.” Hall outlines five ways that we can maintain a healthy brain.
1. Be socially active, whether in person or remotely. Some RBOI support groups continue to offer an online option to keep people connected.
2. Stay mentally stimulated. Puzzles and reading engage our brains. So do hobbies that involve hand-eye coordination, like knitting or woodworking.
3. Get enough sleep. Insufficient sleep affects both our mood and our reasoning ability. The National Institutes of Health found that volunteers who slept 8 hours outperformed those who slept only 6 or 7 hours when it came to learning a task.
4. Engage in healthy eating habits and make sure you are well-nourished. Writes Eva Selhub, MD, at Harvard Health, “What you eat directly affects the structure and function of your brain and, ultimately, your mood.”
5. Exercise is the most important way to maintain a healthy brain. “It can be daily walking,” Hall says. “Whatever we can start out with, whatever kind of exercise, is what we should do.”

The American Society of Clinical Oncology recommends the following for reducing stress:
• Avoid scheduling conflicts and give yourself enough space between appointments.
• Be aware of your limits and don’t feel guilty about saying “No.”
• Ask family friends, and coworkers for help with tasks.
• Prioritize your tasks and do the ones most important to you if you cannot do them all.
• Break your tasks down into smaller steps that are easier to handle.
• Concentrate on what you can control.

FEATHERED FRIENDS
Bruce and Cathy Brown opened the Florida Scrub-Jay Trail in 2003 so visitors could catch a glimpse of the Florida Scrub-Jay, a federally threatened species whose population is estimated between 7,700 and 9,300 that lives primarily in areas containing dry, sandy soil and oak scrub trees. The Browns started the Florida Scrub-Jay Trail through a grant from the National Wildlife Federation. With assistance from dedicated volunteers, the Browns planted hundreds of trees on the property to help emulate the scrub jay habitat, ensuring the protection and preservation of this species.
HAPPY TRAIL
For cyclists, it can be somewhat annoying when a bike trail traverses alongside busy highways and streets. That’s not a problem on the James Van Fleet Trail, which spans 29 miles into parts of Lake, Sumter, and Polk counties. Quiet and remote, it’s unquestionably the most rural local bike trail and o ers scenic views of swamp land, cow pastures and dense forests. The trail also lacks the heart-pounding climbs that might steer inexperienced cyclists away from the sport. Lake County residents can access the trail from the Mabel Trailhead on S.R. 50, ve miles past the intersection of C.R. 565/Bay Lake Road.
LET HISTORY COME ALIVE
The Cli ord-Taylor House was built in 1910 on the shores of Lake Eustis by Eustis’ rst settler Guilford Cli ord, who constructed the city’s rst building, a general store located downtown. The home is made of Florida cypress, and the wood oors are heart of pine. The 4,500-squarefoot home contains 18 rooms, including ve bedrooms, two bathrooms, two great hallways and a basement. GOLD-TIMERS
Action-packed excitement and nail-biting moments await at The Villages Senior Games, April 15-23. This competition allows people age 50 and older to showcase their athletic skills in numerous sports, including archery, basketball shooting, softball, swimming, track and eld, volleyball, and more. In addition to earning gold, silver and bronze medals, athletes hope to punch their ticket to the National Senior Games, July 7-18 in Pittsburgh.
STEPPING FOR A CURE
Relay for Life of Tri-County, an 18-hour event that raises funds to ght cancer and create awareness about the deadly disease, will take place Saturday, April 15 at 250 Rolling Acres Road in Lady Lake. Beginning at 5 p.m., participants walk around a track throughout the night. Proceeds bene t the American Cancer Society.

Hard-working mom adds hard hat to collection of pageant crowns, turning dreams into reality in Central Florida.
VITALSTATS
What brought me to Florida: In 2005, at age 20, I moved to Florida as a student exchange employee at Universal Studios. It was a three-month job for the summer. I came with $150 in my pocket and barely spoke English. My family called me crazy. I was supposed to go back and never did. I saw a huge life of opportunity and possibility in a country where you can achieve anything. After living here for three months by myself, I took the craziest leap of faith. Now my parents live here in Florida with me.
What brought me to Lake County: I was living in Orange County when I applied for the amazing job at Dream Finders Homes, so I moved to Minneola. I fell in love with Lake County and feel like I belong here. I love the hills, nature trails, beautiful parks, and the school system.
Career highlights:
Top producer 2021 and 2022. As a realtor working for Dream Finders Homes, I sell homes and manage construction projects.
Specific career goals: I’m passionate about my work and making dreams come true for my clients.
Best thing about my career: We create a home from scratch, so it’s like delivering a baby for the client. We create their dream, watch it grow and at the end, give it to them. It’s rewarding to be part of this process, knowing I’m part of a family’s legacy.
Personal achievements: Crowned Mrs. Florida 2017 (after having two kids!). Worldwide participation in pageants as Mrs. Moldova and Mrs. Florida. Top 5 nationwide in Mrs. America pageants. Top 3 Mrs. World. Semi- nalist in Mrs. Globe. I have a few crowns in my closet! Now I’m the “Queen of Construction.”
Favorite activities: Krav Maga, ballroom dancing, vacationing with my kids.
Four words that best describe me:
Determined, passionate, authentic, caring.
Best advice to my younger self: Believe in yourself.
On my bucket list: Visit countries I haven’t yet (Japan, India, France). Win a ballroom dance competition. Get my blackbelt in Krav Maga.
Favorite books: The Four Agreements, Ask and It Is Given
Words to live by: Find what brings you joy and do it.

Cebert Wealth delivers confidence through superb financial planning.
ard work and dedication pay big dividends.
Just ask Private Wealth Advisor Dale Cebert. He started Cebert Wealth 25 years ago from scratch. He hired his mom as receptionist and his father-in-law as administrator. His o ce was located in a 900 squarefoot building. The Villages was much smaller back then, so building a client base presented a big challenge.
Fortunately, Dale was up to the task. From the very beginning, he exhibited three traits that ultimately helped him win over the hearts and trust of clients: he was passionate, he was reliable, and he practiced ongoing communication.
Fast-forward 25 years. Today, Cebert Wealth has grown considerably since its humble beginnings. The practice now has nine financial advisors, 13 support
staff, and is one of the largest Ameriprise franchises in Florida. Cebert Wealth’s client base spans 46 states and 1,400 households.
In September 2022, Cebert Wealth opened another o ce in Brownwood Paddock Square, allowing the team to serve new retirees moving to the south end of The Villages. Soon, the team will open an o ce in Orlando and is currently considering a location in Tampa.
“I think the growth can be attributed back to 2002 when I made a big change to make our team di erent,” Dale says. “Many advisors spend money, time, and e ort trying to nd new clients. What I wanted to do was spend time, money, and e ort building relationships with existing clients, as well as educating and communicating with them and letting them be our advocates. We became a referral-only business by focusing on strengthening relationships
with clients and exceeding their expectations, so they felt compelled to share their experience with friends.”
This service-oriented approach has become Cebert Wealth’s most

Cebert Wealth also hosts special events for clients, including concerts, themed happy hours, and charity events.
“We’re constantly looking for ways to spend more time with clients, educate them, and show them how important they are to us,” Dale says.
In addition to client relationships, another aspect that sets the team
assets internally.
“Every advisor on our team is part of this committee,” Dale says. “That means clients have a team of advisors guiding them rather than just one. The committee also enables us to tap into the tremendous experience and talent each team member has.”
WHY CHOOSE CEBERT WEALTH?
Integrity and care are hallmarks of the Cebert Wealth experience. Those qualities are at the root of all the firm does and the essence of who the advisors are.
At Cebert Wealth, clients can build their financial plan with confidence while being informed every step of the way.
These presentations
“It’s important that clients are in touch with their financial advisor to hear what is going on and what is being done about it,” Dale says. “These live presentations allow us to explain what we feel is happening in the market, how we think things will play out, and what we’re doing about it as far as managing their portfolios. We are proactive in how we manage money, but it’s very important that we’re proactive in how we communicate with clients. This is not just lip service.

MEET THE TEAM
Dale talks about the team’s nine advisors.
1 / Chad Noble, Financial Advisor:
“Chad joined me in 2004 and has earned the position of partner in the firm. He is always working to find ways to innovate and improve the systems and processes used to enhance our clients’ experiences. His enthusiasm for investment knowledge and research makes him a valuable member of our investment committee.”
2 / Alec Thomas, Financial Advisor:
“He joined our team in 2010, but I’ve known him for much longer. Alec has the qualities that make him a valuable member to our team: intelligence, compassion, and a dedication to others. As a UCF graduate, he has brought passion for finance and people to the Cebert Wealth team, making him a valued member of our investment committee.”
3 / Cathy Harris, Financial Advisor: “Cathy joined me when we joined Ameriprise 4.5 years ago. Her father was an Ameriprise advisor in North Carolina. She grew up in that environment. She has been a tremendous asset to our team. Her clients love her. She takes tremendous care of clients and is extremely devoted to the people she interacts with.”
4 / Steve Peterson, Financial Advisor: “Steve, who joined us several years ago, is incredibly bright. He is the most influential person on the investment committee. He eats, breathes, and sleeps the markets. He and I speak about our portfolios and what’s going on in the market on a daily basis. The ideas that he brings are what we ultimately implement as we’re making changes in portfolios.”
5 / Tom Romanac, Financial Advisor: “Tom has been with Ameriprise for over 35 years. He came to work for me over a year ago. He had been in management and compliance with Ameriprise. He was the perfect fit to become our operations manager.”
6 / David DeSantis, Paraplanner:
“I’ve known David for 25 years. He owned Greiner’s Clothing for Men in Ocala, and I was one of his customers. He recently sold his business. When I heard he was looking for opportunities, I reached out to him. I am thrilled to have him join our team. He knows everyone in Ocala, has tremendous people skills, and possesses a very strong work ethic.”
7 / Tim Coakley, Financial Advisor: “Tim joined our team last year. He came from the banking industry. He has been a licensed advisor for many years and is well-suited for customer service. He is very detailed-oriented and loves interacting with people. He has definitely hit the ground running since joining our company.”
8 / Michael Fraher, Financial Advisor: “Michael will be joining our team in March. He has been with Ameriprise for 27 years and built a very strong practice in Orlando. He has a master’s degree in business administration. I’m very excited to see what he can do when he’s part of a team that is constantly encouraging each other. He is very proactive in how he communicates with clients, how he educates clients, and how he manages assets.”
9 / Keri Mitchel, Financial Advisor: “Keri has been with me for 12 years. She has been my personal assistant throughout that time. She has an extensive educational background and licensing in our industry. She is incredibly smart, and clients love her.”

f under the impression that downsizing means having to give up on living large, you may want to think again. That’s because located in Oxford, near The Villages, is the beautiful Lakeshore community made up of charming, quality, cottage homes by Simple Life that will have you wondering why you didn’t take the leap to simpler living sooner.
“Simple Life’s culture emphasizes residential experiences, and not necessarily a collection of responsibilities and possessions,” says Simple Life founder and CEO Mike McCann, explaining that if you’re looking for lower costs and less maintenance than what goes along with traditional housing, plus community, and a place to enjoy living, Lakeshore might be perfect for you.
Lakeshore is an all-inclusive community of cottage homes on 100-acres along the shore of tranquil Lake Andrew that appeals to people seeking a permanent residence, a second home, or a vacation property at a signi cantly lower cost than traditional real estate.
Residents purchase their homes, but instead of buying the lot outright, they lease it long-term from Simple Life.
Lakeshore’s single community land approach also allows bulk purchasing of utilities and services, passing the quality and savings along to the homeowner. Keeping it simple, all home-operating costs traditionally paid separately are streamlined into one convenient monthly payment. Owners never worry about paying for water, sewer, trash and recycling, premium cable, hi-speed internet, tree care, lawn care, fertilizing, irrigation, or use of the pool or tness facility.
Lakeshore residents enjoy one a ordable monthly fee, allowing for less maintenance and more life. The predictable monthly costs and all-inclusive maintenance create a savings of time and money.
“The concept of buying your home and leasing your lot isn’t new; in fact, it’s done all over the United States in commercial settings. Think of CVS, Walgreens and many other national bricks and sticks companies who lease their land for 99 years and own their building,” says McCann. “It’s
Residents of Lakeshore are happily downsizing to live life to the fullest.

also a popular way to reduce housing costs. Leasing allows you to lower your total cost without compromising any of your homeownership rights.”
Not only that, but Lakeshore incorporates all-inclusive community living with other like-minded individuals looking for a place to enjoy life.
Residents have exclusive access to amenities, including a beautiful clubhouse, community pool, tness facility, dog park, repit, pickle ball/bocce ball, walking trails, observation deck, as well as many social events to attend.
“Lakeshore has a gorgeous tree hammock, a beautiful lake, lovely walking trails, spacious views, lots of wildlife, and so much more. It’s very easy to fall in love with the place and the lifestyle.” McCann says. “We invest in amenities to the tune of $3-4 million and we hire sta to work with residents on activities, so whether it’s Bible study one day or wine at sunset another, we’re bringing people together to share time and fun.”
The concept for such a community where homeowners can focus on the
‘value of lifestyle’ versus ‘cost of living’ originated in North Carolina back in 2017, where the company’s rst community is located.
When McCann and other partners involved in the project saw that it was thriving, they decided to introduce the concept to Florida where people with like demographics might enjoy something similar, and that’s where Lakeshore comes in. At rst, Lakeshore o ered manufactured homes but due to lack of material availability, they transitioned to site built homes by partnering with Lee Woods Construction, a local homebuilder.
New homeowners at Lakeshore choose from a selection of 1 and 2-bedroom, 725- to 1085-square-foot cottage homes ranging from $200,000 to the high $300,000s, with the choice of added amenities like garages, guest cottages, private courtyards, and lakefront lots.
All of the homes are traditionally built on-site, with customization options for colors, xtures and nishes.
The homes are constructed with energy e ciency and durability in
mind, which means metal roofs versus shingles, berglass doors and Hardie® Board exteriors that won’t warp or rot like wood materials, and double pane insulated windows throughout.
They also include features like quartz countertops, tray ceilings, crown molding and recessed lighting that not only serve to beautify the home, but make it appear larger inside.
“Our homes are smaller, which is the point of living a simple lifestyle, but some of these features make the home feel larger,” says Jennifer Belisario, Simple Life’s Director of Sales and Marketing. “And sure, residents moving in end up of getting rid of things to achieve more of a simplistic way of living, but that feeling of freedom from not being burdened with so much stu is kind of liberating.”
Overall, McCann says as beautiful as the Lakeshore community is, Simple Life is for those who want to engage with people on a regular basis, adding: “The best life is lived simply, at a lower cost and with fewer burdens in a community of neighbors who become friends.”

and received the United Way of Sumter County Hometown Hero award. Other honors include: Outstanding Sumter County Small Business of the Year; Sumter County Innovator in Real Estate; and the “Top 10 Women to Watch in the Heart of Central Florida.” Recently, she was recognized as one of RISMedia’s 2023 Real Estate Newsmakers.
In addition, Connie Mahan Real Estate Group is South Sumter County’s top independent agency in both volume
Connie is humbled about her achievements. For her, it’s really all about a love for her community, a love for her clients, and a love
“Being of service to others is my mission; the fact that I get to do that through real estate is a blessing,” she says. “Helping people buy, sell,
“BY ELEVATING THOSE AROUND US, EVEN OUR COMPETITORS, WE ELEVATE OUR WHOLE COMMUNITY. ”
build their family generational wealth, working with investors, and building my community is work that truly doesn’t feel like it should be called work. It’s a gift I get every day. And now a strong passion of mine is working with new agents. I enjoy giving agents the chance that Micki gave me. It sparks joy after a decade of doing it. Helping agents understand that building their book of business by being brilliant at the basics, not buying leads, is a challenge, but one that I get excited about. Watching them have that light bulb moment of seeing the return on their time invested into their business makes my day.”
Connie anticipates that 2023 will be an equally exciting year for her team. On April 1, they are hosting the second annual Beats and Eats, a live music and food truck event the company founded to support the Sumter Youth Center.
Connie is also founding member of the newly formed Sumter County Network for Women’s Council of Realtors®.
“This is really exciting,” Connie says. “To bring leadership and business training to our community and fellow Realtors is thrilling. We have been underrepresented in positions of leadership in local, state, and national boards, and my hope is to change that. By elevating those around us, even our competitors, we elevate our whole community. I am so excited to watch Sumter County shine.”
Despite her heavy community involvement, Connie has big goals for her company and her agents.
“I am just as determined and driven as ever to guide us all through this new market to slay those goals through 2023,” she says.
This much is certain: Connie will continue having a positive e ect on the well-being and success of individuals in the communities she serves.

SHARON BASSETT
Bearing witness to the excitement, pride and sense of accomplishment people emanate when buying or selling a home is one of Sharon Bassett’s favorite things about being in real estate.
She’s seen it seen again and again in her 26 years as owner/ broker of Bassett Premier Realty, and each time, she can’t help but feel satis ed about her role in making it happen.
“Those are the things that as human beings, make you feel good,” Sharon says. “I care about my customers, and I want to make sure that whether they’re buying or selling, I get them to the nish line.”
Sharon says it’s her belief that experience make a real di erence and she has plenty of it.
As a licensed Florida real estate broker, she specializes in land and residential sales and some commercial. She is also a licensed residential contractor, and brings experience in home design, remodeling, property valuation, probates, titles, investments, and property management.
With that said, Sharon can steer clients through the process seamlessly from start to nish despite any challenges they may encounter along the way.
“Being a real estate broker with experience in design and development, I understand the entire process to assist my buyers and sellers with every need and more.” she says. “No matter if the customer is buying or selling, I bring a solid background in professionalism, pro ciency, and integrity to achieve the goals of my real estate clients. Experience matters.”
Additionally, if Sharon is not familiar with a particular topic that may help a customer, she most likely knows someone who is. And it doesn’t just stop when the sale is made because Sharon will go above and beyond to lend a hand if needed.
“I have a lot of people I can recommend to the buyer for whatever part of the house whether it be repairs, updates, or remodeling,” Sharon says. “I’ve been in the business so long that I have a huge rolodex of people I feel comfortable with from roofers, insurance companies, lenders, electricians, air conditioning companies, drywallers, stucco companies, anything.”
If that’s not enough, Sharon has a partnership with Ocala-based Baxton Homes to build quality, a ordable homes in Marion Oaks for rst-time homebuyers. They accept VA, FHA, and USDA loans.

SMITH & SMITH REALTY
Smith & Smith Realty Owners Danny and Billie Faye Smith take their customers’ best interest personally in every sense of the word.
The care they extend to ensure every customer’s buying and selling goals are met is unrivaled, and they are fully committed to giving each one the personal attention they deserve from start to nish.
“At Smith & Smith, customers are dealing directly with the owners and brokers; the people whose names are on the door and whose care and expertise will work in their favor when it comes to seeing their dreams to fruition,” Danny says.
Billie Faye says she and Danny, with help from new team members Cassie Cribb and Lauren Vick, are focused on upholding that commitment.
With that, the entire team continually strives to surpass expectations.
“We pride ourselves on our service, on being available at all times, and on making a real di erence,” says Billie Faye.
Smith & Smith Realty, based in Wildwood, specializes in land, commercial, and residential properties, and services all of Sumter County, Southeast Marion County, and North Lake County.
Billie Faye handles residential properties, and Danny specializes in land and commercial, but regardless of the transaction on the table, customers are never hit with add-on fees sometimes typical of larger rms.
“We see things like application fees, transaction fees, and record holding fees on contracts all the time, but we don’t do that because we feel it’s all included as part of our service,” Billie Faye says.
Danny says their greatest reward overall, is a satis ed customer.
“We’re thankful we’re growing and that we’re still very successful after 25 years, “Danny says. “We love this area, and we love helping nd the perfect properties for our customers.”
Billie Faye says she is equally passionate about the area, and loves showing customers all it has to o er no matter what it is they’re looking for.
She says the plan is for the Smith & Smith team to continue doing what they love and using their knowledge and expertise to create the best customer experience possible for years to come.
Billie Faye adds: “We want to develop a lifelong relationship with our customers, so when they think of real estate, they think of us.”

& GUY SHIPLEY KEVIN SHIPLEY
After successful careers as multimillion producing agents/brokers with a large rm in the area, Guy and Kevin Shipley decided to turn their mutual passion for real estate into something of their own.
Guy, in real estate since 2009, researched di erent agencies when he came across Lakefront Living Realty, a national franchise. Guy says it couldn’t have been a more perfect nd since he and son Kevin, an agent since 2015, are more than familiar with the lifestyle.
In October 2022, they took the plunge and opened the doors to the rst and only location of the Lakefront Living Realty in Florida.
“Our lives are based around real estate, it’s not just a job or a hobby to us and everything was just kind of leading us to venture out and do our own thing,”
Kevin says, adding that specializing in lakefront property was a perfect t being that water has always been a fundamental part of his life.
“It’s something we’ve always based a lifestyle around,” Kevin adds.
Guy, who’s owned property along Lake Dora for the past 18 years, adds: “I felt like it gave me a little bit of an advantage for customers looking for that.”
Lakefront Living Realty is based in Mount Dora where father and son live, but their service area stretches from
Jacksonville to Tampa, including Central Florida, and more speci cally, Lake County.
The two specialize in lakefront property, but they also show inland residential and vacant land.
“We get people from all over the country coming here looking for lakefront housing. I mean, we are Lake County for a reason,” says Guy. “The Lakefront Living franchise is about the lakefront lifestyle so that’s our specialty but being that we’ve both been in real estate for so long, some of our customers don’t want that, so we’re not limited to that only.”
Even so, Guy and Kevin agree that showing lakeside properties is what oats their boat—literally.
“It’s always a fun thing when we take customers out on a boat and pull up to the back side of the house we’re going to show and let them see it from the water rst,” Kevin says. “It reiterates the lifestyle and how you can easily hop on a boat from your lakeside home to a nearby town, dock at a restaurant, hop out and eat, or even make it a day by visiting nearby shops and attractions.”

KRISTEN HELD
Kristen Held made an instant splash in the world of real estate.
She’s a rookie real estate agent who delivered the same results of a seasoned professional.
Kristen Held joined Connie Mahan Real Estate Group in January 2022. She hit the ground running, becoming a multi-million dollar producer in her rst year.
Her hard work and talent did not go unnoticed. The Realtors Association of Lake and Sumter Counties awarded Kristen with the Rookie of the Year award during an awards gala held January 14.
To say Kristen was elated would be an understatement.
“I try to be low key, but the fact that my colleagues recognized my work and nominated me for the award is very humbling,” she says.
However, Kristen remains modest after winning the award. For her, meeting the expectations of her clients is more important than racking up individual awards and large sales numbers.
“I’m a big believer in quality over quantity,” she says. “How I represent the brokerage and how I represent customers means more to me than how much I produce.”
Kristen worked for her family’s construction company before becoming part of the Connie Mahan Real Estate Group, team. Kristen, who specializes in residential, commercial, and land development, immediately fell in love with the industry.

MINDY RUDD LYCANS
As a Realtor, Mindy Rudd Lycans is #teamcmreg’s top-producing solo agent for 2022.
“Whatever your dream is, let me help you build it.”
Mindy has certainly lived up to that motto since joining Connie Mahan Real Estate Group nearly two years ago and quickly earning the title of multimilliondollar producer.
That’s because she possesses the most important qualities of a successful real estate agent: honesty and integrity, attention to detail, keen communication skills, dedication and determination.
“I am building friendships and relationships and loving what I do,” she says. “I am a people person, so I love meeting all the different people that I come across. I am a problem solver, so when customers call me looking for specific things, I like the challenge of finding something for them.”
She also brings another important quality to her job: Multitasking.
“Raising and homeschooling six children I know firsthand what it’s like to juggle many things at once,” Mindy says.
Being a Realtor has afforded Mindy a flexible schedule, which is important since three of her children are still being homeschooled. The balancing act of being a single mother and a successful real estate agent can

FLAMINGO REAL ESTATE & MANAGEMENT
When Robbie and Jamie Shoemaker opened Wildwoodbased Flamingo Real Estate & Management in 2014, their intent was to give back to the community doing what they know best—real estate.
Fast forward eight years, and after being recognized by the Sumter County Chamber of Commerce, their vision has come full circle.
“We were surprised to have been voted “Outstanding Small Business of the Year,” by our peers for 2022. That was a huge honor for us and we’re thankful,” Robbie says.
Robbie grew up in Wildwood, where his family’s legacy of community support and participation is four generations strong. His ongoing involvement is evident as co-owner/broker of Flamingo Real Estate, but he also serves as Chairman of the Florida Commercial Brokers Network that covers the entire state of Florida, Board of Director (BOD) for the Realtors Association of Lake and Sumter Counties, BOD for Habitat for Humanity of Lake and Sumter Counties, and Past President of the Wildwood Rotary Club.
“I’ve grown up in this area my entire life, and have been very community minded. We want to give back to the community,” Robbie says, explaining that one example is a Thanksgiving turkey giveaway Flamingo hosted in 2022, during which they gifted 250 turkeys to local families. “I’d say real estate is de nitely part of what makes us
successful, that’s very important, but I believe that when you’ve been blessed, you should be a blessing to others.”
Robbie feels when companies focus on that mantra, people notice, and in turn, want to be part of the exchange.
“What’s unique about that is when people purchase real estate from us, when they’re buying or selling with us, they know those funds coming in are also being re-invested back into the community,” Robbie adds.
Flamingo Real Estate & Management was born 10 years after Robbie and Jamie rst got into real estate. They applied their experiences and took time sharpening their skills, so when they opened the doors to their own brokerage, were able to grow it in such a way that focused solely on seeing their customers’ dreams come to fruition.
“At that point, it was either sink or swim and sinking wasn’t an option. So, with a vast Rolodex of customers and support, Flamingo Real Estate & Management ourished, o ering professional experience and knowledge in all facets of real estate, including residential, vacant land, commercial, industrial, property management, and commercial leasing,” Robbie says.
Beginning this venture in a small o ce in Oxford, the brokerage began to grow and within a few years,

an opportunity opened to expand into the heart of Wildwood. After many months of renovation, the vision Robbie and Jamie had for their new o ce came to fruition in 2017.
Since then, Flamingo Real Estate & Management has surpassed many expectations, especially in building a brand committed to ‘Service over Sales’, ‘Relationship over Realty’, and ‘Commitment over Commission’, as well as maintaining a company culture focused on giving back to their community.
O ering 18+ years of Real Estate experience, the “ ock” has expanded in recent years to train up the next generation and provide a larger footprint with an even greater level of service. Flamingo Real Estate & Management truly is, “your leg up in real estate.”
“We’re not trying to necessarily be the biggest, just aiming to be the best,” Robbie says. “We’re a smaller rm whose intensions are not centered around the recruitment of agents, but to keep our services personal and as high quality as we can get.”
Robbie states their commitment to quality over quantity is something he takes seriously.
“People come to us for a number of reasons, but our local Real Estate knowledge is unmatched. From rezoning and entitlements to lot splits and lineal descents, we manage properties throughout the entire process providing the highest and best use and greatest returns for our customers,” Robbie adds. “We go to city and county meetings, so we know what’s happening within our community and many people just don’t understand that.”
Additionally, Robbie says that the key to real estate, in this day and age, with so many remote dealings and deceptive listings, is having someone in your corner always looking out for your best interest.
He says customers can breathe easy using Flamingo Real Estate because they know the market.
“You can sell real estate on your own, just like I can do plumbing on my own, but if I need plumbing, I’m probably best calling a plumber. There’s a reason why they’re certi ed and I’m not, and the same thing with real estate,” He adds. “There’s a reason why we’ve been doing this for 18 years. We know the ins and outs, the pitfalls, and most of all, what works.”

decorating business that helps clients re-imagine a kitchen, bathroom, or just guring out where to remove a wall. As well as picking out the perfect furniture and accessories. She has had lots of practice renovating her 1919 Farmhouse in Eustis on Center St., on what was known as back in the day as Millionaires row.

decorate, remodel, and property manage your home.
Outside of real estate, Karen enjoys spending time with her four precious fur-babies. That includes two goldendoodles, Marley and Delainey, a golden retriever, Winnie and an Aussiedoodle, Charlie.

CLARISSA RAINEY RICK HARPER
If there are two things Clarissa Rainey is passionate about, it’s real estate and horses, and in her case, they go hand in hand.
That’s because Clarissa, a multimillion-dollar producer with ERA Grizzard Real Estate, not only specializes in selling farms and acreage, but as an equestrian herself, understands what fellow riders look for when scoping properties.
“I’ve been around the horse industry and horses my entire life, so I know the di erent wants and needs of the equestrian,” Clarissa says, explaining that good grass, rich soil, at vs. hilly terrain, barns, fencing, deed/pet restrictions, easy access to trails, and being in the vicinity of the Florida Horse Park and The World Equestrian Center in Ocala, are just some of the more common things an equestrian, depending on their discipline, may be looking for when purchasing a farm. or….may seek to nd before purchasing a farm.
Aside from that, Clarissa—who serves The Villages, Ocala, and all Central Florida, including Lake County— also focuses on residential and commercial real estate.
Regardless of the transaction, Clarissa’s top priority is getting to know her customers and making their real estate dreams come true.
“I love meeting new people as well as working with my repeat customers, and I take a personal interest in them and what it is they’re looking for,” Clarissa says. “I go above and beyond whenever and however I can. I’m known for going the extra 100 miles!”

Connecting the with the RIGHT PEOPLE
eal estate transactions are some of the most momentous investments one will ever make. It can be one of the most exciting times in one’s life. The Realtor you choose to work with can make all the di erence.
With multiple locations in Lake County, Right Realty Connection is fully equipped to walk buyers and sellers seamlessly through every aspect of the buying and selling process.
A third-generation Broker, Geo Chernault founded Right Realty Connection, Inc. in Eustis to better serve the Central Florida market. Broker, longtime friend and partner,
Bethany Burge-Bosbous has worked with Geo since day one. Together, they have grown the business to the point that she opened an additional location in Leesburg in July 2021 across the street from Venetian Gardens.
With over 20 Realtors® between locations, clients have the con dence and assurance of working with skilled experts who are available when needed.
“We do not have ‘business’ hours, we have ‘we are awake’ hours. We answer our phones. We do not utilize an answering service; when you call with a question, we either already have, or will get the answer you need,” says Bethany.
Many factors go into selling a property. For example, families often feel overwhelmed at having to clear out the contents of a house before it can be put on the market. This can be especially daunting when the seller lives out of state, so the professionals at Right Realty function as their clients’ eyes on site.
“We understand that this can be a very emotional time, with many moving parts,” says Bethany. “We have years of experience in assisting sellers with clearing the contents of the property, often donating to churches and/or other requested charities. We can arrange for professional cleaning and

“We’ve cultivated a lot of relationships throughout the community and industry, working with other brokerage rms and vendors,” says Geo , who is Vice President of the REALTORS® Association of Lake and Sumter Counties.
Geo has served as chair of public policy at the association for several years. This close involvement is a clear bene t to Right Realty Connection clients, as Geo ’s nger is on the pulse of what is happening at the local, state, and national levels.

Is it worth it to install solar in my home?
f you are a homeowner and have a utility company that is high on kilowatt hours, then you should look at ways to lower your utility bill. Using solar happens to be one of the most e cient ways to do this. Solar increases the value of your home. It also allows you to budget. With utility companies, you never know what kind of bill you’re going to have. Right now, major utility companies are announcing an increase in costs with kilowatt-hour usage. You’re looking at a rate increase between 8 and 15 percent. That means you’ll be paying more on your kilowatt-hour usage even though you have not utilized more energy. With solar, you have a set budget and know what your utility is going to cost every month. Solar provides for energy independence.
IS SOLAR EXPENSIVE?
I would tell you that it would be expensive not to go toward solar and renewable energy. Sometimes homeowners get turned o by the total cost, but if they sit down with us, they’re going to realize they’ll pay that cost, plus more, by paying the utility company over a period of time.
IS SOLAR TRANSFERABLE IF I SELL MY HOME?
Yes. If you’ve nanced solar you can transfer the loan or you can just add it to the purchase price. By then, you should have increased equity.
WHY SHOULD I USE KENKAY SOLAR?
We take our time in customizing a system speci c to a homeowner’s

What is better for my windows:
Plantation shutters, roller shades, or blinds?
t depends on whether customers are looking for fashion, function, or e ciency. From there, we can make a recommendation on what style ts a customer’s needs the most.
With plantation shutters, you have all of them—fashion, function, and e ciency. Plantation shutters have the best longevity because they last a lifetime. They’re also the most economical as far as heating and cooling, which is obviously important when it comes to conserving energy. It can help eliminate costs up to 30 percent if you cover your windows on the interior. Of course, you’re going to have a higher price tag with plantation shutters.
Roller shades also o er fashion and function. They come in endless amounts of fabrics, colors, and textures. You can buy either manual or motorized roller shades. We nd that our customers really enjoy motorized roller shades because they are easy to control and power. This is very handy when you have windows that are hard to reach, such as in homes with high ceilings. Another advantage is you can have a clear opening, which is especially bene cial for sliders and bay windows.
If you’re looking for budget-friendly window treatments, we have our 2.5-inch faux wood blinds. They are great for style because they’re very sleek-looking and almost look like plantation shutters from the outside. Faux wood blinds are also resilient, durable and very moisture resistant. Blinds are economical, simple, and safe.
It all really comes down to what customers’ needs are and how we can make that happen for them.
What sets your company apart?
We’re a husband-and-wife company. It’s just us. We do everything from measuring, ordering, and physical installation. Residents don’t have to worry about a big-box store losing their product and never hearing from them again. Also, they don’t have to worry about an installer from a third party who’s a stranger. With us, you make that connection immediately. We’re always on call for our customers, and if they text us, we always answer their questions. We service The Villages, Clermont, Minneola, Leesburg, Apopka, and more. - Christine
I’ve been doing blinds for more than 20 years. I worked for several companies and unfortunately saw that the needs of clients weren’t put ahead of the company. We started our company last year. Our goal is to put the needs of our clients first and foremost. Christine does the account management and I do installation. We make a great team. We like working together, which is rare because most couples cannot do that. Christine and I both love seeing their vision become reality. It’s such a great feeling! - Joe

Manufactured and modular homes have come a long way! If you’re considering a manufactured or modular home but are still on the fence, Baird Homes has the information you need to help you make your decision.
First and foremost, manufactured and modular homes are safe and reliable options for your family. The industry has boosted its standards to withstand the curve balls thrown by mother nature. Your home will be built to a speci c wind zone that matches your location. If a hurricane heads your way, your home will weather the storm just as well as a traditional site-built home. Structural integrity is a top priority, but so is energy e ciency. Living in humid Florida, it’s essential to keep the heat out, and the cool in. That’s why manufacturers like Skyline, TownHomes LLC, and ScotBilt have spent so much time and resources perfecting e cient structures and thermal insulation systems. Modern manufactured and modular homes feature energy-e cient designs, durable construction, and re safety features to keep families safe and comfortable for the long term.
Second, home buyers need to know there’s a manufactured or modular home that is right for them. No matter where you’re building or your nancial situation, whether you’re living on your own or are outnumbered by kids, there’s truly an option for everyone.
Homes:

Manufactured and Modular
What
ask the e pert 068 / LAKEANDSUMTER STYLE .COM MAR'23
Manufactured and modular homes feature modern design and luxury features and amenities, all at a better price per square foot than traditional site-built homes. Depending on your situation, this could mean coming in way under budget or being able to a ord a larger home. Homes range from smaller 2-bedroom homes perfect for downsizing to 4+ bedrooms, ideal for larger families.
Size isn’t the only area where there’s versatility. Style and customization are a big part of the manufactured home-buying process. Just like site-built homes, you can build your Pinterest-worthy home, often without the added cost of interior designers or third-party vendors. Modern kitchens and bathrooms, attractive exterior features, and versatile layouts are now the norms in the industry. You’ll likely be surprised by what you nd, both in terms of style and quality.
Possibly the most important thing for home buyers to know is that a manufactured or modular home is a stylish, safe, and quality long-term investment. It’s also an investment that often allows for more exibility and cost savings over traditional site-built homes. The old “trailer home” is a thing of the past! Why choose Quality Moving Services?
Quality isn’t expensive. It’s priceless.
Moving is widely considered one of the 10 most stressful life events.
Most people who’ve recently moved would agree—that is, unless they hired the trustworthy professionals at Quality Moving Services.
“We try to take as much moving stress out of the way as possible,” says Travis Long, of the family-owned and -operated business based in Fruitland Park near The Villages.
Quality Moving Services operates across Florida and in all continental 48 states. The fully licensed and insured business is owned by Travis and managed his brother by Turner (“Junior”) Long and Ryan Peterson. They maintain a full team of 13 employees.
“ When you hire Quality Moving Services, you’re literally hiring a family, not just a business that comes to do a job,” says Travis, a father of four boys and one stepdaughter, ranging in age from 2 to 9.
Personal service and attention to detail set Quality Moving apart from the competition. When you call, you’ll either speak with Travis or Junior, who are both fully aware of what is going on with every customer and every job.
Unlike most moving companies, Quality Moving Services does not require deposits.
“We get paid when the job is done, when everything is out of the truck and put into the house. We’ve done this ever since we started our business in 2014 and we handle thousands of customers every year,” says Travis.
“Once a homeowner or business owner hires us, we can provide literally everything needed for a move--from complete packing, loading and unloading to full disassembly and reassembly at the new location,” he notes. “Our team is highly trained and exceptionally careful. We treat your possessions as if they were our own, handling everything with the utmost precision.”
The company also o ers valuation insurance at no additional cost with no deductible.
“Being a Villages real estate agent, one of the things in my toolbox is connections, and Quality Moving Services is one of my tools. What you get with them is a seamless, professional, and kind move,” says Kristin Coleman.
“When you’re making a move—whether small or big—having the right partners makes it so much easier,” adds Kristin. “They have a high level of personal service that goes above and beyond. I feel very strongly about communication, kindness, and empathy. Quality Moving Services checks all the boxes.”
Call today to schedule your free in-home estimate in Lake County and surrounding areas. Free online estimates are available for those living farther away or out of state. In addition to residential, the company provides commercial moving for businesses.

Why should I go custom?
couple of major bene ts with custom woodwork are that you get quality materials and are ensured 100 percent satisfaction with your project.
First o , going with custom woodworking means that you don’t have to settle for builder grade materials, which is what you get at most big box stores. You are settling for much less because the materials they are selling are not near the quality that we build all our woodwork projects with. The quality materials we use are meant to last and look good for years to come. Although they may cost a little bit more, you’re going to get a lot more bang for your buck in the long run. Second, going custom means you get exactly what you want because of the personalized service you’ll receive, starting with the moment you call in to tell us what you are looking for. The rst thing we do is set up a meeting at the location where your project will be housed to take exact measurements. We then create a rough drawing so you can see your project on paper and know what to expect. From there, we go back to our shop and create what we call shop drawings that basically allow you to see the project to scale and from every di erent view imaginable. After that, you can make changes, add, or subtract features, and once you okay it, we start building to your exact speci cations.
The entire process is very hands-on, and we communicate back and forth with you until your project is complete.
Perhaps the best part is knowing that your project—from picking the lumber to the custom stains and 100 di erent mouldings we make in house—is completely unique and handcrafted with care by experienced woodworkers, true artisans some people consider a dying breed.
Speci cs Woodwork is a family-owned and operated business based in Lady Lake. The workmanship goes unmatched because the owner of the company, Steve Long, plays a very hands-on role in every project. Speci cs Woodwork has also been morphing to customer wants/needs over the years. We have the ability to complete entire remodels including: adding or removing walls, changing doorways, and adding support columns and beams. This makes it much easier for a customer looking for a one-stop shop for their remodel.
WE HAVE THE ABILITY TO COMPLETE ENTIRE REMODELS INCLUDING:

What is the importance of having good ventilation?
Many homeowners worry about the health of their roof. After all, it keeps our homes intact and our loved ones and our possessions safe. However, few people realize how important roo ng ventilation is to a healthy roof and home. The cooler the attic space stays, the longer the life of the roof lasts. You don’t want air ow and humidity to be stagnant up in the roof. In many of our jobs homeowners go with what we call a static vent. As the heat in an attic rises, the hot air is pushed out through the vents. The downside it takes wind to push that hot air out of the top. Unfortunately, we do not have a lot of wind in Florida during the summertime.
Therefore, we like to upgrade to solar attic fans. They come with a 25-year warranty and have a solar panel that runs the fan directly. They also are not tied to your electric. They keep roof structures and materials from deteriorating and keep your attic cool in the summer by reducing extreme heat buildup. Most importantly, it takes hot air out of your attic space instead of relying on the wind to push your hot air out of your attic.
If you ignore the ventilation in your home, your shingles will blister and swell. You can also get discoloration or separation in the shingles. There’s no doubt that ventilation is key. It really prolongs the life of your roof. Even in the winter when it’s not hot, the hot air inside your house and the cold air in your attic space creates a level of moisture. That moisture can turn into mildew or mold. The solar attic fans allow us to get that moisture out of the attic space.
If any homeowners wonders whether he or she has enough ventilation, we don’t mind coming to their homes and checking for them. It’s also important to choose a reputable roo ng company. Many roof warranties must meet a certain criteria of roof ventilation. If the installer didn’t put enough ventilation and there’s other warranty issues on the roof, it could void your warranty.

f you want Glenda Shambo to shine at doing something new, just tell her she can’t.
That’s what happened when Glenda’s brother showed her a small chandelier he made after taking a stained-glass class.
Glenda admired his work and mentioned that she’d love to try her hand at the art form someday. When her brother responded, “Oh well, it’s much too hard for a woman,” she was determined to prove him wrong.
“I said, ‘I’ll show you, bro,’” she recalls with a chuckle 50 years later at her Royal Highlands home, which is accentuated throughout by beautiful stained-glass windows, all crafted by Glenda.
Following the exchange with her brother, Glenda enrolled in a class at a community center in Dade County and learned how to make stained glass.
Dozens upon dozens of personal and commissioned pieces later, she’s quite a pro.
“I’ve done two stained glass church windows, and much more. I remind my brother of that every time I see him, and he just laughs,” Glenda, now 84, adds. “He’s never made anything more, but now he asks me to make him stu .”
China painting and playing tennis regularly are two other hobbies Glenda enjoys, but stained glass remains her specialty. Though it’s extremely intricate and entails carefully
measuring and cutting various colors of glass with special tools, tting pieces together to create detailed designs and con guring overlays, it’s also rewarding.
windows I made. In fact, the one in Alabama was so large, it took a glass company to come pick it up and install it,” says Glenda, adding that she spent several weeks working on it in the basement of a friend’s house near the First Baptist Church of Alabama where it is displayed. The other church window is in Starke, Florida.

Washing away misconceptions
The uncontaminated truth about anti-bacterial soap.
s it better to use anti-bacterial soap? This is a question that never seems to stay answered.
The idea that anti-bacterial soaps are somehow better than regular soap is based on a lack of understanding of germ theory. We live literally immersed in a sea of bacteria, viruses, and fungi. The number of bacteria on, or inside, our bodies is estimated to exceed the number of our own cells. We are all Gullivers in a microscopic Lilliputian world of microbes.
Bacteria lives not only on our skin, but inside oil glands, sweat glands, and hair follicles. No amount of scrubbing with any soap is going
to eliminate it. Over my 45 years as a surgeon, we have gone from the days of scrubbing our hands and arms for ve minutes with a sti brush, using either povidone iodine or some other germicidal soap, to rubbing our hands and arms for 15 seconds with an alcohol-based solution. Changing our approach hasn’t changed infection rates one little bit.
The idea of bathing and washing is not to kill bacteria; it is to sluice o dead skin cells and reduce the absolute quantity of bacteria on the skin.
One of the big concerns with widespread use of anti-bacterial soaps is the same as for injudicious use of antibiotics for every sni e, cough, or sore throat: enabling the development of bacteria resistant to these products.
Another concern is sensitization to some of these chemicals, causing allergic reactions.
The widespread use of anti-bacterial gels and lotions to mitigate contamination of our hands during the COVID pandemic was illogical and ine ective from the start. When you think about the countless millions of times in your life you have touched public surfaces barehanded without a second thought and yet somehow remained healthy, the lunacy of this becomes obvious to anyone with a little common sense. The same for spraying packages and even food with anti-viral sprays. COVID was airborne, not spread via contact.
So, the simple answer to the question of whether you should routinely use an anti-bacterial soap is “NO!”

God’s healing touch
Tavares woman’s faith strengthened by tragic event.
he was on the brink of death. However, her damaged brain underwent a spiritual awakening. Now, she’s living to serve God. That’s the story of Dr. Candace Booth, who successfully recovered from a traumatic brain injury.
Dr. Booth, a naturopath and Tavares resident, is sharing her miraculous story of recovery through her book, “And Then God Stepped In: My Journey Through Healing a Traumatic Brain Injury.” The 68-page book, available on Amazon and Barnes and Noble, provides hope to anyone su ering from physical, spiritual, emotional, and mental trauma.
“I’m really excited people in Lake County will be able to hear my story,” she says. “It’s a two-fold story. The book is based on my journey through healing of a traumatic brain injury and my foray into becoming a Christian. Through the healing, I learned how much God came into my life to help me.”
Her transformation began in November 2017, when Dr. Booth was at a rehabilitation facility after undergoing a hip replacement surgery. While trying to use the bathroom by herself, she stood up, became dizzy, and fell backward, slamming her head into a steel pipe. She su ered a subdural hematoma, or bleeding on the brain. She was airlifted to UF Health Shands
Hospital in Gainesville, where doctors performed emergency surgery. They told her family that she’d likely die or remain in a vegetative state.
Dr. Booth’s life wasn’t taken, but it was certainly changed. God’s purpose prevailed during a brutal three-year recovery de ned by being paralyzed on her left side and numerous brain seizures.
“Throughout my rehabilitation, I felt God’s presence all around me,” she says.
Her book re ects that. The beautiful cover, which is worthy of being displayed in an art gallery, depicts God’s hands bursting through heaven’s light holding a brain. Her son, Max Wettstein, wrote the introduction, and her priest, Mark A. La er of St. Edward’s Episcopal Church in Mount Dora, wrote a touching blurb for the back cover.
“I want people who read my book to have hope,” she says.
“They should empower themselves whenever they experience pain, agony, frustration, or fear.”
Dr. Booth is taking that same message to St. Edward’s Episcopal Church. Two years ago, she became one of the church’s healing prayer ministers.
“Prayer is power, and prayer is healing,” she says. “Our ministry is invited to pray for people who are ill, and we also go into nursing homes to provide eucharistic communion prayer.”

woman in an exercise outfit sidles up to the bar, plunks down a few bucks, and tells the server, “I’m drinking my lunch today.”
Not to worry. She’s having a healthy protein smoothie packed with antioxidants and vitamins.
In the background, blenders furiously mash ice. A woman in a Wi-Fi room types on her laptop. At another table, two friends sip drinks while reminiscing and laughing.
The environment at the Leesburg Nutrition House resembles that of a coffee shop. But owner Vilmaris Ortiz sets the record straight.
“We’re like a Starbucks but we’re focused on health,” she quips.
Sorry, coffee lovers. That means no frappuccinos or lattes loaded with sugar, carbs, and calories.
Vilmaris, a former nurse of 21 years, opened Leesburg Nutrition House in September 2022. She serves her clients a steady diet of specialty shakes that come in flavors such as strawberry shortcake, pina colada, mint chocolate, carrot cake, banana caramel, mango pineapple, and sugar cookie. Each shake is under 250 calories and includes 24 grams of protein and 21 vitamins and minerals.
Equally popular are fat-burning loaded teas with no sugar and plenty of Vitamin B and Vitamin C. Popular avors include watermelon,

She uses Herbalife Nutrition supplements in her shakes and teas, as well as protein donuts, oatmeal, and protein wa es.
Herbalife Nutrition, founded in Los Angeles in 1980, operates in 90 countries and touts itself for selling “greattasting, science-backed nutrition products.”
Vilmaris says consuming Herbalife Nutrition’s protein shakes and dietary supplements—as well as performing cardio exercises—helped her lose 61 pounds in 10 months.
“I was just drinking their shakes to lose weight,” she says. “I never thought I would have my own company using their products.”
That changed in 2018. Vilmaris became an independent Herbalife Nutrition distributor in Kissimmee after a Lake County resident who worked in the area repeatedly visited the store and encouraged her to bring the same smoothie and juice bar concept to Leesburg.
“I fell in love with Leesburg because the people are very kind,” she says. “Although I live in St. Cloud, I plan to move to the area.”
So far, business has been good. Especially in a society that has at least one bene cial addiction—health and wellness.
“I’m nding that after the coronavirus outbreak, people are more concerned about their immune systems,” she says.
Vilmaris often shares her own weight-loss journey to inspire customers. Prominently sitting on a countertop are before-and-after photos of herself. One shows an overweight woman with glasses and abby arms. The other shows a slim woman wearing a maroon dress with gold design and sporting a radiant smile.
“My father saw me in a picture and told me I was overweight,” she says. “That inspired me to get a gym membership. Now, I feel amazing.”
She wants her customers to feel that way too. Instead of just selling drinks, she also nourishes them with exercise. On Monday, Tuesday, and Wednesday, she and a group of women gather for Zumba in a back room of the Leesburg Nutrition House. As the instructor, Vilmaris leads a dance that follows the beat of a song, while participants mimic her moves to achieve a workout. The dances work abs, legs, and arms, brighten their moods and help unify them as they work together towards similar goals.
The Zumba classes are part of a 12-week challenge for women in which Vilmaris helps boost their con dence emotionally, physically, and spiritually. Currently, 10 females are enrolled in the program.
“I’m not just a protein bar; I’m a women’s coach,” she says. “People who complete the program have amazing stories. For instance, there was one woman who was asked to get o a ride at Sea World because she was too large. Then she completes this program and goes back to Sea World and gets on the ride. Now, she feels much better about herself.”
Certainly, Leesburg resident Ericka Chacon has bene tted. The 38-year-old breast cancer survivor comes to the Leesburg Nutrition House each day to enjoy a coconut and chocolate shake. Ericka has lost 13 pounds.
“The shakes are great because I feel full, but they give me energy throughout the day,” Ericka says. “I don’t want to go through breast cancer again, so I have to focus on living a healthier lifestyle.”
Those words are music to the ears of Vilmaris.
After all, she is giving everyone a fair shake at optimal health. Leesburg Nutrition House is located at 1018 N. Blvd. For more information, call 407.692.3575.

cheese and be grate-ful for the magical twist that Grilled Cheese Gallery puts on the classic sandwich.

t sounds simple. Two pieces of bread, a slice of cheese and grill it. Easy peasy. However, the Grilled Cheese Gallery’s unique grilled cheese creations are far from simple, and your taste buds will agree.
How it began
Owner Je rey Thompson grew up in the Ocala area and spent a year of school in Mount Dora before moving to West Palm Beach to work in the hospitality industry as everything from bartender, waiter, and personal chef. On the side, he opened O-BŌ, an antique store and art gallery, which he did exclusively for a time.
“It kept the creative side of me going, but I missed working in a restaurant,” Je rey says.
When a space near his gallery became available, he toyed with the idea of opening a small dinner-only restaurant with small plates and wine. However, that idea quickly snowballed into a full-service ne-dining restaurant, complete with white linens, lunch, and brunch.
“O-BŌ was my training grounds for running my own restaurant,” Je rey says. “It taught me how to succeed and all of my mistakes.”
Je rey began to notice a di erent demographic coming to visit the restaurant and realized he wanted to have a price point for everyone, not just those looking for ne dining.
After tossing around a few ideas, he thought, “Why not do a nedining take on the classic grilled cheese sandwich?”
Challenge accepted
Je rey went to work on developing the best grilled cheese sandwich around. He tasted various types of gourmet cheeses, developed multiple dishes he likes to call “magical comfort food,” and opened his small Grilled Cheese Gallery restaurant.
The response was overwhelming.
“It exploded,” Je rey says. “I eventually had to make the tough decision to shut down O-BŌ and move the Grilled Cheese Gallery into that spot.”
Spreading the magic
Je rey jumped when the opportunity for expansion presented itself. Soon their magical unicorn logo–chosen because it’s prettier than gooey cheese–would be on the front of multiple locations in Florida and Cape Cod, Massachusetts. They are currently working on their seventh location in Coral Gables.
“We handpick our locations based on the area and if we think we would be a good t there,” Je rey says. “We want to be a family place.”
Downtown Mount Dora t that criteria, and Je ery opened inside the Mount Dora Marketplace in 2022. Although it is his smallest location, he says the business is booming.
Je rey’s youngest brother Lane mainly runs the Mount Dora location and has expressed interest in the industry since he was a kid running around Je rey’s gallery.
“I’ve been working with him since he had O-BŌ and helped out where I can,” Lane says. “I’m working on nishing high school and hope to go on and do my own thing one day. I’ve already got a lot of ideas.”
The menu
Of course, the classic grilled cheese sandwich is on the menu, but presented on a hook to showcase the gooey cheese oozing from the center and served with dipper of their signature tomato basil soup.
A Night in Amsterdam is a popular upgrade which features gouda, Gruyere, Swiss and cheddar cheese on artisan white bread, or take a walk on the wild side
with The Artist–mushrooms, Swiss, onion, kale, tru e oil and balsamic served on rye bread.
But wait, there’s more.
The Chester eld adds pulled pork, hickory BBQ and caramelized onions to a gourmet grilled cheese, The Asian Cowboy features beef short rib, Swiss cheese, bacon, kimchi, chipotle and onions, and The Southern Belle adds crispy chicken, Swiss and pepper jack cheese, onions, romaine and chipotle.
They also serve a loaded steak melt, The Queen Brie with house cured bacon, brie and raspberry puree, and the GQ made with goat cheese, tru e glaze, prosciutto, spinach, and tomato on black pumpernickel.
And for those who are dairy-free or gluten-free, they o er both vegan and gluten-free cheese and bread.
Just when you think you’ve seen everything, wait until you try their signature mac & cheese grilled sandwiches. Try the Mac Daddy with cheddar, The Pimp Daddy mac & cheese with bacon, The Country Boy with cheddar, Gruyere and BBQ pork,

‘Water’ you waiting for?
Lake Eustis Waterfront Grille serves spectacular views and an eclectic menu sure to whet your appetite.
hat do you get when you combine the splendor of nature with delectable cuisine?
In the Golden Triangle, the answer is Lake Eustis Waterfront Grille— an impressive 5,000-squarefoot, two-story restaurant overlooking Lake Eustis that’s known for delicious food, drinks, and some of the most spectacular lake views around.
The restaurant’s owners Jim and Conni Berry, along with co-owner/
builder Daniel DiVenanzo, began the joint venture about ve years ago. Lake Eustis Waterfront Grille is the rst restaurant for Jim and Conni, but Daniel has extensive experience having owned/managed several restaurants and bars.
In November 2022, the partners celebrated the culmination of their journey at the venue’s grand opening. Conni says they are not only pleased with their vision come true, but with the excitement and warm welcome from the entire community.
“It was something that was missing and something we wanted to bring as our way of giving back to Eustis,” says Conni. “There are
several lakefront restaurants around, but not on Lake Eustis, and not with this menu.”
Recently, Style Photographer Nicole Hamel and I visited Lake Eustis Waterfront Grille to see what all the hype was about, and overall, the experience exceeded our expectations. The parking lot was practically full, so we parked in a designated lot across Lakeshore Drive. Getting to the restaurant was easy via a walkway under the road along the canal that leads straight to the Eustis Marina’s shoreline where it’s located.
Once inside, we found the casual beachy vibe very fun, and the sta extremely friendly and welcoming.

There is a full bar and dining tables inside or outside on the rst oor, but we sat upstairs, which also features dining and another bar, for the panoramic view of the lake that immediately had me reaching for my phone to take pictures.
“All of our exterior docks have tie-ups so people can dock their boats there or on the seawall and walk right up to the restaurant and eat, and that’s where the magic starts,” says Conni, explaining that the restaurant’s cuisine is traditional American fare. “We’re a place to go seven days a week and we’re here to make your dining experience exceptional.”
When it came time to order we ran into a slight hitch – everything on the menu sounded so good we couldn’t decide! So, we tried several things, including bacon wrapped scallops, shrimp ceviche and crab cakes.
For entrees, we went with the macadamia crusted haddock topped with a key lime beurre blanc sauce. The dish, served with cilantro rice and asparagus, was out of this world delicious and so huge, it can be shared.
We also tried the Monte Cristo sandwich with sweet potato wedges and a side of spicy maple syrup to dip them in, a dish inspired by General Manager Ben Johnson, creator of the menu.
Ben explained that the Monte Cristo—complete with turkey, ham, mayo, and provolone served on white bread, fried and dusted with powdered sugar—was something he enjoyed as a kid.
“Everything on the menu has to do with things I’ve always liked throughout my life, and some of it, like the grilled wings, my wife in uenced,” says Ben, a longtime Eustis resident who has been in the restaurant business for more than 30 years.
Our favorite bite of the night, however, was the Lobster Mac and Cheese.
I’d never eaten lobster before, so I had nothing to compare its tastiness to, but Mainer and seafood connoisseur Nicole had a lot to say.
“I loved the huge pieces of lobster and the very cheesy avor overall. It’s probably the best lobster mac and cheese I’ve ever had”, she said, explaining that she was very surprised at how reasonably priced the dish was for the amount of food.
As for the rest of the menu, you can order anything from burgers and handhelds to salads, seafood, steak, and pasta. Conni calls it “eclectic.”
Not only that, the drinks list includes a nice selection of red and white wine, beer, hand-crafted and signature cocktails, including a very
The tart, for me, was the restaurant’s mic drop, and something that, along with the gorgeous sunset views, I would absolutely return for.
Ben believes the restaurant will be around for years, attracting people from all over Lake County and beyond, sentiments Conni seconded.
“We really put our whole hearts into it, and we want to make Lake Eustis Waterfront Grille ‘THE PLACE’ to be in Lake County,” Conni says.

here are bartenders who have a “regular” crowd, and then there’s Jerry Lipham.
During my monthly oyster pilgrimage to O’Shucks in Wildwood, I noticed every single person around me asking the bartender/shucker specifics about his family, his classes, his plans for the summer. The loudest refrain was, “Did you get our card?”
When I started to pry, all I heard was “Jerry’s the best! He is such a great guy; he deserves praises.”
Mostly it was, “You don’t get more Wildwood than Jerry.”
According to Jerry, the feeling toward his regulars is mutual. He maintains his two shifts per week
for the extra money but says the sense of loyalty to the owners and commitment to the community is why he stays.
“I’m able to catch up on what the locals are doing and make sure that my customers are well. I worry if someone doesn’t show up when they are supposed to.”
The youngest of five, he was raised by single mom Patrice Palmer, legendary Wildwood High School teacher by day, Winn-Dixie cashier by night.
“It was such a loving, caring household. We were always there for each other, and we all still meet on Sundays for lunch.”
The 37-year-old graduated from Wildwood High in 2003, and then attended the University of Florida, where he majored in agriculture. Then, like a salmon swimming
upstream, he returned to Wildwood Middle/High School to teach “Ag.”
He worked as a bartender during college, then at McCall’s Tavern afterwards to supplement his income. He started working for O’Shucks in 2015 after a college roommate got him the job.
Jerry and wife Amanda met in college. Now they are raising their six kids and taking care of a seventh.
While he says he loves his part-time gig, his true passion is teaching.
“I became a teacher because I think it’s important to invest in our youth. It has taught me leadership skills for sure, but mostly patience, which is key to working with the public. No matter how busy or crazy it gets, it doesn’t get to me.”

Sweet as roses
unch or dinner at The Rose Plantation is a feast for your eyes and your stomach.
The restaurant is situated in a home that was built in 917 as a winter retreat for newspaper publisher William Dwight of Massachusetts. It sits on a four-acre property along Fountain Lake in Fruitland Park.
As you enter the historic house, you’ll pass a beautiful rose garden. It’s easy to let your mind drift back to the early 1900s and imagine the wonderful galas, masquerades, teas, tennis tournaments, and other social events once held here.
Step inside and you will marvel at the eclectic china, fine silverware, and linen tablecloths that enhance the atmosphere even more.
“The Rose Plantation is a destination dining location,” says owner Dave Andrews. “We’re a property and home from the Gilded Age and that is the ambiance we
carry forward. It was an era of charm and service. That’s what you find here.”
Dave says the restaurant is a unique combination of “fine dining, high-quality food, ambiance, and service.” Some of the more popular food items include a 10- or 16-ounce prime rib and crab cake featuring 95% colossal crab. Diners also love the caramelized apple chicken, Black Angus filet, pot roast, duck, and pastas.
“People tell us all the time that our prime rib is the best that they’ve had anywhere,” Dave says. “Also, customers from Maryland tell us that our crab cakes are almost as good as Maryland crab cakes.”
Fortunately, you won’t have to break the bank to enjoy this high-quality food. Nine entrees on the menu cost less than $30.
“That allows people to have a fine-dining experience at an affordable price,” Dave says.
“We’re not going to skimp on quality, but we still have dishes that are very affordable.”
No wonder that approximately 50 percent of customers come
from as far away as St. Petersburg, Orlando, Clermont, and Inverness. The restaurant also hosts five-course private dining events and custom multi-course wine dinners.
Soon, Dave plans on offering tours of the 2.5-story home, which features five bedrooms and four bathrooms upstairs.
“The main living room is now our main dining room, and our full-service bar used to be the butler’s pantry,” Dave says. “There is so much history here. Around 1932, a young man came to the home on horseback and proposed to a young woman on the upstairs deck. We’ll be turning that deck into dining within the next year or so.”

Settle the score
Three pointers to bring sanity to your March Madness bracket.
STORY: JAMES COMBS
s you read this, we’re days away from the NCAA Tournament. That means you’ll soon ll out a bracket that can win you a few—or a few million—bucks.
Be forewarned: there’s no exact science to ling out a March Madness bracket. Trust me, I speak from experience. I’ve spent unnecessary hours trying to pinpoint the Cinderella team. I’ve pointlessly identi ed teams that limped into the postseason and are vulnerable to an early-round upset.
Take it from me, trying to pick a spoiler is a colossal waste of time. I still had red marks all over my bracket. This year, I’ll be more creative and advance teams based on three methods some may consider downright goofy.
WHAT’S IN A NICKNAME?
Cats have nine lives, so picking a team with a feline-related nickname
may be wise. You can choose the Tigers, a nickname shared by Auburn, Clemson, Louisiana State, Memphis, and Missouri. Or you can choose the Wildcats of Northwestern, Kentucky, Arizona, and Villanova. Weather lovers might opt for the Miami Hurricanes and Iowa State Cyclones, while bird lovers can pick the Creighton Bluejays and Louisville Cardinals. Also, you have to advance one team with a nickname that you have no idea what it means: the Saint Louis Billikens, the Western Kentucky Hilltoppers, and my personal favorite, the University of California Santa Cruz Banana Slugs.
GO WITH YOUR DREAM VACATION
If you’re a fan of sur ng and sunshine, UCLA, USC, Hawaii, and Miami are obvious picks. Maybe tall, majestic mountain peaks intrigue you. If so, consider advancing Colorado or Tennessee into the Final Four. For fans who love visiting a city lled with bourbon and blues, it would be criminal not to pick Memphis. And if you cannot
stay away from slot machines, then you can take a gamble on UNLV.
ALIGN WITH THE STARS
By promoting products and setting di erent trends, celebrities have a tremendous in uence on our society. They might as well in uence our NCAA Tournament bracket, too. Celebrity sports fans run the gamut, from beautiful women like Kate Upton (Michigan) and Ashley Judd (Kentucky) to famous singers like Katy Perry (Ole Miss) and Garth Brooks (Oklahoma State) to comedians like Will Ferrell (Southern California) and Larry the Cable Guy (Nebraska). Find out if your favorite celebrity is a college basketball fan and advance that team to the Final Four.
I’ll let you know if this works. Of course, unless Lady Luck smiles down on me, I won’t be the newest member of a millionaire club. After all, my odds of lling out a perfect bracket are the same as guring out what a Banana Slug is.
Hey, readers! Is there a particular subject that you would like me to write a commentary about? Tell me, via email, at james@akersmediagroup.com.
