Ask Cora Hey there Cora, I have seen a few houses that are listed as "short-sales". Does this mean that you can get them quickly? What does Short-Sale mean exactly? Signed, ready to buy a short sale Dear Ready, Well that would be wonderful if that's what a short sale actually was. But if that was the case, it should be called a LONG SALE! Short sale means that the seller is "short" on cash and owes more on the property than it can be sold for. This is never a good situation; it means one of these things has happened: 1. The seller paid more for the property than they should have when they purchased. This can happen sometimes with for sale by owner transactions. 2. They borrowed against it with a second mortgage or a HELOC (home equity line of credit) and now owe more than the property is worth 3. They did a loan modification and all fees and deferred balance was put on the back of the loan, which now pushes the balance of the mortgage over the value of the home in the current market. 4. The market has declined and even though the buyer did everything right, the market is the market, and if they were unlucky enough to buy just as things were declining, a short sale can easily happen 5. They haven't owned the house long enough for equity to build and therefore with closing costs, it's difficult to sell the home without paying for those costs out of pocket. 6. A catastrophic "something" has happened to the seller and they must sell quickly. This could be a death, illness, loss of job, divorce etc. Sometimes, the seller has the funds to pay the difference in what is owed to the bank, but sometimes, the seller has come into hard times, loss of a job, divorce, death in the family, illness, all kinds of things that can happen and the mortgage holder – like Wells Fargo, AK USA, etc. must take LESS than the payoff to them. So why would they do this? Because it’s cheaper than foreclosure! The banks and mortgage companies don't like this, but it may be all that can be done. Especially in a downturned market. This happened in 2008 and 2009 with all that mortgage mess that we had then, prices fell and people lost jobs and they could not sell their
Brought to you by houses for what they owed. Why does it take so long for the sale? The short answer, because too many people have to decide money. The long answer, it's a process. First, the sellers have to be deemed unable to pay. There is an application process and many, many legal protocols in place to make sure that the bank is complying with the laws of consumer protection. Then, once that is approved, (could take 6 weeks or more) there has to be an appraisal by the mortgage holder. They MUST use their own, they will not use yours. This process takes about another 3 to 4 weeks. Once the appraisal comes back, the mortgage lender or bank has to put it through their process and their investors and make a decision, several more weeks. They will usually require that the home be sold at this appraisal price and they have to have the final approval on the buyer and their qualifications. Sometimes, they even require that the new buyer go through them as a mortgage company for the new loan! You really never know that all the requirements could be. If you are going to make an offer on a short sale – expect a long sale, UNLESS the house is PRE-APPROVED short sale. That's good news! Then, it can close as quickly as your lender can put the docs together. These can be a real bargain. They can be really nice homes that people loved and cared about but just need to sell for some reason. They are seldom "trashed" like some of the foreclosure type of homes. They seldom have glaring issues and are usually ready for some nice person like you to take possession. So how do you know if it's a pre-approved short sale? Well it's easy! Ask your Realtor. There is a wealth of information that we Realtors share with each other. In our Multiple Listing Service or MLS, there is a "confidential remarks" area where we can get important information to other agents quickly. This is where the "Pre-Approved" short-sale status will be listed. So just ask your Realtor! They will be able to see quickly that this is already reviewed by the bank and ready to go. Moral of the story? Know that a short sale could really be a long sale, don't be afraid of short-sales, they could be a really good deal, ask if it's a pre-approved short sale and then you can close right away!
