Ask Cora Hey Cora, I had a friend who just made an offer on a house that was full price and they didn’t get the house! They said they were in “multi offers”, what does this mean and why would they miss out on a house that they offered full price for? Signed Multi Confused. Dear Confused: Well yes, this is the type of market we are in right now. If you have a nice house for a good price, in a great location, it’s going to sell most likely with multi offers. Let’s run through this little scenario and see if this will help you understand it. We have the seller, Sam Seller, of 123 Main Street. He wants to sell his house and move closer to his grandkids in Idaho. He is tired of Zoom calls and watching them grow up on his computer screen. His realtor is Larry Listing Agent. The home is listed for $350,000 and is on a lake and has a nice dock with a view. This is something everyone seems to be looking for. Larry Listing Agent, puts Sam Seller’s home on the market and it hits the MLS (multiple listing service). Brenda Buyers Agent sees it and immediately calls her client Linda Lakefront. Linda views the home and loves it! She wants to make an offer right now, but Larry has received calls from Rita Realtor and Samantha Sales Associate too and they all have clients that are scheduled to see the house later in the day. Now, Larry Listing Agent tells Brenda Buyers Agent that the house is being shown 2 more times today. Brenda says, “but we are prepared to make a full price offer”. Larry says, please bring your offer and the seller and I will review it and respond. Brenda writes the offer, gets Linda to sign and she has her offer in Larry’s hands within 2 hours of viewing the home. Then Rita Realtor shows the house to Gary Gooddeal a few hours later. Gary is also impressed with the house, but wants a really “good deal” on the home. He decides he is going to make an offer too, but not full price. He lets Rita Realtor know that he wants her to write it up. Rita calls Larry Listing Agent and says, “Hey Larry, I am going to bring you an offer on 123 Main Street!” Larry informs Rita that he just received an offer from another agent. Disappointed, Rita knows that Gary Gooddeal doesn’t want to make a full price offer. She calls Gary and lets him know there is another offer on the table for this house. Does he still want to make the offer for less than full price? “Yep!” Says Gary, “let’s do it!” Wait, there’s more: As a courtesy, Larry Listing Agent contacts Samantha Sales Associate to let her know before she shows the home that there are now TWO offers on the property at 123 Main Street. Does she still want to show it? After a quick phone call with her client Ellie Excited, Samantha tells Larry “Yes, her client still wants to see the house.”
Brought to you by Ellie Excited sees the house and is in love! She wants this really badly. She is mentally arranging her furniture and planning parties on the lake and Winter Solstice Ice Skating competitions! She too is going to make an offer. Now, here are all three offers: Brenda Buyers Agent’s offer for Linda Lakefront $350,000 | Rita Realtor’s offer for Gary Gooddeal $339,900 | Samantha Sales Associate for Ellie Excited $365,000. Larry Listing Agent is still getting calls on this home and still getting showings. He tells everyone that has made an offer and all the agents that are still showing the home, to “bring me your highest and best offer by Wednesday at 12 noon!” Along comes Wednesday 11:50 and another offer comes in at $359,000, now there are 4 offers! We still have Brenda Buyers Agent’s offer and she upped her offer to $355,000. Gary Gooddeal told his agent to increase his offer too, up to $345,000, and Ella Excited, she went up to $375,000! You might think this would be easy – take Ella’s offer! The offer that was accepted was Gary Gooddeal’s offer at $345,000! Hard to believe isn’t it? But it’s not always the price, it’s in the details. Let’s break it down: Brenda Buyers Agent’s offer with Linda Lakefront, $355,000 but Linda wanted the seller to pay $5000 of her closing costs and leave his boat! (never ask for a man’s boat) Samantha Sale Associate and her buyer, Ella Excited seemed to have made the best offer, she too wanted the seller to pay $10,000 of her closing costs. Yet, that still seems like a great deal. But Larry Listing Agent told the seller that the property most likely would not appraise high enough, and would probably not appraise for more than $350,000 – so this means that ultimately, Sam Seller would have to come down on his price AND pay Ella’s closing costs. The last offer that came in for $359,000 was a good offer – and the buyer has Conventional financing and a good solid letter from the bank. So why did Sam Seller choose Gary’s offer? CASH! Cash is King! Or Kash is KING – however you want to look at it! There was no required appraisal, very low closing costs and because it was cash, they could close the transaction 20 days rather than 45! It’s all in the details. Sam Seller can get on the road and be in Idaho in a month to watch his grandchildren grow up in person! So why tell you this whole made up story? Because it’s not really made up. It’s reality and happening all the time. There are so many different scenarios to make a transaction come together, this was just the tip!
