Bootham Park Hospital designed by Architect John Carr, opened its doors in 1777 and has been in use for 240 years. The principal building is Grade I listed and the chapel, built in 1865 is Grade II. The hospital was declared not fit for purpose in 2015. Our Client saw the opportunity to convert the site into retirement accommodation, the aim was to achieve ten thousand sqm of net internal area and including facilities like restaurant, coffee house and health centre.

Our approach was to demolish part of the building that didn’t belong to the original design and carefully place new buildings while trying to preserve as many of the trees already present on site. We introduced the traditional almshouse typology to strengthen the presence of the chapel and rebalance the West and East side of the site.

Main tasks
Preparation of GA’s drawings and detail packages.
PTE has created the masterplan for this six-hectare site adjoining Stratford City and including part of the Olympic Legacy land. Planning permission for the masterplan was obtained in July 2013, and the construction of the first phase, which stands at the gateway to the Olympic Village, in January 2014: it includes 173 homes and 1061 sq m of commercial floorspace, and features a ten-storey local landmark building.

Main tasks
Preparation of 3D model; Concept design; GA’s drawings and detail packages.
The first phase of the regeneration, designed by PTE, focuses on the extensive but underused Grahame Park Open Space. 320 new homes wrap around the western edge of the park in a sinuous curve, creating spectacular views. Meanwhile the Open Space itself has been remodelled to designs by LBA, creating new ecological areas and new pathways which connect the surrounding neighbourhoods in order to transform the Open Space into the hub of the new community. Phase one was completed in 2012.
