Preparing to market On instructions to proceed, Blair Cadell will arrange and discuss your Home Report and agree your Marketing Plan Questions to be addressed will include: whether any alterations or other works been carried out at the property. Whether the necessary local authority consents been obtained for this work. The whereabouts of consents documentation which will need to be produced during negotiation of a sale If any specialist treatment or other works have been carried at the property, possibly with the support of a guarantee, again this documentation will be needed Repairs or other works may be being contemplated by you, a neighbour or possibly the local authority under statutory powers in relation to the property or any larger building of which the property forms part and there will need to be disclosure to prospective buyers

Details on the whereabouts of the title deeds to your property will also be required, plus current mortgage information Following instruction, Blair Cadell will issue you with a questionnaire covering these and other relevant aspects of the sale. You will also receive details of Blair Cadell’s Terms of Business, including detailed guidance on estate agency, conveyancing procedures and essential ID and anti money laundering requirements

Home Reports in a nutshell Marketing cannot commence without a Home Report on your property The report comprises a pack of three documents: a Single Survey, an Energy Report and a Property Questionnaire The Home Report will be made available on request to prospective buyers + The Single Survey contains an assessment by a surveyor of the condition of the property, a valuation and an accessibility audit for people with particular needs + The Energy Report contains an assessment by a surveyor of the energy efficiency of the property and its environmental impact. It also recommends ways to improve its energy efficiency + The Property Questionnaire is completed by the seller. It contains additional information about the property, such as Council Tax banding and factoring costs that will be useful to prospective buyers

Going Live! 10 WAYS TO IMPROVE THE PRESENTATION OF YOUR PROPERTY Nothing improves the atmosphere of a home more than bright, light spaces - mirrors can help, and strategic “day-light” lighting Each room needs a clear function to help viewers visualise their needs, and remember the property after they have gone Make the most of your outdoor space. Trim trees and bushes to maximise light. Tidy the garden You don’t have to spend big money. Buyers will have their own desires and ideas Sort out minor repairs people will feel confident that you have looked after the property Welcome your audience. Viewers may form an opinion of your home just from the outside, without even crossing the threshold, and if they don’t like what they see, they may not even come in

De-clutter. Emphasise the feeling of space. Tidy cupboards - put things away, and watch your house expand. Make the beds, do the washing up, clean the sink, and clear the kitchen work surfaces. Empty the kitchen bin. Tidy away children’s toys and pets belongings. Make sure bathrooms are clean, and tidy Light, sound and temperature Get the lighting right. Optimise natural light, electric lights, blinds and curtains. Your home should be inviting - cool in summer and warm in winter. Turn off the TV and put the radio or CD player on softly. The scent of success. Your home will be enhanced by the smell of a cake baking, or freshly brewed coffee. How about a vase of fresh flowers? Often the effect is subliminal: days later viewers don’t always realise exactly why they got such good vibes from your home Viewing. Be on time. Make your viewers feel at home. Show them round, then let them look round the property again on their own so that they can gather their own thoughts and impressions

Marketing The Blair Cadell sales team will coordinate your Marketing Plan, deal with and follow up enquiries and viewings and keep you advised of all developments. Progress in the sale will be regularly reviewed, discussed and adjusted according to need

OFFER PRICE This is the price that you will be advertising your property at. This price may be expressed as: “offers over” indicating that the seller seeks to achieve a price in excess of the figure specified. An offers over price may encourage interest from more than one prospective purchaser in which case a closing date for the submission of competing offers may be fixed “offers in the region of/offers around” indicating a possible degree of flexibility in the seller’s expectation “fixed price” essentially the seller would accept an offer at the amount specified.

PROSPECTIVE PURCHASER’S “NOTES OF INTEREST” When someone is interested in purchasing your property they will contact their agent who will then “note interest” with us on their behalf. This advises the selling party that someone may be interested in submitting an offer. It does not commit that person to proceeding to offer for or purchase your property. The sales team will advise you of this and discuss tactical implications arising

OFFERS RECEIVED Blair Cadell will advise you on any offers received including price, entry date and other conditions, and will guide you on your decision as to whether and/ or which to accept. You are not obliged to accept any offer. If you decide to accept an offer, this will be intimated to the offeror’s agent. The sale will not be contractually binding until the missives contract is concluded. Your case will at this point be passed to your designated conveyancing contact for conclusion

Legals MISSIVES CONTRACT Missives are formal letters passing between Blair Cadell on your behalf, on your instructions, and the purchaser’s solicitors, adjusting the details of the contract up until the point that a full consensus on all points had been reached. At this point, and only then, the missives contract will be concluded and comprise a binding legal contract which both parties are bound to implement. Failure to do so would constitute a breach of contract for which the purchaser would be entitled to exact contractual penalties and thereafter raise court proceedings for recovery of damages

TITLE DEEDS AND CONVEYANCING Possibly during the missives process, or if not, directly afterwards, the purchaser’s solicitors will check the title deeds to the property to ensure that you have a good title etc and raise any queries with us. They will look at the certificates, searches and other documents concerning matters such as (a) local authority issues that may affect the property (including statutory notices for repair, water and drainage responsibilities, and zoning), (b) local authority and title consents to alteration or any other works carried out and (c) guarantees and specifications for any specialist work carried out. You will be required to sign the property transfer document (Disposition) in favour of the purchaser

SETTLEMENT (COMPLETION) The sale price will be received from the purchaser’s solicitors on the date of entry, in exchange for delivery of the transfer of title and other settlement documents Blair Cadell will arrange for the repayment on your behalf of any mortgages secured over the property and then remit free proceeds to you Full details of the conveyancing process will be provided in our Terms and Conditions of Business
