7 Basic Components of Facility Management

Introduction 

There is always a good facility management (FM) service behind every successful commercial centre. It is an interdisciplinary business function that synchronizes space, people, organisation and infrastructure.



Facilities managers are responsible for the working environment of employees and their activities. They generally focus on improving the efficiency of a company by reducing operational costs. Based on the size and structure of an organisation, they will have a wide range of responsibilities. However, certain basic components of facility management remain unchanged.

Cleaning operations  Be

it a private or commercial establishment, regular cleaning and maintenance are a must. Cleaning of toilets, sweeping floors, replenishing toilet rolls, soap etc are done on a daily basis. A clean work environment is essential for increasing the productivity of the employees. And this is the responsibility of the facilities management department.

Security Providing security to employees and business is of paramount importance. Recruiting guards for patrolling the space and maintaining the hardware in any commercial centre come under facility management.

Operations The

responsibilities for the day-to-day running of the building are either outsourced or carried out by directly employed staff of the facilities management department. They also set up a help desk for each commercial centre to deal with any problems that may arise with the day-to-day running of the building. If there is any issue, employees can call the help desk to get it fixed. The staff can contact the helpdesk by telephone or email.

 Employees

can use the assistance of the helpdesk for booking meeting rooms and car parking spaces too. The services of facilities department are at times divided into soft services and hard services. While the reception and post room come under soft service, mechanical and electrical come under hard service.

Pantry  The

pantry is an important part of any business establishment. The facilities department will have to oversee whether the pantry is well-stocked with wholesome foods. They will have to check whether there are hot beverages and snacks for the employees. Each business establishment will have pantry service tailor-made for their requirement.

Pest Control  Spiders,

lizards and cockroaches are a strict no-no in any commercial centre. If it is a retail space, this can even affect their sales. So pest control service tops the priority list of any business centre. A good facility management service takes care of the pest control needs and make sure that the premises are clean.

Plumbing Services  An

office space needs an efficient plumbing service to fix a leaky faucet or a clogged toilet. A good facility management is responsible for keeping the building’s plumbing in good condition.

Electrical Services A fire causality poses the highest threat to any business firm. A fire outbreak can damage or even shut down business. The facilities management department inspects all the fire safety equipment and systems, and also keeps records and certificates of compliance. The department also has ensure that the building has a good power connection. The functioning of computers, copy machines and air conditioners – which are part and parcel of any office – depends on that
