As technology in both lighting and construction improves, the attention to the very serious, but containable threat that a fire can pose to a building has become central to a variety of associated industries. Domestic and Commercial properties contain ceilings that although look normal, are actually fire barriers and are constructed to British or European standards that will help reduce the spread of a fire and help contain it. If this barrier is breached (for example by using a downlight or by making a hole) the fixture inserted into the breach must be ‘fire rated’ and must not affect the general integrity of the ceiling and/or its fire rating. In general most UK domestic properties require fire rated fixtures and commercial properties will usually have concrete ceilings that are constructed to double up as a fire barrier (in this case fire rated fixtures are not a requirement). Please consult with your local electrician for further advice on this. It is important that the fire rated downlight is suitable for the ceiling construction that it is to be installed in and must not compromise the integrity of the fire barrier.

As a result of European standardisation, Amendment 1 of the 17th addition of the IEE Wiring Regulations (BS7671), the following regulations apply to bathroom lighting.

Any fittings used here must be SELV (Separated Extra Low Voltage – Max. 12Volts) and have a minimum rating of IPX7 (IP67) (protected against immersion in water – total immersion proof).
