Downtown Mysteries Reveals In Upstairs Tours TOUR/From B1 basement, complete with a bathroom, running water and a living space in case an H-bomb fell here. “The floors are a foot thick,” he said. At Stevens Hardware, 153 Main, people gathered to pay homage to the recently closed store – the downtown business of longest tenure – taking the elevator up to what at one time was the tin shop. “That’s where they made the rain gutters and stove pipes,” said the late John O. Stevens’ daughter, Frances Bailey. “They used to make the wagon wheels out back.”
The office space above the Key Bank, Subway and the Latte Lounge – at 180202 Main, the Ford Block (1881) – once a slew of doctor’s offices, dentists and even Singer Sewing machines, was slated for demolition in the Urban Renewal push of the 1970s. “If you didn’t have an elevator, you couldn’t have an office,” said Jeff House, the city’s Community Development director. “It had to do with the handicap accessibility laws.” Key Bank moved into the first floor in 1986, sparing the building from the wrecking ball. It is now owned by

a Binghamton developer. The planned 2014 opening of Klugo’s Parkview Place in the former Bresee’s has inspired other investors to look at upper floor buildings as usable space, including above 162-166 Main, where Peter Clark Student Rentals is renovating a former women’s clothing shop for student apartments. “The housing trend is now towards young professionals and empty nesters,” said House. “There’s a real possibility for development here.” Above the former Karma Day Spa, 219-225 Main, visitors got to peer into Santa’s Workshop in the former J.J. Newberry; North Pole wallpaper still lines the shelves. And when Santa had to deliver his toys, he joined the Christmas parade, getting off his sled in front of Bresee’s and stayed until Christmas Eve. “That was where you’d go to see Santa!” said Cindy Donaldson. One floor up was a boarding house for railroad workers. Other stops included the Masonic Temple at Main and Grand Avenue and the former Oneonta Hotel at 189 Main.
Josephs First Leasers In ‘New’ Bresee’s BRESEE’S/From B1 ects in Corning, was recruited to take on the Bresee’s project. He bought the building outright in 2013. Bresee’s had opened in 1899 and operated as a family-owned department store until 1994. The furniture business continued for another decade, closing in late 2005, according to Jeff House, the city’s Community Development director. The building quickly fell into disrepair, and, in 2007, Mayor John Nader issued an “unsafe building” declaration. “There were trees growing out through the roof,” he said. Nader received letters from both sides of the subject, including ones that insisted the building should be torn down. “That space is only good for parking,” that one said. But now the landmark is preserved for generations, (accompanying memories of the Health Bar and Rudolph the Red-Nosed Reindeer automated ride.) The day after the Sunday, Sept. 16, “Looking Up! A Tour of Downtown Oneonta’s Upper Floors,” Klugo did a walkthrough, showing off the little touches of Bresee’s he’d kept in each

apartment. “These are the original stairs up to the third floor,” he said. “And we replicated the pieces that needed repairing.” Bunny and Howard Joseph – he’s the retired podiatrist – were the first to sign a lease, claiming the 1,425-square-foot, fourthfloor penthouse as their new home. (Fire damaged their Watkins Avenue house in April. They’ve been staying in a friend’s apartment on West Street.) “I love the way Chip cared for the department store,” said Bunny. “He knew how much people loved it, and he wanted to take care of it. The penthouse includes Frank Bresee’s office, including the original hardwood flooring. “We’re trying to save as much as we can,” Klugo said. The office had a kitchenette, part of which is in the new kitchen. And where Bresee had his piano, Klugo said, will be a “bonus area,” just off the living room. “You could put a piano in here, a dining room, or just play with the kids.” As part of his contract,
Klugo also redeveloped One Dietz St., which opens for renters Oct. 1. The five Dietz units – three are rented – include washers and dryers, granite countertops and “nearly soundproof” laminated windows. Already, 60 percent of the space in both buildings had been spoken for. “We want to mix young professionals with retirees,” said Klugo. “I wanted to create quality living, where people can take care of and support their neighbors. So far, the storefronts will include a printing shop and art gallery, as well as the expanded Theresa’s Emporium. “She’s going to get business just from people touching that storefront,” he said. Though the Josephs can’t move in for a little while longer, Bunny says she looks forward to their new homecoming. “We winter in Florida, so we’ll come back to our new home!” she said. Klugo hopes that the success of the building will inspire other investors to look at Oneonta’s higher floors. “We’ve started the spark of upper housing,” he said.

Friends, Artists Say Goodbye to Jack BEAL At SATURDAY SERVICE A steady stream of neighbors, friends and artists gathered to say goodbye to Jack Beal at a memorial service on Saturday, Sept. 14, at the Lester R. Grummons Funeral Home in Oneonta. At right, artist C. Carter Walker III, a former student of Beal’s at Chateau La Napoule in Marseilles, France, points to a detail on Beal’s self-portrait, one of the many pieces of Beal’s art that his wife Sondra Freckelton put on display at the service. In addition, a video of his images and work from the 1940s to the present was shown to visitors. Jack was a leader in figurative art after World War II when abstract expressionism dominated.
