WELCOME TO INFO MENLO

Inside Note: All listings are in Menlo Park unless otherwise indicated.

It’s that time of year again. We’re excited to present the 20th annual Info Menlo, the Almanac’s resource guide for Atherton, Menlo Park, Portola Valley, Woodside and surrounding areas. Info Menlo offers curated information about the area’s government, schools, youth programs, recreational opportunities, and arts and entertainment hotspots — as well as resources for seniors and those in need. We’ve included ideas for personal enrichment and suggestions for where to turn for advice or help. This year, we’ve also added new features, including charts and maps, to help readers more easily access the information they need. As a source for the latest on local news, issues and culture, the Almanac strives to make Info Menlo a useful resource for the community. To that end, if you have suggestions or ideas for improvement, please send comments to amedina@AlmanacNews.com or editor@AlmanacNews.com. We look forward to hearing your feedback. Anna Medina

Menlo Park, California -- August, 2016 -- The real estate industry is changing -- some ways for the better and some not. A fair amount of real estate information can be accessed online by buyers and sellers but not all of that information is accurate and it should always be vetted by a local real estate agent. Additionally, some internet companies are attempting to diminish our local real estate business model, which is currently based on relationships, to a more transactional model. The risks involved in transferring real estate can be costly. If you are selling your property, providing and completing disclosures requires an enormous amount of time and not all documents are self-explanatory. There is no substitute to forming a relationship with a knowledgeable and locally experienced agent who can guide you through the documentation that will protect you from potential litigation. An informed agent can answer vital questions: Should you make improvements prior to selling? When is the best time to place your home on the market? Should you sell your XZWXMZ\a WV WZ W‫\ ٺ‬PM UIZSM\' <PM[M IZM ITT LQ[K][[QWV[ you should have with a trusted real estate agent. Just like you wouldn’t rely on WebMD for important medical decisions, you should not let a website be your only guide to the expensive and complex process of buying or selling a home. To make an accurate assessment of the value of a property, you need a local agent who regularly tours homes in the area and is intimately familiar with local inventory, neighborhoods, and ordinances. In addition, at least 25% of the residential real estate transfers in Menlo Park and Atherton are not made public. If you are a buyer, you are at a severe disadvantage without an agent VM\_WZSQVO _Q\P W\PMZ IOMV\[ \PI\ ZMXZM[MV\ W‫ ٺ‬UIZSM\ properties. I provide my clients with a concierge-level service and would welcome an opportunity to meet with you to discuss your potential real estate transition. www.AlmanacNews.com Info Menlo • 23
