No Rental Obligation Every EU citizen may have permanent residence in Austria and you can elect to use your apartment as your main home if you choose. Purchase Costs Purchase costs for buying an apartment total about 4.5% of the gross purchase price. The Purchaser will be required to pay the notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are calculated as follows:
Purchase Tax ‘Stamp Duty’ is 3.5% of the purchase price Entry to the Land Registry is 1% of the purchase price Notary’s fees – Paid for by the developer Court costs, administration fees – approx 150 euros
If you are taking a mortgage the fees involved add up to approx 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, an appraisal fee of 0.5% and you will also need to pay a 1.5% mortgage registration fee.
Bank Finance Austrian banks will fund up to 60% of the purchase and will usually lend up to a period of 25 years. Variable interest rates are currently at around 3%. Resort Information - Winter & Skiing Grossglockner is Austria’s highest mountain and the Grossglockner ski resort encompasses the villages of Matrei and Kals and offers 110km of piste including 30km of easy, 64km intermediate and 16km difficult runs. There is also 36km of cross-country skiing, floodlit tobogganing, ice skating, curling, horse drawn sleighs and winter hiking. The skiing reaches an altitude of over 2600m and is East Tyrol’s largest skiing area. Restaurants at the summit such as the Adler Lounge at 2600m and original traditional ski lodges will tempt you into dropping by for a little après ski.
