Buildings Ken’s questions: 1. What mix of retail, commercial, residential? 2. How tall should the buildings be? 3. What building materials to use?
My questions 1. What mix of retail, commercial, residential? 2. How tall? 3. How crowded? 4. How sustainable? 5. How safe? 6. How repairable? 7. What building materials?
1. What mix of uses ? Mix of retail, commercial, and residential. Maybe all 3 in the same building. Human scale essential. Pedestrian friendly. Active footpaths, public transport. Open spaces. Keep car parking separate and hidden. We may re-design whole city blocks.
1. What mix of uses ? Mix of retail, commercial, and residential
Warren & Mahoney
2. How tall ? Low rise multi-storey Two, three, or four storeys Mixed heights for attractive city-scape Human scale - pedestrian friendly
3. How crowded ? Busy retail streets Lots of people and bicycles Quiet green spaces Hidden parking Human scale Pedestrian friendly.
3. How crowded?
Hidden parking Open spaces
Pedestrian friendly
Mixed use
We may re-design whole city blocks
4. How sustainable? Carbon neutral Low energy Durable Re-moveable
5. How safe? Extremely safe in all hazards Wind Snow Fire Earthquake
6. How repairable? After the big earthquake No structural damage Immediate access Hi-tech Kiwi technology – damage avoidance design

7. What materials ? Desirable properties Attractive and appealing Inexpensive, rapid construction Durable and warm – low energy Low carbon footprint, renewable Resistant to earthquakes and other hazards
7. What materials ?

Why not wood?
Why not wood? We have done it before
Old Government Buildings, Wellington
3 storeys - Nelson
Irving Smith Jack
9 storeys - London
UC test building
Post-tensioned timber technology
UC Seismic testing – no damage
Why not wood? Attractive, light weight Rapid construction Low carbon footprint Resistant to hazards Value for money Local materials and technology Can mix with all other materials
