Since 2020, every year has been labelled as an “abnormal” year due to the various aspects that have unfolded (pandemic, lockdowns, constant regulatory changes, rapid inflation, war in Europe, and more). Living and managing the company within these circumstances is something we must likely get accustomed to doing. We must be a flexible and constantly adapting organization, while also being capable of charting our path in this ever-changing milieu.
We can only describe 2022 as a year of many contrasts, both in the rental and sales markets. In general terms, the activity remained very high, even reaching record levels according to official data. However, we have all seen the year shift from more to less, with a more noticeable slowdown in the last month.
Nevertheless, despite data considered quite positive, from our perspective, the issues that we have been dealing with for years have not only not improved but have worsened in 2022. Additionally, other factors such as the energy efficiency of homes, which were previously overlooked, have garnered significance and will be crucial in the forthcoming years.
Therefore, we could evaluate 2022 from two perspectives: a good year in terms of activity, but also a year in which, more than ever, the sector’s two major challenges have been brought to the forefront. On one hand, the difficult, if not impossible, housing access faced by various population segments, especially the youth. On the other hand, the need for a substantial energy transformation within the buildings and homes that make up our real estate portfolio. Both challenges concern not only the sector but society as a whole. At Amat Immobiliaris, we aim to contribute our expertise in the forthcoming years to address these challenges.
