ANNUAL REPORT

The year 2023 has been a year of celebration for our company. Amat Immobiliaris has reached 75 years of history, and we wanted to celebrate it surrounded by the people who drive us every day: our clients, collaborators, our team, culture, the country, and family. It was an emotional event that we had been preparing for months. From here, another thank you to everyone who over the course of 75 years has collaborated with Amat Immobiliaris and allowed us to reach where we are today.

But many other things happened in 2023. We always talk about two major challenges in our sector and society that directly concern us as a company: on the one hand, access to housing, and on the other, the energy transformation of our existing real estate portfolio. In both areas, we cannot describe 2023 as a successful year.

In the rental market, which represents the most natural gateway to housing, 2023 confirmed what had been anticipated for years: the significant collapse of the long-term rental supply. From our point of view, this would likely be the headline of the year. It was also another year of legal changes related to housing, mainly around rentals, with the approval of a Housing Law that is still in the process of being implemented.

The sales market performed well, better than we expected, especially in the higher price ranges. Interest rate volatility primarily affected buyers in the mid-price range who require significant financing, as well as new construction projects sold off-plan, where uncertainty made it very difficult to project buyer confidence two years ahead.

Lastly, as we mentioned, we also cannot consider 2023 a successful year in terms of the transformation that the Next Generation Funds were supposed to bring to building renovations. It has been a year of hard work in this regard, but the combination of administrative complexity and the lack of trust between applicants and the Administration has prevented significant large-scale renovations from getting underway. As a society, we are missing an opportunity that we don’t know if we will have again, and this should make us all reflect.
