The world is on edge. It’s truly a neurotic time, with the world’s population prevailing through some of history’s most adverse events. With the populace enduring a seemingly incessant pandemic, the looming threats of a third World War, the cost of living increasingly excessively, as well as the aftermath of abysmal flooding, 2022 is shaping up to be a truly unpredictable and unmistakably historical year. Despite these deleterious events afflicting the world, the real estate market is continuing to exhibit monumental growth. Amir Prestige are seeing ongoing demand and steady growth across all sectors of the Gold Coast property market as it pertains to residential, commercial, new project, and leasing sectors. Moreover, houses on the Gold Coast have also been among the fastest to sell in the state, averaging only 15 days on market according to Core Logic’s year-to-date data. In fact, this past March, Amir Prestige have incredibly doubled their sales figures from March 2021, showcasing an unmistakeable spike in demand.

The event saw ’23 Neptune Court, Paradise Waters’ sell under the hammer for $4,000,000 with Agents Travis Brown and Karen Pirie, while Marc Keswell and

Ella Brewster of the Keswell Team were able to negotiate a sale of $3,750,000 on ’22 Lakeview Boulevard, Mermaid Waters’. A Sorrento Street Record was also achieved by The Keswell Team with ’15 Dunbarton Avenue, Sorrento’ selling for $1,450,000, while to the north, ’27-29 Columbine Way, Gaven’ and ‘5 Narrabri Court, Gaven’ were sold for premium prices by Kris Valcic.


In the prestigious Sovereign Islands, Mitchell Booth, Amir Mian, and Colleen Brunt collectively achieved a gargantuan sale price of $6,800,000 on ’22-24 Knightsbridge Parade East, Sovereign Islands’ – an extremely rare double block opportunity breaking records for the Isle.

BUT WHAT IS FUELLING THE MARKET? Interstate and international buyers are flocking to the Coast in herds to secure their premium waterfront, beachfront, or acreage property. Amir Prestige Principal Amir Mian is fielding enquiries from southerners who can work from home, returning expatriates and locals, with many hoping to rent for a few months while they find somewhere to buy and move in. “Queensland is a little bit different, it’s a little bit easier going, but we do have good weather, beautiful beaches and hinterland,” he said. “Covid has put life back into perspective, to say ‘me first’, rather than ‘everyone else first’.” Interstate investors have similarly been enticed by the Gold Coast due to increased affordability, as well as the tangible strength of the market. Likewise, the Coast’s population is growing rapidly along with the remainder of Queensland. Figures from the Australian Bureau of Statistics exhibit that migration is indeed at an all-time high. To put that in perspective, Queensland recorded a 43,933 net increase in population, with around 70 percent of this growth attributed to those relocating from other states.

Adding fire to the flame, ’55 Surf Street, Mermaid Waters' sold for a Surf Street Record of $2,720,000 with Agents Emma Gregory and Michael Jones. This property drew incredible interest from local and interstate buyers throughout its tailored campaign, including: - 60 Enquiries - 101 People Recorded at Inspections - 8 Registered Bidders and 8 Conditional Buyers Ready to Sign Contracts Post Auction - A Sale Price Well Above Reserve To the North, '33 Ruth Terrace, Oxenford' sold with James Mokdsi for $1,625,000, with a significant crowd of registered bidders watching on. In Broadbeach Waters, Joshua Soineva secured the sales of ‘120 Rio Vista Drive’ for $2,100,000, ’10 Tumbi Street’ for $3,150,000 in just 12 days with several offers, ‘3 Rudd Street’ for $1,980,000, as well as ‘1 Rudd Street’ for $2,531,000. A few streets away, '21 Yunga Court, Broadbeach Waters' and ’12 Wyuna Street’ were sold by Charlon Delos Angeles for premium prices. In a prestigious enclave of Ashmore, '5 Kootingal Street’ sold for $5,150,000 with Amir Mian and Faith Liu which resulted in yet another record sale for the suburb. In the exclusive Paradise Waters, Karen Pirie secured a $5,750,000 sale on '19 Midshipman Court', which achieved the Highest Price Paid for a Mid-Canal Two Storey Residence in Paradise Waters, as well as also attaining a Street Record. Meanwhile, a gargantuan $7,500,000 sale was made on '22 Trickett Street, Surfers Paradise', with an investor securing an entire building in the iconic postcode, thanks to Agents David O’Connor and Michael Jones.

MISO SALMON SOBA NOODLES

Recipe

METHOD: INGREDIENTS:

Preheat a pan on medium heat. Preheat your oven to 180 degrees celsius (356 degrees fahrenheit).

2x 125g salmon fillets 2 tbsp white miso paste

Mix the miso paste, sugar and mirin together in a small mixing bowl. Use a pastry brush to gently brush the marinade onto the presentation side of the salmon fillets.

2 tbsp mirin 1 tbsp white sugar rice bran oil organic soba noodles chopped cilantro (coriander)

Add a splash of rice bran oil to the pan and place the fillets presentation side down into the pan. While the presentation side is frying, brush more marinade on the back of the fillets. Watch the salmon closely and resist the urge to move it around in the pan. It should take 1-2 minutes to caramelise. Once caramelised, immediately remove from the pan and place them presentation side up onto a baking tray lined with baking paper. Bake in the oven for 12 minutes at 180 degrees.

1/3 of a large red chilli (to taste) 1 spring onion (finely chopped)

While the salmon is cooking, cook your soba noodles as per the packet instructions. Add your noodles to a mixing bowl and stir through a few drops of sesame oil to prevent them from sticking together. Mix through 10-12 cilantro leaves, spring onions and your chopped chilli to taste. Place the noodles on your plate and add the salmon on top once cooked!
