Amiya Raya Now Ready To Accept House Construction

Message from the Amiya Raya Homeowners’ Association, Inc. President

Dear New Homeowner,

The current pandemic showed us the importance of having a safe retreat for our family: one with big open spaces to make physical distancing possible, a breathable environment to move around in, and scenic views that are ideal, both for working from home and for relaxation. Amiya Raya encourages its lot owners to start house construction on their lots, specifically those with lots located in Phases 1, 2, and 3 since these areas are now 100% ready to accept house construction. MERALCO has also started to install electric posts and power lines in preparation for energization this year. Homeowners could also look forward to the start of operations of Club Vihara by the 4th quarter of this year. Club Vihara is Amiya Raya's clubhouse and sports and recreational facility. Existing lots owners who are planning to build their homes soon and join the Amiya Raya community may get in touch with Community Creators’ customer service department at salesadmin@community-creators.com for more information. Those who have no private contractors may also choose from Amiya Raya's distinct selection of house models that feature contemporary/modern Asian designs.

Over the coming months we look forward to meeting you, whether it be walking down the streets, at the pool, or at a community activity. As a new homeowner, you may already have some ideas on how you’d like to improve your property. Please keep in mind, the Association has an Architectural Review Committee to help maintain the quality of our neighborhood. Its function is to evaluate the plans for all compliance to our Deed Restrictions and Construction Guidelines. The purpose of this review is to protect our scenic environment and maintain the value of our homes. All building and design plans for your home and property must be submitted to the Construction Committee for approval before any work begins. If work is started without prior approval, the homeowner may be required to alter or remove the changes. We look forward to you falling in love with Amiya Raya as much as we have. We know you will find our neighborhood is a great place to live and we encourage your participation in our activities and functions in the coming months. Again, welcome to the Amiya Raya community!

Cinema Under The Stars

Connecting With Nature In The Time Of Covid-19 Self-isolating and social distancing are crucial steps to preventing the spread of the novel coronavirus. In the midst of the coronavirus pandemic, we willingly do our part and stay at home. Richard Louv, who has authored nearly a dozen books about connecting with nature, talks to Living on Earth's Steve Curwood about the benefits of connecting with nature and how it is still possible during this strange and difficult time: 1. Go out the door and take a walk. Walking outside and basking in the sunlight not only help with our physical health but also with building our immunity and reducing stress for better mental health. 2. Live(n) it up! Have a picnic in the garden or set up an outdoor cinema. We may not be able to go out to eat or to watch a theater but we can still beat the boredom of staying in by shaking up things a bit. 3. Connect with animals. Pets, whether these are dogs or cats, or some other species, provide companionship that may offset the downside of social distancing. 4. Find a special place in nature. Find a "sit spot" in your backyard and pretty soon you will notice that you're not alone. The realization that there’s a lot of life around us reduces the sense of isolation that months of sequestering has made us feel.

Homeowners and their guests were treated to a free movie screening last March 20, through Amiya Raya’s Cinema Under The Stars. The event hosted by Community Creators, Inc. was held in the clubhouse area amid the development’s stunning landscape and a 270degree view of the Metro Manila skyline.

Amiya Raya Welcomes New Homeowners Earlier this year, Amiya Raya welcomed its newest homeowners. The young couple who prefers to be identified as M.A. and Yani, narrates that after seeing an ad for the property on Facebook, they immediately scheduled a site visit and, upon seeing the development and its scenic views, immediately fell in love with it. Before deciding to #LiveItUp in Amiya Raya, M.A. and Yani, together with their two kids, were renting an apartment in Las Pinas for 3 years before moving to a condo unit in Sucat. Having grown up in Antipolo, M.A. always liked to live in the highlands. When they saw Amiya Raya, it was love at first sight for him and Yani. They added “even now that we’ve moved in, it still feels surreal.” “The fresh air, nature sights and sounds, city skyline, perfect sunsets, and star gazing nights” are just some of the things they are already enjoying in Amiya Raya. As the anticipated opening of the Club Vihara comes closer, they are excited about the infinity pool and sports activities, especially the basketball court.

This maiden issue comes at a truly unique time of challenges and opportunities for our dear property owners and community stakeholders: Challenges because in the midst of this pandemic, we all find ourselves adapting to the “new normal”. Opportunities too, in the sense that we are all confronted with the chance to re-define and embrace a way of living that above all, values health, family and community. Our vision is to provide relevant and timely announcements and information sharing to our property owners and community stakeholders, encouraging greater participation and involvement in communitybuilding. For their primary home, the couple find the Layla model very suitable for their family. Lot Owner’s Guide to BUILDING A HOME AT AMIYA RAYA

Lot owners who have paid at least 30% of the total contract price may request for turnover of the property for the purpose of house construction. This includes lot owners who have fully paid for their property through home financing. Once the Developer’s Clearance and Certificate of Lot Ownership have been processed, lot owner will be endorsed to the technical team for assistance. The technical team will be the one to advise and orient the lot owner on the construction guidelines, and to assist him regarding his application for construction permit, including the review of plans.
