It appears that the owners of 1200 illegal homes in Catral will not benefit from the new regional land laws ( LOTUP ).However the Catral town council is still proceeding with its own attempt to regularise their situation , says the Town Planning councillor . Although the LOTUP does allow for so called ” minimisation plans ” to legalise homes in certain circumstances , the Catral homes do not qualify because there must be ” horizontal division ” between each property ie they must each have their own plot , whilst those built on the municipality´s farmland have several homes on each . LoTUP came into force on August 20and so the properties that are not yet four years old do not comply . Neverthe less the fiscal plan detailing the financial cost of the council´s new town planning bylaw enabling it to regularise the homes came into force at the beginning of September .This means that the owners of affected homes can now start proceedings to process their applications and collect the necessary documentation.This includes obtaining an architect´s report and a certificate from the regional government to certify there are no procedures currently underway against the property in question for town planning violations . The town hall will help advise on what alterations need to be made to the properties to bring it into line with current legislation such as the installation of an ecological sewage treatment unit .
