Knowing the need of the population of Monterrey to have a comfortable own home according to the needs of each family, secure, private, and above all, approachable; a different concept of group home was created. Four hundred different dwelling types that fit the lifestyle of each family are provided. An atmosphere surrounded by green areas with direct private access, security, studied design and a sense of community , provide the human quality of life it is deserved without having to pay a higher capital. Leaving behind the linear and mechanistic world view and based on the communication model, it is adopted and integration by combining the individuality of a private urban retreat with full social relationships of life.

In order to revive the residential area adjacent to the Monterrey Institute of Technology and Higher Education in Monterrey, Nuevo Leรณn, two blocks of flats are proposed, allowing at the same time privacy, harmony and constant contact with the environment they are next to. The two blocks are designed with a total of 224 individual houses, 72 commercial premises located on the first level, 264 private parking spaces and 256 public parking spaces. The elevator and the staircase are positioned strategically in order for each level to have access to 6 houses directly and a route that allows the user to watch the environment through open corridors. The houses are divided into 14 different types, ranging from 93m2 up to 263m2, allowing the user to get a good affordable housing depending on their financial situation and personal taste. It also unites users with different socioeconomic status. There is an inclined alignment of the blocks, allowing all houses to have some view of the city of Monterrey. This scheme is intended to attract users not only to occupy the houses, but to live the relationship between the city and the housing.

CRYSTAL VALLEY HOUSE HOUSE PROPOSAL FOR PRIVATE CLIENT / IN CONSTRUCTION ANA CRISTINA PINEDA CAMPOS / HUGO ALEJANDRO OZUNA MORALES Located in the Crystal Valleys Residential Property, in Monterrey, México, a proposal of a private house is being built for the González Escobedo family. The natural lightning, thermal confort, the opening of spaces and the contact with green spaces are concepts that will allow the user to have a good life quality and to develop their daily activities.

The design started from concepts that the particular user wished for and it has 280 square meters of terrain and 300 square meters of construction. 3
The principal spaces in the house are connected to the central nucleus as the living room, bar, dining room and television lounge. The spaces surround a double-height central patio that rests under a big skylight, allowing the natural light to illuminate most part of the house.

Within the 300 square meters of construction, the house distributes properly a kitchen, laundry room, service room, warehouse room, living room, bar, studio, three spacious bedrooms with their respective closets and bathrooms, and others. The principal openings are located towards the North and the small openings are located towards the South, creating at the same time an open volume to the inside and a closed volume to the outside of the house in order to have privacy.

The construction system is based in load-bearing walls of volcanic block and a layer of organic stucco, providing thermal comfort at home without the need for air conditioning. The perimetral walls are covered with vertical gardens that provide greenness and solar protection.

SUSTAINABLE SOCIAL HOUSING HOUSING PROPOSAL FOR THE CIVIL ENGINEER CONTEST “EDIFICA 2013� / HONORARY MENTION ANA CRISTINA PINEDA CAMPOS / HUGO ALEJANDRO OZUNA MORALES / DANIEL AZUARA GALINDO. The main intention of the project was to design a functional and attractive proposal for the affordable housing dwelling. Starting from the limitation of having an area of 6.5mx 15m, a catalog of options that could analyze the performance of each typology type at a housing scale and then at a block scale (joint paired housing) was performed. For each type, it was considered what would happen to collect 4 houses mirrored sideways and backwards. The design is based on the direct interaction of the habitable dwelling with the adjoining green space, as the central patio that is created, provides a solution that leads to the flow of natural ventilation, lightning, views, sense of community and so therefore, a functional and modular collective system. This, coupled with the intelligent design of openings in the housing, the incision in the volume to create different spaces, and the implemen tation of mechanisms and sustainable building materials, allow to have a design of a home with a lower environmental impact than the ones built nowadays. It took into account the orientation, the budget, the environmental problem that threatens Monterrey and the need to not only think of one solution as an individualistic housing scale, but at a city level. Not as a need to inhabit only a functional living space of 70m2, but to build a collective system in which the human sense of creating community is determined by the union of the spaces and the common courtyards. The total cost of each house is estimated in $175,493.68 M.N. This cost includes the structure, finishes, paints, coverings, iron and aluminum doors and locks, facilities, external works, cleaning and facade of the house.

WOODEN EMERGENCY HOUSING
PROPOSAL FOR THE NATIONAL CONTEST BY THE NATIONAL WOOD CONSTRUCTION COMMITTEE / PARTICIPANT ANA CRISTINA PINEDA / HUGO ALEJANDRO OZUNA / CRISTOBAL LEAL LUGO The Emerging Wooden house is intended to cover housing needs in case of a natural disaster, especially floods as the principal problem that hits the state of Nuevo Leรณn. The design consists in a flexible floor with a gabled roof and a triangle-shaped volume, reducing production costs and construction speed by the fact that the walls also function as the roof. The 90% of the house is built with wood and derivatives as main material, they are added to insulation materials, steel, concrete and pre-fabricated products. The structure is based on three frames, connected by beams and supporting the entire roof. These frameworks land directly on the foundation system and distribute the weight on the elements that function as foundation but are more resistant to tremors, uneven movement of the housing and strong winds up to 175 km/h. To avoid material waste, for simplicity and speed of construction, there was proposed that the housing is ruled by the most common measures of wood on the market. By the average annual rainfall ranging from 700 mm to 1000 mm, as rains are torrential in the state, it was considered as a good solution to employ the ceiling as a gable roof and to lift the house 90cm from the ground to prevent moisture, ensuring its durability. The house can be built in a short time depending on the staff and has the quality to be a moving, permeable and flexible module on the inside depending on the activities carried out there. There are used some methodologies for maximizing space as folding beds, sliding doors that create an open floor plan, kitchen and integrated dining area, a mezzanine and a multipurpose space that has the ability to function as workshop in order to let the user to work and generate economic activities.

For the construction of the project, this proposal allows to use the 75 percent of the total budget for materials and 25 percent for the workforce and future maintenance of the house. The idea was to spend as little as possible with premium materials to make it a reasonable recovery in the event of a natural disaster.

The current building in the center of Monterrey has different areas of opportunity, since the initial use of it has already been modified over the years and there have been added new sections. Functioning as a health care center focused on diabetes, the building has small spaces for people with disabilities, small sized aisles, and also spaces with very generous dimensions when is not required. There is a need to add three more consulting rooms, a physical area, workshop and recreation area and other service requirements including circulations. The project integrates the program requirements with the quality of spaces necessary for the proper development of the health center. The proposal is based on a universal design accessible to everyone, connections and interaction with the external environment .

Located in García, Nuevo León, a neighborhood in the north area of México, is this project which aims to transform 2417 social individual houses that are actually built with only one room into more livable spaces and flexible areas for the users to develop their economy and daily activities.
Mexican state with the biggest number of one room-houses
People in this area take normaly between eight and ten years to complete their refurbish or the extension of their house by doing autoconstruction with poor and non-functional materials. This is why, this proposal consists in an accesible, fast and ecological solution with a short, medium and long-term development recycling steel maritime containers. The original houses, provided by the government, have an area of 45m2 but with this new solution, they can extend up to 75m2 and develop different local economic activities with small stores, beauty salons or renting spaces in their own home.
