Site - Located in the Channelside District of Tampa Bay, this urban block has essential historical components unique to its placement: it is bordered by Ybor Channel on the east and Garrison Channel on the south. The District is home to Florida’s largest seaport, bringing in families, tourists and others to its numerous attractions. This design begins to unfold by prioritizing the pedestrian and activiating the street edges. The anchor of the site becomes the residential tower, which beings to spill into the block through a series of in between spaces that connect all three programs: retail, residential and office use.

Process and Parti - A series of bubble diagrams are developed to place spaces, views and properly analyze the program. The main components of the Jetty Block are ground level retail and a restaurant, office space along with a shared parking garage with the residential tower.

Process and Program - Investigation of the spaces in between the multiple program continous through this gournd model, the plaza level begins to unfold in between the office, retail and tower. Double Glazing System - Since the tower is located in south Florida, there is large amounts of sun exposure, to address radiation on the west and east elevations of the tower a double glazing system will be utilized in the glass panels, up to 32 mm of glazing.

Mechanical System: HVAC A water cooled chiller system was chosen for this residential tower. The main components for this system include an AHU unit on each floor for the lobby areas and an AHU unit in each apartment/ penthouse.This system includes a pump, due to the tall nature of the project.This properly designed hydronic system will be more efficient than a standard forced air system. Mechanical Calculations: Residential Tower Total floor area- 300,676 sq. ft. Required cooling 300,676 / 500 = 600 tons. Average floor area (only floors 1-3)- 7000 sq. ft. Required cooling per floor 7000 / 500 = 14 tons.

Electrical Lighting System For the office spaces on the ground floor of the residential tower and service rooms, parabolic lighting fixtures were chosen. The rest of the residential spaces, including hallways and bathrooms, recessed lighting was chosen.

Recessed Lighting Fixture In each apartment, residents will have recessed lighting fixtures installed. Because the light cans are set into the ceiling itself, nothing hangs down to interrupt the visual space of the ceiling. Also for design purposes recessed lighting makes a room feel bigger because it takes up less visual space in the room.

Fire Extinguisher located on every floor within a 75 ft radius from each other. Located also in every apartment.

Fire Protection System
The fire protection system chosen for this tower project is the wet fire sprinkler system. In wet pipe systems, the overhead sprinkler piping connected is filled with water under pressure. When a fire causes one or more of the connected sprinklers to activate, water immediately discharges from the sprinkler head. This system was selected because of its simplicity and and mode of installation for this tower project. There are numerous benefits to a wet pipe system. Since the mechanism is simple, installation and maintenance is easy and affordable, and the system is more reliable. Furthermore, since the pressurized water is always filling the pipes, the water is there instantaneously when it’s needed.
