residential

small lot house GENERAL INFO

The site is located in a small residential neighbourhood in NorthWestern Slatina City, Romania. From a legal standpoint, the lot is a detachment from the adjacent one, which is also the reason for the former’s irregular shape. Present on the lot are an orchard and an abandoned swimming pool with a surface area of 65.65 square metres. The client is a family of three, i.e. two adults and an eight year old respectively. They require a two-storey residence with a partial basement, to which end the existing pool will be repurposed.

BUILDING AND LOT COVERAGE PERCENTAGES

The home is designed as a unitary volume, with two stories above ground and a partial basement. In order to optimize space and create an intresting interior, the story is proposed as an attic, with a slanted ceiling. From the basic volume, it is proposed a volumetric extension of the living area from the ground level, and above it, a balcony. Another intervention on the basic volume unit is the retraction from the main facade of the acces area in order to obtain a covered terrace area.

LOCATION INFO

15 15

Located in the central town and holiday resort Eforie Sud, on the Black Sea Shore, in Constanta County, Romania, the lot is surrounded by low height residential establishments and two major parks. The existing building on the site dated back from 1940, and has two stories and a partial technical basement. The existing condition of the building is not consistent with the accomodation activity: 4 small rooms, 6 big rooms with 2 common bathrooms, and a temporary kitchen. The sanitary and electric equipment is outdated, and the building requires a remodel, inside and outside. The client’s vision is to accomodate tourists in a small but functional, sustenable, quality space - a Boutique Hotel. To achieve that, it is required the repartition and remodeling of the existing building and also the extension of it, by creating a new accomodation building connected to the existing construction.

GENERAL INFO The agrotourist guest house is a “tourist accommodation structure, with the accommodation capacity of up to eight rooms, functioning in the dwellings of the owners or in an independent building, which provides the accommodation of tourists and the conditions for preparing and serving meals, as well as the possibility to participate in household or craft activities“. The area near Valeni Village is a place of interest for tourists due to the landscape, the recreation activities and the existing traditions. At present, any type of accommodation is inexistent in the area. The unique beauty of the place and the possibilities to practice different types of tourism are unexploited at their true value, which underlies the necessity of the project. The development of the tourism infrastructure in Valeni Village will open new perspectives for the rural general economy, will generate new directions of development and create new jobs.

The design theme proposes an accommodation unit with 5 rooms and adiacent spaces, specific for a tourist unit. The ground floor is evolving around the kitchen and dining area and its extension to the outside, a covered terrace. Access is filtered through the reception area. The partial basement includes the technical spaces for the

2

laundry. The floor is entirely formed of accommodation units with their own sanitary facilities, chamber maid. The volumetry is based on a typical form of a rural tourist accomodation with an attic. To break the monotony, a play of volumes is created by raising and expanding the volume of the sleeping areas through the covered balconies.

CULTURAL

community center GENERAL INFO The investment is part of the current strategy for the renovation and development of the rural environment, a strategy developed on four main objectives: improving the basic infrastructure, improving the access to basic services, increasing the number of renovated villages, the number of heritage objectives in rural areas. The project is motivated by the fact that there is no cultural center in Plesoiu Village, there has been a reduction of socio-cultural activities in the last 20 years until almost disappearing. Providing a multifunctional space for the inhabitants of Plesoiu Village aims to create the necessary conditions for the revitalization of the socio-cultural activities in the community , raising the quality of life for the 3618 inhabitants, first of all by improving their direct involvement in cultural activity, strengthening the role of cultural establishments providing access to information, culture and social cohesion, diversification of cultural activities, increasing accessibility and participation of the rural population to a more cultural life. The entire aesthetic concept of this building is based on a parallelepipedic volumetry with accentuated accesses, complemented by a play of materialities, lights and shadows. The central focal point of this cultural center is represented by festivities hall with the podium and the and the library with the lecture room. Secondary and service spaces revolve around these main spaces.

The festivities hall is created in a multifunctional manner to achieve different arrangements depending on the specificity of the cultural programme. Thus, a straight floor is proposed, specific for activities that do not require sightlines, like conference and workshops. For the performing arts like theater, dance, orchestra and also cinema, that require a different degree of visibility, elevated seating and good acoustics, retractable and removable auditorium seating will be

installed under the balcony. In order for the reading space and the administrative offices to have a favorable natural light, they were located on the first floor, north orientated. A generous glazed space embraces the northern elevation. The foayer space and the staircase is also flooded with light through the glazed space of the acces zone. This transparency will fill the exterior space with movement and interest for the passers by in the area.

The surroundings are mainly low residential buildings and agricultural fields. In situ, the existing building is a two-storey stell frame construction. At ground level, the space is divided into a coffe shop and a general store. The first floor was designed to accommodate open-space offices. The client bids that the existing space be modified to include a hairdresser’s / beauty parlour with all the industry-specific amenities.

spaces to protect the structure. The ceiling height is constrained by the height of the beam at its maximum and minimum, thus creating a play of different planes at different heights with plasterboard and different finishes. For physical and functional partition, plasterboard walls are proposed in the areas where privacy is desired, and for the “flowing” areas, separate partitions of wooden planks are proposed in order to create a defined, but bright space. In the darkest area, the reception and staircase a placement of mirrors is proposed. The sliding doors are made of MDF panels with glossy white finish to create illusion of a single white space. The flooring will be finished with a PVC carpet due to the slip resistance, norms of hygiene, easy maintenance, high abrasion resistance, increased resistance to high-traffic wear properties of the material. Proposed design For a space unity, it is proposed to have a As the metallic structure of the dwelling is apparent, a stereotomy is proposed in two ways. custom reception desk with white glossy finish, mirror Trespa interior panels will be placed above and below and wood. the windows and ceiling incorporating the thruss beam. Plasterboard will be fixed on the remaining vertical Existing space The existing space may be accesed through a metallic ladder placed in the main hallway of the ground floor. Existing partitions (server room and bathroom) are made of drywall, the sanitary facilities are already present. The constructive system of the building consists of metallic columns, inclined main beams and secondary metal beams of C24 and Z20 profiles. The floor slab is a composide metal sheet and reinforced concrete base. The main beam, located in the axle A, dictates a maximum height 3.10 m and minimum of 2.10 m. The ceiling, made of sandwich panels, is also inclined at 4.50° slope. Existing windows of 1.90 m height, made of aluminum profile with thermal insulating glass, run continuously on two sides of the space.

7 people can gather for a drink. The sitting bench can hold up to 3 people, while two more chairs can be added on the sides. The brightly colored living room encapsulates the simplicity of scandinavian design and the roughness of the industrial look, mixing them with the abundant greenery. Yellow was used in every room of the apartament for its vibrant playfulness. The home office was designed to be a working space, a place for relaxing and also a guest room when neccesary. The bedroom brings a feminine touch with the vibrant fabrics, intricate wallpaper, delicate wall lights and floating nightstands.

The furniture proposed is inspired by a Nordic style with industrial contaminations. At the entrance there is a small wardrobe with a comfortable seating bench, but the eye is immediately attracted to the open kitchen and dinning space. The appliances are build-in for a practical consideration, maintaining the triangle scheme of placement for a maximum functionality and minimum time of meal preparation. The space that used to be a loggia, now included in the Kitchen space, is divided with a planter shelf that separates the cooking area from a relaxing zone, where coffee and window gazing come toghether. The kitchen table is placed so a maximum of

This project is about a young couple looking to design their ideal home in a pre-existing establishment. The apartment has a very pleasant distribution, the living area is well separated from the sleeping area and the spaces are well calibrated for a small family. The orientation is also favorable, providing bright light though out the day. At the moment, the client needs a home office for working on personal projects, a space where friends gather for a meal, or watch the football game and a place to relax. The proposal is based on the idea of clean lines, maximizing the space, maintaining a clean aesthetic.
