I’ve sold my home - now where do I go? How a 10 yr. plan transitioned to 5 … Andy Twisdale Gail and I found ourselves in our seventies, and as a full-time Realtor, our conversations progressed from helping others find their perfect home to the reality of wondering when we should begin to downsize. This thought process began in 2015 as a 10-year plan to transition from being residents of HHP since 1988 to a condo in order to simplify home ownership, maintenance and have a “lock and go” lifestyle. To prepare for this major step, we began many renovations and upgrades during 2015 and into 2016. These included a new roof, HVAC system, exterior painting, new deck and expanded patio with firepit. We had upgraded our kitchen and baths prior to 2015, therefore, on the inside we only installed new appliances and flooring. Possibly the most unusual was improving our street appeal by redesigning our 1982 home into an attractive “cottage” by expanding and lengthening the front porch, replacing the front door, adding columns and a tin roof overhang. We updated our garage too, with a new door, columns and overhang to continue the ‘cottage-like’ feel. In 2020 we added a new driveway. Our thought process would ensure we would enjoy our updated home with little or no maintenance for 10 years. I’ve learned in my 29 year experience as a full time Realtor, when home buyers are evaluating the purchase of a home, they take into consideration street appeal as well as the overall condition of the structure. Buyers, however, start questioning a home that has not had significant updates or mechanical improvements in the past 10 years noting when major repairs will be needed, ie. roof, exterior paint, HVAC, appliances; assuming the cost of correcting them will be high as well as inconvenient due to the time needed accomplishing these tasks. On the other hand, when many of the structural Improvements are already completed, they foresee very little expense; and in my experience over the last several years, I have seen similar homes in age, and location sell for a minimum of $160 a square foot not updated, to an increased value of $238 a square foot, or 30-35% more due specifically to updating. (These numbers are based upon current decorating and newly renovated structural and mechanical.)
For example, a home that was most updated sold in an average of 51 days with a list to sold price of 99%; in comparison to a home with the least amount of updating taking an average of 113 days and having 87% of list to sold price. So how did Twisdale’s 10 year plan to downsize turn into a 5 year plan? I knew we wanted to remain on Hilton Head where I have lived for 50 years and Gail since 1986, so I began searching for condos on Hilton Head which were currently on the market. The search revealed what we determined to be the best value for living in a condo - The Seabrook of Hilton Head. We found The Seabrook offered many living options from efficiency to 1 and 2 bedroom condos/apartments, plus many services including lunch or dinner daily, and some of the nicest neighbors that anyone could ask for! We were able to purchase an apartment and put money into savings while simplifying life. I will continue to work as a full time realtor but have a maintenance-free lifestyle and live only 8/10 of a mile from the beach! I will say, the most significant part of this was downsizing from our home. We had been living in 2300 square feet but I measured the portion of our home that we actually lived in every day and found it to be about 1700 sq ft. That’s when I realized that most homeowners would probably discover they, too, do not utilize a significant portion of their home on a daily basis. Well, the 10 year plan that became a 5 year plan, is in place! I will continue working as a full-time Realtor, and I can help you with your 10-year plan.
