Making the right decisions Giving A Mandate is your choice. You have the option of listing your property on either a Sole Mandate or Open Mandate. You always remain in control of the process when selling your property. SOLE MANDATE A written agreement between the seller and an estate agency to exclusively market the sellers’ property under certain defined terms and conditions.
01
Marketing plan is tailor-make to suit sellers personal needs.
02
Interaction with a single agent who is determined to fully understand your needs.
03
The agent creates competition amongst buyers to compete the price.
04
Consistency of price ensured. Exceedingly small chance of any commission dispute.
05
Viewing times are set predictable and security is paramount.
06
Property will not be abused as a springboard.
07
Sole Mandate = Motivated Agent
08
OPEN MANDATE
01
The agent who has received a mandate from the seller may market and sell the property.
02
General marketing and exposure of property supported by a shared marketing budget.
03
You must repeat yourself in explaining your needs to many agents.
04
Price often compromised due to agents competing on the property which creates confusion in the market due to buyers seeking out the agent that offers the lowest price.
05
Less accountability creates less focus on the property.
06
Risk of commission disputes and seller becoming liable to pay double commission
07
Over exposure can imply desperation = ‘Bargain’ opportunity.
08
Open Mandate = Diluted Motivation
hints for a successful sale Show casing your home is an excellent way to sell faster. Read our list of tips to make the most of this opportunity:
Outside the house • First impressions last. The first impression for the buyer is the external appearance and the way it fits into the surrounding area. Make your home attractive at first glance. • Mow the lawn and ensure that garden tools and hose pipes are neatly packed away. • Ensure that your swimming pool is clean and sparkling and that all water features are operating. • Spend a little time to ensure that exterior walls, woodwork and gutters are in good repair. Wash the walls or even give it a fresh coat of paint. • Make your braai and entertainment areas attractive.
• If you have pets, clean up all dirt and ensure that al pets are secured during viewings.
inside the house • Ensure that the interior is in move-in condition. • Apply paint touch ups or re-paint where needed. • Make it as bright and light as you can. Switch on the lights if necessary and open all the curtains to ensure ample light in all the rooms. In summer, open doors and windows as far as possible to allow fresh air to circulate. • Make sure that bathrooms are clean,
towels hung up neatly and all products packed away. • Baths, basins, toilets, taps and showers must be shiny. • Kitchen, stove and oven must be sparkling clean and all dishes and washing packed away. • Pick up all toys and pack away any items which make the rooms feel cluttered. • Pack away any clothes lying and hanging around. • In winter, make your home warm, cosy and inviting. • Make sure that visitors can view all the outbuildings. • Put fresh flowers in a vase on a
prominent spot. • Play classical music to create a pleasant atmosphere. • Do not hang about and make sure that family and friends are away during show times – it allows prospective buyers to be at ease, unobserved, comfortable, and free to voice their feelings. • Steam clean any dirty carpets. • Lock away all valuables. These tips, coupled with correct pricing, will increase the odds of achieving a sale at the best price within a reasonable amount of time.
pricing your home to sell or rent With fair market value a priority for today’s consumers, for homeowners wishing to sell or rent out their properties it is critical that the home is pitched at an accurate, marketrelated price that will enable it to compete with other comparable properties for sale or rent in the area. By making sure that your home is priced appropriately and is show-ready, you will increase your chances of a sale within a reasonable amount of time. The pitfalls of overpricing • Lack of buyer activity • Extends marketing time • Forces price reductions MARKET VAULE = PRICE A PROPERTY SHOULD SELL FOR ON THE OPEN MARKET
