INTRODUCTION

| FCP FCP is called the place of investigation: Felipe Carrillo Puerto. The area used to be a small town on its own. Having there own industry, commerce and churches. But when people were searching for more and other work they left the place and went to areas with industry. After this the government decided to renew the area by placing big industry in the North-East side, close to a mean road 5 de Febrero. The industry built houses for

the workers close to their work. Because of this the area became more populated and dense. FCP became also more connected to the surrounded areas. For now the place is mainly industry on the norteast side and housing on the southwest side.

| MAPPING The area is surrounded by big roads, who connect the area to the downtown and the north, a direction in which the city is growing. These roads are well connected to the area and very dense. Throught the area is a road: Espuela del Ferrocarril. People can go to the industry by this road and also it is a strong way to connect the north with the south. In the middle of the place is a (abandoned) railroad, which only is used for freight, however not very often. The area mostly exist out of the housing part (South-West) and the industry part (North-East). This is because the industry attracted people to work their and it still does. There are no good connections between the left and right side of the railroad for walkers. In the North-East corner are (sport)parks, however not in a very good condition. The South-West

corners is supported by small commerce, along the road Revolution. Seven churches, one small hospital and a lot of brownfield are in the area.

| B&B The strategie for the area was to have it less abandoned and make it have more economic power. The is South-West from the centre, in the North of Queretaro, the growing part of the city. Connecting this area with other economic (growing) area’s would strengthed them. The driver to achieve more activity and economic growth is the industry. They create work for the people and therefore cause the building of housing, which the industry also supported. As a spinn-off (more dense) housing came up arround the industry. Also commerce took place in the area, mostly along the roads Revolution and

San Diego. The area now is strongly devided in tree different chunks. Having the industry in the North-East; housing in the South-West / North and along it a commerce strip. Seven anchors in the area are the churches, who are residual from the early times when the area was like an enclave. They can attract people from outside the area into it. Most of them are located in the housing area. Grassroots are not really taking place. People used their houses as a start to create shops, which became commerce area. Further initiatives are not taking place. Marketing took place by the industry, who recruited employees. They builded houses for their employees in order to get more people into the area, which should result in more economic growth. This partly is working, because more people were coming to the housing. Still the area is not really an example of economic peak.


| SWOT For each part of the SWOT-Analyse a map is made. At the end the conclusions will be made by showing how these facts can be used in a positive and usefull way. A lot of issues are about mobility, for example dense roads and lack of walking paths. Also public space is kind of missing in the place, howeverthere is a commercestrip. This one is very dense and not really a place to enjoy or relax. A strong given thing is the amount of brownfield what at the same time is disconnecting the area, but also can be used to build lacking things on. The connection of the area with the north and centre is strong and makes it easy for traffic to have access to the area, which can support economic growth. The housing and the industry parts are strongly divided and should be more connected to eachother in order to use the strengths efficiĂŤnt.

| MAIN AREA After the analyse different nodes are examed; strengths and weaknesses were showed. Six important areas came out to have specific strengths and potential to become even better. In order to make a new specific project one area is choosen. This one is located most South, called San Diego, because of the road next to it. San Diego is close to the main roads San Diego, Revolution and Espuela del Ferrocarril with a also a railroad. There is commerce close to it at two sides. In the middle of it is industry located, but surrounded by that there is a huge amount of brownfield. FCP in general really needs a big

public space where people can enjoy and relax; cultural intervention is not taking place.

| COMPARE & CONTRAST To create a new interpretation for San Diego a look is taken at a place which also is surrounded by dense roads, in a city with a lot of people: the Dongdaemun Design Plaza / Park (DDP). Located in Seoul, South Korea, designed by Zaha Hadid. The project is based on the vision to get people together at a specific central point. Also to let them enjoy the city as well in a very relaxt way. DDP is a centerpoint of all design related buisness. It combines culture, nature and infrastructure in one place. The main idea is to have different layers which are connected in an easy way. The dense roads arround the place are going underground into a parking lot, so close arround the commerce itself it is easy and safe to walk.These parking lots are connected to the buildings who have musuems, cultural centres

and other fascilities; being halfway underground and above it. Walking paths are going from the roads around it down into the buildings or up to the roofs of the buildings. These roofs are all covered by nature in order to let people relax and enjoy in the middle of the city. These roofs also cause integration of all the buildings connecting them by grass. These ‘nature-roofs’ makes it look attractive and inviting. This double use of space cause a strong centre point, bringing people together and therefore causes an efficient, safe and nice looking public space.

| SAN DIEGO PLAZA / PARK The idea of using the area in two different ways will be implemented into the San Diego area. The brownfield will be used to build on a new plaza and park. Close to the plaza will come a parking lot. In the southern brownfield a park is created, which will go over into the roofs of the (Annet Kodde, 2010)


parking lot and plaza. Trought the middle of the area comes a new road, leading the people to the plaza and park by car; the parking lot is next to it. The new road is going under the park so this will not be interrupted. Around the park new walking paths will come. The San Diego Plaza and Park (SDP) will be the new anchor for the area to attract people from outside FCP into it. The churches are already seen as anchors, but their condition is not that good and in reality is doesn’t attract that much people from outside the area. SDP has all the things on a really central point like in the DDP project in Seoul. Because of the other brownfield near, it has the opportunitie to grow in the future to the east and south side of it, connecting the nearby churches to it.

| SAN DIEGO PLAZA In the plaza will be a mix of different things, which now are lacking in FCP. There will come a part for a cultural center. This place is excellent because it is close to the park where small exhibitions can take place. Also is will be in general a more relaxing and enjoyable place with a lot of public space. People are able to create there public domain by adding their own ‘culture’. In the plaza will also be commerce, for example

restaurants, stores etc. There is already commerce in FCP, but by making this new plaza commerce will be more centralized and can become (partly) the replacement of the already existing ones. This because the park is more connected, better accessible and attractiver, which will be explained deeper in the next sections. The now existing commerce are close to dense road, which is a strength for some commerce because of the accessibility. Other commerce, restaurants for example suffer from bad walking paths and ugly looking and dense, unsafe traffic in front of it. Therefore it would be better to bring this to a safer and more enjoyable.

| SAN DIEGO PARK The park will excist out of an active side and more relaxing side. The active side is in the south part of it and a sportfield is on it. Along it are roads who lead to the northside. Over there trees, benches and relaxing area will be placed. Why build a new park, while a park is already existing in FCP? This park is in a bad condition, not well connected to the housing and surrounded by industry and dense carroads. It is not inviting and most of all not well accessible. The San Diego Park is in the middle of housing and from all sides well accessible. Also is has a the benefit of being close to the new SDPlaza. (Annet Kodde, 2010)


| MOBILITY The area is now connected by dense carroads, with sidewalks along. Bicycles are allowed on the road, but because of the lot of traffic it is not nice and very safe to cycle there. Much cars park along the road near to commerce. The road throught the middle of San Diego is making this traffic less dense on at least one side (San Diego road), for cars and busses have a new way to drive to 5 de Febrero. This new road is only for cars and busses; walkers can go trought the plaza throught the park or the smaller roads surrounded. This is much more safe for there are no or less cars. Also it is easier to walk, because the paths are made wider, no trees are obstructing it. Plus it looks nicer to walk in nature. In order to hold the safety of the walkers, cross-overs will be placed at the Espuela der Ferrocarril and Revolution to the commerce at the other side.

| CONNECTION Because of the new car road and safe cross overs the San Diego Plaza / Park are connected to housing at both side of the railroad. Also is in close connection with the already excisting commerce in the west and by walking with the commerce at the south. There churches close at the south and east, visitors can go after a visit by walk to the plaza or park. Brownfield now is not disconnecting the plaza, but by filling it up is it more coherent. The new road is going under the park in order to remain a strong connection of the south and north part of the park, which is quite small. There is still a lot of brownfield close that is left open. This is an opportunitie to grow to and get a

stronger connection with the housing at the eastside of the railroad.

| PUBLIC SPACE The park is created to get a big and easy accessible public space in the area, which can become public domain if people really are going to use it. The tarketgroup are people from the housing around, who need a place to relax and enjoy, which now doesn’t excist. Also is can attract people form outside FCP, for example those who wanted to visit the churches. Also the plaza is giving this change, making it nice and safe for people to shop and enjoy the place. Because of the cultural interpretation people from outside FCP will be attracted to go there. The San Diego Plaza can be seen as gentrification on low scale and attract people with more money. This will give the area economic stimulation.

| BUILDING RULES There should be more planning in FCP so that brownfield isn’t an issue, but is used to create a better and safer place. To create more homogene typology and safer and better mobility building rules should be applied. Close to every (new) commerce, housing and industry should be parking lots, easy accessible for cars, so they are stimulated not to park on the roads. Since there is a lot of brownfield in the place this can be used for that. Along the cars roads should be sidewalks, without any obstuction. Also safe cross overs has to be there every 500 meter.
