Welcome Welcome to our new magazine – PEPTALK – Anthony Pepe’s new community communication which we trust you will find both interesting and enjoyable. The content is designed to provide you with an insight into the local property market as well as provide useful information on the area and its community. At Anthony Pepe we are committed to working closely with the communities in which we operate and PEPTALK is also the name we have given to the new community section on our new website, the property clinics that we hold and our regular sessions on local radio. With social media now at the forefront of communication we have also created the hashtag #PEPtalk on Twitter where you can ask Director Charlie Perdios any questions you may have about the property market or moving home.

The last 12 months have been an exciting period for Anthony Pepe and we were recognised by being awarded Bronze in the national small agent (2-5 offices) category at the 2013 Negotiator Awards. In addition our team has grown to be seventeen strong and we have opened a new commercial division under the management of Julio Eleftheriou, who is interviewed later in this magazine. Our plans over the next 12 months are to build on our success and expand our branch network. Property values locally have risen significantly in the last twelve months with some areas seeing increases in excess of 20% during that time.

Recent weeks however have seen a slowing down in the rate of property price increases and the changes lenders have made following the mortgage market review (MMR) have certainly added delays to the process of securing a loan as lenders go through a more detailed process to ascertain that any loans made are affordable by the borrowers.

We are also less than a year away from a General Election and, in my experience, as we get closer to voting time there is likely to be a natural slowing down as the uncertainty of result causes people to “sit on their hands” and await the outcome.

There is often talk of the “ripple effect” that has, at its centre, Central London, and whatever happens there tends to work its way into the wider UK market. Speaking with agents operating in Central London there is no doubt that there has been a significant “cooling down” of activity and the manic scenarios being seen only a few weeks ago with several buyers for every property have certainly reduced. The Bank of England have also signalled that interest rates may need to increase a little sooner than previously forecast but have said that any rises will be small and incremental. Indeed, the rhetoric from Bank of England Governor Mark Carney and his team is undoubtedly a major

Whilst new home numbers are increasing they are still pitifully below the levels needed to meet demand and this imbalance will help ensure that property values hold up and grow, albeit at more comfortable rates of growth in the weeks and months ahead. As mentioned earlier, Help to Buy has clearly assisted many, particularly first time buyers, to buy and has also contributed to improving confidence in the sector. To conclude, my view is that the property market remains set fair for a good and positive 2014 and will be looked back on in the future as being a good time to have moved. As we move forward I believe there may be some stuttering during 2015 due to the General Election but that the overall prognosis for the market remains positive.

The media loves a buy to let story. Whether it’s someone who has made lots of money, lost lots of money, a good landlord deed or a landlord being fined for breaking all the rules it seems to be always in the spotlight. Key principles of buy to let You are, pretty much, free to choose how you invest your money and grow your assets. However, what is important is to really understand what makes an investment like buy to let work versus other ways you could invest your money. Here are three principles of buy to let which I think are important to understand:-

Gearing It is tremendously important to understand that, overtime, one of the reasons buy to let delivers is because you can borrow and secure a tenant to pay all or some of the costs to own the property. Many buy to let investors either do or are considering investing 100% cash into buy to let. This isn’t the best way though as you potentially reduce your returns. For example if you buy a property for £300,000 and it goes up by 10%, you make £30,000 gross profit, minus the purchase/costs. However, spending £100,000 on a buy to let worth £300,000 and borrowing the rest, means you make £30,000/£100,000 ie three times the returns, minus costs.

Beware Inflation Whether you buy a house outright to let or you gear your investment, understanding the impact of inflation on your investment is key. If your property’s value doesn’t grow in line with inflation and you invested with 100% cash, then the real value of your investment will fall when you sell. And your rental income won’t always keep up with inflation – growth matches wages and they have hardly moved since the start of the credit crunch. The good news is, for London, most property price growth to date has outstripped inflation. Looking at it from another perspective, if you need to rely on the rental income to support your lifestyle, rents drop or inflation puts up your cost of living, then

The Ladder Community Safety Partnership At Anthony Pepe we understand that community groups and resident associations play an important part in shaping our community and improving the area we live in. Charlie Perdios speaks to Ian Sygrave, Chairman of the LCSP.

What is the LCSP? The Ladder Community Safety Partnership represents and reflects the interests and concerns of residents who live and work in Harringay Ward. We are also an umbrella organisation for many individual Residents’ Associations, Neighbourhood Watches and smaller community groups. However, most of our members are individual residents who have joined us because they care about, and take pride in, our local area and want to keep Harringay a safe, clean and pleasant place in which to live. We work closely not only with Ladder residents but also with neighbouring areas such as the Gardens and Woodlands Park (GRA & WPRA). Over the past 15 years we have also built up strong working relationships with organisations such as the

police, Haringey Council, Veolia and the Green Lanes Traders’ Association, to give residents a stronger voice.

When do you meet? Every second Thursday of the month (except August), 7pm, at Harringay United Church Hall (entrance via Green Lanes frontage, near Allison Rd). Local police and councillors normally attend each meeting and relevant council officers, as necessary.

What sort of things have you achieved so far? • Taking a leading part in the campaign to oppose more betting shops in Green Lanes (e.g. the Coliseum site, by St Ann’s Rd, will no longer be turned into a betting shop and is now a solicitors). • Producing our own Action Plan on Houses in Multiple Occupation / conversions, which led directly to the Council’s Additional Licensing Scheme for all HMOs in Harringay Ward (since Oct 2011). • Securing funding for planting 150 new trees on Ladder Roads and for

Whilst the main road feels definitely cosmopolitan, the population of the surrounding streets is somewhat more homogeneous. The streets to the west of Green Lanes are known as the ‘Harringay Ladder’ (due to their similarity to a ladder when seen on a map). The streets to the east behind Grand Parade are known as ‘Harringay Gardens’.

The Edwardian estates of Old Lakes, Minchenden and Monkfrith remain the zenith of housing here, and original features can be accordingly thick on the ground. The added attraction here is the presence of Broomfield Park, and this with the undulating terrain can make for some particularly fine views. East of Green Lanes the, many of the Edwardian villas have been long split into flats, although some of this process has been reversed. By the time we get to the eastern edge of N13 the air is far more Edmonton than Palmers Green, with some housing in the shadow of the great junction of the A10 and the A406. Here we find rows of interwar semis and terraces, nearly all with sizeable gardens.
