When buying a home, it’s all about what’s in style

n fashion, one day you’re in and the next day you’re out. That’s not so much the case when it comes to the housing market. Traci Clinton has been a real estate agent at Douglas Elliman for the last 15 years and has seen first-hand the importance that her clients emphasize when making a house a home. “Having been born and raised in Manhasset, it gives me great satisfaction to work with and introduce new families to the community I feel so passionate about,” said Clinton, who was recently awarded the top number one agent for sales production for the Douglas Elliman Manhasset office. “Prior to real estate, I owned my own interior design firm, Chelsea Interior, that has allowed me to help my buyers envision their potential new home and what can be done to renovate it if need be.” Although Clinton sells all price points, she is known in the industry for her success in the luxury market and newly constructed homes. A staple in the real estate community, Clinton stays abreast of the current and developing housing trends in the market, sharing the top five design and architectural styles she has been seeing.

“Many years ago, buyers were willing and looking to do major renovation projects so they could get all of the details in a home that they had always wished for,” said Clinton. “With busy work and life schedules, more buyers in the market are looking for either homes completely renovated within the last few years or brand new construction.” Clinton has found that buyers tend to like the architectural style of a more traditional home, but have been gravitating to a more transitional interior space with a serene color scheme. “Blending traditional design with a nod to more modern clean lines, with an open concept for the living and entertaining spaces, is what buyers are looking for,” she said.

“No matter what price point, the buyers are all about the kitchen as their top priority. They love an open concept having the kitchen open into the family room or den,” said Clinton, adding that buyers are still embracing the white and gray color scheme. “Gold tones in hardware for cabinetry or stone countertops on the island is like a piece of jewelry as it accessorizes the space.”

Clinton added that as much as buyers love the look of marble, it is not very practical for everyday living, and that quartz countertops are gaining momentum. “In addition to high quality appliances in the kitchen, other extras like warming drawers, Sub-Zero drink drawers, wine coolers, two dishwashers when possible, pot fillers for ease at the stove and other bells and whistles are on their wish lists.”

“We have become an on-demand society and it’s no surprise that many would want these conveniences of smart home technology woven into their homes,” said Clinton. Entertainment systems, security cameras, sensors and detectors,
window blinds, indoor and outdoor landscape lighting, heating and cooling systems, appliances, irrigation and so much more can all be voice activated, lending to the appeal of a smart home. “These systems increase the value of the homes, help save energy and improve the safety and security of the property.”

“Home buyers look for a spacious master suite that can serve as a sanctuary and peaceful getaway after a long work day with busy family schedules,” said Clinton, adding that the overwhelming majority of buyers desire separate walk-in custom closets and a spa-like master bath to retreat to.

I
n today’s day and age, there is no longer a stigma when it comes to apartment, condo and townhouse living. Quite the opposite, actually. Michael Dubb is the CEO and founder of Beechwood Homes, a building organization that holds the title of Long Island’s largest homebuilder and developer of sophisticated lifestyle communities. The company, which includes Dubb and his son Steven, who serves as principal, is ranked at the forefront of privately owned residential homebuilders nationwide. But for Dubb, building a home is more than a place for people to live, it’s creating a lifestyle. “It’s my job to acquire sites that I deem suitable for development in these residential communities where people can live and enjoy a terrific lifestyle,” said Dubb of his role. “We started out small with our first community, Spruce Pond in North Hills, in the mid 1980s. There were 69 townhomes on Shelter Rock Road on the corner of the L.I.E. and at that point, condo living was relatively new, but there was a tremendous demand for it.” Dubb noticed that people wanted to leave their houses and move away from the responsibilities of homeownership. Recognizing that this way of life could be the future of housing on Long Island, he focused on the opportunity of gated communities and the security they offer. “It becomes a social event; people make friends, they meet at the pool or play cards, have dinners and parties. It’s the fun and excitement of making friends when you come from a home after your kids are grown up,” said
Dubb, noting that these communities include similar aged people with like-minded interests. The townhouse living population is mainly comprised of the empty nester community, which according to Dubb, begins when people are in their mid to late 40s. “Twenty five percent of the community could be people of all ages and 75 percent is 55 and older,” said Dubb of the residents, who are predominantly empty nesters for the most part. “Often I find when I talk to people, they are making lateral moves into a place that is the equivalent size of what they lived in or slightly smaller, but they are downsizing on the responsibilities of being a homeowner.” Most Beechwood Homes units are designed for single living, but there are models with a master bedroom, living room, kitchen and dining room downstairs while upstairs is additional space for a bed or two and a den for when company comes. All of the properties also have basements for storage or extra space if needed. As for the style of the homes, well-lit rooms with high ceiling heights and large glass windows lend a feeling of spaciousness and airiness. Each unit is customizable to a point where owners can choose from several different hardwood floors, granite countertops and cabinet colors. Dubb says that there is usually a supply of move-in ready units to occupy homes between one to four months out. If people have to move up their delivery dates or the closing of their prior home, then there is time to schedule new construction accordingly that would be ready in six months to a year. In most cases, Dubb can provide quickly for what fits the needs of the new residents. Current communities have been in operation in Yaphank, Smithtown, Plainview and East Rockaway. A development in Huntington was recently completed and, according to Dubb, East Meadow is the next town to plan for. home, as it comes to be, reflects the lifestyle of those living in it. So it only makes sense that both buyers and sellers become well versed in the home buying process from the very beginning. Having been in real estate since 1993, Stephanie Cullum has seen many different markets. The associate broker and manager at Coach Realtors notes that the current market is particularly interesting because today’s real estate audience is among the most informed of sellers and buyers. “The Internet as an information highway has educated sellers and buyers to understand the basic home values and trends in their particular market area,” said Cullum, who sees this as a positive thing for realtors as buyers and sellers want to work with the best Stephanie professionals in their area who Cullum can help them translate this information. “More informed sellers and buyers certainly raises the bar for our industry.” Similar to any professional search, statistics show that the greatest percentage of sellers and buyers ask their associates/friends for a referral as to who represented them in their real estate transaction and were they satisfied with their service. Cullum states that clients also know the market they want to be in as they have done their homework and know what their expectations are. “Garden City, for example, is a desirable market to be in as are various towns in Nassau County. Buyers have a knowledge of the area they are going into and it is all about location, location, location, but also import-
ant is the condition and market value,” said Cullum, noting that a great school district, convenient shopping, a desirable dining scene, active community life and commute to work are some of the factors people consider when purchasing a home. As far as interest rates go, Cullum says they have stabilized, but rents have risen dramatically in most urban areas, causing buyers to look at all of their options more carefully. While there are some who prefer the traditional Georgian style brick home and all of the classic architectural and interior design that comes with that era, younger homebuyers prefer the contemporary and modern tastes of today. “Many buyers are two-income households and a property that has been updated is often the most important condition because they don’t have the time to renovate,” she said of homeowners who no longer place putting their own stamp on a home at the top of their wish list. “Buyers are looking less for the traditional colonial and want a floor plan that they can work with and create spaces more conducive to today’s less formal life style.” It is the responsibility of a professional Realtor to help both buyer and seller fulfill their living plan. Although times have changed and more people are looking to build their relationships and careers before buying a home, Cullum believes that is still an important goal. “Lifestyle today is very different than it was years ago,” she said. “But I still believe the dream of most Americans is to own their own home.”

She believes that the benefits of sleep extend far beyond waking up feeling refreshed. “When customers come in, we give them a personal experience and discuss with them their personal sleeping problems and why they are shopping for a new mattress. E-commerce is time-saving and convenient for many purchases, but not very well-suited for mattress shopping.” That being said, LaPallo notes that a mattress is the most important piece of furniture we own. “Cooking for a Pope is really something. It’s not what you expect as part of the curriculum of being a chef, but I was blessed,” said Bastianich. “When they first asked me, I said sure, and I was excited, but I didn’t think it was going to happen.” With the help of Angelo Vivolo of Vivolo Restaurant Group, his son, Frank, and Bastianich’s two children, Joe and Tanya, the chef prepared a simple, yet exquisite menu, consisting of two breakfasts, one lunch and two dinners. “The Pope stays in the nuncio’s house when he travels, so we cooked in that same setting. It was an extraordinary dinner; you go to the house and you live with the Pope,” said Bastianich of his holiness, who came into the kitchen and blessed Bastianich and her crew. “I thought since he was Argentinian, I would make a nice big piece of

adashi Shoji debuted its Fall/Winter 2019 Collection at New York Fashion Week on Feb. 7, with a colorful palette and nod to Old World elegance. The designer sought inspiration closer to home, inspired by Southeast Asia’s culture, rich ornamentation and striking architecture. “I’m Japanese and live half of the year in Shanghai; that’s where my studio is,” said Shoji. “When I’m in Southeast Asia, I travel to Thailand, Myanmar, Laos and Cambodia and Indonesia. I love that culture, the history and the food.” Shoji’s fall/winter collection totaled 37 designs that
graced the runway. From pleated-tulle tiers, pronounced seams, neutral and jewel-toned gowns and exquisite drapery, the designer focused on accenting his garments with velvet and sequins. “I love velvet, sequins and clothes that show a gradation of color,” he said. “I also drew from monks’ clothing and the traditional layering and draping of their robes when designing.” For Shoji, his true love lies in making clothes, as he and his team spend a great deal of time making prints from fabric, carefully selecting different embroideries. “Sketching and making the fabric is easy; the hard part is the theme,” he said. “The art of making clothes is more exciting to me.”

Curating A Collection Create your own library with the help of a famed bookstore BY JENNIFER FAUCI

magine, thousands of books at your fingertips, all in the confines of a bookstore that has been making literature lovers’ hearts aflutter for the past 92 years. The Strand is an independent bookstore that boasts more than 18 miles of books from first editions and signed editions to unique binds and current fiction and memoirs. And now, you can have your own literary oasis right at home, courtesy of The Strand.
“It’s so easy to collect books,” said Nancy Bass Wyden, who now owns the store after her father and former co-owner, Fred Bass, passed away last January. It was Wyden’s grandfather Benjamin Bass who founded the business back in 1927. Wyden attended the University of Wisconsin for business and literature and her favorite authors include Oscar Wilde, Mark Twain and Charles Dickens. Having been brought up in such a literary environment, Wyden saw the need to help customers create their own private libraries, which is why she started Books by the Foot in 1986, a department within the bookstore that creates custom collections of books for personal libraries, commercial spaces and for film and television. “Books are truly beautiful. We’re in New York City, the cultural center of the world and there are so many writers and readers here so there’s great things that come from private collections and estates,” said Wyden of the store’s stock. “For me, it’s the best job ever. I can be very thoughtful and creative and use my talents to find books that people don’t think ever existed. It’s fun to have this element and it really elevates the house and the spirit; it makes the home warm.” Sky Friedlander is the manager of Books by the Foot and has designed many libraries for hotels such as The Library Hotel, The Rittenhouse Hotel and the Four Seasons, and for private and personal collections of some of the wealthiest people in New York City. “Books by the Foot has really blown up. Every major designer in New York comes to us,” noted Friedlander. “We try to surprise people and give them something special. We’re a new and used bookstore, so we can get specific with collections.” Of the designer libraries, Friedlander says books can be by color, subject, theme, a time period or anything the

client chooses. Since the inception of Books by the Foot, she has had requests for libraries on seashells, jewels and westerns, as well as animals, music and a full-scale Art Deco collection in a high-end New York apartment featuring F. Scott Fitzgerald books. “Someone wanted an ombre wall of books to mimic a painting they had. It was visually beautiful,” she said. “Sometimes it’s subject specific and sometimes it’s for a visual effect, but either way, books are pieces of art.” The Strand turns around the designer libraries fairly quickly. The biggest library Friedlander has done featured more than 2,000 art books, while Wyden has had a request for a replica of Thomas Jefferson’s Monticello Library. As for the price, that depends on the space and style of books. A cart is 15 feet of books, and they are priced by subject. Art books are $300 per foot whereas antique books and leather-bound books are $500 per foot. In Wyden’s experience, employees almost always recommend books that go in a client’s library. If it’s for an individual, Wyden surveys her customer for information to make it truly personal. “We’ll ask a customer what their favorite books are, if they like animals or cars, what kind of art is on their walls and if they’re located in a different city,” she said. “After 90 years, we have a good reputation; we know what we’re doing.” The Strand is always on the lookout for books and will buy straight from the publisher and discount them as well as visit estate sales for more vintage finds. “We get hundreds of books every day and we always have something beautiful,” said Friedlander, adding that it’s all about the surprise. “I hope The Strand gives people a sense of wonder. Just walk through the shelves and you’ll find something incredible.” Despite the nuances of the technological age that has ushered in eBooks, Kindles and Nooks, print publications have maintained a steady fan base of traditionalists. “Time stands still when you walk through the door,” said Wyden. “People feel like it’s their happy place, a little bit of a sanctuary, a community and a place of discovery where you don’t exactly know what you’re going to find.” The Strand Bookstore is located at 828 Broadway at 12th St., in Manhattan.
