When you sit down and make a list about your life’s assets, how much of those do you think need insurance? Is it enough to just have your life, home and car insured? It’s a misconception. I had a claim where one of my clients’ homes got flooded. We called the insurance company and said we have a water damage claim because it rained 14 inches in one day and their home got flooded and the insurance company denied the coverage.” Lang informed that there are certain standards in FEMA’s guidelines that state you can have a flood claim from rain if the loss meets a certain criteria. As for evaluating a client’s
insurance needs and assets, Lang said that the process begins with the home. “First we go by the square footage of their home. The carriers that we deal with are high net worth insurance companies and they have certain guidelines for what the rebuild cost of a house would be,” he said. “If someone has a 2,500 square foot home and up, once the home qualifies we put together a package that includes auto, fine art, jewelry and whatever valuable items they have. Excess liability options are also available as it is a moving target; clients can add anything on to the list of what is insured.” Lang Insurance has clients that range from affluent people up to billionaires and the company has access to every high net worth insurance company.

The process of buying a home can be an exciting but daunting process, especially for first time homebuyers. For the task at hand, there is no one to better leave it to than a real estate agent. Not only do they know the climate of the market, they can gain access to homes for visibility, and chances are, they are more savvy when it comes to setting the groundwork for such a major purchase. Maggie Keats has been a full-time real estate broker for the past 14 years. She is also Douglas Elliman’s top producer for several years—and recently took home an Ellie award for the top individual prize based on Gross Commission Income (GCI) for Long Island—and she knows what it takes to find clients their dream home. “Real estate is actually my third career. My first was in advertising, working for some of Madison Avenue’s largest and most prestigious agencies and then I had a business doing fine and decorative arts appraising,” said Keats of her experience in the industry. Keats said that she truly takes pleasure in every aspect of the business, from matching buyers with homes and sellers with buyers to developing marketing campaigns and showcasing the properties she represents. Now, Keats says, the industry as a whole has changed dramatically over the years, and technology and innovation have been the key drivers. “Fluctuations in the economy and new tax legislation have affected both buyer and seller behavior and have forced the industry to adapt to new demands,” she said, noting that there are many resources available to new home buyers. “A strong local real
estate broker who is seeded in the community can put buyers in touch with local residents, the schools’ staff, etc. They can also look at the towns’ on-line resources including community websites, Facebook pages and parenting groups.” But one thing come to mind when looking for a home: location, location, location. Keats says there is nothing truer than that old adage and she recommends that potential buyers start with locations that are commutable and offer strong school districts, even if you need neither. “Next, think about your individual needs and wants: is it important to have a real downtown with local stores and restaurants? Is large property, isolation from neighbors and privacy a driver? Would you like to be near the water, or a major hospital?” she said. “Every buyer works at his or her own pace and purchasing real estate at any price point is hugely expensive and hugely
important decision.” Whether you see it on television or experience it in the real world, there are some buyers who know exactly what they want, so much so that they are unwilling to see potential and the bigger picture. On the other hand, some buyers are a blank canvas and are open to different styles. As an agent, Keats feels that it is important to “kiss a lot of frogs” in the home search process. “Whether one builds or buys, I feel it is incumbent on me to show my customers options and highlight what each has to offer,” she said. “At the end of the day, it is part of my job to enable buyers to make an informed decision.” There is no single formula to house hunting. Replacing older heating systems can save money on monthly heating bills the same as replacing older drainage and water piping systems can improve plumbing and avoid costly damage to your home from a leaking pipe.” As technology continues to improve, more homeowners want their appliances to reflect modern times. While every homeowner should know the basics of system maintenance
in their home (plumbing, heating, electric, etc.), Wissing suggested they also become familiar with the emergency water main shut off valve. “If you attempt to use a drain cleaner, notify your plumber so he can be aware of any chemical dangers in your drainage system,” he said. “If you have an emergency, it is best to shut off the water main and wait for your plumber.” With more than three decades of experience in the industry, Wissing and his team at Plumbwell have witnessed many changes, going back to the ‘70s and cast iron drain piping. “The pipe was heavy, and the work was hard,” he said. “Copper pipes with soldered joints were used for most residential water and heat piping. Over time, the industry learned that standing water interacted with the lead solder, which was transferred to our drinking water. Today, we use lead free solder.” Wissing continued to state that most new homes use a form of plastic drainage and water pipe, which is lighter and easier to install. The American Country House New book details architect Harrie T. Lindeberg’s influence and legacy BY JENNIFER FAUCI

It’s the perfect coffee table book and conversation piece. Harrie T. Lindeberg and the American Country House takes a look at the American architect’s monumental portfolio of design and construction. From massive estates in New York, North Carolina and Virginia to the mansions of Long Island commissioned by his Gatsby-inspired millionaire clients, Lindeberg’s name is ubiquitous with the American country house. Authors Peter Pennoyer and Anne Walker journey back to the architect’s historical works, with stunning photos and tales of how these breathtaking builds started from the ground up. Walker is an architectural historian and holds a master’s degree in historic preservation. She and Pennoyer have written a number of monographs on New York-based architectural firms from the first decades of the 20th century and their new book, Harrie T. Lindeberg and The American Country House is their fifth. Pennoyer is an award-winning architect, who designs styles that are inspired by history. “Our architecture reflects our continuing historical research,” said Pennoyer. “I’ve always been passionate about old houses—wanting to know not just about the architecture, but also about the people who commissioned the houses and lived there.” The co-authors visited most of the houses together and behind the lens was architectural photographer Jonathan Wallen, whose full-color photos, according to Walker, “breathe new life and depth into the houses.” The book includes more than 200 photos of homes, floor plans and sketches. “Before our book, the only photographs of Lindeberg’s work were black and white,” said Walker, adding that she and Pennoyer wanted to create a book about these stunning historic homes because Harrie Lindeberg “had somewhat of a cult following among architects.” “Up until now, the only book that existed was Mark Alan Hewitt’s reprint of Lindeberg’s own 1940 monograph. Now out of print, this book is expensive and hard to find,” said Pennoyer, adding that he and Walker were familiar with Lindeberg’s work and were attracted by how it is so organic and tied to the landscape. “People often make suggestions about whom we should focus on next and several people had put their vote in for Lindeberg.” Lindeberg passed away at his home in Locust Valley, Long Island, leaving behind a legacy of having designed some of the grandest country houses in the United States. He drew design inspiration from the English Arts and Crafts movement, which is evident in his designs. For local readers, the book features several homes and buildings including the Edward T. house in East Hampton; the Henry L. Batterman house in Glen Cove; Mill Neck Railroad Station; G.W. Baxter House in Glen Head; and several houses including his own, in Locust Valley. “Lindeberg has been called the ‘American Lutyens,’ as his work defies categories but distills a personal style that weaves classical and vernacular threads,” said Pennoyer. “There is something about these homes that is very compelling. Perhaps because they seem to romantic and, in some cases, beguiling.” “Many of the houses were originally occupied by interesting families and the level of detail, from the rooflines to the wrought iron touches, is astonishing,” added Walker. “Very few of these houses have been torn down and many still exist as private homes so they remain as livable as they were back in the 1920s.” As for researching such a book, Walker said it takes at least one full year of research before embarking on the writing process. For this book, the authors visited archives as far as Houston, TX, and Lake Forest, IL. “Lindeberg’s archives have disappeared, so finding drawings was a piecemeal endeavor, but happily, some of the homeowners have the original drawings,” said Walker, noting that Lindeberg’s intact architectural library is located at LIU Post. With a portfolio spanning dozens upon dozens of homes and buildings, the selection process in choosing which of Lindeberg’s design to feature was no easy feat. Pennoyer said he and Walker chose to set their focus on several of his iconic houses including Mondanne and Fox Hollow Farm but also included lesser known homes. “We tried to show a range of size and styles from Lindeberg’s more informal beach cottages in Easthampton to full-blown manor houses like the Armour house in Lake Bluff, IL. The smaller Miller House in Grosse Pointe Farms shows the trajectory of his later work,” said Pennoyer. “He did an incredible amount of work on Long Island but we wanted to show that he really became in demand nationally, designing houses throughout the country—not just the east coast.” Harrie T.
