When odors linger in kitchens and bathrooms • Allow fresh air to circulate through the space by opening windows for as long as possible and using exhaust fans while cleaning. • Clean garbage disposal blades and freshen the drain by placing a few pieces of lemon peels in the garbage disposal and running water as you turn it on.
When customizing and decorating the space doesn’t go as planned • Patch small holes and cracks with 3M Patch Plus Primer 4-in-1 Applicator. It combines primer, spackle, a putty knife and a sanding pad into one simple tool for DIY-ers of any skill level.

Home ownership is a huge step, and getting ready to buy a home can be daunting. Since it may be the largest financial transaction most people may ever make, it’s important to do it right. Armed with the right information and know-how, prospective home buyers can be on the right path for a smooth transaction.
Prep before you start looking • Obtain an accurate credit score. If need be, strengthen your credit. A good credit score can save you thousands of dollars over the life of the loan. • Identify and work with a respectable good faith lender. Take advantage of historically low mortgage rates and the variety of loan packages available, especially for first time home buyers. Once you have been pre-approved for a loan and you know exactly what you can afford, figure out your down payment. Have this ready along with additional funds for hidden costs.
Commence your search • Now you are ready to begin your search. Identify and research the area/ community you want to live in. Learn the prices that are being asked for properties currently on the market for sale as well as what properties have sold for in the last six months to a year. Research schools, recreation, shopping, restaurants and the commute in that area, too. • Ninety percent of people begin their search online. That’s a great move, if you set it up as a notification alert. Go out and view homes as they come on the market for sale or you could miss out, particularly in a hot market where demand outstrips supply. It’s important to understand that a property does not always look the same as it does online. The information you get online may tell you only the half of the story that the homeowner wants you to know. The property could look quite different when you actually pull up at the curb.
Information is power • Educate yourself on market value.
This will help you make a right and timely decision as the opportunity presents itself. Micro-trends in an area can also impact local prices. A good example is whether new homes run at a premium to older ones. Location is always important. Modera Mineola Filling Up BY RICH FORESTANO

Modera Mineola, a 275-unit, $93 million luxury apartment complex on Old Country Road, opened 140 dwellings for move-ins earlier this year. Developed by Mill Creek Residential Trust, apartments are ready after getting their permit from the Village of Mineola’s building department on July 31. “We’re 45 percent leased,” Mill Creek Vice President of Development for New York and Connecticut Jamie Stover said, adding that move-ins will “continue in earnest over the next couple of weeks.” Modera joins its senior housing component Hudson House that opened last summer and holds 36 units. “They’ve received all requisite reports and inspections from my office and the [Nassau County] fire marshal,” village Building Superintendent Dan Whalen said of Modera. “Of the [140 units], I believe, half of those are rented.” Modera residents will have access to a state-of-the-art clubroom, including a nine-screen media wall; parlor games, including billiards; a 24-hour club-quality fitness center, featuring top-of-the-line gym equipment and a yoga studio with fitness classes. Other amenities include a business lounge, a pet spa, two outdoor courtyards,
a resort-inspired outdoor pool, an outdoor fireplace, outdoor kitchens with barbecue grills and a bocce ball court. Stover indicated the entire complex should be ready by the fall. “It’s going to take a little more time to have all of the apartments ready, but our move-in schedule is accommodating to that,” said Stover. Rent prices fluctuate with demand daily, Stover says, but as of last week, the rents start at approximately $2,125 per month. “Rents have been based upon availability and demand in the market,” Stover said. Stover pointed to the boom in transit-oriented development on Long Island as a reason for the demand in living accommodations around train stations. The Mineola Long Island Rail Road Station is two blocks north of Modera. “Our successful pre-leasing period has been wildly successful and I think that demonstrates the demand for well-located, transit-oriented development on Long Island,” Stover said. The Nassau County Industrial Development Agency in 2012 approved payments in lieu of taxes (PILOT) to help finance the development prior to the construction of the building. These tax breaks have been the subject of much contention
between the Mineola Village and School District boards, most recently with the approved 266-unit Village Green at 199 2nd St. by New Hyde Park-based Lalezarian Developers. The school district argued that PILOTs strap school districts during budget season since PILOT revenue cannot count towards the tax base growth factor, stopping the district from raising the tax levy. The district contends that multiple apartment buildings could lead to student influx, further strapping district finances. This led to the school board hiring Wantagh-based Educational Legacy Planning to project student forecasts from proposed apartment developments. “We’re not complaining about the PILOTs that were already given,” School District Superintendent Michael Nagler said recently. “I’ve said publicly and to [the village board], what’s done is done. I don’t have a problem with the [Modera and Hudson House] PILOTs. The [Village Green] building is what we’re asking about.” According to the IDA, $68,621.38 in lieu of taxes is due next year, increasing to $120,328 due in 2034. PILOTs for Hudson in 2015 and 2034 are $12,471.76 and $21,869.30, respectively. “Without this project the empty buildings and land on these sites
would have been blights,” IDA Executive Director Joseph Kearney said at the time of the approval. Polimeni International LLC originally planned Modera and Hudson House, but sold the developmental rights to Mill Creek in 2012 after prolonged subdivision squabbles with the Village of Garden City over condominium possibilities. Polimeni changed the condo configuration to rentals but noted at past Mineola Village Board meetings that it was due to the current economic climate. “We congratulate Mill Creek on the successful completion of Modera Mineola,” Mayor Scott Strauss said. “We welcome all our new neighbors to the Mineola community. I know that [Modera] will find our village to be a warm and embracing community. [Modera] will play a special role in making our downtown one of the most vibrant and exciting places on Long Island.” The ongoing issues Polimeni had with Garden City until Modera was officially changed from condominiums to rentals were deliberated in letters, board meetings, phone calls, voicemails and emails with a waning economy in its wake at the time. “It’s been a long haul, with a lot of cooperating parties, and we’re thrilled we’ve started to move residents into the building,” Stover said.

At Trapani Art and Frame in Manhasset, owner Al Trapani has reported a surge in the market for home portraits. He’s currently working with many local artists who specialize in landscape and home portrait painting. The one-of-a-kind works of art are poignant takes on family oriented nostalgia. House portraiture is a long tradition, especially if the home is passed down to children. These creative inspirations are being commissioned by many passionate homeowners with the hopes of stopping time in order to capture a look that represents a good life. Longtime Glen Head resident Shirley Jacobs is able to look back at her home portrait (which was done in 1987) whenever her heart requires. The colorful “true to life” rendering hangs proudly in her foyer next to a large antique grandfather clock. Jacobs said, “A painting is so much better than a picture that you just snap. It cleverly illustrates the deep love of your home and what it meant to your life and your family. We love our house and wanted to capture something that we felt was a huge part of our existence that we enjoyed so much. If we had to move,
we would have a beautiful painting that we could look at and that would always be in our possession.” Local artist Elaine Karton has been creating home portraits since she was a teenager. She explained that she was lucky to have an art teacher who inspired her to follow her passion. Karton owned a framing gallery in NYC for many years but currently her artwork is on display at Trapani Art and Frame. The most recent home portrait she was commissioned to do was of a garden in Manhasset. After 40 years at their house, the owners were moving. Karton said, “The homeowner was very specific and just wanted me to paint their back garden, where the family spent most of their time. She had an unusual request and wanted me to include six cats in the picture. Most of the cats were no longer living so she gave me snapshots and told me about their traits. One cat loved the fountain and another would sit on the ledge.” Today, people are staying in their homes longer, perhaps due to the economy, and
psychological attachments are strong after years of memories. Karton added, “It can feel like a loss if you’re moving; having a charming painting of your home can be a wonderful memento of memories, holidays, daily living and raising a family.” Karton also specializes in primitive art, folk art and abstract, with a folk twist. Her original artwork is forever and can hold special meaning. She remarked, “To be able to play with the element of time has special meaning to me as an artist. For the homeowner to be able to go back in time, I feel, is what helps makes the home portrait so iconic.”

Knowing when it’s time to move yourself or a loved one to a smaller or more accessible home, or even an assisted living center, can be tough. There are some signs that can help aid you in identifying when the time is right. Factors such as age, health and living situation can be signals that it’s time to look for other living arrangements. For example, if your parents are over 70 years old and their house is more than 20 years old, there’s a good chance they struggle every day just to maintain their home. For 81-year-old Ned Kraft, he knew the time was right to consider living elsewhere after suffering a broken leg in a fall. Living in a two-story home with his wife was no longer an option and Kraft felt an urgent need to move into something smaller and without stairs to be able to manage his family’s lifestyle and overall well-being. With simple upkeep and maintenance becoming difficult and close relatives and grandchildren nearby, living in a safer home environment became the top priority. If you or a family member end up needing to sell your house quickly and get into a more suitable living situation, here are a few steps to help with transitioning:

Over the last decade, reverse mortgages have been marketed as an easy way for seniors to cash in their home equity to pay for living expenses. However, many have learned that improper use of the product—such as pulling all their cash out at one time to pay bills—has led to significant financial problems later, including foreclosure. In actuality, there are some cases where reverse mortgages can be helpful to borrowers. However, it is imperative to do extensive research on these products before you sign. Reverse mortgages are special kinds of home loans that let borrowers convert some of their home equity into cash. They come in three varieties: single-purpose reverse mortgages, Home Equity Conversion Mortgages (HECMs) and proprietary reverse mortgages. Who can apply? Homeowners can apply for a reverse mortgage if they are at least 62 years old, own their home outright or have a low mortgage balance that can be paid off with the proceeds of the reverse loan. Qualifying homeowners also must have no delinquent federal debt, the financial resources to pay for upkeep, taxes and insurance and live in the home during the life of the loan. Consider the following pros and cons as a starting point for trying or bypassing this loan choice. Even though HECM loans require a discussion with a loan counselor, you should bring in your own financial, tax or estate advisor to help you decide whether you have a safe and appropriate use for this product.
Pros Of Reverse Mortgages
• They’re a source of cash. Borrowers can select that the amount of the loan be payable in a lump sum or regular payments. • Proceeds are generally tax-free. Final tax treatment may rely on a variety of
personal factors, so check with a tax professional. • Generally, they don’t impact Social Security or Medicare payments. Again, important to check personal circumstances. • You won’t owe more than the home is worth. Most reverse mortgages have a “nonrecourse” clause, which prevents you or your estate from owing more than the value of your home when the loan becomes due and the home is sold. • Reverse mortgages may be a smarter borrowing option for some downsizing seniors. With proper advice, some borrowers use them to buy new homes.
Cons Of Reverse Mortgages
• You may outlive your equity. Reverse mortgages are viewed as a “last-resort” loan option and certainly not a singular solution to spending problems. • You and your heirs won’t get to keep your house unless you repay the loan. If your children hope to inherit your home outright, try to find some other funding solution (family loans, other conventional loan products) first. • Fees can be more expensive than conventional loans. Reverse mortgage lenders typically charge an origination fee and higher closing costs than conventional loans. This adds up to several percentage points of your home’s value. • Many reverse mortgages are adjustable rate products. Adjustable rates affect the cost of the loan over time. • If you have to move out for any reason, your loan becomes due. If you have to suddenly move into a nursing home or assisted-living facility, the loan becomes due after you’ve left your home for a continuous year. Bottom line: Reverse mortgages have become a popular, if controversial, loan option for senior homeowners. As the economy improves, today’s sellers are facing a very different environment than they were before the housing market stumbled in 2006. Today’s housing market features new procedures and standards, not the least of which are continuing borrowing hurdles for prospective buyers. If you are thinking about a home sale in the coming months, it pays to do a thorough overview of your personal finances and local real estate environment before you put up the “for sale” sign. Here are some general issues to consider:
Make Sure You’re Not Underwater You may want to buy a new home, but can you afford to sell? The term “underwater” refers to the amount of money a seller owes on a house in excess of final sales proceeds. If what you owe on the home—including all selling costs due at closing—exceeds the agreed-upon sale price, then you will have to pay the difference out of pocket. If you’re not in a situation where you absolutely have to sell now, you may want to wait until your financial circumstances and the real estate market improves.
Evaluate Your Finances Before you sell, make sure you are ready to buy or rent. Making sure all three of your credit reports (www.annualcreditreport.com/index.action) are accurate is an important part of that process.
Consider “For Sale By Owner” Versus “For Sale By Broker” “For Sale by Owner” (FSBO) signs were a common sight in many neighborhoods during the housing crisis. Shrunken home values convinced many sellers to sell their property themselves rather than pay five to six percent of profit in broker commission. However, consider what a licensed real estate broker could accomplish in your specific situation. Many experienced brokers have market knowledge and negotiating skills that could potentially get a better price for your property. Deciding which route to take shouldn’t be an overnight decision. Check leading FSBO and broker sites and talk with knowledgeable friends, attorneys and real estate professionals to learn as much as you can.
Think Twice Before Spending On Improvements Not every home construction project pays
off at sale time. Remodeling magazine’s annual Cost vs. Value Report (www.remodeling. hw.net/cost-vs-value/2015/) tracks both pricing and cost recovery for leading remodeling projects. Before fixing up a bathroom, kitchen or any other area of your home, research whether the work will actually pay for itself at sale. For many sellers, it might be advantageous to hire a licensed home inspector to identify any structural, mechanical or major appliance repair issues that could delay or compromise a sale.
Don’t Forget Moving Costs According to the American Moving and Storage Association, a leading industry trade group, the average professional interstate move of 1,220 miles costs an average of $5,630; in state, the average moving cost is $1,170. After all the costs involved in selling a home, don’t forget how much it costs to relocate. Bottom line: Selling your home requires planning. That’s the advice of realtors who say that many home buyers won’t even get out of their cars unless they like the way the house looks from the street. “Today, buyers can be choosy. Overgrown bushes, peeling paint or faded shutters are enough to stop some people from even getting out of the car,” said Joanne Meredith-Nolan, real estate sales agent with Laffey Fine Homes. Experts say that to achieve those goals it’s helpful to take a “top down” approach.
