“Home is not a place, it’s a feeling.” That sentiment by Irish novelist Cecelia Ahern rings especially true for anyone who owns a home. I

n the not too distant past, Long Islanders looking to buy a residence overwhelmingly gravitated to a single family home—classic ranch with a picket fence, say, or a four bedroom colonial. While this is still largely true, a growing population of Long Islanders, from empty nesters to millennials, is looking at the condominium lifestyle. While there are numerous 55+ communities that are very popular among some mature adults, many Long Islanders prefer to live in a community that has a broader demographic, and communities that are not age restricted are seeing people of all ages and relationship statuses enjoying a lifestyle that alleviates some of the day-to-day responsibilities of home ownership while maintaining a neighborhood feel. There are many attractive features of condo life. Chief among them is relief from outdoor maintenance chores that you might not have the time, desire or ability to handle, from seasonal tasks such as mowing the lawn or shoveling snow to exterior building repairs and maintenance. Monthly condo fees cover these services, and other maintenance costs are shared among condo residents. Purchasing a condo may be less expensive than buying a traditional home, which makes condo living an attractive option for first-time buyers, downsizers and those with a limited budget. That said, there

are condominiums in every price range, with ultra-high end and luxury communities with a wide range of amenities and services. You’ll need to research homeowner association costs and any personal tax implications before making an offer. In the end, you’ll be happiest with your new condo only if it fits both your lifestyle and your budget.

Budget considerations

For the most part, condo associations collect monthly common charges to cover maintenance of exterior and community grounds, amenities, taxes and insurance. These fees are in addition to your own personal mortgage, taxes, insurance and utilities. Also, some associations can levy special assessments to cover the costs of capital improvements or unexpected expenses. Make sure you inquire about all monthly costs, including whether the association is planning any special assessments in the future.

The condo lifestyle

Security is a big draw for many condominium dwellers, both for families, and for those who travel often for business or pleasure and especially value the “lock and leave” lifestyle. Some communities, like The Ritz-Carlton, North Hills, offer top of the line luxury services and amenities that include concierge, valet parking, housekeeping, “while you’re away services,” standby generators, and more within the safety of a gated

community. Condominiums across the spectrum are also equipped with fire safety features and other amenities residents can access in case of an emergency.

Social amenities

If you enjoy social interaction, condo living just might be the ideal choice for you. Many condominium complexes foster a strong community identity with many opportunities for friendships to develop; in the clubhouse, at the pool or gym, and in other common rooms and outside areas. In addition to having a clubhouse, for example, the Roslyn Landing condo community has kayaks and bicycles for residents to use, as well as an outdoor area that includes a playground, outdoor tables and chairs, and a waterfront promenade. It’s also an easy stroll to Roslyn Village’s shops and restaurants. “Living here allows you to enjoy some of the finest restaurants on Long Island without worrying about parking or driving home,” said developer Rob Antonucci. “The trains are here, the movie theater, the gym, and it’s a quick ride to country clubs and the Miracle Mile.” All these factors contribute to the overall convenience of condo life. Many condominiums are built within easy access of major roadways, easing time spent commuting. Or, in the case of The Beacon at Garvies Point, currently under construction in Glen Cove, the developer, RXR

When complete, Garvies will include a mix of 569 condominiums and 541 rental apartments, 75,000 square-feet of commercial and retail space, 28 acres of open space, access to the Garvies Point Ferry Terminal with commuter service to Manhattan, an amphitheater, restaurants, marina, and more for residents and visitors to enjoy. Occupancy is expected for fall 2019 with 40 percent of its condominium apartments sold. Demand for these condominium projects is strong. On the luxury end, only four residences out of 124 remain for sale in Phase 1 at The RitzCarlton, and over 50 condominiums out of 120 have been sold in Phase 2 of the project, with occupancy commencing in December. Roslyn Landing has similar demand. Out of 33 units in Phase 1, 28 have been sold. Phase 2 of the project is in the process of being rolled out for sale. As of press time, nine units have sold. Joe Graziose, executive vice president, RXR Realty, sums up this trend. “We’ve seen tremendous sales velocity at both The Ritz-Carlton Residences and The Beacon, which gives a clear indication of the demand for such a lock and leave lifestyle on Long Island,” he said. “Add in the proximity to the Long Island Rail Road and in the case of The Beacon, the ferry terminal at Garvies Point, condo projects also benefit greatly from the commutability to Manhattan.”

Fall Garden Favorites

all is a fantastic time of year. The leaves are changing colors and the temperatures have cooled enough that it actually feels quite nice to spend time outdoors. Take this opportunity to beautify your home and garden with plants that love fall as much as you do. One of the most beloved plants for fall is the Chrysanthemum or “mum.” Available in a myriad of colors, mums produce small daisy-like flowers for several weeks during the fall months. Mums look great planted in a garden bed or try them in a planter by your entryway. You will not be disappointed. Another favorite is ornamental cabbage, which comes in several shades of purple and white. Although called cabbage, ornamental cabbage is not edible—it’s just beautiful. Cabbage typically holds its color until the first hard frost in winter. One of my personal favorites for fall is ornamental peppers. Just like ornamental cabbage, the peppers are not edible but it sure looks really interesting! If you are looking for a dash of bright, fun color ornamental peppers are the plant for you. Ornamental grasses provide height and texture to a garden and are a favorite among birds and other wildlife throughout the fall and winter months. Try Millet, reed grass or fountain grass varieties are favorites on Long Island. Fall is also a great time to plant trees and shrubs. The air temperatures are cooler but the soil is still warm, creating the perfect conditions for plant roots to grow until the ground freezes. Whether you need to screen out unsightly views, add a new foundation planting to the front of your house or redesign the space around your pool, now is great time to begin the process. This one might surprise you, but your lawn is also a great “plant” to focus on during fall. Plentiful rainfall, cooler temperatures and the lack of competition from weeds combine to make fall the absolute best time for seeding. Visit your local garden center to choose the grass seed mixture that best suits your conditions (sun, shade, high traffic, etc.) Also, water regularly and fertilize the entire lawn with an organic lawn fertilizer.

Gardening does not end with summer. Get out there now while the temperatures are cool. Enjoy your garden while also checking a few tasks off your list for next spring. Just like summer, your fall and winter gardens can provide you with vivid colors, shapes and textures. Don’t miss this opportunity to enjoy all it has to offer.
