M y n a me is.. Anya Savain and I am a second year Interior Design graduate at Florida International University . I am of Haitian-American descent and my passion revolves around the artistic forms of architecture, fashion, and natural elements. My goal is to pursue a career in Interior Design and graphic development to soon open my own brand and even try to become a project manager for design projects. I hope to learn to discipline my skill set and create something extraordinary for myself and my community.
T h i s Projec t This assignment gave an introduction into understanding the analysis process of a workplace design,The main aspects of the design project need to be understood properly in order to produce a responsive design; the main considerations our place into 3 categories: Context: A general context that focuses on the location and site as well as the implications that influence the building. Internal Players: The users and clients define the use of the programs within the building and needs of the users in the space. Project: The relationship of the spatial hierarchy and circulation within the interior of the space will give definition to its purpose and the people inside the space The workspace consists of large open areas in private spaces for a variety of individuals to utilize the space productively and properly workplace design is a very dynamic and organized programming system that defines the intention of the design within a space, in order for designers to understand the expectation of this layout we must consider all aspects needed of the workers within the space .

CASE STUDY Companies of nearly every size have been rethinking their in-person versus work-from-home framework, brainstorming ways to bring employees back safely while fostering productivity both on and off site. Questions to ask moving into hybrid workplace design: + How do we support the resident population going forward? + How do we strengthen the support of our employees who are working remotely? + How do we provide the resources at our major sites for employees to come together as a team? Another takeaway for flexible workplace design; Implementation of space reservations may vary, but employee confidence in “having a space” to work and collaborate is key. Organizations must make sure that people have a variety of choices in places to work. Labus credits the pandemic with leading employers and workers to the realization that there is more than one way to be successful.

K ASSIR.R U Designer : DESIGNIC Design Date: 2019 Size: 7400 sqft Industry: Entertainment Kassir.ru is the largest ticket operator in Russia spanning over 34 cities. The company sells tickets to events,seminars,sporting events and performances. The company’s mission is to provide the best service on the way to impressions. The majority of the of employees are young which is why they wanted to create an open and comfortable atmosphere.
K ASSIR.R U LAYO U T There are a total of 50 workspaces that each provide an acoustic partition for optimal space. Each department is divided by floor high partitions that are mobile and flexible to the space. Allow for individual or collaborative work.
The circulation is a simple grid with secondary circulation into the workspaces. The node of the threshold is the communal space that allows a flowing circulation that branches off into two separate programs to five a sense of openness and flow.
All areas of collective interactions are located in the center of the office which provides equal access to all employees to integrate. This space allows establishes the hierarchy of the spaces as you walk through the workspace.
H a n e da sky Designer : Azusa Sekkei Design Date: 2019 Size: 57027 sqft Industry: Architecture Firm Located in front of Haneda Int. Airport, Haneda Sky is an architectural design firm with a wide portfolio range. It is a single floor warehouse that has been converted into an innovative open office. In designing this space, the designer questioned how we can propose new working environments beyond a conventional office format.
H a n e da sky L AYOU T Programs within the space include lounges, multi-purpose areas,cafeterias,private meetings spaces, and storage spaces. There large spaces constantly being utilize and engaged through every aspect of the office.
The office holds a variety of working space configurations are provided as architects and creatives, in doing so, it creates a harmonious and synergistic space.
4 axes called runways overlaid into the open space zoning, thats extends 100m through the office. The runways symbolize Azusa Sekki as the leading design company and to function as a public space instead of just an office.

T H E OWNER Working in sales for Ditto, Scott would regularly visit the local manufacturers where he would walk on the manufacturing floor and talk to the foremen. Questions like what do you need; what are your problems this week; are the screws doing okay; and are the dowel pins doing okay would be constant on those visits. His dad worked the same way as he wanted to their customers received the best solutions they could from Ditto Sales. This also helped him to better understand the furniture industry and ways to improve it. “I would walk around and just watch what people were doing and just absorb stuff,” Scott explained. This was built on top of the rich history of family men who had worked in the local furniture industry. They had exposed him to furniture craftsmanship his entire life.

The wood used in our table tops conforms to a third party certification program for environmentally and socially responsible forest management which addresses carbon footprint, local and renewable resources, recycled/recovered content, efficient use of raw materials, and wood sourcing from FSC, SFI, or comparable certifying body recognized by the Composite Panel Association. While Versteel continuously improve our operations through our Environmental Management System, we aim to succeed from the beginning. There is no denying the harmful effects of hazardous chemicals. For this reason, Versteel go to great lengths to eliminate or replace hazardous chemicals. As a direct result we are in the lowest Hazardous Waste Classification set by the EPA: Conditionally Exempt Small Quantity Generator.

The site location is placed in a complex area with continuous traffic flow and a ranging noise input. Access to the site is minimal as well as parking so on foot travel would have to be a consideration for users of the site. The building itself has a strong grid formation useful for programming yet there is only one entryway that would be troublesome if the circulation is not established, as well as an uneven light distribution that needs to be considered for all aspects of the day.

These services are also available to understand the queries of the customers and ensure that they enjoy a costeffective experience after purchasing any product from the respective company.
issues Entry must appeal to all aspects of guests entering the space (professional and personal); providing a welcoming atmosphere is an important factor. Safety and sanitation is an obligation to everyone in the space that needs to be implemented and demonstrated at the welcome area of the space before entering further into the layout.
COVID-impacted showrooms have a variety of issues with their layout; where a potential economic depression, uncertain consumer spending, and social distancing guidelines threaten to impact the future of Versteel physical location. Outposts will operate at a reduced capacity, giving way to extended opening hours accessed by a few visitors at a time or by appointment-only.
Bringing employees back into the workplace should be an optional priority to provide comfort to individuals who still would like to remotely, creating an atmosphere that encourages people to join the workspace without disregarding crucial social distancing implications and flexible layout dynamics to control proximity and occupancy.
Collaboration is an essential factor in communication and productivity for a company especially a field that requires hand-on thinking and teamwork. Group interactions should be done responsibly and efficiently to ensure distance and sanitation is applied to the space design organically.
These spaces are limited to large groups so there needs to be consideration of digital platforms as well as in-person events so that versatility is considered for both groups that choose to collaborate and discussion company projects and events.

Co ncept stat e men t Versteel is a vertically integrated company that can use its production capabilities and additional sources to meet customers needs. Ensuring design elements respond to the high-work demand and expectation within Versteel will be implemented through its circulation, technology advancements,spatial hierarchy and flexible distancing boundaries can produce a safe and productive environment. Versteel main design guidelines will focus on productivity and flow of circulation throughout its programs as well as a celebration to its industrialist brand through representation natural elements such as wood and metal creating a warm and prismatic color experience. Office space will be open and on the center axis of the space. Cafe and support spaces need to be defined in their own space to separate lounge from professional. Showroom will be the first impression within the space next to the lobby space.
