A Look Ahead ‌ With the year coming to a close, now is a great time to evaluate our successes and carve out a path to an even better new year. Great strides were made to improve our Association last year. NVSAA Membership grew by more than 15%, we welcomed an additional 98 apartment communities and 37 vendors to the Association. The excitement of this growth gives us all great enthusiasm leading into the new year. An important goal for 2014 is to continue our growth and diversify NVSAA membership. By building a solid foundation of industry professionals and Business Partners, we will cultivate the bench strength needed to meet our industry challenges in the years ahead. By increasing our Association's footprint in Nevada, we will have a stronger position going into the next legislative session. We will continue to seek positive interactions with our state legislators, local governmental bodies, and the Nevada Governor's Office. By proactively educating our politicians, we can help them to craft bills that are mutually beneficial for our industry and the residents we serve. I am thankful for the efforts of our out-going President, Board of Directors, Membership, and Business Partners, who worked together to enhance and grow the Nevada State Apartment Association. The Silver State’s Best of the Best Sequoia’s Vintage at South Meadows Repeats in Reno; Las Vegas Luxury Earns The Onyx a Prestigious Jewel Award

The Nevada State Apartment Association (NVSAA) held its annual Jewel Awards on December 7, 2013 in Las Vegas and then continued the awards program in Reno one week later. This year two AMAZING communities were awarded the most sought after award, NVSAA’s Jewel Award. The Jewel Award is given to the top property, as decided by a panel of independent judges within the apartment industry.
Recently, NVSAA Executive Director Michael Fazio had a chance to review the winning questionnaire, which was submitted for the Jewel Awards. We share the open, candid answers which caught the judge’s attention and hearts.
The independent judges selected Sequoia’s The Vintage at South Meadows (Reno), managed by Chrissy McCulloch, and Pinnacle’s The Onyx (Las Vegas), managed by Candice Collins. This was the first time in the seven year history 2 communities were awarded the Jewel Award.

The Vintage at South Meadows Reno can continue to celebrate! For the first time in history of the Jewel Awards, a community has repeated as the Jewel Award winner. That community is Sequoia Equities The Vintage at South Meadows. The Vintage at South Meadows is located in one of Reno's most sought-after neighborhoods and offers luxury rental homes at an exceptional value.
Why do you believe you were nominated, and what sets you apart from the other nominees? As a business, we believe in creating more than a place people live. Rather, we seek to create a place where they belong. Thus, local philanthropy is a key part of our corporate social responsibility program. In each local area that we own/operate apartment communities, we partner with the American Cancer Society's Relay for Life. The Vintage team not only participated in the 24 hour relay themselves, but also in a myriad of fundraising events (bake sales, dinners, pancake breakfasts, $5 application fee donations, and more!). These collective efforts resulted The Vintage contributing to the over $150,000 that Sequoia raised for the American Cancer Society to date!

As a result, S Club offers doorto-door dry cleaning, valet trash and recycling pick up, programs for our mini (children) residents, a program and treats for our furry residents (pets), on-site coffee bar and refreshments, out of town mail and plant watering services, and much more!
About 7 years ago, Reno had one of the coldest winters we could remember. It became so cold that 6 of our 18 buildings had fire sprinkler pipes burst, resulting in water damage to 35 apartment homes, 25 of which were quite severe. Every team member sprang into action, calling the fire department for service, the sprinkler company for repairs, and multiple vendors to conduct water extraction. Our main goal was to minimize this huge inconvenience to our residents as much as possible. There were more than a dozen other properties that were experiencing the same broken pipe issue that the Vintage was, which caused our vendors to be spread thin throughout the city. Each office team member and maintenance team member stayed at the property until 2am to ensure that hotel accommodations were secured for residents that needed relocation, and that vendors were given a specific plan of action on which apartments needed attention. Due to the incredible teamwork displayed, the Vintage team was able to accommodate temporary housing for each of our affected residents while their apartment was put back to normal.
Finally, our company believes our competitive advantage is found within our people. In addition to rewards and recognition, we invest heavily in a training environment which supports developing, encouraging, and promoting individuals. We offer blended learning programs with "conference-caliber" curriculum. To demonstrate our commitment to making The Experience Matter for our vendors, the same customer-service principles apply to these interactions. TWO PART QUESTION: What makes your team so successful? How would your residents describe your team? Our commitment to customer service is the root of what makes The Vintage so successful. Our residents would describe our property simply as their home. They enjoy coming home to a place that they know is well maintained, and has on-site team members that care. We love when residents come into the office just to say “hi” and tell us about their day. Our team does what they say they will, thus creating a very credible and trustworthy environment for our residents.

How do you keep your team motivated? Please give examples. Our team is goal oriented, and we celebrate individual accomplishments as well as thrive on the success of our entire team. We are continually updated on the “Big Picture,” and the small steps we need to take to get there. One of our company goals is to ensure that we create “promotable” team members who can grow and succeed in the future. Additionally, to demonstrate our commitment to making The Experience Matter for our team members, our company created a new recognition program called P2P. P2P stands for peer-to-peer. Employees throughout the ranks can reward each other anytime with fun cards that have BIG value! We are successful here at The Onyx because we provide our residents personalized service they cannot get anywhere else. Whether it is sending their dry cleaning out for them and then hanging it up in their apartment when it is returned, or accepting and delivering their packages, we strive to provide the very best to our residents. We have upgraded our coffee bar to accommodate all preferences of coffee or tea. We provide top quality snacks and goodies that include healthy options. Friday breakfast at the front desk has become routine and loved by all. Many other communities provide for their residents but not on the level of the Onyx. We believe that the smallest changes make the biggest differences. For instance, we bought bell carts for the residents to use which makes unloading a car easier. We also replaced the cushions on our sundeck making it more inviting and more resident friendly along with being an amenity that is now used daily. Maintenance requests are always handled within 24 hours and make readies are tripled checked to make sure that our new move-ins are satisfied with their new homes. From start to finish we do our very best to anticipate what is needed before our residents even know what they need. On a daily basis we hear our residents tell their friends and family that they love how quiet our community is. When we asked them to describe the community they all said the same thing: it is luxury living with high standards in customer experience and everyone loves that we are always anticipating their needs. They also described us as friendly, warm, and inviting. We have amazing residents who help us create this amazing atmosphere. •
Tell us about a time that your entire team helped resolve a unique situation on for a resident(s)? Please be as specific as possible. Since we are a high-end condo tower located just off The Strip, we always have unique challenges that we face head on. One time, we had a resident who was having hot water and heating issues. The biggest problem though was that there was never any permission to enter because she feared her cats would escape. As a team, we had to find a way to accommodate the resident’s work hours and that she didn’t want her cats to get out. So we proposed that the business managers go in and sit in her apartment while our maintenance supervisor completed the work. Once we came to this agreement the fix was easy and took only 20 minutes to complete. We overcame not only her work request but we were able to ensure that her cats didn’t escape while we completed

the work. Prior to the completion of the service request the resident had informed me that she would not be renewing her lease. After we addressed her maintenance issue, she ended up renewing for another year. •
How do you keep your team motivated? Please give examples. We are empowered to make a positive impact in the lives of our team members. To keep our team motivated, we supply unprecedented guidance and motivation to attract and maintain the best talent and provide an exceptional work environment for all. We also set a good example of productivity and cheerfulness in all day-to-day interactions with everyone. It is extremely important to develop exceptional listening skills; this means using active listening to its fullest potential, not just pretending to show interest. You need to be an effective communicator and be clear about the purpose of everyone’s job, and explain clearly the big picture of the company's mission and goals. As a company, we empower people to show pride in working with our company, whether they pick up garbage or bank millions of dollars in rents. Everyone is as important as the next and Pinnacle ensures our employees know they are valued and appreciated. You have to set goals and reward the staff when the goals are achieved. This reward can be as simple as an email congratulating for a job well done or something larger such as a trophy, certificate, bonus or cash reward. It is our goal to be open, friendly, and professional with the staff. “The team” is what makes everything successful and everyone deserves to be treated with respect and appreciation. You also have to create a work atmosphere where doing a good job is recognized constantly. Here are some ways we inspire the site teams: Motivation and encouragement - Pump your employees up. When your employees feel encouraged and motivated, they perform better. Happy employees want to work harder for you and your clients. Acknowledge all employees, always tell employees how glad you are that they are there and you appreciate what they do. Risk Mitigation 101: Insurance Best Practices for Apartment Owners Five Steps You Can Take to Reduce Your Exposure to Risk By Mark Ohlstrom, Capital Insurance Group
development you own or manage is well within your legal rights, and, indeed, it is part of a trend that is gaining momentum in communities around the country. Because they recognize that smoke-free policies significantly reduce the risk of fire, some insurance companies have even begun offering premium reductions to apartment owners who adopt them. Capital Insurance Group (CIG), for example, offers a 10 percent premium credit to apartment building owners and condominium associations who maintain a smoke-free environment in their buildings and units. Smoke-free policies present additional benefits for apartment owners, including greater peace of mind, faster and cheaper rehabbing of units, and increased marketing advantages as more residents seek smoke-free environments.
Managing a multifamily housing development can mean confronting new challenges every day—some of which are entirely out of your control. Extreme weather events and other unpredictable disasters have affected nearly every region of the country in the past year, leaving owners and managers of apartment buildings scrambling to recover. Unfortunately, you can’t prevent the next “Act of God,” or super storm or wildfire. But you can significantly reduce your risk of loss from a host of other disasters by adopting a handful of insurance industry best practices—saving yourself time and energy, not to mention stress and money, in the process. 1.
Adopt a smoke-free policy According to the most recent statistics from the National Fire Protection Association (NFPA), home and apartment fires started by smoking cause an estimated $516 million in direct property damage per year and kill more people than any other type of fire. Guard against stovetop fires Unattended cooking is the leading cause of cooking fires, and cooking fires account for the majority (44 percent) of all home and apartment fires, according to the NFPA. In 2011, cooking fires accounted for 156,300 home and apartment fires, resulting in 470 deaths, 5,390 injuries and $1 billion in direct property damage. www.nvsaa.org
The good news: Special fire suppression technology is now available that extinguishes stovetop fires before they have a chance to spread. Small, easy-to-install canister devices mount under the vent hood, microwave hood, or cabinetry above a stovetop. These fire suppression devices have proven so successful that communities in states around the country have enacted ordinances mandating their installation and use in multifamily dwellings. Owners and managers of multifamily housing who install stovetop fire suppression products report as much as a 99 percent reduction in average fire claim costs. A few insurance companies are offering a premium credit to apartment owners who install stovetop fire-prevention devices in each of their units. In addition to receiving a premium credit, some insurance companies are also partnering with fire suppression technology providers to extend product discounts to apartment owners who install these types of safety devices. This collaboration between insurance carriers and manufacturers of fire suppression technology helps apartment owners lessen the risk of stovetop fires and realize significant cost savings as well. 3.

Reduce flood risk Water damage due to a malfunctioning appliance can cause tens of thousands of dollars’ worth of damage to a rental property. Fortunately, there are flood-prevention devices that can detect leaks and automatically shut off the water supply. These types of devices are available for any appliance with a water-supply-line connection, including water heaters, washing machines, toilets, dishwashers, etc. As with stovetop fire prevention devices, apartment owners who install flood-prevention devices in their units can be eligible for premium credits from some insurance companies. These insurance companies are also partnering with manufacturers of flood-prevention devices to offer their clients product discounts. Such partnerships provide apartment owners with a cost-effective means to reducing flood risk.
5. Carry sufficient business income loss coverage Despite the best risk mitigation practices, disasters can still take place. And though your commercial property insurance should cover most direct losses to property, it generally doesn’t extend to indirect losses you may face while you are working to repair and rebuild and cannot generate income at normal levels. Owners and managers of multifamily housing developments should consider carrying business income insurance to be fully protected in the event of a loss. An additional line of insurance, business income insurance supplements lost income and covers continuing expenses, allowing building owners to pay their mortgages and utilities, meet contractual obligations and retain personnel until their properties have been restored. Protect residents against carbon monoxide poisoning Called the silent killer, carbon monoxide (CO) can do just that. The colorless, odorless, highly toxic gas is produced by improperly operated or vented fuel-burning appliances found in many homes and apartments. If undetected, elevated concentration levels can be fatal. According to the Centers for Disease Control and Prevention (CDC), about 500 Americans die each year from accidental CO poisoning, and another 20,000 are sickened. To help combat this risk, legislation in some parts of the country requires that all residential dwellings with a CO source—such as an oven, furnace, or fireplace—have functioning CO detectors in the immediate vicinity of sleeping quarters. Whether or not you are legally bound to do so, installing CO alarms in your rental units lowers your risk and keeps your residents safe. CO alarms are widely available and effective at detecting leaks, and here, too, insurance companies offer discounts to policyholders on the purchase of such detectors.

Four Multifamily Trends to Watch for 2014 By Faith Hinz, Apartments.com
It’s no secret that it’s been a rough few years for the housing market as well as rental construction. But the good news is, things seem to be steadily improving and the multifamily industry outlook for 2014 is positive as the economic recovery continues. While the year is only a few weeks old, there are already some trends that are apparent for 2014 that are important to know about if you’re in the multifamily industry. Read on as we explore a few of those trends. Low Home Inventory Housing prices and mortgage rates are inching upward, making a home purchase out of reach for many people. In addition, inventory remains low as many homeowners put off selling their home until their mortgages are no longer underwater or they can recoup more of their investment. These factors are driving more would-be buyers to rent, increasing demand of rental properties. Influx of Millennial Renters According to a study by the Urban Land Institute, only 40% of the Millennial generation (also known as Gen Y and typically categorized as those born in the 1980’s and 1990’s) owned their residence in 2013, compared to 66% of all respondents. And it doesn’t look like this trend will shift anytime soon. Of those Millennials who are very likely to move within the next five years, 69% expect to rent. Why is this generation opting to rent? For one, they saw firsthand the damaging effects of the recession (including underwater mortgages and foreclosures) and perhaps they’d rather not add a mortgage to their already hefty student loan debt. Plus, many Millennials find the convenience and flexibility of renting FEBRUARY | MARCH 2014
appealing even if they can afford to buy. Not only is someone else responsible for the maintenance and upkeep of the property, but renters have more flexibility to pick up and relocate to a new city. Now is the time for property managers to think about how they can attract and retain the “generation of choice.” Urban Growth Job markets in large metropolitan areas continue to improve, making these locations appealing to workers looking for job opportunities. In addition, a growing number of Baby Boomers are selling their homes in favor of renting apartments in metropolitan areas. As the demand for apartments in these cities continues to grow, urban development is likely to continue. Low Vacancy Rates New multifamily developments are springing up to meet renter demand, but will these new developments cause supply to outpace demand and vacancy rates to rise? Experts don’t think so. According to REIS, there may be a slight uptick in vacancy rates, but overall, rates are expected to remain relatively slow in 2014 and beyond.
