Owner says car burglar entered car in theater lot CUMMING, Ga. — A man reported his car was burglarized July 18 while parked in the lot behind the AMC Theater on Peachtree Parkway. The victim said he parked his Ford F150 behind the theater before going to work. He said that a backpack containing a first aid kit and $25 in cash was missing from the back. After notifying security, police noticed that the driver’s side door lock had been busted in by the suspect. No surveillance footage was recovered.

Costly equipment stolen at construction site CUMMING, Ga. — Police responded to a theft July 22 at a construction site on Matt Highway. The theft occurred two or three days prior after it was confirmed that the stolen items were not transported to another site. The total value of the stolen packs is $190 and video surveillance footage of the incident was provided.

The items were owned by another company and the Bobcat was recovered in the woods nearby. No evidence was found and no surveillance footage was available.

The store manager said a man came into the store and attempted to pay for an item with a $100 bill. The cashier told the man they could not accept the high-denomination bill, so the suspect made four separate orders and paid for each with a separate $20 bill. The manager said she believed the transactions were suspicious. She then marked the $20 bills and determined they were fake. The manager said the suspect left in a black Ford sedan.

Vehicle reported stolen while parked at residence Impaired driver stopped SUWANEE, Ga. — Two residents on traveling on flat tires Friarbridge Drive reported a vehicle theft July 1. They said a 2005 Nissan Armada had been parked outside of the residence the day before. Police were told that the vehicle was left unlocked with the keys placed in the cup holder near the driver’s seat. Although no cameras were located at the nearby residences, surveillance cameras were found near the entrance of the subdivision. Authorities also noticed a spot where someone had been laying in the junipers behind the residence. No further evidence was found concerning the incident.

MILTON, Ga. — A Milton woman was arrested July 18 for DUI after police noticed her driving her car with a flat tire near downtown Crabapple. After being pulled over, the driver said she had a flat tire but did not know it was “completely blown out.” Her car also had scrape marks on the passenger side rims and a large dent on the rear driver side panel with fresh yellow paint marks, according to the report. The woman said she was returning from Alive in Roswell and had consumed one glass of wine. Officers noted she was unsteady on her feet and smelled of alcohol, according to the report. A breathalyzer test showed the woman was over twice the legal limit.

Police probe house fire after suspicious activity MILTON, Ga. — Milton Police are investigating a July 19 incident in which a home’s door caught fire after neighbors reported hearing a loud noise and seeing a group of people near the house. The homeowner on Yacht Terrace said Milton Fire put out the door fire overnight. Around 8 a.m. that morning she found what police suspect was fireworks residue and a partially burned piece of paper that appeared to be a warning label for fireworks. Two neighbors reported hearing a loud noise around 1:30 a.m. After hearing the noise, one neighbor said he saw around 10-12 people in front of the home that caught on fire. He said some of the people left in a brown Dodge Charger.

Cumming’s new police chief pushes for body cameras By CONNER EVANS newsroom@appenmediagroup.com CUMMING, Ga. — David Marsh was sworn in July 22 as Cumming’s new police chief. Mayor Troy Brumbalow, who presided over the ceremony, asked Marsh not only to swear to protect the city, but swear not to continue vocal support of his alma mater, Auburn University. Marsh gets grief regularly from Brumbalow, a University of Georgia alum, yet his new office already has Auburn tigers paraphernalia sprinkled around the room. More important than the issue school loyalty will be Marsh’s performance as the new chief, replacing Casey Tatum, who held the position since 2012. Marsh has already set a goal to put body cameras on all officers by the end of the year. He plans to bring the procurement item before the Cumming City Council at its next session, a process that is still new to him, he said. “Most of us are just more comfortable being outside working for a living,” Marsh said. “But I got a lot of experience doing internal affairs and training, which helped make that transition a little bit easier.” Marsh worked in the Forsyth County sheriff’s office for the last 15 years and

He worked his way up from the county jail, to patrol work, to

a Drug Enforcement Agency task force, and he was promoted to sergeant rank two years ago.

After his promotion he worked more in training officers, which he said was one of his favorite jobs he’s done in his career. Teaching became one of his passions. “One of the things I did at the sheriff’s office that I really enjoyed was teaching active shooter response classes,” Marsh said. “You know, ‘What should you do if you’re present and there’s workplace violence happening? Or if you’re in a school or even in a commercial business… how should you best protect yourself and others?’” Doing more with the community will be his primary goal as the new chief, he said. Currently the agency does not have a Facebook page, and Marsh said his office can do more to be accessible and open to people who live and work in Cumming. Marsh’s main mentor during his time working for the county was Sheriff Ron Freeman, who was present for Marsh’s swearing in. Originally known to Marsh as Capt. Freeman, he was elected sheriff in 2016. “He was a big help to me as a young deputy … and he’s always been a person who will answer my phone call, give me advice,” Marsh said. “I spoke to him at length before I even applied for this position, and he couldn’t have been more complementary and helpful in the transition.”

County approves new trails master plan By CONNER EVANS newsroom@appenmediagroup.com FORSYTH COUNTY, Ga. — After four years of public input and committee meetings, the Forsyth Board of Commissioners approved a new trails master plan for the north subarea of the county. Eric Bosman with Kimley Horn design consultants presented the finalized plan, garnered from three project management team meetings, three stakeholder committee meetings and a public input meeting since December.

The trails will have two main components, both running essentially east and west, with trails connecting those two components north to south along the way. The 35 miles of trails will connect the Etowah River in the northwest to Lake Lanier in the southeast, Bosman said. The expected project cost is $89 million, and there is no set timeline for completion. “The great potential for this is that it ties into many of the other trails that you already have planned in the central

and southern portions of the county,” Bosman said. Trail construction will be broken up into four phases, with the first phase consisting of projects already funded by current roadway projects. Phase 2 will connect three of the county’s major parks, as well as several schools and neighborhoods. This part of the trail plan will connect Poole’s Mill Bridge Park to Matt Community Park to the Sawnee Mountain Preserve. Ga. 369 will act as the main “spine” of the trails, Bosman said, and the highway has an existing easement that could allow private developers to build those on-road trails, while the county focuses resources on greenway trails. Trails near major roads like Ga. 369 will require a 10 to 20-foot buffer between the road and trail. County Commissioner Cindy Jones Mills said she likes the idea of allowing developers over time to build sections of the trails master plan. The City of Alpharetta has a policy by which developers can earn impact fee credits when

they do this, Mills said, and she would like for the county to look into creative ways to incentivize developers to contribute to the trail system. Adding the trails would improve property values and the tax digest as well, she said. The board will also look into ways to connect these trails with other counties. Mills said she had a conversation with officials in Dawson County who were open to an intergovernmental agreement to eventually connect the trails. Commission Chairwoman Laura Semanson agreed, saying she had a similar conversation with representatives from Sugar Hill in Gwinnett County. Funding mechanisms will still have to be decided, but having a plan in place will aid in asking developers to make trails part of their projects. “The beauty of all of this, is that the Big Creek Greenway, while we think of it as being District 2, … gets all the way to Etowah,” Mills said. “Somebody could get on the greenway in (Commissioner Todd Levent’s) area and ride all the way to Lake Lanier.”

County Commission to weigh latest annexation proposal By PATRICK FOX pat@appenmediagroup.com FORSYTH COUNTY, Ga. — County officials are wrestling with the latest bid by the City of Cumming to annex property. The city has updated a previous proposal to annex some 70 acres extending east from the city limits to Market Place Boulevard. The latest proposal more than doubles that request, encompassing 151 acres by expanding farther east across Market Place. The request for annexation, filed with the city July 8, comes from One Alliance Center of Atlanta. Under an earlier filing, Cumming had submitted plans for a mixed-use development to the west of Market Place, with retail, office and residential elements. There have been no plans announced for the additional property. During a County Commission work session July 23, County Attorney Ken Jarrard said the city is under no obligation to disclose precise plans for the site. It is, however, required to reveal any zoning changes it intends to make. Commissioners say they are concerned over what densities the city will allow when the property is rezoned. Earlier in July, commissioners considered a response to the city’s bid to annex just over 125 acres between Dr. Dunn Road and Pilgrim Road at the northeast edge of town.

The request was made by several landowners and came just four months after the city annexed 46 acres from the county for its City Center project. A joint meeting between city and county officials back in June resulted in accusations from both sides over the intent behind the annexations. Cumming Mayor Troy Brumbalow insists the city is not recruiting property owners but is receptive when approached. County commissioners are scheduled to discuss the annexations further at an Aug. 6 work session. In other matters covered the July 23 work session, commissioners approved two contracts for repair work at the James Creek Water Reclamation Facility. A $63,030 contract was awarded to K-Team Engineering and Construction for interior repair work. The contract is to address the last in a series of repairs the plant suffered as the result of a fire that occurred February 2018. In a related item, the commission approved a $50,000 contract for electrical repairs at the facility. Director of Procurement Donna Kukarola said the repair contract should be the last charge associated with restoring the facility to full operating capacity. Commissioners had authorized $400,000 for repair work, and Kukarola said she will present final cost figures at an upcoming meeting.

Cumming City Center to break ground Aug. 7 By ADAM DARBY adam@appenmediagroup.com CUMMING, Ga. — Local officials will hold a special groundbreaking Aug. 7 to celebrate the launch of the Cumming City Center. The project is slated to open publicly in 2021 at its current location off Canton Road. As development continues, the center is expected to drastically change the city’s downtown landscape. Mayor Troy Brumbalow said he envisions a community gathering spot that will bring back a lost sense of “small town charm.” Since taking office in January 2018, Brumbalow and the City Council have championed the project, annexing land, authorizing environmental studies and preparing site plans. Four restaurants in North Fulton and DeKalb counties have been named on this year’s “100 Plates Locals Love,” an annual culinary guide of the best local dishes as selected by judges throughout the state. The list is published annually in the Georgia Eats guide released by the Georgia Department of Economic Development’s Tourism Division. This year, the plates included deviled eggs from South Main Kitchen in Alpharetta, braised short rib from Carbonara Trattoria in Dunwoody, Dutch baby pancakes with cranberry and mascarpone filling from Seven Sisters Scones in Johns Creek, and pimento cheese fritters from The Mill Kitchen and Bar in Roswell. The tourism department highlights the best cuisine throughout the state each year. Housing typically is a trailing indicator of the health of our economy. If you homeowners are nervous about your jobs, you won’t be so quick to move up to a more expensive home. If you lose your jobs, you might be late on your mortgage payments. And if there are a lot of you feeling that way, then there will be a lot fewer people out here buying houses. And due to the lack of competition, home values are going to drop — making your situation even worse. Not only did you lose your job and are having trouble finding a new one because the job market is down, but your equity stake in your home is shrinking. For those who worked through the Great Recession, this is bringing back memories. I’m getting a little sick just from writing about it. The good news is that since the Great Recession, the opposite has been true for 10 straight years. The economy has grown every year. Unemployment shrunk to its lowest level in recorded history, and employers are begging you to leave your current job because they need you. If you bought a house in 2012, it’s probably worth more than 150%

of what you paid for it. According to a Corelogic report, American’s total home equity is a record $15.8 trillion this year, up from $6.1 trillion in 2009. You are killing it. In fact, the housing industry has been doing so well, running so fast, that some things are getting left behind. Values have gone up so fast that if you bought a house in 2012 for $350,000, it’s probably worth upwards of over $500,000 today. That’s great except if you want to move up into a bigger home, instead of being $500,000, it’s probably over $600,000 or $700,000. Lower income homebuyers are also getting left behind. It’s harder and harder for them to find homes under $300,000. It’s partly an inventory issue as homebuilders are having a tough time finding cheap-enough land to be able to build houses in that price-range and make a profit. And it’s partly that because of the low inventory, home values for homes they might want to buy are rising outside of what they can afford. And it’s also partly that wages have not grown at the same rate as the values of those homes. The market may be starting to correct itself a bit. Home sales this last June were down 12.7 percent from the same time last year, according to a recent article in the Atlanta Business Chronicle. This decrease in activity could be affecting the homebuilding market. An article in the Financial Times stated that building permits fell 6.1 percent in June from the same time last year. I don’t have numbers for this month yet, but July started in the midst of a huge drop in interest rates back to near and under 4 percent. This has helped to make more expensive homes more affordable and we may see an uptick in home buying when the July numbers are out. Perfecting your elevator pitch Everyone has heard the term “Elevator Pitch.” It reflects the idea that you should be able to tell someone what you do in the span of a short elevator dick jones ride. Quickly telling someone what you do and the benefits of working with you may help you get new business. What are you doing to perfect your elevator pitch? Over my 40-year career, I’ve created, refined, modified, destroyed and utilized many different elevator pitches and have experimented with what works well and what doesn’t. I have come to find that if I just explain what I do, like I sell computers or

consulting projects or credit cards, that the person I tell this to really has no idea what I do. Nor do they have a clue if what I do would be of value to them. I’ve found that the “PAR” approach is the best. PAR stands for “Problem, Action, Results.” During my elevator pitch, I start by telling someone about the problems I solve, how I do it, and the results I can deliver. By doing it this way, they have a much better understanding of what I do. The beauty of this approach is that they might have the same problem or refer me to a business colleague or friend who does. Done in the right way, an elevator pitch can be a powerful tool to uncover business opportunities and referrals to others. Perfecting your elevator pitch will help you get more leads in your pipeline and more business on your books.

If the trust owns it, the trust repairs it By Michelle Wilson Eldercare Attorney, Wilson Legal, PC One thing that a lot of folks with trusts don’t think about is how their successor trustee (the trustee who comes after you) will repair real estate owned by the trust. the problem is that sometimes the trustee has to pay out of pocket to repair real estate inside a Wilson trust because the trust doesn’t have any liquid cash to pay for those repairs. A great solution for this potential problem is making sure that you have a checking account in the name of the trust that has money in the account for these repairs. If you’re thinking about how much then we suggest thinking about the cost of replacing the air conditioner units or the roof on the house and making sure that this account has enough money to pay for at least one of those major repairs. If you’re not sure you have or want to designate that much money in that account at first you can always start with something smaller and then gradually save a little bit every month so that that reserve account grows over time. Let’s talk aging and bladder control While it is normal to feel uncomfortable or embarrassed discussing bladder issues such as incontinence, it is important to understand just how common these problems are for aging women. The involuntary loss or leaking of urine is a common syndrome that affects at least 1 in 3 older women, according to the Journal of the American Medical Association (JAMA). Symptoms may range from minor issues such as slight bladder leaks to the need for the protection of an adult diaper to prevent the complete and sudden loss of bladder control. Chief of Surgery for Emory University Hospital and Division Director for Female Pelvic Medicine and Reconstructive Surgery, Gina Northington, MD, PhD informs her patients that while common, “Bladder leakage is NOT normal aging. There are often functional problems of the nerves and muscles within the pelvic floor that can be treated to improve bladder control.” Sana Ansari, MD who treats patients at both Emory Johns Creek Hospital and Emory Saint Joseph’s Hospital agrees, “No matter the severity of the urinary incontinence, if the incontinence is affecting your life and relationships in any way, then it’s time to take control and do something more about it.”

Fatherhood: Tips from a man who has no idea what he is doing

Part 3: Final preparations, learning handyman skills and a ritualistic ceremony known as ‘baby shower’ It’s time to dive further into the journey that is becoming a dad with me, your mentor through this exciting and nervewracking process. If you missed my first two installments, we have covered the JOE PARKER subjects of finding Reporter joe@appenmediagroup.com out you are going to be a father and how you can support your pregnant partner. Today, we will cover the final weeks ahead of baby’s arrival. And before you think I’m just some quack who has limited fatherhood experience, know that I now am a seasoned veteran dad of exactly five weeks. So, just like those parents you meet who give you loads of unsolicited advice that they swear is absolutely the only way to raise a child, know that everything I say is absolutely correct and your experience will in no way differ from mine. At this point in the journey, you

will live your final weeks in a baby-less household, but this is a critical stage where you will gain experience that must last you throughout you career as a father. Growing up, I always wondered how dads seemed to have some innate ability to be handy with tools. I can now tell you it is a direct result of having to construct enough items to fully furnish the Biltmore Estate ahead of baby’s arrival. Every piece of furniture, from dressers to cribs to bookshelves, chairs and gliders, will need to be constructed by you. And when I say “build,” I don’t necessarily mean going into your garage and trying to construct a dresser using lumber from a tree you chopped down yourself. No, that would be too easy. What you need to do instead is order truckload of cheap, put-it-together-yourself furniture that, under no circumstances, can be put together. Somewhere within the final months of your partner’s pregnancy, there will likely be the ritualistic ceremony of a

baby shower. During this strange event, women will make sacrificial offerings to appease the mighty pregnant one, and fondly recall their time upon the expectant mother throne. These liturgies to the mom-to-be used to be estrogen exclusive, but many fathers are now expected to join in the observance. As a modern man, you may choose, or more likely, told, to be alongside your partner as the non-pregnant peons attempt to please her. The idea of being a male at such an event might leave you uneasy, but really, you will be extremely thankful for the generosity of those in attendance. However, you will grow tired of acting as if you just hit the winning lottery numbers as your partner shows off some nursing pads she received as if they were a prize heirloom. And saying there are a lot of gifts to open doesn’t really do it justice. You know the old C.W. McCall song “Convoy,” in which the singer says the group of screamin’ trucks had reached 1,000 strong? Well, they were likely

filled to the brim and headed to a baby shower. So, now that the nursery furniture has been assembled and filled a number of baby items higher than the national debt, it’s time to prepare the “hospital bag.” Your partner will likely fret for weeks over what this bag should contain, but it is extremely important to have it packed and ready to go so that you can forget it at home when she goes into labor. If you happen to remember the bag, be sure it contains plenty of sedatives. You will need to ingest many of them, because on the next installment we will cover the birthing process and how to distinguish a newborn from an alien life form.

A different kind of fly fishing One thing I really enjoy is teaching young folks to fish. Their enthusiasm knows no bounds! We talk about fish, and they’re all ears. They’re fascinated by the gear, and they’re quick to learn basic STEVE HUDSON spin casting. Then Get Outside Georgia, aa4bw@comcast.net we go down to the water, and they learn to put bread or worms or maybe a bit of hotdog on a hook. Soon they’re casting so it lands in the water instead of in the grass. And it’s not long until they catch a few fish. And then, pretty soon, somebody will ask The Question. “Mr. Steve,” somebody will say, “This is fun! But can we try fishing with one of those flies like you do?” Ahh! It’s no secret that fly fishing is a passion of mine. Even though the kids’ classes focus on spin fishing, I always take a moment to show the kids a few flies – usually brightly colored foam spiders or fuzzy-looking Woolly Worms.

It’s my version of priming the pump. We talk about fly fishing, and all the kids’ curiosity starts to stir. That’s when The Question usually comes up. “Yeah, Mr. Steve, can we try one of those flies?” Alas, teaching kids to fly fish with a fly rod takes more time than we usually have. But there’s a great compromise, a perfect piece of middle ground where even a first-timer gets a taste of fishing with a fly without having to learn the nuances of fly casting. Enter the noble “casting bubble,” a neat little creation that provides the weight you need to cast very light-weight lures (like flies) on a regular spinning rod. Aha! A casting bubble is essentially just a plastic float. It’s been designed so you can add water to make it heavier and easier to cast. It’s also big and easy to see. That turns it into what fly fishers call a “strike indicator,” a visual aid that helps to cue you in to when a fish takes the fly. Aha! The stage is set for fishing with flies without a fly rod! To set up a casting bubble rig, first slip the casting bubble over your line and secure it at the desired point. Different models are attached in different ways, so check the instructions if you’re unsure. Then tie your chosen fly to the end of the line so it’s two to three feet below the bubble. legs is more than enough to attract fish. It becomes a waiting game…can you stand to let it sit still long enough for the fish to decide to hit? Kids (and adults too) seem to love the challenge, and when a fish hits, you actually get to see it happen. Talk about fun! In a creek (say, a trout stream) try a sinking fly like a beadhead nymph. Flip the casting bubble rig upstream and let it drift down through the run. Watch the bubble for signs that a fish has taken the fly, then set the hook and hold on. Subsurface flies work in ponds too.

After making the cast, give the casting bubble (and thus the fly) some motion with short tugs of about six inches, pausing between tugs. The hardest part is being patient enough to pause…but as you’ll soon discover, that’s usually when the fish hits. Especially with kids who don’t yet fish with an actual fly rod, the casting bubble approach provides a great way to introduce the concept of fishing with flies. Give it a try, with a kid or on your own. It’s a great way to add a new dimension to your summertime fishing, and I think you’ll have a lot of fun!
