A Realtor® is a member of a Board and is required to uphold the Code of Ethics which was established in 1913. In accordance with the Code of Ethics the term “Realtor” has come to denote competency, fairness, and high integrity resulting from adherence to a lofty ideal of moral conduct in business relations. In a nutshell they are held to a higher level of conduct! Some might think they would like to go it alone. This is most people’s largest expenditure they will ever make. If you had a health scare you would go to a physician. If you are in need of legal assistance you would hire an attorney. I am here to tell you that there are so many reasons as to why this is such a huge risk. You may say “All the information is available on the internet”. You may think that this knowledge is
power but, a little knowledge can be dangerous. Establishing your budget, determining your wants & needs and getting pre-qualified with a reputable lender are all steps that need to be taken well before you begin looking at properties. Can you locate the properties on the internet? Absolutely! However, your Realtor® knows the market and their advice and guidance is invaluable. You have hired them for their knowledge and expertise and they will keep you from making a mistake. Keep in mind that when it comes to valuation your agent will also be able to guide you as to whether the property has been properly priced. The valuation is only as good as the information has been input on the properties which have been selected as comps. If different comps are selected the valuation will be different and this difference can sometimes be staggering! You may say
“the valuation can be pulled from the internet”. Yes it can but, when it comes down to it only a licensed Appraiser or Real Estate Consultant can really evaluate the data and come up with the right valuation. Make sense? Other members on your team are your lender, inspector, designer, architect, and appraiser. Your agent will be able to recommend qualified vendors in each of these fields. You hope that nothing bad happens, but if it does, it is imperative that the members of your team are people that you trust and value their opinion. Your agent is an expert negotiator and problem solver. Easy curb appeal One of the easiest but often overlooked enhancement to a house to improve the curb appeal is to add or update your exterior shutters. Historically exterior shutters served a purpose by offering light control, ventilation and protection from the elements. Today exterior shutters are mostly decorative. “Exterior shutters add the finishing touch to a house”, says Hennie DuPreez, CEO of Dupbel Millworks Inc. “But it is important that they are appropriately sized and look like they are supposed to be there.” Whether you’re adding or replacing shutters to add curb appeal or as part of a remodel, consider these tips from Dupbel Millworks Inc., one of the leading shutter manufacturers in North Georgia. Style: Make sure the style adds visual interest to the house, whether you choose traditional Raised panels, a Board and Batten style, Louvers or one of the more modern styles. Make your home energy efficient By: Kathy Weeks Managing Broker, Coldwell Banker Residential Brokerage, Alpharetta Did you know that making your home energy efficient increases its value? According to one study, making no cost/low cost changes can boost your home's value $18,000. Why not implement some of the following suggestions to make your home more energy efficient? 1. Lower the thermostat on your water heater. If your hot tap water is too hot to touch, lower the temperature a few degrees. 2. Check for air leaking around doors. A lot of the air you pay to heat or cool escapes through unsealed doors. Install or replace worn weather stripping. Replace broken or missing storm doors. 3. Close the air vents in rooms not in use. For example, close the vents and shut the door to an unused guest room.

4. Keep heat producers far from your thermostat in summer. Floor lamps and televisions can significantly raise the temperature in the area near a thermostat, turning on your air conditioner too often. 5. Clean your furnace and air condi-
tioner filters. Replace existing dirty air conditioner or furnace filters. During heavy use periods, replacement is recommended every 30 days. 6. Operate large appliances during low-use periods in summer. Use your washer and dryer and other heat-producers early in the morning or late at night. Most electric and gas companies will check for proper insulation, find cracks in the eaves or roof that could leak energy, and make recommendations for
improvements. Some electric companies offer low-cost financing for such improvements. 8. Replace existing appliances. If money is no object, replace old appliances with Energy Star appliances, specifically created to optimize energy consumption. If your budget limits you to replacing one appliance, buy a new refrigerator; a new model could knock off 25% of your electric bill. 9. Buy new light bulbs. Replace incandescent bulbs with fluorescent. 10. Contact the U.S. Department of Housing and Urban Development

She held an information session for local realtors, and I jumped at the chance to hear it from the source. Below is a brief summary highlighting successes of the past school year, and future happenings. * Centennial will be one of only four high schools in Fulton County and the only high school in the Northeast Learning Community to offer the IB ( International Baccalaureate) program in 2017/18. This is a highly rigorous program offered in grades 11 and 12. If AP classes are a standard "a la carte" menu; IB is likened to a "chef selected" menu with complimentary pairings. This will not be mandatory and does not cost additional money at the local school level. It will be an option for students so inclined to gain a worldly perspective beyond our "bubble." * The library underwent huge renovations to create a Learning Commons, making the space more conducive to creativity and learning; rather
than a space to simply consume knowledge. There will also be the exciting addition of a "maker space" which is a large space where students can create and innovate everything from 3D printing to sewing and art. ead * 84% pass rate on AP exams * Centennial grads earned $8+ million in scholarships this year * Graduation rate is 88% * Centennial is in the top 25 Georgia high schools for SAT scores * The building will undergo many renovations this summer including the front entry, new hallway flooring, a new kitchen, plus updates in the theatre and theatre lobby." * CCRPI scores just released show Centennial and Milton both earning a score of 73 out of a possible 100 points.
