PHASE 1- OFF-MARKET

This will be an opportunity to test the market and gauge feedback for the property. While off-market you have flexibility with pricing and also leverage with potential buyers, as you can always pursue putting it on the open market. The length of this period will be determined by our activity level. If we find a buyer, then there is of course no need to proceed to Phase II.

- The listing will be shared with top agents in Marin, San Francisco, and other key markets

- The listing will go out confidentially to the very top Sotheby’s agents around the world

- The listing will also go out to the top clients of the Sotheby’s Auction House

- We will use our list of Bay Area executives and other means to reach out directly to buyers

- All buyers will be properly vetted before arranging any showings

PHASE 2- ON-MARKET

Social media plays an important role in marketing a property in today’s environment. Your home will be featured in regular posts and videos on Facebook, Instagram, and YouTube. Sotheby's has larger followings than any other brokerage and this will be leveraged to your advantage.

- The listing will go on the MLS

- Advertisements in the appropriate publications to reach our target audience The listing will also go out to the top clients of the Sotheby’s Auction House

- We do not plan to host any open homes or broker tours

- All buyers will be properly vetted before arranging any showings
