FROM THE CEO’S DESK The Power of the Holidays I love this time of year. Well, NOW I do. Please allow me to be brutally honest; there were many years not so long ago when I really didn’t care for the holiday season. I found it exponentially commercialized, insincere and excessively busy. I will submit that it may still be that way but I don’t notice it anymore. Instead, I’m now experiencing the holidays through the eyes and ears of our 4 year old son and my wonderful wife who adores Christmastime and I’m having an absolute ball. What? Me? Decorate the Christmas tree? You bet! Drive around looking at Christmas light displays? Absolutely! Every night if we could. I’ve rediscovered that when we put aside the tangible elements of the holidays, some of the best moments of this time of year is gathering together with loved ones to give thanks, reconnect and to celebrate each other and the true spirit of the holidays. To that end, this time of year also causes us to think about what it means to really care about people, to be welcoming and friendly and hospitable towards each other. Among the staff and volunteer leadership at the AAR we’ve always strived to treat each other like family and to treat our valued Realtor® and Affiliate members like guests in our home. I think it shows. We’ve always hung our hat on offering the very best customer service in the industry, and, in my humble opinion, nobody does it better. Additionally, we continue to invest considerable time and energy into taking our customer service to the next level, to truly embody the idea of being hospitable as an Association. As an example, every one of our members will be receiving proactive phone calls from us in 2015 asking how you’re doing and what we can do for you. Hospitality is the act of establishing a friendly relationship between host and guests. But for us, it means much more than that: Words like accommodating, welcoming and attentive comes to mind, just to name a few. Providing top-notch customer services certainly means having convenient, user-friendly processes in place and being prepared to meet our members’ needs. So the questions we ask ourselves are, “How can we take that a step further and establish meaningful connections with our members?” (Continued on Page 5)

SOLAR CONTRACTS: There has been a great deal of interest is solar power for home consumption recently and door to door salespeople have mentioned many incentives, including government rebates, nothing down and monthly savings. Facts to contemplate before signing on the dotted line are: A. Buying, leasing or lease/ purchase - will you eventually own it, or are you buying it up front? The cost is quite large, and if financed, takes a very long time to pay off. If you lease, the lowering of monthly electricity may not be as great, and you will never own it. When you sell, the buyer must agree to take over the system and the payment. B. Is the roof area of installation large enough to handle the desired amount of panels to produce the necessary amount of electricity to make the system efficient? Many large roof areas have
too many obstructions, and therefore only allow a limited number of panels. C. Does the company guarantee the end result, or the amount of reduction in electricity cost, and the annual increase in cost? Ask about the reduction in efficiency of, or damage to the solar panels with time. Who is responsible for the replacement and at what cost? D. Talk with others who have used the particular company you are considering and compare companies. E. Most important: Read the contract before signing! Salesmen will come to your home, and construct a diagram and plan, showing you the benefits, and ask you to sign right then. The contract can be many pages, and may not reflect what you thought the agreement was. 2. ELECTRIC CAR CHARGERS: Under the new law, tenants have
the right, at the tenant’s expense, to install an electric charger for their car, depending on the available parking spaces. The Landlord can require adequate insurance be placed and the removal of the equipment and repair of the area upon the tenant’s departure. A similar provision for HOAs already exists. 3. CID/HOA EXCLUSIVE USE COMMON AREAS: This term refers to areas, such as patios, walkways and sometimes balconies, which are designated to be used exclusively by one particular owner, but actually belong the HOA. Disputes frequently arise as to who is responsible for the maintenance and/or repair of these areas/structures. AB968 addresses this issue, stating that the individual homeowner is responsible for the maintenance of the property in question and the CID/HOA is responsible for its replacement and repair, if necessary.
and “How can we get to know them and what’s important to them in order to understand how to make their membership experience more valuable?” Our membership has grown 32% since 2011 so we take this as a good indication we’re moving in the right direction and doing things right. Of course there is always room for improvement and we will continue to ask ourselves the questions mentioned on page 4 again and again to make sure we don’t lose sight of our members’ needs. On that note, I would like to offer you my sincere appreciation for allowing the AAR the opportunity to share our hospitable customer service with you. President’s Farewell Message & Year In Review By Mike Vachani, 2014 Arcadia Association of REALTORS® President My name is Mike Vachani and I had the honor and privilege to serve as your 2014 President and Chairman of the Board of Directors. I had the wonderful opportunity to represent the Arcadia Association of Realtors® and all our members at many local events, state conferences including all our CAR business meetings and NAR National Conferences. I was able to compare our “LITTLE” association to the largest Associations in the nation (these include Regional and State Associations, as well as many of the other associations across the country). What I found is that we are doing things right! We are the innovators! We make things happen! I realize how lucky we are to be a part of the Arcadia Association of Realtors®. I realize how blessed we are to have Andrew Cooper as our CEO and Robin Allen, Brenda Faltes, Jane Shriver, Jaime Hu, Patricia Burns, Michael Beltran, and Laura Thai as our amazing staff. If you are a member or affiliate of the Arcadia Association of Realtors®, you should be proud! I know I am! 2014 was a record year for our association. Our association has once again been recognized at the local, state, and national level for its outstanding achievements in numerous aspects of real estate, including but not limited to Commercial and Global Education and Local Government Relations. Did you see all the articles in the local paper about our association? If not, do a Google search and you can see what AAR and its members were recognized for this year! The Arcadia Association of Realtor’s® strives to be the best in everything it does - this is probably because we are made up of the top 2200+ Realtors® in the United States (THESE WOULD BE ALL OF YOU READING THIS ARTICLE!). We are also lucky to have a collaborative Board of Directors, strong volunteer Realtor® leaders who effectively run our large array of Committees, dedicated Realtor® members engaged in every meeting and great Affiliates supporting all of our programs with their time, energy and continuous sponsorship. It is very rare to have all sides of an organization so aligned in its goals and dedicated to ensuring we are all successful. This year AAR did it again - we completed the majority of our goals and hit new levels of success and hit numerous

mew milestones. A few of our outstanding accomplishments are as follows: 1. Membership growth hit new record levels. We have hit a new milestone of 2200 members by year end and are on the path to continue to grow membership throughout 2015 2. AAR received the National Association of Realtor’s® prestigious Platinum Award for the 2014 Global Business Council Achievement Program. We were recognized as one of the top Global Associations in the nation. We received this award due to the great work and education of our Global Committee and its intrepid chair Fred Madjar, as well as to our outreach to other parts of the world like Singapore, Hong Kong, Bulgaria and Austria through the NAR Global Ambassador Association and President Liaison program. 3. Under the leadership of Roy Blume, the Commercial Committee hit new landmarks this year. We had a record number of classes, always had a full room at all our monthly education and marketing mixers. 4. Our very own AAR charity auxiliary, E4C (Events for Charity), under the leadership of Mary Margaret Rolf, raised over $30,000 this year and was able to support 15 local charity groups. This is what happens when AAR Realtors® and Affiliates get together and give back to the community! 5. Other achievements in 2014 included the “Destination L.A.” global event featuring mega-producing agents from greater Los Angeles and TV personalities from Bravo TVs “Million Dollar Listing”; starting the AAR SpeechMasters club; two CIPS designation classes; 3 other designation classes; over 168 events and professional development offerings; another “paper shred” day; hosting a L.A. County Tax Assessor Forum; participating in 6 community events and many more. These are just a few of our accomplishments. Each one of our Committees hit new milestones this year and were successful in improving our membership’s success. Please remember that all of this success was accomplished with Realtor® Volunteers. Thus, if you have not committed time to a committee yet, please join one for 2015. (Continued on page 11)

“2015 Will Be Your Best Year Ever!” By Kalmoune Balian Antoun, First Priority Financial
As we come to the end 2014, it is a fantastic idea to pause and reflect on the past and to be grateful before we start planning our next move. Spend a few moments reviewing 2014. Consider: 1) The three greatest things that happened to you this year 2) What were 3 top influences in your life this last year 3) Think about your 3 greatest lessons you learned in 2014 4) And who are 3 amazing people in your life It is only after we spend a few minutes on the great that we can then focus on new goals for 2015 and ask ourselves, “What would I do differently in 2015?” Take some time to be grateful for the amazing people in your life, grateful for your home and where you live, for your work and what you do for a living, and for your great gifts and talents and unique abilities. “Only you are responsible for your success or failure, happiness or sadness, stress or vitality, scarcity or abundance, appreciation or depression. You choose what you experience. And you choose by what you give attentions to, what you think about, what you talk about and what you do or don’t do about it” Darren Hardy Success Magazine Often we are excited about the possibilities, potential and change in direction that a new year brings - but we must have a plan, a focus and key priorities before we jump. After you spend some time assessing the areas of life (family, physical, business, financial, spiritual, and mental) - focus in on the few key activities that will have the greatest impact on your life in 2015! If you reward yourself for the amazing year you have had and then only work on those 3-5 priorities for the upcoming I know you will have your best year ever in 2015!
Next year will be a very interesting time for both the Real Estate and Mortgage industries. For starters the CFPB announced the long awaited Integrated Mortgage Disclosure. I won’t bore you with details at this point as it’s not scheduled to be in use until August, but this new disclosure will make things simpler for consumers as it combines the GFE with payments and cash to close. Mortgage rates are super low again, with the 30-year fixed hovering at or below 4%. It sounds like a broken record but I doubt anyone is complaining. And because interest rates have returned to near-record lows, the Mortgage Bankers Association has upped its origination forecast for 2015, guessing that total residential mortgage volume will be around $1.19 trillion next year. If it happens, it’ll represent a 7% increase from 2014. And, with rumors that Fannie and Freddie will again accept mortgages with 3% down payments we should see that news provide another boost to the market, assuming such loans become widely available. Non QM lending products are expanding the availability of mortgage capital to buyers rapidly - think out of the box solutions again. My new year’s wish for all of my friends and partners at the Arcadia Association of REALTORS® is that 2015 starts strong… stays strong…. and finishes strong! We all worked very hard this year and we should celebrate our successes. We know our job is very stressful and time consuming. Our day does not end when the sun goes down and does not start when the sun comes up. It is sometimes hard for our friends, family, and local community to understand our job and the number of balls we have in the air at any one time. We know the consequence of one of these balls falling and the affect it can have on our Client. I think this is why we chose to be a Realtor®. We care about our Homeowner, our Investor, our Business Owner, our local Non Profit or Church, and our School - and we want to make sure that everything we do helps improve our Community! We make a difference! Thus, to end, please make a difference in everything you do. Please do not just focus on your own business - think about your friends and family first! It is these people that

keep us together - they are our glue! We are pulled in many directions and sometimes forget how we got to where we are today, and who was there to make it happen! Please take a moment right now to thank the people that made you who you are and have kept you sane in the world of real estate. Give them a phone call right now or drive over to their house or place of work. Do it now before you forget or get too busy again. Make sure they know how important they are to you and how you need them in your life! I want to thank everyone once again for allowing me to serve as your 2014 President. I look forward to reconnecting with each one of you for the years to come. Let me end with something I heard earlier this year that has stuck with me throughout 2014, and probably will stick with me forever: “Do something today that your future self would thank you for tomorrow!” Happy Holidays and I wish all of you a prosperous and joyous 2015 - go out there and make a difference!
