Replacement Dwelling, Brighton Our clients bought a much neglected 1950s detached property in Brighton and decided to take the replacement dwelling route. The clients initially wrestled with thoughts of an extension and renovation but decided that by starting from scratch enabled them to create their families dream home. The design of the house is contemporary and draws inspiration from its aspect. It has a zinc covered asymmetrical butterfly roof with external finishes of coloured render, dark engineering bricks and slate. Crossing the bridge and entering, the visitor is immediately presented with the stunning southerly aspect out to sea with a sculptural staircase framing a dramatic double height hall revealing generous space and panoramic views. A subtle serene air exists with a fluidity centred around the entrance hall. A galleried landing overlooks this hall. A balcony runs the width of the south aspect of the house with breathtaking views. There is a raised south facing terrace at ground height level and a sunken patio at the lower ground floor. External ‘Make Over’ and Extension, Hove The client wanted to update their house externally to give it more ‘kerb appeal’. This was achieved by rendering the brick walls and replacing the concrete vertical tiling with beautiful sweet chestnut cladding. The addition of sliding-folding doors modernises the house and increases the connection to the outside space. A small bedroom to the rear of the house was extended by adding a gable to the roof and a ‘Juliet’ balcony and downstairs, sliding-folding doors provided a direct link to the garden terrace patio area from the living room. Two bathrooms were also renovated. Features include: • Locally sourced and coppiced sweet chestnut cladding. • Carefully specified white ‘through coloured’ render requiring no painting. • New high performance double glazed sliding folding doors. • High quality thin-framed ‘landscape’ roof lights. • New ‘Lindab’ galvanised steel rainwater gutters and downpipes.

Internal and External Refurbishment, Brighton This project saw the internal and external redecoration of a compact 3 bedroom, 3 storey mid terrace period property, including new services, windows, patio sliding doors, internal and external redecoration. An existing light well was reclaimed, bringing a sense of space and light to a basement kitchen. A small utility area and WC was created next to this area using pocket doors and cleverly thought out storage. The rear of the property was opened out to an existing rear terrace by the incorporation of new sliding, glazed doors. Such features allow the house to be flooded with natural light, while the use of neutral decor allows the internal living space to feel fresh and spacious. By using LED lighting and finishing walls with Farrow & Ball paint, we created the perfect living area for both entertaining and relaxing. Interior schemes were designed for all living areas, including the bathrooms and a utility room, along with bespoke joinery throughout the house including a coat cupboard, bedroom wardrobes and bathroom cupboards. Internal and External Renovation of a Listed Property, Hove This stunning Hove seafront period property was renovated within strict limitations of its Grade 1 listed status. Due to planning permission and building regulation approval this renovation project took almost two years to complete. The main living area balances period charm with a contemporary style and embraces the original Regency features synonymous to Brighton and Hove, beautifully maintained and restored within the listed guidelines. ARCH-angels Architects collaborated with ARK Builders and our clients produce a calm, open-plan living area that compliments the owners homely, minimalist style with local and South East Asian influences. Garage conversion, internal alterations & refurbishment, Brighton Originally built as a townhouse with large integral garage, occupying the entire ground floor and capable of housing up to 5 cars, that was badly refitted into a games room to form this bachelor pad in Brighton. The full potential of the property was realised when the old garage was transformed into 2 double bedrooms, a luxurious wet room, utility room and storage facilities. The first floor was reorganised by removing a bathroom and repositioning it in the old study. The space it originally occupied was given over to the living/kitchen space to create a much larger more contemporary open plan space that connected to the courtyard terrace. An old, small flat roofed extension was removed to enlarge the terrace. New sliding/folding doors were installed in the existing openings giving uninterrupted access to the terrace and a new external room. Vertical extension to an existing bungalow, Hove The client wanted to maximise the views to the south and west and whilst modernising the appearance of the whole building. The design proposes a modern style which echoes the design of many local precedents in terms of style to the immediate and wider area. The proposals involve demolition of the existing pitched hipped roof to the existing ‘bungalow’ and addition of 2 floors above with flat roofs forming terraces which step back from the front and on the second floor steps in from both sides too. The building retains the same footprint on the site. Being conscious of reducing energy consumption and utility bills, the client wanted the refurbishment to be as environmentally friendly as possible and to reduce the overall carbon footprint of the building. Internal refurbishment and loft extension, Brighton The house had been subject to previous unsuccessful extension works. At ground floor a rear extension had resulted in the rooms becoming dark and disconnected. The loft conversion included a staircase in the centre of the space, dividing the room inconveniently through the middle. Our brief was to rearrange the layout of the house, to maximise its useable space and light. At ground floor we enlarged existing openings between rooms and added roof lights, transforming the space into a dual aspect living/kitchen/dining room, flooded with natural light. A new entrance foyer and shower room were also added at ground floor level. At first floor the staircase to the loft was re-positioned over the existing staircase and a new dormer extension built to create a new spacious master bedroom. The en-suite bathroom layout makes the most of the space under the pitched roof and addition of roof-lights adapts a space that otherwise would be unusable. The attention to detail in this project transformed a tired house lacking in flow to a unique home full of space and light. The project was delivered on time and on budget to a very happy client. Bold use of colour in a Hove property creates a playful, contemporary home The existing extension was demolished and a new addition was proposed across the whole of the back of the property. Replacement Dwelling, Surrey A new dwelling was designed on the site of the clients old 1950’s bungalow. They wanted to improve their family life with a larger, more energy efficient home. The client originally looked at renovating the existing dwelling. However, after a lot of research it was decided that a new dwelling would be more sensible and economical. Starting from scratch enabled the client to correct the mistakes of the old property as well as get his families dream house. One part of this dream was a large, open plan living area, later to be known as the ‘Great Hall’ containing a high vaulted ceiling and panelled glass walls. After much negotiation, compromise and alterations, the house was eventually designed to be built in a two stage process. Breaking the process into two satisfied all of the planning requirements and enabled the client to have his dream home. Features include: • • • • • • •

Refurbishment and extension of a duplex penthouse, Bermondsey This duplex penthouse in fashionable Bermondsey was transformed through our client’s vision and ability to negotiate the purchase of adjacent common parts areas and unused roof space. We refurbished and extended the apartment to create a striking open plan interior and roof terrace which monopolise the views down the Thames and create natural lighting throughout. The open plan appearance was achieved through concealing means of escape for fire within bespoke bookcase joinery. Full width rear extension & internal re-arrangement, Hove The existing conservatory was removed and a new extension was proposed across the whole of the back of the property extending out by four metres to create an extra 25m² of floor space. This was allowed under Permitted Development (PD) for a detached house negating the need for planning permission. By combining the existing kitchen and dining room spaces into the new extension gave an overall open plan floor space for a living / dining / kitchen of nearly 56m² with easy connection to the garden. To achieve the complete open plan look a structural steel beam runs across the width of the new opening and two chimneys that passed through the centre of the house that took up valuable floor space were removed. Large sliding doors were proposed for minimal framework to capture the view into the garden more clearly. The original timber floor was removed and a new concrete floor was laid under the whole of the large open plan space allowing under floor heating to be more easily provided. Features include: • • • •

What to do when the only way is up? Loft conversion, Uckfield A family of four approached ARCH-angels Architects desperate for help because various loft conversion companies had suggested to them that a loft extension in their 1850s coach house was not possible. With a fifth member on the of family on the way, they really needed that extra room. Having dealt with similar projects in the past we quickly managed to find a solution. By designing a new feature stair and creatively reworking the space, they were able to turn what was a discouraging scenario into a dream come true. In keeping with ARCH-angels’ environmental policy, not only did the family get their extension, they got it in an environmentally friendly way. Remodelling of a bungalow – Art Deco House, Brighton The client wanted an energy efficient home that maximised the stunning coastal views to the south. She also has a passion for the Art Deco style. The existing pitched hipped roof was demolished and two floors above were added. These now have flat roofs, which form terraces that step back both from the front and from the west side of the building. The house now meets a proportion of its energy needs and reduces its carbon footprint by the use of solar panels for production of hot water and electricity.
