Occupying the most strategic corner on site, the grand entrance lobby is a high-ceilinged light-filled communal space greeting occupants and visitors, but also the quartier and all its inhabitants. The open and modular volume allows for exhibitions, meetings, group activities or other events,

As in any passive or near-passive project, Brussels Greenbizz ’s skin offers excellent thermal and airtightness performance. Prefabricated facade panels (offering as such unique quality control at a large-scale), ecological material sourcing (leading to alternative choices like timber), low maintenance (highly resistant skins inside and out), and multi-tasking (offering excellent acoustic performance for example, and concomitantly humidity control thanks to its lazured finish) all add extra long-term value. 3 types of panels are designed meeting technical (permeability, energy performance, functions,..) and functional needs. The workshop panels are 2,25 m wide and up to 10.00m high and 0,38 m thick. Exterior cladding is Kerto (pressuretreated laminated timber panels). The incubator panels are 10,80 m wide and 3,5 m high, and 0,46 m thick. Exterior cladding is industrial ribbed natural aluminium. The entrance VEC/timber panels are 2,7 m wide and 2 floors tall (10,00m), in fully transparent structural glazing on a timber structure.

The building is designed with optimum lighting and acoustics in mind, based on thorough daylight and artificial lighting simulations and acoustic modelling carried out early on. The limited floor depth and extra skylights in the incubator roof allow natural light to penetrate deeply into the heart of workspaces. The outer shell consists of a prefabricated curtain wall composed of a timber frame, natural insulation and recycled (and recyclable) aluminium panels. For all possible materials a deliberate choice is made, mostly based on life cycle analysis (LCA), minimising impact on man and environment, for example lowering energy consumption during production and transport, or limiting emission of Volatile Organic Compounds (VOC), formaldehyde and biocides. Together Greenbizz's acute awareness and concern over energy and environmental issues, the design team's interactive and openminded work process, and the construction team's solid on hands experience all play a critical role: first in defining, then in reaching the given architectural, technical and economic goals.

Embracing a myriad of intertwining criteria, the inherent complexity of the issue of sustainable thinking has been welcomed and integrated during genesis, the design process obviously taking its cue from Aeropolis and Elia but with one fundamental shift prompted from day one by the citydev.brussels’s competition brief: Brussels Greenbizz's key challenge is not just about kw energy, it is about triggering positive social and economic outcomes in a part of town simmering with potential … so, it is about bringing to light, fostering, and harvesting human energy , taking into account the global nature of the social, contextual, economic and temporal aspects concerned, visible only through the all encompassing lens of empathy.
