Some current observations on the property market from Alex Johnson, the Branch Manager of the Alfreton Office of Hall & Benson.
Why is now the right time to sell?
We are seeing unprecedented market conditions this year that make it an optimal time for Derbyshire residents looking to sell. Many people are taking advantage of the Stamp Duty holiday with interested rates still very low, especially if you put that stamp duty saving into a larger deposit. This Stamp Duty holiday comes to an end on March 31st next year, so with the legal process of property transfer taking many weeks, from sale agreed to completion, taking action now whether you are buying or selling is sensible.
Has my property increased in value?
In the last five years, properties within Derbyshire have increased in value by 11% – on average. So, a property bought five years ago at £165,000 could now be worth up to £183,000.
Sales agreed are at a decade high.
Rightmove’s recent data shows that in the last couple of months, sales agreed have beaten the last highest monthly record by 20%. Local activity supports this here in Alfreton and across all of our North East Derbyshire branches.
Considering your next investment opportunity?
Half of property investors aged 18-34 plan to take advantage of the stamp duty holiday and invest further within the next few months.
Have you had an updated valuation in the last year?
Your valuation from an experienced local estate agent will give you a thorough understanding of your property’s value, taking into consideration the optimal market conditions we are experiencing.

When you see the words “industrial revolution” what’s your first thought?
“Dark satanic mills”. Smoke blackened houses. A grimy cityscape… Densely populated areas like an inner city – Sheffield, Manchester, Bradford perhaps.
You’d be right in a way, but the industrial partnered with a couple of Nottingham revolution in the United Kingdom based hosiery manufacturers and in 1771 actually had its roots in the seemingly the first mill at Cromford was built, opening tranquil environs of Cromford – a small in 1772. village near the River Derwent. The location was carefully chosen as there was a ready supply of water from an old lead mine drainage passage as well as access to a nearby brook. Richard came from a humble background, the youngest of seven surviving children born to tailor Thomas Arkwright. With no money for education his parents apprenticed him to a barber, and it was whilst working there that he invented a waterproof dye for the popular wigs of the time. The income from that invention helped to fund his prototype cotton machinery. per day operated, to allow an hour’s changeover each shift. Bells were rung to signal shift starts and anyone clocking in late would not be paid for the entire shift. Entire families were encouraged to move to Cromford to take up jobs in the mill and towards the end of Arkwright’s tenure it is believed that up to 2/3rds of the workforce were actually children. Arkwright’s mechanisation and factory operations were copied throughout the UK and beyond and that is why he can be regarded as being the instigator of the Industrial Revolution… right here in Derbyshire.
