This estate was home to the late Vernon F. and Ann Bonfoey Taylor, Denver socialites and important nancial investors in the early days of Vail Mountain. Vernon, a naval aviator during World War II, joined his father in the family business, Westhoma Oil Co., after the war. Ann Bonfoey, was an alternate on the U.S. Ski Team, who later used her keen sense of style and fashion to launch her own trend-setting ski clothing line that was featured on the pages of Vogue, Harpers Bazaar and Life Magazine. writer Nick Foulkes applauds the piece: “For watch lovers it is the equivalent of Yo Picasso or La Giaconda, a masterpiece of near mythical status.” The watch was last sold (for over $11 million) 15 years ago and returns to auction this Fall to coincide with the 175th anniversary of Patek Philippe. With an estimate in excess of CHF 15 million, Tim Bourne, Sotheby’s Worldwide head of Watches and Daryn Schnipper, chairman of Sotheby’s watch Division based in New York, are in no doubt of its importance: “The Henry Graves Supercomplication 2 combines the Renaissance ideal of the unity of beauty and craftsmanship with the apogee of science. Our offering of this horological work of art in 1999 was unquestionably the highlight of our professional careers and set a world record that has held until today.” So why does it warrant this level of attention? The watch was commissioned directly from Patek Philippe in 1925 by Henry Graves Jr, a member of a wealthy New York banking family. Renowned as a patron of the arts, this avid watch collector nursed a passion to own the most complicated watch in the world. He was, however, not alone in his desire and between 1900 and the mid 1930s Graves and another wealthy American, James Ward Packard (as in the automobile), vied for this honour. Arch-rivals without (much) animosity, the pair would commission from Patek increasingly complex timepieces. Graves requested they produce for him in the utmost secrecy “the most complicated watch... and, in any-case, certainly more complicated than that of Mr. Packard!” Astonishingly given the complexity of the resulting watch, it took only eight years for Patek’s skilled technicians to design and build. What was delivered to Graves on 19 th January 1933 was an extraordinary creation. Weighing 1 lb and 3 ounces, the gold openface minute repeating chronograph clockwatch contains 900 individual parts, 430 screws, 110 wheels, 120 removable parts and 70 jewels. Decorated with the Graves coat of arms and motto, it incorporates a perpetual calendar (that will not require resetting for another 100 years or so), moon phases, sidereal time, power reserve, and sunset and sunrise. With chimes that emulate London’s Big Ben, it also shows

Every skier dreams of owning a property in a luxury mountain resort. How much more satisfying would the skiing lifestyle be with the added prospect of direct door-to-lift service, convenient equipment storage and care, the ability to ski off the mountain and into a stunning residence with peak and valley views, and the perfect après ski environment either inside the home’s spacious entertainment areas or amid the nightlife of the surrounding alpine village? Getting all this from a home is the gold standard in ski properties. But more and more, buyers are discovering they want their winter investment to be a destination beyond just when the snow is falling. According to Tye Stockton, Founder and Real Estate Advisor at Ascent Sotheby’s International Realty in Vail, modern mountain residences should provide a retreat for the increasingly active off-seasons. “What we talk about a lot is that when you buy a ski home, you’ve actually just bought two vacation homes, because how you use it in the winter is entirely different than

A ski home doesn’t just need to be for skiing—here are some ways to get the most out of a mountain residence from winter to summer and back.

FIND THE RIGHT FIT Obviously the quality of the skiing is a priority, but what is the character of the resor t town? What happens off the mountain—the culture, shopping and dining—will be an equal par t of the living experience. Pierre Hagmann, Associate Director of Sales for Cardis Sotheby’s International Realty in Geneva, Switzerland, says, “There are two different lifestyles during the winter months. The first life star ts in the morning and ends at 4pm, and the second life star ts late —and ends even later.”

KNOW YOUR PURPOSE Stockton advises clients to figure out early how they’ll be using their proper ty. If skiing is indeed the number one priority, a ski-in ski-out residence near the slopes will be at the top of the list. But more and more resor ts are offering upscale services like ski concierges, ski storage and transpor tation that lessen the need for direct access to the ski runs.

Hagmann also recommends visiting the town or resort in the off months to get a feel for the vibrancy, the popular activities, the quality of hospitals and health centers, and generally how the full-time residents live. In other words, make sure there are no surprises.

Buyers who know they will be using their homes yearround often seek more privacy and therefore homes far ther removed from the bustle of the slopes. In this case they might look into joining a private ski club near the mountain, which, like a golf club, is a home away from home offering valet service and parking, storage, comfor table lounges with food and drink and a social network.

MAKE IT COMFORTABLE, AND CONVENIENT In Europe, buyers typically seek homes in the resor ts with which they’re most familiar—where they learned to ski when young, for instance, or where there’s a strong traditional expatriate contingent if the town is in another country. For American buyers heading into the spacious West, convenience and accessibility is another major factor. Selecting a market that features a nearby airpor t served by major airlines will make getting there less of a chore and thus more usable year round. KEEP IT SIMPLE The home can be large, intimate, modern or rustic, but what buyers look for most frequently is a turnkey proper ty. Having to finish, furnish or remodel adds unnecessar y layers of expense and effor t, and since these are usually second, third or four th homes, having a residence that is move-in ready is a real luxury. FLEXIBLE SPACES Look for ski homes with living spaces configured for all seasons. High ceilings, open kitchens and great rooms promote togetherness in winter, while large patios and balconies, exterior fireplaces or fire pits, and landscaped gardens can be ideal for enter taining while helping to maximize the outdoor summer experience. Large windows, sliding doors and even entire glass wall systems that open are other features that can highlight the mountain views and reduce the barrier between home and nature. EXPLORE THE SEASONS Whereas winters are generally driven by a singular purpose —chasing snow—summer is more laid back and diverse. Long days and moderate climates are perfect for golf, hiking, fly fishing, mountain biking, kids’ day camps, farmers’ markets and jeep tours. “Summer used to be an after thought,” says Stockton, “but the smar t resor ts are realizing they can capitalize on summer activities and are creating more entertainment options.” Hagmann agrees: “Basically each resor t showcases other spor ts and cultural activities to make sure they remain attractive throughout the year.”

TOWN OF VAIL REAL ESTATE SUMMARY The Town of Vail had a healthy First Quarter of 2015 with over $100M in sales, an increase of nearly 30% over the same time period last year. Transaction volume was up slightly with the majority of sales coming from condos and town homes where average sale prices were up just over 20%. Average days-on-market was down significantly for condos and townhomes as buyers are moving more quickly to take advantage of perceived deals in the marketplace. We anticipate an active second quarter as many buyers seek to capitalize on end-of-the- ski-season deals in the Town of Vail.
