Foreword

A PERFECT PLACE FOR A GLOBAL NETWORK When I joined the World Trade Centers Association (WTCA) as Chief Executive Officer (CEO) in June 2016, I knew that one of the first things I had to do was learn as much as possible about our Members. And it only took a moment looking over a map of where our Membership was located to realize that there was something special about the Netherlands. With more than a dozen licensed World Trade Centers (WTCs) in a country roughly the size of the U.S. state of Maryland, it is hard to imagine a place more embracing of the World Trade Center concept. But it is more than just the number of Members—it is the incredibly high level of active engagement that makes this grouping of WTCs unique. Our Dutch Members attend our events, reach out to fellow Members, engage with our Headquarters office in New York, serve on our Board of Directors and take part in our collaborative efforts more than nearly any other country. And at the heart of that engagement sits the Netherlands Alliance, a self-organized group that actively works together to the betterment of their communities, the economy of Netherlands and our Association. This is what the WTC Association is all about. I suppose this should come as no surprise for a country which invented the stock market, was one of the first to master foreign trade, has an economy rooted in exports, and is the second largest food producer in the world, even given its size. And its influence flows far beyond its borders. One only has to look to New York—famously originally New Amsterdam—to realize the effect the Dutch have had on the modern world. And if this all were not enough, it is also one of my personal favorite places to visit. The success of the nation is matched only by the warmth and character of its people and culture. It was one of the first places I traveled to as CEO, for good reason, and I am thrilled to be going back for our General Assembly (GA) at WTC Leeuwarden, including a fitting end to the affair celebrating King’s Day in Amsterdam. With an economic model truly perched on the front edge of global trade and commerce, and a historic foundation in connecting the business world, the Netherlands is the perfect place to gather the WTCA. I look forward to once again traveling to one of my favorite places in Europe, and I am incredibly excited to greet our Members for what will most certainly be a masterfully-executed GA. IT IS THE YEAR 1648. THE MARKET IN AMSTERDAM IS BURSTING WITH EXOTIC SPICES, AND THE POCKETS OF THE TRADESMEN ARE BULGING. THE SEAFARERS AND ENTREPRENEURS OF THE GOLDEN AGE ARE HAVING A BLAST. THE OPPORTUNITIES FOR SUCCESS REACH FAR ACROSS THE HORIZON, WHERE SHIPS ARE MAPPING UNDISCOVERED AREAS. THE NETHERLANDS IS BECOMING A TRADE NATION WHICH HAS NOT KNOWN GREATER FINANCIAL SUCCESS THAN IN THE SEVENTEENTH CENTURY.

ENTREPRENEURIAL DRIVE If the Golden Age has taught us one thing, it is that the Dutch are true entrepreneurs. Trade seems to be in our blood. We headed out to the water to gather treasures far and wide. The urge to travel by water is logical, seeing that the country borders on the North Sea. We wasted no time, and the amount of shipbuilders increased massively. People in Amsterdam worked on navigational instruments and maps with great enthusiasm, in order to facilitate trade and the foundation of colonies. Ships were able to quickly travel to Asia, Africa and America, where several profitable Dutch colonies were located.

IMMIGRATION The entrepreneurial spirit did not confine itself to only the Dutch. Foreign entrepreneurs or people with a different religious background were more than welcome, as long as they were willing to work hard. This is how the large Dutch cities also attracted foreign entrepreneurs. They brought along more than just profitable ideas: they also had a broad network of commercial contacts. The Republic was eager to exploit these. Cities changed their immigration policy in order to attract as many immigrants as possible. This immigration wave is the reason why Amsterdam is still home to many cultures. 4

The most important export/import product was wheat. This made for the most important source of welfare for Amsterdam. Thanks to Amsterdam, many other countries were supplied with wheat. The Republic got this wheat from the trade on the Baltic Sea. So crucial was this trade to Amsterdam, that grand pensionary Johan de Witt spoke of the ‘mother of all trade’. AMSTERDAM STOCK EXCHANGE In Amsterdam, trade was the order of the day. This is perfectly explainable, seeing that Holland develop into the most urbanized area in Europe in the sixteenth and seventeenth century. Amsterdam overthrew Antwerp as the most important European city after the Republic had blocked the river Schelde. In 1609, the playground for all tradesmen was established on the Dam in Amsterdam: the Amsterdam stock exchange, the oldest stock exchange in the world.

VOC In the Golden Age, the first public limited company with freely negotiable stocks in the world was established. At the time, this was the biggest trading company in the world, with branches in several countries: the Dutch East India Company, or VOC: Verenige Oost-Indische Compagnie. It was Johan van Oldenbarnevelt who decided to merge the companies who traded in East India, so the costs of mutual competition could be reduced.

TULIP MANIA One of the most iconic symbols of the Netherlands is the tulip. Strangely, the tulip is not from the Netherlands, but from the Ottoman Empire. The tulip did play an important role in the Golden Age, though. The flower created the first economic bubble. Within a short time, the tulip became in such high demand that a tulip bulb could be sold for the same price as a canal house in Amsterdam. Because of the enormous demand, traders sold tulip bulbs they did not even have yet. This trade in hot air went south when florists started selling tulips they did not own to people that could not afford them. The tulip trade fell apart.

BACKGROUND The VOC did not just become a major economic power - it also looked like an impressive military powerhouse. This is how the Republic demanded a near-monopoly in the spice trade. Convenient, because the prices would drop significantly if more countries brought spices to the market. Other western countries like France and Germany lose out. Although the seventeenth century is known for slave trade, this is not what the VOC did for a living. The VOC did not have a monopoly in slave trade. With a total of a little over 50,000 traded slaves, slavery only made for a half percent of all the VOC’s profit.

‘Tulip bulbs as expensive as a canal house’

DECLINE According to many, the Golden Age ended after 1672, the year that has gone down in Dutch history as the disaster year. The Republic was attacked by England and France, and although it survived the war, the economical peak was over. The VOC kept on sailing for more than a century after this and was formally dissolved in 1798. The VOC did not make it into the nineteenth century. Because of a failing policy of government members who did not have the same skills as the entrepreneurs of the Golden Age, the VOC got a new nickname: Vergaan Onder Corruptie, or: Perished By Corruption.

STORAGE MARKET Amsterdam was the most important storing place in the world in the seventeenth century. All export products were stored here. The warehouses that are still in the city today attest to this. Products from all over the world could be found here. Because Amsterdam is situated near the water, it was easy for the many ships to bring their products here for storage.

IF YOU THINK OF WATER MANAGEMENT, YOU PROBABLY THINK OF THE NETHERLANDS. THE WORLD FAME IN THIS AREA IS A FORM OF RECOGNITION WE ARE VERY PROUD OF. BUT WHERE DOES THIS OBSESSION WITH - OR PASSION FOR - WATER COME FROM, AND ARE WE READY FOR THE FUTURE?

In 1953, the biggest natural disaster in the country in the whole of the twentieth century took place: the North Sea flood. A severe northwestern storm coinciding with spring tide made large parts of the country flood. This natural disaster cost the lives of over 1,800 civilians. “Despite this horrible disaster, we have started embracing the water in the last thirty to forty years, instead of fighting it”, says Mark Niesten, landscape architect and project manager for the Netherlands Water Partnership (NWP). “The Netherlands is a water country, that knows how to protect itself. This is in great

part due to the water boards, of which the first was established as early as the thirteenth (!) century.” Since then, we have succeeded in gaining land from sea and keeping it dry. TIME FOR A CHANGE Climate change poses new challenges for worldwide water management. Mark: “Along the most important challenges are the rising sea level, more severe storms and more intense precipitation. This brings along new challenges and opportunities for the planning and design of cities all over the world. When building them, the drainage of excess water was not

the rest. The currents of the sea transport the sand to places where there is too little. This way, nature does what is needed to defend the coast in weak spots.”

taken into account. In many places, there is no need for that, but the consequences of climate change mentioned earlier can become a threat for many other cities worldwide.” Whereas the Netherlands has a proactive take on water management, other countries usually have a reactive policy. “Only when problems occur, action is taken. In fact, that’s too late”, says Mark. “In many countries, water safety is not a case of constant necessity, so usually, none or insufficient measures are taken.”

EURO SIGNS We have a knack for water, which also shows in the total export value of our water expertise. Since the year 2000, this has doubled to around 8 billion euros a year. “A large chunk of that is water management, such as dredging projects or consultancy by engineering firms. Because of this, among other things, we can safely say that our image, experience and proven track record have made water management a prominent USP of the Netherlands.” For more information about NWP, visit their website www.nwp.nl

And that is where the NWP comes in. They work together with around two hundred national and international stakeholders to deploy the Dutch expertise in water management and -safety worldwide. “From the Netherlands, we want to share our knowledge about water with the world. That is why we work together with companies, governments, knowledge institutions and NGO’s with an international ambition. We’re not ‘telling them how to do it’, of course - other countries are also evolving. This is why cooperation and knowledge exchange are the top priority, and our role is mostly to build bridges”, says Mark. MOTHER (NATURE) KNOWS BEST When it comes to innovation, so-called nature based solutions are the way to go for the future. What, fighting fire with fire? Or water, actually. How does that work? “A good example of this from our country is the ‘Sand Motor’ near Hoek van Holland. Near the coast, an enormous amount of sand was put on the bottom of the sea. A relatively simple intervention, because all that needed to be done was bring a product from A to B. Nature does

HEALTHY BUSINESS FOR

HEALTHY AGING IN APRIL, THE WTC LEEUWARDEN IS THE CENTER OF INTERNATIONAL TRADE. OVER THE COURSE OF THREE DAYS, THE GENERAL ASSEMBLY OF THE WORLD TRADE ASSOCIATION TAKES PLACE IN THE FRISIAN CAPITAL. AN INTERNATIONAL PROGRAMME HAS BEEN PUT TOGETHER WITH THE THEME: TRUST, THE CORE OF INTERNATIONAL BUSINESS. TAKING NOTE OF THE SUBJECT ‘HEALTH’ MAKES SENSE. LIFELINES TEACHES A WORKSHOP ABOUT HEALTHY AGING. THE WORKSHOP LEADER IS PROF. DR. GERJAN NAVIS.

Internist and nephrologist prof. dr. Gerjan Navis is a professor of Nutrition at the University Medical Centre in Groningen. She is one of the panel members in the plenary programme and she teaches a workshop in which she shares her vision on health, in relation to the worldwide societal challenges too. In 2006, Lifelines started an extensive population study involving over 165,000 inhabitants of the northern provinces of the Netherlands. This study follows the

participants for at least thirty years. The gathered data are used to gain insight into the factors that play a part in the occurrence and progression of (chronical) diseases. Navis explains. “As a hospital, it is our job to make people better, but we are even more eager to use our knowledge for prevention. Healthy Aging is a concept in the making that focuses on getting older in a healthy way, instead of on one specific disease. As of today, we still work with old definitions of health. These do not match the current perception of health. In

THE TIME IS RIGHT Despite the predicted long throughput time of thirty years before healthcare is equipped in such a way that not just the biomedical part gets the right amount of care and attention, there is some development. Navis: “We see the awareness of health changing. Just look at the enormous popularity of foodies and food gurus. Whether you think this is a positive development or not - I have some professional reservations - it does set something into motion. The great thing about a study like Healthy Aging is that you can provide a scientific foundation for concepts. This is highly educational too. Thinking you know it all kills any innovation.” INTERNATIONAL BUSINESS AND HEALTH With over 320 offices in 90 countries and around 800,000 members, the WTC surely is a large business network. It makes sense to wonder what an organisation like the WTC does for health and prevention. “International business plays an important role in shaping the world outside of healthcare”, Navis argues. “Major public players, such as the global business community, have an influence on the way we live our lives. Take our working life, for instance. Automation has led to us doing our work from behind a screen. Therefore, it is of high importance that private parties know about the upcoming changes in healthcare. There are a lot of business opportunities here, too. I also hope that I can convince the public of the importance of healthcare, so the existing business world can be deployed for healthcare. Without the cooperation of the global business community, it becomes a lot harder for healthcare providers to make the world a healthier place. Business also get something in return, by the way: healthier employees! In short: we need each other. By giving substantive input, Healthy Aging concepts can be translated into business concepts. That is what I call healthy business for healthy aging.

every way, it’s clear that other dimensions of health play an important part too. Examples are mental wellbeing, participation and feeling physically fit. A person with biomedical malfunctions can be very happy. The same goes the other way around: someone who has no physiomatic complaints can still feel unhappy. Taking these dimensions into account paints a more complete picture of health. We now call this: Positive Health. This concept is developing and is gradually gaining terrain in all branches of healthcare. But we need to be realistic: the throughput time is around thirty years. Only then will healthcare and all related health partners, and the public, be imbued with the complete picture. THE HEALTHY AGING PHILOSOPHY Times are changing, and so is healthcare. But why do we need the Healthy Aging philosophy? Navis: “Age comes with defects. Our classic healthcare is very good at treating all sorts of diseases, but it is not equipped to treat several diseases at the same time. Unfortunately, multi-morbidity - a combination of diseases - is one of the characteristics of an aging society. This makes our current working method inefficient. A different approach is needed. Instead of looking at the individual diseases, we look at the whole picture, including the life cycle and what the person wants. In curative healthcare, we have forgotten how useful it is if a medicine works for several diseases at once. This does mean that a strategic turnaround is needed in healthcare. To make it even clearer: we need to reinvent healthcare. The hard divide between preventive and curative healthcare has to go.”

World Trade Center Leeuwarden is proud host of the 49th WTC Association General Assembly. The General Assembly brings the whole network of World Trade Centers and international companies to the Netherlands. A unique opportunity for the Netherlands to present itself. For WTC Leeuwarden very special because the city is this year European Capital of Culture. WORLD TRADE CENTER CONCEPT IN LEEUWARDEN: The WTC concept tries to take care of (inter)nationally active entrepreneurs as much as possible by supporting them with good facilities and services. In Leeuwarden, three independent organizations jointly carry out the concept. WTC Expo takes care of the exhibition complex with a number of its own productions; The Westcord Group, the WTC hotel, the congress centre, the Michelin star restaurant Elevé; and renting out office space. WTC Leeuwarden is the business services provider assisting international Companies. “The three of us strive for quality and optimal service. Each in its own profession,” says Schouwstra.

managing director believes that more companies should be allowed to spread their wings. “There are so many good companies here in the north of The Netherlands that make beautiful products. It’s in the nature of northerners not to blow their own horns, but many companies can be proud of what they do; rely on their own strength; and as far as I am concerned, should show off much more.”

“Worldwide, there are 320 WTC’s in over 90 countries, with some 800,000 affiliated companies and organizations. So, you can imagine the extent of the vast network at our disposal. We have coaches who can help entrepreneurs draw up an export plan and to start executing the plan; we identify partners abroad and in the Netherlands; we give courses and training through the WTC Business Academy; and we offer trade missions.” A WTC wants to make a significant contribution to the development of the regional economy. “When dealing with foreign companies, small things can sometimes be very important. Certain cultural differences that you just need to know about”, Schouwstra continues. “Our local offices help our companies in overcoming these differences. We have the ability to take certain business issues off your hands, and save companies a lot of time and effort.”

LEEUWARDEN, EUROPE’S CULTURAL CAPITAL This year Leeuwarden is in the spotlight. It is the cultural capital of Europe. All kinds of cultural events are organized for a whole year. “When this was assigned to Leeuwarden, you experienced a great deal of pride on all sides.” Leeuwarden simply has a lot to offer for the business community. We can now prove this all year round. It is a great promotion for our region and therefore also for the regional business community,” says Schouwstra. This year a number of major events will be offered. Toppers are the Giants (dolls as tall as buildings) in August and “Stormrider” a show with more than 100 Frisian horses as a main attraction. But the presentation of Escher in the Frisian Museum is also highly recommended. GOALS OF THE WTC What does Schouwstra want to achieve with WTC Leeuwarden – now with 250 members – in the coming years? “I think it is very important to challenge and develop the export potential of the business community in the northern provinces. We want to make a significant contribution to the growth in the number and turnover of exporters in the north. In addition, we want to optimize our services and our program by listening carefully to what the exporters need and by actively participating in the WTC Netherlands Alliance.

HEAVY AND WONDERFUL WORK From the work that Schouwstra did before he became active in WTC Leeuwarden, he has gained tremendous experience in the international business world. His current position is thus tailor-made for him. “I come from practice and think it is nice to be able to share experiences with entrepreneurs with an international ambition. I know the enormous challenges that are associated with international entrepreneurship. It is heavy, but also wonderful work.” The 11

The need for developing a green and sustainable city is urgent, says De Vries. “Within twenty years, seventy percent of the world's population will live in an urban area. Cities need to be prepared for this. It is important to look at primary needs such as housing, food, water, sustainable energy and, of course, vegetation. Floriade 2022 makes this clear with the theme ‘Growing Green Cities'.

2022 will be a living laboratory.” Twenty green submissions by future-oriented Metropoles like Tokyo and Paris are presented too. “They show their ideas for a healthy, sustainable and green city. Our audience is diverse and largely international, of all ages. We want to inspire as many different visitors as possible", says De Vries. TREE LIBRARY The Green City Arboretum covers the whole expo area. Visitors will walk through a ‘tree and plant library’ that is sorted alphabetically. All these trees have to do with one of the four themes. De Vries: “This is a unique exposition concept. There will be a great green stage. We want to entertain our visitors too, aside from informing and inspiring them, so they would really like to come back once more.”

GROWING GREEN CITIES This theme is divided into four essential terms: greening, feeding, energizing and healthying. Greening means to add vegetation to the cityscape, to make cities healthier and more attractive. Feeding is the term for solutions to grow more food, so that everyone will be able to have enough, affordable and healthy food. The sub theme energizing is mostly about solutions for sustainable power. Healthying explains the importance of vegetation for a healthy living environment and the good physical and mental condition of a city's inhabitants this leads to.

A part of the exposition will get a new function after the Floriade, in the green and healthy city district that is being developed on the terrain. De Vries: “We practice the overarching theme of sustainability with this. WTC Amsterdam is a thriving international community serving managing director of WTC Amsterdam, since it opened its doors in 1985,’ Huijg says. ‘We have a great team, and I do think that we have become increasingly focused on the needs of our tenants over the years.’ Home to 330 companies and workers from at least 30 different nationalities, WTC Amsterdam is a thriving international community and often described as being like a village, complete with shops, art exhibitions in the central hall, a dentist and even a daycare centre. Indeed the extras – the special facilities and international network - are what make a WTC far more than an ordinary office complex.

WTC Amsterdam was one of the first buildings at Zuidas (Central Business District on the south of Amsterdam) when work began on developing Zuidas business district in the 1980s. Today, WTC Amsterdam remains the biggest office complex in the region, with 125,000 m2 of offices, thriving cafes, shops, a conference centre and excellent transport links to the rest of the Netherlands and Europe. Managing director Christiaan Huijg’s involvement with WTC Amsterdam stretches back to 2002 and he has held the top job since 2007. ‘It is pretty special to have done the same job for 10 years, particularly in times like these, and I think I’m also the longest

DYNAMIC As part of this drive to innovate, WTC Amsterdam has introduced its Suite Offices concept – small units for one or two people which can be rented for flexible periods and which have all the benefits of the dynamic WTC atmosphere. The lobbies on either side of the Zuidplein square are also being turned into attractive places to hold an impromptu meeting or catch up with colleagues. Casper Reinders, the restaurant and club owner and one of Amsterdam’s most innovative hospitality industry faces, was drafted in to help overhaul the catering facilities last year – bringing downtown to Zuidas, as Reinders put it at the time. Organic vegetarian food, sushi or a juicy burger from a street food stand – they are all part of the huge variety of places to eat and drink in WTC Amsterdam. ‘The concept with the facilities is being copied in other buildings – they are adding in the coffee corner and the communal areas, but the international network is our unique selling point,’ says Huijg. ‘However, we have to keep innovating and developing. Nowadays people don’t sit behind their desk from 9 to 5 anymore and modern companies demand a dynamic work environment.’

wide economic crisis, the vacancy rate did not creep above 5%. And although several other new office blocks are currently under construction in Zuidas, these are designed for large tenants. The WTC, by contrast, focuses on smaller companies and shared spaces and they are always looking for high-quality accommodation.’ NETWORKING Networking events (see box item), Christmas drinks parties and even the traditional pub quiz are all part of the added value offered by WTC Amsterdam to its tenants. It’s all part of the spread of knowledge and sharing of expertise which is a key part of the WTC experience. WTC Amsterdam also takes its social responsibilities in the Dutch capital seriously. It supports the Weekend School, a foundation that helps talented youngsters from disadvantaged backgrounds make the most of their skills. It also backs the Max Foundation, a charity focusing on improving water, sanitation and hygiene in Bangladesh. In addition, WTC Amsterdam is one of the founders of Hello Zuidas, the foundation which aims to create a clean, safe and dynamic Zuidas environment for both work and living, as well as the Green Business Club. ‘Every day things come up … WTC Amsterdam is a very dynamic place to work,’ says Huijg. The next big challenges facing him and the rest of the management team are the renovation and expansion of D tower and the Zuidasdok, the massive 10-year construction project to put part of the A10 ring-road in a tunnel and expand the railway station into a real transport hub. D TOWER While future-proofing the complex is a continuous process, this spring work starts on renovating D tower (11,000 m2) and adding 32,000 m2 by creating a new tower on the eastern edge. The new look D tower will be mainly used for offices but is set to have state-of- the-art facilities, including a roof-top bar on the 22nd floor. The redevelopment work also includes expanding the car park into what is the current conference centre. Work is slated for completion in 2021. WTC Amsterdam is the flagship asset in the CBRE Dutch Office Fund and the expansion is a key part of the fund strategy, says Jean-Pierre Spierts, asset manager at CBRE Global Investors. ‘This expansion allows us to give a quality boost and meet the current needs in the office market, so we can continue to improve our services to our tenants and other users.’ Indeed, the green light for the expansion shows just how popular WTC Amsterdam continues to be, with current vacancy rates at around 2%. ‘There is considerable demand for space in the WTC,’ says Huijg. ‘We’ve got a waiting list and it is getting longer.’ Even at the height of the world20

SUSTAINABILITY As well as expanding the WTC complex itself, the WTC Amsterdam team are busy boosting the complex’ sustainability profile. WTC Amsterdam has just been awarded three stars by the Dutch Green Building Council in line with the prestigious BREEAM assessment system – a way of judging the sustainability of buildings in terms of the people who live and work in them and in their use of natural resources. WTC Amsterdam’s three stars mean that the complex is ‘very good’ when it comes to both the building itself and the way it is run, says Ben Jorritsma, who is in charge of the BREEAM project on behalf of the WTC’s management team. The scoring is based in part on the amount of monitoring which takes place within a building – in terms of waste, management, land use, pollution and the like. ‘We are constantly checking on our energy use, for example,’ says Jorritsma, referring to the introduction of energy saving innovations such as motion sensors in the rest rooms and the use of geothermal systems for heating. Efforts to boost recycling have also had an impact. In 2013, when monitoring really started, nearly 60% of the waste produced by WTC Amsterdam tenants was non-recyclable, but that has now gone down to just under 42%. Because WTC Amsterdam has been built in stages, it actually has three separate BREEAM certificates, each covering a different part of the complex. And when the new-look D tower is completed in two years’ time, hopes are high for extra high rating, says Jorritsma. ‘The focus in D tower is very much BREAAM excellence in its design.’

NETWORKING MADE SIMPLE AT THE WTC BUSINESS CLUB The WTC Business Club is the forum where tenants and other Zuidas companies get together to share news and views, as well as making new contacts. The Business Club hosts six events a year, most of which take place out of the WTC itself. The events break down along three key themes – culture and the arts, sports and business information. This year, for example, club members had skating lessons from a former Dutch international skater while last year, a top tennis pro was on hand to help with club members’ backhands. The club organises visits to museums and auction houses, and a hotly-contested annual golf tournament with the members of WTC Schiphol Airport. ‘We try to set up a programme of events which will appeal to as wide a group of WTC tenants as possible,’ says WTC Business Club manager Godfried Schölvinck. One of the club’s most successful events is the annual New Year drinks party, during which a leading economist or high profile figures from the Dutch business world outline their views on the prospects for the year ahead. Schölvinck is also building up the profile of the WTC’s networking organisation and boosting its role as a lobby group for WTC tenants in dealing with the outside world. ‘Coming to our events is a good way to meet people, especially if you are a new tenant or a small company,’ he says. ‘You start out knowing no-one but you soon become familiar with people at other firms when you meet them in a social setting.’

Ever since opening in 2012, the WTC The Hague is a truly multifunctional building. Managing Director Eveline Steenbergen: “You can work and meet here on the 42,500 m2 of office space, and use the gym whenever you want. You can also drink coffee at the CoffeeCompany, eat something at the noodle bar or buy some quick groceries at AH To Go. The WTC is also home to a 4 star hotel, 200 apartments and a parking garage with 1,000 parking spaces.” From the new main entrance, you head into the nicely renovated lobby. Eveline: “What’s new here is the wellness center and Bar Brasserie Mondano. You can enjoy a classic lunch here or a fine dinner.” Jan-Willem Kos, Senior Asset Manager at Bouwinvest (owner of WTC The Hague): “This is a dynamical place, where employees of other businesses in the area can also come. As an investor, we care about high-value offices in lively areas.” Existing businesses The diversity of businesses that choose for WTC The Hague is increasing. Roof garden This year, the flat roof of the parking garage was turned into a roof garden with a sustainable solution for excess rain water. The roof garden shows how you can come up with a solution for excess water in the city. Rain water is collected through the roofs in the roof garden and regulated by the Smart Flow Control. This way, the sewage system will have less to process. Tenants and visitors can enjoy the view

from the patio, as well as Mondano’s specialties. Turning the flat roof of the parking garage into a roof garden is a perfect example of the sustainable vision of WTC The Hague. Art Gallery WTC The Hague Art Gallery is situated on the third floor, en route to the elevators. Eveline: “National and international artists collaborate in expositions with varying themes. In the gallery, you can buy art for your buiness or home. Companies in the WTC can also lend the artworks. Aside from this, the gallery is a place to relax for tenants and visitors.” Flexible The modern-day office space tenant has varying wishes. WTC The Hague accompanies them with high-grade workspaces and flexible lease agreements. Jan-Willem: “For instance, companies can choose a yearly contract and use the Business Suite: a furnished office space of around 75 m2. In one of our towers, we offer completely furnished office spaces from 200 up to 10,000 m2 for SMEs. All our tenants can make use of their own mailbox, the parking garage and the service desk. They can also use the meeting rooms with a discount.”

Accessibility WTC The Hague is located conveniently for access by car as well as public transport. Eveline: “We are near the A12/A4 and two train stations: The Hague Central Station and Laan van NOI. From these stations, you can take a tram or walk to WTC The Hague in less than ten minutes. There are signs that show the shortest way for those who walk. From Laan van NOI station, there is also a metro to Rotterdam. This makes it easy for travellers from the Metropole to visit WTC The Hague.”

WTC Rotterdam is a fine example of a Bouwinvest office building. Centrally located, multifunctional and with a high facility level. The building itself is also iconic, with a monumental and a modern part combined. Despite all this, it is time for a change. That is why a Masterplan was developed. The Masterplan Angélique and Jan-Willem are both closely involved in improving the WTC Rotterdam. Two years ago, Bierman Henket architects developed a ‘Masterplan’ for Bouwinvest with the goal to make the building more open and welcoming, inside and out. “The building will be gradually refurbished this coming time. Of course, we take into account that we have over 250 tenants and that a lot of events take place in WTC Rotterdam”, Angélique says. Existing facilities such as the Business Center and WTC Rotterdam Art Gallery will get a more prominent place. Also, there will be beautiful new concepts. De Koffiesalon will open this summer, in the central hall in the renewed entrance area. The gym will open in September, and later this year, a beginning will be made to realise a hotel. “For WTC Rotterdam, creating and keeping up a 5 star feeling is very important to our service”, Angélique says. “The quality of our service and facilities for tenants and visitors is key here, and will be further developed and improved. Tenants The planned changes will make it even more attractive for tenants to choose WTC Rotterdam. Jan-Willem explains that there are five branches that are seen a lot in WTC Rotterdam: the shipping sector, insurances, consulting, legal & finance, and trade. WTC Rotterdam is home to wellknown international businesses as well as local start-ups and scale-ups. This is in part due to the fact that one can rent a workspace, but also 2,000 m2 of office space or even more, and everything inbetween. We offer businesses room for growth and movement. Aside from this, we have meeting rooms or ‘break out rooms’, that can be used by anyone. “We see a great demand for real-life meetings”, Jan-Willem says. “Bringing people together is something a building should be able to do. WTC Rotterdam is equipped to allow different businesses easy meeting, however big the building is. This connection opportunity and strong community is one of the reasons why many businesses choose WTC Rotterdam.” Soon, there will be a community platform and an app so people can communicate and businesses will be able to find each other even more easily. In the renewal of WTC Rotterdam, full use of the building to stimulate cooperation and meeting is the focus. ‘Business living room’ The ultimate goal of WTC Rotterdam is to become more open; a place where people can meet each other in the ‘Business living room’. Doing business is also stimulated by organizing events about trade & investment. The location of WTC Rotterdam plays a great part in this development, because it is at the heart of Rotterdam’s business district. “We are a place where the business visitor as well as the tenant feels at ease and welcome”, Angélique says. “That’s right”, Jan-Willem adds. “We see that businesses choose WTC Rotterdam because of the location and the ambience. There are also a lot of facilities around the building for shopping, dining, drinks and parking.”

General Assembly & WTC Rotterdam WTC The Hague & Rotterdam invest a lot in sustainable relationships, with the environment as well as with tenants. They have noticed that there are several types of revenue coming from this, financially as well as in sustainable relationships with tenants. “We would like to urge all partners in the General Assembly to do more in terms of cooperation, by way of things such as a community app”, Jan-Willem says. “This way, in the future, we can work together even more and better, and we can connect even better.”

What is your role as Business Center Managers and how do you help entrepreneurs? Our main goal is to welcome regional as well as international entrepreneurs in the world of the WTC. We also want to give them the opportunity to work in a professional and pleasant way. Our Business Centers offer flexible working spaces, turn-key offices and meeting rooms to tenants as well as external users. The goal is to create a ‘social-business’

environment in which entrepreneurs can meet each other easily and an cooperate with each other. Something remarkable is that at first, people think a WTC is very corporate and even a bit detached. But after a personal experience, people usually tell us it is very pleasant and even cosy. We feel like this is a good combination: making a chat at the coffee machine and then returning to work.

According to you, what is the role of the flexible workspace within the offices and the WTC network, and in what way do you work together? We want to break through the local mindset by cooperating more and making this a concrete part of what we offer. The opportunity to offer two flexible workspaces within a relatively short geographical distance is unique. You can decide where you’re going to work today and who you want to meet based on your personal situation. For instance, WTC Rotterdam is a good location if you want big-city hustle and bustle. A metro stop is right beneath the building and several cafes, restaurants and stores are nearby. However, if you are meeting people from different parts of the country, WTC The Hague is the place to be. The great accessibility and availability of catering in the building make it perfect for this. Together, the two locations reinforce each other. It’s not either/ or, it’s a sum of things. As it goes, you choose one of the WTC locations in the Metropole as your base location, but the other is also available to you. Another advantage is that you automatically expand your network too.

How would you describe the tenants and how is the great diversity within the businesses that rent a workspace at WTC handled? The great thing about our tenants is how diverse they are, while of course there are relatively many international businesss. If you look at the history, WTC Rotterdam used to be a house of trade, but there are web builders and marketeers now, too. In recent years, WTC The Hague has seen a transition from a small amount of large tenants to a larger amount of SME tenants. This has made it an even more dynamical and diverse place. The theme of the General Assembly is ‘better together. Trust, the core of international business’. What distinguishes the Rotterdam-The Hague Metropole? A unique thing about the WTCs in the Metropole is that we manage our own Business Centers. This means that working together is easy. We want each other to thrive and we can approach our services from the perspective of our tenants. For instance, we know exactly which customers to match up with each other so they can reinforce each other, not just within each WTC, but also inbetween the two. The transition from our Business Centers to the larger offices within our WTCs is also seamless. Growing organisations can move from the Business Center into elsewhere in the building. Also, larger office tenants can easily rent extra capacity for a short or longer time. The power of in-house management makes business broader and more logical. It works, and we’re proud of it!

CANON EXPERIENCE CENTER: SURPRISING INNOVATIONS IN THE WORLD OF GRAPHICS AND PRINTING! WTC•E Business Society visited the Canon Experience Center with over 70 professionals. Munckhof Tours made sure the group had a pleasant trip to Venlo. The conversations during the trip gave the participants a good mood. After the reception with a cup of coffee or tea, the members met Robert Boerkamp, director of Canon NL. He welcomed the group on behalf of the Brainport Region and told them about the Canon company in a global perspective. Willem-Jan Bosch, CEO Canon Business NL, spoke of the new direction Canon is heading for in the Netherlands, and of the changes in the company formula and the commercial printing market.

‘From victimhood to leadership, you decide your identity', was one of the things he said during his impressive story. We then headed to the OCÉ, where the experts and operators of several machines explained how they worked. We also got to witness the impressive production capacity of the graphic, copying and printing machines. After that, there was time for informal networking over drinks and food. During the trip back to Eindhoven, there was a lot of animated talk, about the Canon experience and all sorts of other things. Thanks to Eric van Boekel, Bianca van Herpen and the Canon team for setting up this inspiring and educational experience.

3 - (IM)PERFECT To create their fixtures and furniture, Blom & Blom scour abandoned factories for inspiration and material. Large parts of their collection are made from re-purposed industrial items, and each of their restored products come with a ‘passport’ that relays its origins. Instead of completely repairing these found items, Blom & Blom designs around imperfections of damages, in order to preserve their products’ unique charms.
