The Restoration Project was never about elevators and air conditioning, marble or masonry. Our vision was to break free of the status quo and gain access to a larger, more discerning tenant population. This was, after all, an historic, prestigious address, the former home of Zellers, Canadian Industries Limited (Imperial Chemical Industries PLC) and many others. The challenge was to advance beyond a moribund leasing strategy, the recycling of previously built-out space, to a progressive policy of building out new space each time a tenant of consequence moved in. By re-establishing the building's once envied standing, longer term leases, greater stability in our rent roll and a more financeable operation become achievable. As the pages that follow demonstrate, our vision has become a dynamic reality. Here, vintage elegance and charm combine with cutting-edge technology and design. This is the wholly unique and practical environment we call the new 1253 McGill College.

Designed in 1923 by the renowned architectural firm of Ross & Macdonald, 1253 McGill College and its heritage were recognized and respected from the outset, with preservation of the building's shell a clear priority.
