A

pril showers bring May flowers. Everywhere in nature, things are blooming and, dare I say, changing. There is one thing in the world that remains constant, change. Most people don’t like change. It upsets the natural balance of things. It rocks us out of our comfort zone. It messes with the status quo. Change is good, for the most part. I should say, positive change is good. It means things are moving forward and not stagnating. It means growth is taking place. As a seasoned (weathered) businessman and publisher, my life is in a constate state of flux. I don’t know anything else. I wake up excited every morning anticipating the changes that are going to take place. Frankly, I can’t imagine having a routine or a life that is so predictable change would seem like an

intruder. In fact, if change isn’t happening in my world, I kick the metaphorical cat just to stir things up a bit. For me, a life without constant change would be dull. The Real Estate business is all about change. The agents and brokers that do well have adapted to change and are ready to zig when everyone else is zagging. It is said that luck is when preparation meets opportunity. To those who live in the status quo, luck seems like an arbitrary thing. To those who welcome change, luck happens all the time because they are prepared for each and every opportunity that crosses their path. I bring this up because we have experienced a little change here a NCAgent Magazine. These changes, while a little uncomfortable, mean we are moving forward and growing. As a start-up, the only way to survive is to embrace the changes and roll with them. In my 30+ year career I have never gone through a major change that didn’t result in a stronger opportunity. I am elated. As part of the change, our content is changing a bit. We have partnered with a very reputable real estate content provider so that we can bring you market data as well as helpful and intriguing articles. We are certain this new content will “class up” this magazine. In launching this business, we went from zero to 100 miles per hour in a very short period of time. I heard someone talking about auto racing the other day and they said, “sometimes you have to slow down to speed up.” I had to stop and think about it for a minute, but I realized what he said was more profound than I had first thought. Along with the

changes, we are going to slow down a little, so that we can speed up and take the magazine and the business to the next level, which means more change. Now that I have that out of the way, I want to thank you for reading and my hopes are you are getting something useful and meaningful out of each and every issue we publish. Store founder, Curt O’Briant says they have plans for a fourth store to be located in Sanford this summer and they are launching an e-commerce website FurnitureMarket. com this fall. “We look forward to moving into Sanford this summer and expanding our customer’s furniture shopping experience with the FurnitureMarket.com website this fall,” O’Briant said. Our customers appreciate that from us, that’s what drives us,” says O’Briant. Curt began his story in furniture when he was 27 years old. He started working at his stepfather’s furniture factory, Michael Thomas Furniture, in Liberty, North Carolina. He worked his way through each department, learning about fabrics and patterns, framing, and 8-way hand tied spring systems. “I fed off his artisans’ love for furniture and his business acumen.” Curt says about his stepfather, Tom Jordan. “From there, I was active in the marketing world and along the way, built websites for various furniture companies.” This love of furniture and keen marketing ability encouraged Curt to start a retail company that strived to help customers find high quality furniture at affordable prices. Through his family connections, he is able to work with an exclusive buying group, as well as local and regional furniture lines such as Serta, American Woodcrafters, and Black Dog Salvage. Thus, Furniture Market Warehouse was born. 8

Business partners Christian O’Briant and Mary Davis echoed this sentiment. “When I’m purchasing new items for the store I try and do it through the eyes of our customers. I look for the trends of today and tomorrow, and always take in consideration what the value is. If I feel they could purchase a similar item elsewhere for less, I don’t procure it. I’m always seeking a balance between great quality and price, but never price over quality. If the quality is not there it’s not a

value at any selling price.” Davis says. “I love it when a new customer, someone who has never shopped with us comes in for the first time. urb appeal can affect prospective buyers' perception of a home. When addressing curb appeal, homeowners may be inclined to focus on features that are easily seen from the street during the day. But what can a homeowner do to improve on his or her home's nighttime aesthetic? Outdoor lighting is one aspect of curb appeal that is often overlooked, advises the home improvement experts at The Spruce. Homeowners may fail to recognize the importance of how proper illumination can provide their homes with a warm glow and make it look beautiful after the sun has set. For example, think of how cozy and inviting neighborhoods appear during the holiday season when homes are strung with twinkling lights. Homeowners can replicate that look all year long with lighting elements. Lighting for evening hours also

helps maintain a safe environment for people who are visiting the property. Illuminating walkways and doorways provides a clearly visible and safe path to and from the home. INDUSTRY INSIGHT New Study Reveals One Surprising Reason for the Inventory Shortage

T

here has been a great amount written on millennials and their impact on the housing market. However, the headlines often contradict each other. Some claim this generation is becoming the largest share of first-time home buyers, while others claim millennials don’t want to own a home, blaming them for the dip in homeownership rate. While it is true that millennials have achieved milestones like getting married, having kids, and buying homes later in life than their parents and grandparents did, they are not solely to blame for today’s housing market trends. Freddie Mac’s Insight Report explored the impact of the Silent and Baby Boomer Generations on the housing market. If millennials are unable to find a home to buy at a young age like their predecessors, then who is living in those homes? The answer: Seniors born after 1931 are staying in their homes longer than previous generations, instead choosing to “age in place.” Freddie Mac found that, “this trend accounts for about 1.6 million houses held back from the market through 2018, representing about one year’s typical supply of new construction, or more than half of the current shortfall of 2.5 million housing units estimated in December’s Insight. Older Americans prefer to age in place because they are satisfied with their communities, their homes, and their quality of life.” According to the National Association of Realtors, inventory of homes for sale is currently at a 3.5-month supply, which means that nationally we are in a seller’s market. A ‘normal’ housing market requires 6-7 months inventory, a level we have not achieved since August 2012. “The most important fundamental in today’s housing market is the lack of houses for sale. This shortage has been identified as an important barrier to young adults buying their first homes.” Bottom Line If you are one of the many seniors who desires to retire in the same area you’ve always lived, you’re not alone. he way a home is designed can say a lot of things about it. In fact, many real estate professionals and contractors can determine when a home was built based on the design of its interior. For example, homes with sunken living rooms were likely built sometime in the 1960s and 1970s. Open concept living rooms are one trend that might one day make people nostalgic for the early 21st century. ot so long ago many homeowners were racing to outfit their homes with home theater spaces. If spaces allowed, homeowners would transform rooms into dark, theater-like retreats, complete with large screens, surround sound and reclined seating. Interest in such spaces has waned in recent years, with many homeowners opting for media rooms instead. So what is the difference between these spaces? According to HGTV, a home theater is a room designed to replicate the experience of the cinema. A media room is a multipurpose space where people can gather to enjoy any type of media, from TV to music to gaming systems. Home theaters tend to limit activity to watching movies. However, homeowners interested in more versatile paces may find media rooms are much more practical.
