Rethinking work and living:
A new post-pandemic housing typology for the millennials in the city
ACADEMIC PROJECT-
RE-THINKING WORK & LIVING
A new post-pandemic housing typology for the millennials in the city. SEM 10 Guide: Nikhil Khadilkar DeFacto Architects As things have slowly started to return its course and people are working towards financial stabillity, it has been observed, that millennials are now increasingly interested in homeownership. This is because after the pandemic, people living in rentals and PGs realized that having a house of their own, having something concrete to fall back on is much better than the uncertainty of being kicked out due to inability of paying rents and several other reasons. The working millennials are forced to rethink the way they live in the city because of the shift in work culture, fuelled by the pandemic, and since they are the largest working cohort to be practicing WFH currently, they are affected by the changing trend the most. The challenging issue for Millennials is also the lack of available housing that meets their needs and the difficulty of building an emotional connection to their homes and the surrounding community. (Jones, 1995; Timmerman K, 2015). Thus, understanding their needs, values and aspirations, and their meaning of home becomes necessary when developing housing for them.
The thesis aims to address two things, namelyHow can architecture address the concern of work coming into the home, and understanding the millennial generation to provide housing for them that suits their ever-changing requirements and foster a sense of community within them. The thesis explores how the two are interconnected. Key wordsWork-live, Pandemic, millennials, ideas on home and living, New Housing typology, Affordability.

MILLENIALS want?
I want to buy a house which is affordable but has like many amenities, a gym, a bar, indoor sports stuff, projection room kinda thingy like those co-living hostels do. Would be fun!

Cool IoT devices, voice activated systems and stuff I want to live closer to my friends or atleast in an apartment having people of the same age as mine so we could have drinks and do barbeque together
Umm.... I would want to buy it in a cool locality, closer to work, close to restaurants and mall and movie theatres so i could meet my friends every week
The data from the survey and various other sources were amalgated to create narratives that explain what kind of homes the millennials desire.

Kitchen platforms being used as work desks
Incase of absence of desk or a stool of a proper height random house objects are used as a work desk
Study tables brought out or bought for the same
The dining table of the house or a work
In most cases, work space is being shared between the members of the family.
People with a proper work desk find it comparatively easier to work than the rest, but the issue of proper light, sound and uncomfortable chairs and improper desk height is often there.
ACADEMIC PROJECT-
How did the millennials accomodate Work into their living sphere (A spatial inquiry)
How are Millennials affected due to the pandemic?
The Pandemic is Pushing Millennials towards Home Ownership?
Homeownership is important to the Indian Millennials, but they are waiting for more financial security before attempting to establish this dream. To establish this dream, they tend to grab better job opportunities frequently, even if it means moving to diferent cities or states or even country. They dont want to get tied down because they want the flexibility to move to different cities and localities. Paying for hefty EMI’s of new homes is difficult for a large portion of the millennials too. Hence, more and more millennials, especially the ‘starter’ or younger millennials are opting to rent. But again, since the pandemic, more and more millennials are compelled to rethink this decision. desk is used for a computer set up People who have the luxury to work from home, are going to need bigger and better homes, since they will be spending more time inside the house and also to include a workstation/s. This need can prompt them to shift to the peripheries as smaller apartments won’t suffice.
Is this need for bigger, better, greener homes making people look out for the city peripheries?
Renting scenario before COVID-
Renting Scenario Post COVID-
The trend of renting over buying was high among the millennial generation before the pandemic hit. The Millennial generation who is known to switch jobs after every 2-3 years, failed to wish to settle in one place and therefore preferred the flexibility of renting, to maneuver from one city to another. Even though, Staying close to one’s work is preferred, living in the commercial hubs of the city often comes with its own set of issues. The primary issue being the cost of living in these areas. This is also the reason why most people preferred renting over buying in the pre-covid times.
Considering this state of affairs, the preference of home buyers have changed and shifted from renting to purchasing a home, among the millennials particularly. With WFH turning into the new normal and sense of safety and security turning into a priority the importance of owning a home of their own became vital. Sharing homes and co-living culture that was preferred among the younger millennials and Gen Z isn’t thought of safe any longer. This has eased the dilemma surrounding buying vs renting.

EVALUATION OF HOMES AFTER THE PANDEMIC
Dismantling spaces in a home (A Quantitative inquiry)
The amount of time spent in each room
Observation:
The sizes of the room is not proportional to the amount of time spent in them. The way the spaces can be used can be further explored to suit the user’s demands. For example- Bedroom (the inner sanctum of the house) is the room in the house which gets used the most, and got used even more especially during the pandemic and yet it is smaller in terms of space allocation in a BHK type. Which eventually, limits the function of the room. Same goes for the kitchen, passage and balcony/verandah of the house.
WALLS DEFINING THE SPACE

ACADEMIC PROJECT-
AN ATTEMPT TO BRING IN THE CHANGING NEEDS BY DISMANTLING OLD SYSTEMS
DE-CONSTRUCTING THE UNIT- Dismantling the BHK system to accommodate WFH
Owing to the Millennials temporal kind of nature, their choices and family dynamic, significantly impacts how spaces will be designed for them at their current point in life. Hence, the inflexible and unadaptable BHK system is attempted to break in this thesis whilst providing a solution for Work coming into home.
Work takes up the most amount of time of our day. With the advent of work coming into the home, we’ve got to make space for this huge bubble to fit into our homes.

ACADEMIC PROJECT-
Since the work-life is now interfering with our home lives, it is important that we separate the mental states with physical thresholds. Hence, the project looks at house as a space which could ‘fold up’
or ‘open’ into a new space. It is imagined to be differentiated by bringing the physical and ambient characteristics of a workplace inside the home, rather the building as a whole.

Located on the exteriors of Hyderabad from the main city. This colony has people from usually the EWS and LIG from surrounding cities living in govt. provided homes and plots. It can be seen that they are put away from the main city and the living conditions of the people are very poor. The predominant class here works as construction workers or auto drivers. Various government schemes were studied to understand the amenities provided under them and the evolution of housing that took place in this locality as per the ruling government schemes from 1985 onwards.

Public spaces are deemed as the lungs of a city. A place where citizens come together to interact, create economic opportunities, for religious activities, recreation, etc. They are crucial for the social and especially for our mental well-being. The Pavillion is imagined to be a multi-purpose space which caters to the recreational, cultural and social needs of the neighbourhood. Activities like meditation area, play area, an exhibition space and as a stage to promote any events. The pavilion is imagined to be made up of natural material like pressure treated wood.

BRIEF: The idea is to accentuate the verticality of the house by using elements that are long, linear, sleek promoting verticality. Modern and sophisticated theme along with use of various materials primarily whites, wood, bronze, terrazzo is imagined for the apartment. The furniture designed or used for the house is imagined to be minimal and child proof (rounded edges, inset door handles, limited use of glass, etc) to allow free and hazard free movement within the house.
WHY? (since the space is least lit area in the house and for the room to appear bigger, ALSO Vaastu Compliant)

08 BRAJ EXHIBITION (PANEL) LOCATION: GOVARDHAN, UTTAR PRADESH COLLABORATOR: RADHIKA SONI The exhibition focused on exploring different modes of representing architecture of the religious city of Govardhan, Mathura, Vrindavan and Gokul. Various drawing styles were developed and each group had the freedom to interpret their experience, the culture and traditions of the place in their own way but maintaining some uniformity across the entire class. The drawings were first sketched on site, then interpreted on panels, vectorised and finally rendered on photoshop. Common ‘elements’ found in those four sites were recorded and used as a stencil in all the panels.
Daanghati Mandir is situated in the center of Govardhan and is the first temple from where both long and short parikrama starts. The site slopes from both ends of the temple and is placed within a dense city fabric. Like Daanghati, many other temples in Govardhan have a deity in the form of a rock.
