WILDFIRE RISK & PROPERTY INSURANCE ISSUES SUMMIT REALTORS® HOST DIALOGUE ON WILDFIRE RISK AND PROPERTY INSURANCE ISSUES IN PARTNERSHIP WITH State Representative Millie
Hamner (HD-61) and Summit County Commissioner Dan Gibbs, the Summit Association of REALTORS® hosted a Town Hall style dialogue in September on property insurance and wildfire risk. Several hundred people attended the event held at the Frisco Day Lodge. A representative from the Colorado Division of Insurance attended the event to understand some of the unique issues facing homeowners in the mountains. Other participants included the local fire departments,
local insurance providers, and tree service companies. SAR Government Affairs consultant Sarah Thorsteinson says there have been many stories of property owners or buyers unable to obtain or maintain property insurance or have to get it at a higher cost due to perceived wildfire risk. “Other owners are required to do defensible space mitigation in order to keep insurance but what a local fire department tells them and an insurance company tells them might be different,” she added. In related news, Thorsteinson recently testified before the State Wildfire Matters Interim Review Committee on behalf of the Summit Association of REALTORS® to educate the committee on SAR’s efforts and concerns. “I
SAR hosted the Town Hall meeting at the Frisco Day Lodge on Friday, September 12th
told the committee of our concerns with the Governor’s task force recommendations and how they could stigmatize individual properties or increase the cost of housing,” stated Thorsteinson. She also provided an update of SAR’s efforts to educate the community about the issue, including a REALTOR education meeting held in May, homeowner education through SAR’s countywide wildfire mailing in July, and the September Town Hall wildfire and property insurance meeting. Thorsteinson says the State Wildfire Matters Interim Review Committee is still interested in potentially carrying legislation to get communities to require wildfire building codes and to be more proactive, but it will likely not happen this year.

THE SUMMIT COUNTY BUILDERS ASSOCIATION hosted its awards reception for the 20th annual Summit County Parade of Homes on Friday, Sept. 19. Representatives from building and related industries filled the Silverthorne Pavilion for the event. Fifteen properties took place in this year’s Parade of Homes. The Builders Association presented 36 awards in six categories. This year the homes were divided by square footage. They were judged on 34 criteria to determine the best in exterior design and elevation, kitchen, master suite, interior finishes, interior furnishings, landscaping and outdoor living space, and builder concept and workmanship awards.

The next category of 4,000 to 4,999 square foot, included homes built by Raptor Construction and CBI Homebuilding. The best interior furnishings award was presented to Raptor Construction and Tami Strachan for their home at 70 Pheasant Tale Lane in Silverthorne. Best exterior design and elevation, best kitchen, best interior finishes, landscaping, builder concept and workmanship and overall best in the category also went to Raptor Construction. The best master bedroom suite was won by CBI Homebuilding for their home in Breckenridge at 970 Forest Hills Drive.

Another great way to add a bit of warm texture to your home is by adding an accent rug to a tiled area of your home. WHEN YOU WALK INTO THE KENNELS of the Summit County Animal Shelter, you’re greeted by about 15 dogs. They’re excited to see you, and they tell you with loud barks that have echoed off the shelter’s white, concrete walls for years. The sound has been called brutal, piercing, painful. It’s been compared to a car horn blasting a few feet from your ears. Imagine how the dogs felt. “Their hearing is more sensitive than ours,” said Mike Orlowski, owner of Alpine Vista Home Cinema and Automation. “Course you can’t ask them that — if it hurts or bothers them.” Orlowski teamed up with Suzanne Allen, owner of Allen-Guerra Architecture, and Ty Cortright, framing contractor and project manager with Cortright Enterprises, to install acoustic panels in the kennels on Tuesday, Sept. 23. Allen spearheaded the whole idea after she adopted a dog with her 8-year-old daughter, Aida Guerra, in the spring. “I couldn’t even stand it in there,” she said, and she thought the noise must be stressful on the animals, the shelter’s employees and the people coming to adopt. She figured installing sound absorption panels would be easy. Allen paid for the materials, which added up to about $3,000, Orlowski designed the system and ordered the parts, and Cortright and three members of his crew completed the installation. “We didn’t do anything on this except say yes,” said Leslie Hall, the shelter’s director, who could hear the dogs barking in her office two walls and a hallway away. This has been a summer of volunteer projects, she added, mentioning an outdoor doggy playground built by a loyal volunteer in partnership with Lowe’s and an Eagle Scout project in the works. 20 SUMMIT COUNTY HOME

After getting the go-ahead from the shelter — which has 10 employees, about 200 active volunteers and roughly 10 dogs in the kennels and 20 cats in surrounding rooms — Allen received permission from the county and the fire department. Then in about three hours, Cortright’s group placed the 34 panels: 28 3-by-4-foot wall panels and six 4-by6-foot panels on the ceiling. They look and feel like gymnastics mats. Orlowski said the panels are wrapped in forest-green plastic covered in tiny holes, which absorb and capture the energy of the sound waves. Before, the echo in the room, also called reverb or hang time, lasted about 1.5 seconds, he said. Now it’s down to about 0.3 seconds. Shelter employees are thrilled not only because of the reduced noise, but also because the green panels lessen the harsh glare reflected by the white walls. “It’s a huge difference,” said Meg Leroux, the shelter’s operations manager. “Oh my god I walked in, and I just almost started crying.”
