Fab Furnishing

By Nandini Mukherjee

Vintage is the new chic. Using old and authentic antique style together with the modern elements is something astonishing, but very effective at the same time.

I

n recent years, the trends for all vintage things have caught the attention of the masses. The consumer society, which once sought out the most modern, cutting edge and exclusive designs for the home, has taken a step back in time and objects that were once so highly coveted now share the lime light with an older, more experienced and more mature version of themselves…antiques! The desire to own the newest, shiniest pieces, time has given way to a need to fill homes with unique pieces that have a story to tell and that have stood the test of time. As more people have less disposable incomes they are less likely to spend what little they have on objects that have become synonymous with throwing away culture. Instead they are looking at the past, a time when things were made to last, durable, and had a real value that was appreciated through the generations. The new found love for antiques is easy to understand, but as most of the people live in modern homes the question is how to incorporate these heirlooms and artifacts seamlessly into the interior design schemes. Antique pieces impart a sense of warmth, history and character to a home. Choosing antiques to grace a home is a researchbased activity that involves identifying the actual value of the item.

Many people enjoy going antiquing, visiting a number of antique and collectibles shops in search of interesting or valuable artifacts. Much of the time, these trips come complete with rummages through dusty boxes or homogenous dealer booths. Every once in a while some worthwhile items will be found, but not always at an affordable price. Searching for antiques can be a truly hit-or-miss adventure, so it pays to gain a little knowledge before making a visit to the shops.

Aesthetics An object’s aesthetic value is a matter of personal taste. On the other hand, some pieces of art and furniture have almost universal aesthetic appeal. Visiting art galleries and museums is one great way to see antique objects of art that are considered aesthetically pleasing.

Choosing Antiques Antique pieces can add a unique aesthetic to any room in the house, but choosing the best pieces can be tricky, especially since so many replicas and forgeries are available in the market. The best way to choose antique furniture for the home is to find a reputable antiques dealer. This in itself may not be easy; it may require visiting several antiques dealers and getting recommendations from people who have dealt with each dealer. It is important to look for fair prices, furniture in good condition, and reasonable sales and return policies when choosing a dealer.

Authenticity Before buying any antiques, the authenticity or reproduction of the product must be considered. Some reproduction do have intrinsic value of their own, especially furniture, but authentic items are usually better. If a knowledgeable sales clerk or proprietor is available, then the history of the antiques can be asked. If they are not sure of the authenticity, then it is judicious to look for other signs of aging or original manufacturing dates. Authentic antiques with metallic elements often develop a patina; a discoloration caused by years of exposure to the outside air. Antique copper items, for example, may appear greenish. Manufacturers of reproduction items may use paint to artificially create a patina, but it should be easily detected. It is also important to look for unique trademarks or manufacturing stamps which can date items to a specific time.

Condition Another consideration when buying antiques is condition. Many experts advise antique collectors not to clean certain pieces because the signs of age are part of the value. Other items can be restored or cleaned by experts before display. Whether or not the item in question can be restored safely is an important thing to know, since the price does not include restoration or cleaning costs. Many times the value of paintings or other artistic works increases dramatically after a professional cleaning. Other times the value is ruined by the removal of the patina or other amateur repairs. So it is wise to ask an expert whether performing expensive

restorations before buying artwork is required or not.

Investment in High-End Antiques The cost of an antique varies with its size, age and condition. From hundreds of thousands, it can go up to over lakhs and beyond. When buying from abroad, it is essential to know the rules of the country. Price of an antique is entirely dependent on the age and condition of the piece. Originals come at a handsome price. So, setting a budget before buying an antique is the best method to be followed. It can be a good consideration to bargain for the best price.

Look out for Flaws The flaws to look out for while choosing an antique include scratches, breaks and tears, dings and gouges, chips, cracks, fractures, signs of repair such as glue, runny paint, mismatched screws or nails or putty, missing parts, discoloration and broken noses or missing fingers on figurines. If there are any extra screws or covering, it means the piece has been tampered with.

Maintaining Antiques Traditional ways of preserving needs to be observed while maintaining antiques. If the antique is metal-based, it should be abstained from using harsh chemical-based cleaning material as this leads to corrosion of metal. In case of wood pieces, they should not be exposed to humid conditions. Additionally, areas where these are kept should be termite free. In the case of precious metals, soft muslin should be used for cleaning.

ibin George, a wildlife photographer is deep conversation over his phone. “I think it is a great idea. I saw the master plan and the long list of amenities which will be provided and it is like my dream come true,” he says to his mother. On the other end, a wary Mrs. George is having trouble in fathoming the fact that her 27 year old son has planned to purchase a home at such a young age. But Vibin is convinced. This confidence has been brought about by the Commune Properties’ new project on the Chandapura Anekal Road that is redefining affordable housing. Vibin is not the only 27 year old to have been bowled over by Commune as the project is finding several takers among the younger population of Bangalore. Commune, has forayed into the novel concept of “starter home”. These are stylishly designed homes, comparable to international specs but at the same time provide the young with a home of their liking and at prices they can afford. “I used to believe that buying a home was for middle aged men who have had time to save for a good 15 to 18 years. But when I came across Commune, my perception entirely changed,” says Vibin. “Commune gives me the sense of security and independence that every youngster aspires for but cannot achieve due to financial situations,” he adds.

Community Living at its Best

“Having grown up in a small town I am accustomed to community living. I wanted to choose a project that would provide me with same experience of living with likeminded folk who care for one another. On seeing Commune’s ideology of wanting to inculcate the same in their project I was reassured,” says Vibin. Commune is a self-sufficient, sustainable community spread across 5 acres with abundant lung space of greenery, landscaped with aromatic and medicinal plants. A meticulously planned project, Commune has efficiently designed 1, 2 and 3 bedroom apartments to suit different needs. The project is spread between 5 towers and has total of 384 apartments. The builders have put in a lot of thought into creating an affordable urban living space, integrating modern amenities with a natural setting and creating a self- sufficient community to satisfy a young home buyer.

W

e often hear about the excruciating experiences that families go through while finding a suitable apartment to purchase. But the story of Mr. Srinidhi Iyer and his family is different and actually a happy one. When the family of four decided to purchase a house in Bangalore, their requirements were simple. They wanted a well designed apartment which was strategically located and had all the peripheral amenities that an urban family requires today. They found all this and much more with Sovereign Unnati, an upcoming project off Hormavu-Kalkere Road in North Bangalore. Unlike others home buyers who have to go through several projects and model flats to make the choice, the Iyyer family found their perfect match within a few days. “We applied a different approach in finding the property to purchase. We first wanted to find a reliable builder whom we could trust. We asked around our trusted family and friends who had purchased houses in Bangalore before. We were given a good feedback

about Sovereign Developers. On being decided about the builder we went through all their ongoing projects and chose the one that suited our needs the best,” explains Mr. Iyer.

Building a Happy Family Space Mr. Iyer’s biggest concern while looking for a house was also the security offered by the project. “Being a fabric merchant I travel a lot. Being away from my young children and wife makes me very anxious. I needed a house where I knew my family was safe and sound. Seeing the importance that Sovereign has given to security in the project I was rest assured,” says Mr. Iyer. Sovereign Unnati has an all round compound wall and provides the best around the clock security to residents. “Having lived in semi urban areas for most of our lives, we prefer big and open spaces. We did not want to buy a house that was cramped and small. We would like for our children to have ample space to run around and play,” adds Mrs. Iyer. She was satisfied after seeing

the play area, landscaped gardens and swimming pool provided in the project. “Now my children can have all the fun without going out of our sight,” she adds with a sigh of relief. “Sovereign has done great job by keeping it lush green and providing a scenic view to the surrounding areas,” exclaims Mr Iyer. The project also provides well designed interiors with ample space for a family to live. The construction is of high quality and in keeping with standard specifications. The project that is spread across an area of 12.5 acres, Unnathi consists of 26 towers aggregating to more than 1,600 units.

Location is a Winner Unnathi, located off Hormavu-Kalkere Road in North Bangalore, provides unparalleled quality at a strategically well-placed location. “Apart from comfort and luxury offered, we chose the project because of its strategic location,” says Mrs. Iyer. Being well connected to our everyday needs we are glad to know that good hospitals and shopping places are just a few minutes away,” she adds. Sovereign Unnati is well connected with NMPC Hospital from Horamavu Main Road. The distance to Columbia Asia Hospital is 9 km, to CMR School

and College is 4 km. the distance to Bayapanahalli Metro Station is 4.5 km away, K. R Purim Railway Station is a stone’s throw away and the International Airport is around 33 km away. Unnati is also well connected to City Centers like M.G. Road which is only 9.5 km away.

Assisting Buyers Mr. Iyer concluded the entire process of searching, choosing and finalizing the papers for the purchase of his house in a record time frame. “The process was made simple for me by the builders, who helped us procure a home loan in no time at all. Home Loans were available with either Fixed Rate or Adjustable Rate of Interest from various financial institutions,” says Mr. Iyer. After all the negative stories that people hear about buying a home in a thriving metropolis like Bangalore, the story of the Iyer’s is like a breath of fresh air. The moral of the story is simple, look into the credibility of the builder and the quality of the project will be taken care of for sure.

Mahavir Maple gives importance to providing families with the happy space to build memories

aving worked abroad for 10 years in a multinational company, Ashish decided to return to India. His wife Neeta and the kids were very excited, but Ashish was in a dilemma deep down. He knew very well that his family was too accustomed to the kind of luxury and ease of living they had enjoyed abroad and wanted his family to get the same amount of comfort in India as well. He had to find the perfect home to give his wife and children a happy and comfortable life. His quest began with looking at several ultra luxury premium projects. He was looking for a house that had all the luxury and high end amenities to suit his family’s lifestyle. Keeping in mind a long list of expectations, Ashish was very precise about what he wanted and what he did not want. After visiting quite a few luxurious apartments, he realized that no house was able to meet his expectations of a dream home. None of them gave an instant feel of belonging and he was not able to make any decision. During the process, his friend suggested him that he should consider Mahaveer Maple where he could get what he is looking for. Believing his friend, Ashish and his family thought of giving it a try and went on to contact the builder. What he saw impressed him and convinced him about his final choice.

Quality Living Spaces

Great Luxury, Great Value With clean and tranquil surroundings, Ashish and his family got a living space free from everyday noise and pollution of the city. “Strategically located at Varthur Road near White field which is a hub for many companies, my travel time to work will be considerably reduced,” says Ashish whose workplace is in ITPL. “I won’t have to cut down on our family time,” he adds. The family got sold on the project seeing Mahaveer’s elemental essence which lies in the capacity of making whole living experience as celebration. Ashish and Neeta were initially quite skeptical about the interior designs. Only when they saw the interiors they realized how meticulously the builders have planned it. “The builders have taken care of all the minute details,” says Neeta. The carefully crafted floor-plans add beauty to the rooms. It helps to lead every moment of joy which can last for a life time. The house is flooded with natural light and also has excellent ventilation. “The eye for details and excellent finishing are the key features of Mahaveer Maple that helped us make the decision,” she adds. “Our apartment in New York had the view of the Central Park. We wanted something similar in our new house as well. We were happy to notice that every apartment in the project has a scenic view,” says Neeta with a smile. Not only were the aesthetics of the project taken care of but the builders have also put in extra effort to provide fringe amenities such as a world class club house, well equipped gym, sauna, children’s play area, swimming pools with deck areas, libraries and several other features that an urban dweller needs. The project also comes with a front lobby in every building along with a visitor’s waiting lounge. “The builders have left no stones unturned to give us the value for the money that we are paying. Having taken care of all the needs of a family, we could not have asked for more,” Ashish says. Ashish and Neeta are rest assured with their decision. Mahaveer Maple has provided the family with a happy home to build their lives in.

Winter is as good a time as any to redecorate the home, and the right visual elements will have interiors looking chic, warm, inviting and cozy; even in the coldest months.

Color Me Happy The winter blues can be avoided by infusing the spaces with pops of cheery color. A bright throw or a boldly patterned pillow will do the trick, and will ensure that the neutral spaces don't look stark and cold like the space outside the windows. Brightly colored elements can also last into the spring and summer.

Reflective State With the shorter days, it's time to maximize what natural light that is still available. Hanging a large mirror on a blank stretch of wall or above a mantel display will reflect light throughout the space. The mirror can be turned into a decorative display by painting the frame with an eye-catching color.

Window Dressing Even kitchens need a little change during the winter months. Adding bold window treatments to the kitchen windows, will keep the workspace feeling cheery and bright. Personal style can also be created by purchasing a yard of fabric in the color or pattern depending upon personal choice, hemming the raw edges, and using clipstyle curtain rings over rods.

Seated in Style Similar to winter fashion, winter decorating is all about layering on the fabrics. The dining room can be made cozy for the season by covering the chairs with simple slipcovers. Slip covered chairs add warmth and style to the dining room and can be easily taken off for a quick cleaning after a family dinner or gathering with friends.

Luxe Looks The bedroom can be given a quick style update for the season by layering in textured bedding, throws, and pillows. A luxurious cashmere throw and soft velvet bed pillows will turn the bedroom into a cozy refuge from those harsh winter winds.

Comfort Underfoot Although wooden floors create a sophisticated style statement year-round, it is necessary to cozy them up for the cold winter months. A fluffy area rug sets off the living room's main seating area and adds warmth and texture underfoot. For a unique style statement, a lone rug can be layered on top of another to add more visual interest.

Pillow Panache For a quick winter style update, a few extra throw pillows can be layered. Playful patterns and bold orange hues stand out against dark wood furnishings and a creamy white sofa in a cozy living room. Accent pillows that come in different colors and patterns may be used to match the existing decor to ensure a perfect winter decor.

Warm Up Windows The chilly winter drafts can be blocked by layering on window treatments. Thick, striped draperies add volume to winter decor. The thick curtains can be replaced with sheer draperies during warmer months.

Cozy Candles Accessories add the final but all-important touches to the interiors for winter. Candles, for example, are particularly dramatic pieces in winter because they suggest light and warmth - two things that Mother Nature doesn't provide that time of year.

Scents of the Season Candles may be placed with spicy scents around the home – vanilla or cinnamon evokes feelings of comfort. Mirrors may be placed behind the candles to magnify the candle’s warmth and reflection. Candlelight always softens and warms a room.

Furniture Focus As the temperatures dip lower, the focus must be brought inward by rearranging the furnitures. In case of a fireplace, furniture pieces can be pulled toward the center of the room and keep them facing towards the hearth to create a cozy gathering spot for winter entertaining. Extra pillows and throws add warmth even without a roaring fire. To bring warmth to the room, items like plush throws and rich quilts can be placed on the couches and sofas.

Creating the Perfect Feature Wall By Nandini Mukherjee

A feature wall injects personality and excitement to a simple room without overpowering the rest of the design elements. Be more experimental and daring with colours, patterns and fabrics.

34

Homes

December 2013

t did not feel like that long ago when everyone was painting a wall in their home in a different color because it was “the thing to do.” But has someone ever stopped and thought about what feature means? It means something offered as a special attraction, in other words it’s meant to highlight something that may draw attention to, and that is exactly what it does, the problem is, that not all feature walls highlight things that are necessarily worth highlighting. It isn’t just about the color change on the wall, it is the wall and what’s on it that is of importance. A feature wall is a particular wall in a room that is used to add liveliness and character to the area. It is meant to be the focal point of the room, designed to draw people into the space. They are particularly favored for defining spaces in open-plan layouts and breaking the monotony of rooms painted in neutral colours. This type of interior wall is fast gaining popularity amongst homeowners who want to revitalize their living areas with a splash of colour. There are no hard and fast rules to select the right wall for feature - after all, one has to live with it. An easy way to select the wall is to stand in the middle of the room and

choose a dominant wall, preferably one with interesting angles, curves, a fireplace or lighting. It is generally best to avoid walls with windows and doors, as these will distract attention from the feature that is created.

Use the Wall Color to set the Style When most people think of feature walls they think of something as simple as one wall being painted a different color than the others. It's a great way to create a feature wall with colors. Colors have different impacts depending on the type of light falling on them, which is a combination of natural, ambient or task light. The same shade of blue or red looks very different when viewed under different lights. Each color draws a certain color energy, which has a huge influence on our overall mood and psychological responses. Ever wondered why many restaurants have red walls? It is known to increase appetite.

Knock on Wood for STYLE There are certain trends that take off and inundate the design world. Wood is one such element. Wood makes up so much of the homes, from the framing to the flooring. Wood brings so much character, warmth, and natural beauty to interiors that it should be the finished wall treatment.

Mix ‘n’ Match Tiles Using Feature Panels Whilst using paint to create a feature wall can look great, the final result can sometimes lack texture and depth. This is where tiles come in. The humble feature wall doesn’t have to be lacking lustre and uninspiring when there is such a vast array of tile options suitable for use anywhere in the home. Patterned and patchwork tiles have seen a huge surge in popularity this year, with no sign of abating any time soon. Patterned tiles are perfect for adding unexpected style, and are available in a wide range of colors to suit. The

beautiful glossy glass tiles should not be overlooked. The reflective surface is easy to clean and reflective so light bounces around the room. Many different materials can be encased in glass tiles, from real gold to glitter, and an almost endless number of effects can be created.

Vintage Vibe Vintage walls are the best way to imitate life and show history of any room. Scratches, dents, abrasions are things that happen with any old walls. There are a lot of ways to do it for contemporary interiors. One way is to create a feature wall with the wallpaper, keeping the other walls bare of wallpaper but painted in a complimentary color to the wallpaper. The wallpaper can also be used by framing it as a piece of art. Covering strips of wood

with the paper and using the paper covered wood as a chair rail or hanging them every couple of feet vertically to go from ceiling to baseboard can also be considered. It’s all about being creative. There is not necessarily a right or wrong way to use vintage wallpaper.

Fashion Fabrics Fabrics can be a great way to decorate the walls. An artistic assemblage may be created using fabric patterns for wall decors. Using fabric to wallpaper the walls or add decorative accents to them is much more simple and hassle-free than painting or dealing with wallpaper glue. The fabric is also easily removable, so it's a great solution for seasonal interior decorating, people who like to change up their space often, and those with rental agreements that forbid modifying the walls at all. The walls may be covered with a variety of different-size artist's canvases or canvas stretchers with the fabric, stapling it in place on the backs. The fabric's motifs as per choice can be cut and displayed to give a unique look. Feature walls can be created by simply over coating the feature area with an accent color in a low sheen or flat finish. Using some of these smart tricks, beautiful feature walls can be achieved.

oday’s design is all about configuring the right technology to fit your needs. The world has gone through a sea of change in a very short span of time. Today, navigation, tracking, social media, banking, accessing other devices like the refrigerator, thermostat and television, opening up garages and firing up the fire place – all these things can be done with one handheld device – a smartphone. If a small device like a smartphone is capable of performing these many tasks then fancy a guess at what you can do with your home. Last year, Honda revealed a test smart home system in Japan that controls energy usage. Solar cell panels and a rechargeable battery power the house, while a management device monitors the total power supply. However, smart homes are capable of going much beyond energy control. There may well be a day when your home will sense your state of mind and adjust the environment to make you feel better. Until that day comes here are few things that can turn a home into a futuristic Smart home.

Smart devices: Samsung’s tweeting refrigerator and gesture TV are smart devices that make life around the house more automated and intuitive. No device is too small or insignificant to be hooked up to smart technology. When your ice cubes are ready, you get a text from your fridge. Your washing machine gives you a reminder when your laundry is done, your TV no longer needs a remote and you do not need to be in the room as these devices complete their task and alert you.

Everything is Interactive: You come home after a long day’s work and put your legs up on the table and turn on the TV. Just then you remember that you missed something at work; at your smart home, you do not need to run

off to the other room to get your iPad or laptop because you have an interactive surface for a table. Last year at CES, Microsoft unveiled such a device with four pixels rather than the standard RGB. The fourth pixel is a camera lens; this feature makes the horizontal screen a giant lens and therefore offers improved natural user interface. That means that the screen doesn’t need to be touched because it can see your fingers. Also, the device allows multiple users at the same. So your friends can give you a hand whenever you need one. Another smart table is the one that the U.S. firm Fulton Innovations has designed. It is an induced based table that uses magnetic fields to heat directly into the metal inside the product, and only the coil. This simply means that you can keep your tea pot anywhere on the table and your tea will be ready without lighting a fire or flicking a switch. The magnetic field also ensures that you will not burn your hand if you put it next to your thawing meal or boiling kettle.

Daisy Shades: Daisy shades are not actually drapes with flowers drawn on them. They are termed so because like a daisy these shades open and close with the rising and setting of the sun. These shades connected to a processor can open up in the morning to let in natural light and close at night for privacy. Shades automatically going up and down in a synchronized ballet of automation prowess are one of the things that impresses guests the most. Smartlocks with Keypads: With keypads, these locks can ensure that you never get locked out of the house again, and can share a code with someone to give them access to your house. These locks when enabled with NFC (near-field communication) technology will allow you to open it by waving your smart phone over it. They also come in wireless versions that integrate

Control4’s HC250 processor can handle a virtually unlimited amount of lighting devices, interfaces with a variety of HVAC systems, security panels and irrigation controllers, aside from being a smart remote to control your entire A/V system. It also includes an astronomic time clock, can e-mail or text you around specific events or triggers, can stream music from your network and is also the fanciest, most customizable alarm clock you’ve ever experienced.

Recently, French researchers at Institute Polytechnique de Grenoble rolled out a wallpaper that can block Wi-Fi signals. The technology dates back to 2004 when a British defense contractor was tasked to create a system that would restrict Wi-Fi from escaping the confines of a room while, at the same time, allowing mobile phone signals to get through.

Control Lights with Infrared: Lighting control is another great opportunity for automation. With sensors and gesture controls, lights in your house can react to your movements and mood. This will also save considerable amount of time and energy. When you press “Watch Movie” on your remote and all the lights automatically dim, giving you a wholesome experience. Coupled with the energy savings and lifestyle improvements it makes, investing in a smart home a pretty smart idea.

Myriad Shades of

Blue

By Nandini Mukherjee

ike death and taxes, there is no escaping color. It is ubiquitous. In terms of selecting a colour for a particular room in a house can be quite the task. When in doubt, choose blue. The colour of royalty, it is gender neutral and has a calming effect on the surroundings. With its rising popularity in 2013, the color is cited most often as a favorite by people from different age groups. Blue represents calm, serenity, stability, conservatism, authority, wisdom, honesty and loyalty. However, some blue tones can also be viewed as cold, which can create feelings of sadness and aloofness, hence choose

the shades wisely. Apart from painting the walls with different hues of blue, the colour can also be incorporated in other aspects of home dÊcor. Here are some simple know how’s to perk up a house using myrid shades of blue.

Shades Famously calming and peaceful, blue can have very different effects on a room depending on its temperature. Shades of blue can be categorized under warm blues and cool blues. Warm blues like slate blue, denim blue, and ocean blue can be great options for making your room feel cozier. These colors contain hints of red. Decorators often like warm blues in social spaces, like the living room, the

kitchen, or the dining room. Cool blues like cobalt blue, turquoise blue and ice blue contain hints of yellow in them and tend to recede and makes a small space look spacious. Color experts explain that cool blues encourage calmness (which is nice for a bedroom) and focus (say, in a home office). Sometimes cool blues can go a little further and be cold.

Furniture’s & Objects in Blue Using a piece of blue furniture can enhance the beauty of a room. From calming sky blue to electrifying cobalt, there's a blue hue that suits every style. Furniture’s like vibrant cobalt armchairs and matching sofa stands out against a neutral setting make a room look lively. Or for that matter, stealing a page from Mother Nature's stylebook, a palette of robin's egg blue and sea foam green can be used to design a tranquil living room. Combining the color blue with various textures, such as wood, glass, and ceramic, for a look that makes you feel miles from home. A blue wooden bookcase can also be a superior piece of furniture. It can be filled with blue and white objects to make it look more attractive, as well as

books. It can be a chic’s cabinet of curiosities. Freshening the home by painting the entire room, a single wall, or a small space like the area above the mantle with a softer shade of blue can create a new look for the room. For a perfect weekend home makeover, a few accessories can be rearranged for a quick weekend makeover. Tiffany blue may be prim and proper, but it doesn't have to be boring. Painted walls mixed with bold plum accents and modern art create a worldly sitting room. This audacious color scheme gives credence that more is sometimes. Incorporating a moody shade of blue into a nook or room to gives the space a more masculine feel. Sofas or armchairs that face each other encourage conversation and evenings sans television. Blues work well in every style, especially cottage design. Even a small space can appear large with sunny sky blue walls, beige furniture, floral throws, and sisal carpeting. Color is used to help define interiors and create focal points in relatively featureless rooms. The trick, of course, is figuring out which colors to use and where to put them, which is exclusively a personal choice.

Creating a Style Statement with

CARPETS

By BH Team

Carpets can make a definitive style statement and also add a touch of elegance to the living spaces.

A

fter a hard day's work, there's nothing like going home, kicking off the shoes and digging your toes into a nice, soft carpet. This association with comfort and luxury has appealed to people ever since central and western Asian nomads first wove carpets in the fifth or fourth millennium B.C. Today, carpets are used almost exclusively as a floor covering, with numerous colors and textures to choose from. Because there are so many options, choosing a wall-to-wall carpet for your home can seem overwhelming; but it doesn't have to be. A careful consideration of style, comfort, durability and cost will help to pick a carpet. A carpet is one such element that can lend the living space a plush and cozy appeal. They are available in a variety of textures like the sinking depths of a shag rug, the textured feel of a wall-to-wall carpet and the intricately woven splendor of a Persian carpet. Contemporary carpets and rugs come in a plethora of designs, patterns

46

and materials. Choosing a carpet can be tricky as the wrong choice can dwarf a room or make everything horribly mismatched. Depending on the type of fibre, design and weaving techniques, carpets can be classified under different categories:

Based on types of Fiber: While buying a carpet or rug, the material with which the carpet is made carries the highest priority. Each fiber gives a different texture to the carpet.

Bamboo Carpets: Bamboo carpets promote good health as they are toxin free, unlike synthetic carpets. They are durable and enhance the aesthetic look of the house. Bamboo carpets act as good insulators and are not expensive like carpets made from other materials such as silk or wool. They are eco-friendly and easy to clean.

Coir carpets: Coir carpets are prominent, durable and keep the interiors clean and tidy for a long time. Coir carpets are cheaper than their traditional counterparts like wool or silk.

Jute carpets: Jute carpets are elegant by nature and can be woven in exquisite designs. Jute is eco-friendly but deteriorates when exposed to excessive sunlight. Jute carpets are easy to clean in case of dirt and stains. They are comfortable and soft under one’s feet.

Wool carpets: Wool has certain unique properties. Its twisted nature gives it a firm finish. It is heat absorbent, which makes it a good insulator. It traps dirt and earth particles within itself. Since wool absorbs sound, woolen carpets are recommended for busy traffic and high safety zones. Woolen carpets can absorb shocks as well. Since wool absorbs moisture, woolen carpets are not suitable for wet areas.

Silk carpets: Apart from providing comfort, silk carpets have a smooth yet non-slippery texture. Though silk is one of the strongest natural fibers, its strength decreases on becoming wet. Hence, silk carpets are inappropriate for moist places. The sheen of the fiber makes it suitable for making carpets.

47

Homes

December 2013

Staple or synthetic carpets: Synthetic carpets are generally not good for human health. They trap dust particles and release them back into the atmosphere after a certain period of time. To combat this, fibers are being produced, containing anti-microbial add-ons. Carpets made of such fibers combine health with beauty. Staple yarns are yarns fashioned in small lengths. They are spun and wound together to form long fibers and tufted into a carpet. Carpets woven by synthetic staple yarn are called staple carpets.

Based on types of designs: Antique carpets: They are used for decorations or floor coverings. If they are not in good condition, one must get them cleaned by the vendor himself. Kashmir carpets: : Kashmir carpets are very popular and influential. Shades like blue, red and yellow are commonly found on these carpets.

Persian carpets: Persian carpets are revered all over the world. They are woven meticulously representing the rich culture and tradition of ancient Persia. They exhibit exclusive designs and themes such as flowers and animals, to name a few.

Turkish carpets: Turkish carpets appear in their own styles. The decorations of Turkish carpets come with their own patterns. Turkish carpets are either symmetrically knotted or flat woven.

48

Homes

December 2013

Based on type of weaving technique Hand-knotted carpets: They are made all over the world but were first seen in Asia and were later adopted by the European nations as well. There are various types of handknotting techniques such as Turkish knot, Persian knot, Jufti knot and Spanish knot. Such carpets lend a touch of culture to the room and look exquisite.

Hand-tufted carpets: A hand tufted carpet is manufactured using a tufting gun with needles mounted in the front. The gun shoots soft and lustrous yarns into the base. The carpet is produced on a frame having a cotton foundation with the design imprint on it. Because of the set mechanism, the yarn is shot and pulled back on the surface. The machine creates the loop and also makes a cut, according to the design. After the tufts are ready, the floor covering is backed with latex covering to ensure endurance. Hand-woven carpets: Hand-woven carpets are slightly different than knotted ones. The pile is absent and a different kind of loom is used to weave these carpets. Knot rows are absent as well. Hand woven carpets made from yarn are available in almost all possible colours and shades.

Braided carpets: Braided carpets originated in Native America and later spread to other parts of the world. Initially women and children wove these carpets as a pastime. Moreover, they were handmade while today they are machine made as well. Making these carpets has been passed on as a tradition from one generation to the other. Modern braided carpets contain a variety of colour patterns.

Namdah: A Namdah carpet is made from felted wool, fur or animal hair. Kashmiri Namdah is famous for its embroidery. Namdahs from Gujarat and Rajasthan contain floral themes, amplified birds, human forms and animals. Namdahs are cheaper than the present woolen carpets. However, they are equally warm, stylish and durable.

Home Buyer's Advice

Builder’s Credibility Safe Guards Investment By BH Team

Word of mouth, government approvals and checking past track record of a builder is the easiest method to crosscheck the credibility of the builder. Doing so will safe guard your investment.

B

eing an owner of a house is the individual dream of a common man and it’s not an easy work to make that turn into reality. There are many developers and enormous number of projects which are observable on way, however, selecting a house, flat, or an apartment can be tricky and one must be cautious while making the deal as it includes a big sum of money. Selecting a house requires a lot of research on requirement, project offers, verification of developer and correct project. Many developers today provide projects in highly developed and under development areas. They also offer

52

Homes

December 2013

ample amenities and benefits like play area, parking, conventions, park, and design to attract the home seekers. But before gazing into the correct location, services, benefits, finance, and specification it is important to find the correct builder and correct project. The first step for any prospective home buyer should be to search for the correct developer who can give the invested money a better value. If caught with a rogue developer home buyers can face tricky situation where they might be demanding paying a little more money after the completion of project, taking full money and cheating the customer without returns, delivering low quality

project, late delivery from the date, and not entirely completing the project. Investment in Real Estate is generally one of the biggest achievements in any individual’s life. But before one can actually settle in, a buyer needs to keep in mind certain things, so as to ensure that they are striking the right deal. Be very careful about the credibility of the builder. Investigating and deciding about the past records and credentials of a builder is not an easy job, however, not an impossible one as well. There are many mediums and sites which gives information about different developers and their projects. It is essential to find the popularity of the builder, check their project span and quality of their projects, reputations, and user reviews about the developer.

Word of Mouth This is the easiest way to get details and knowhow about the reputation of a builder. If any builder has

recently done some work for your colleagues, family friends etc then they will surely be in a position to share their experiences. This is absolutely unbiased information that no broker can provide. Home buyers must always rely on word of mouth.

Project Quality It is very important to check the quality of the projects the builder has built in the past. This gives the buyer a clear understanding of the standard of the builder, the kind of materials he uses, the quality standards, type of projects they look into, complaints about their projects, and their market name. All these can be known from news papers, online sites, and people who already know about the developer with their experience.

Reputation and Background Check It's imperative to conduct a check on the background and reputation of the builder. A buyer can get a list of

builders from websites or the local newspaper. A detailed research on projects that the builder has completed should also be verified, the best source for this are the residents that are already residing in projects that are past the stage of possession. A list of ongoing projects and future projects should also be prepared.

Builders Association with Different Organizing Bodies There are many such organizations or associations such as Builders Association of India (BAI), Confederation of Real Estate Developers Association of India (CREDAI) which provides an ethical code of conduct which is mandatory to follow for all the member builders and developers. It lays down certain rules that need to be followed by all builders or members and anyone who defaults or violates the rules are listed in list of blacklisted companies. Home buyers can rely on builders that are part of these bodies.

Blueprint and Plan The buyer must ensure that the project has been fully approved by the concerned authorities of the Government before deciding to invest or sign the agreement. ISO 9000+ certified companies usually offer good quality services and products. It is necessary to check whether the builder's firm is an ISO certified company. A home buyer must ensure that the builder gives a guarantee for at least a couple of years against construction defects. Real estate is a highly regulated sector and with a production cycle of five years from land acquisition to the project delivery, these delays are at times uncontrollable. However if the delay is from the builders end then he must pay compensation for delayed possession which must be mentioned in the agreement.

Here are some functional tips that can be of great help to maintain metal home decor items in good condition.

Buy Right The first step in making the metal last is to choose the pieces wisely. The highest quality metal furnishings have a baked-on enamel or powder-coated surface, which are the best bets for a long and rustfree life. Painted or varnished metal

is less expensive, but it’s more vulnerable to peeling and flaking. The more expensive options may turn out to be more economical in the long run, as they will last for years.

Take care A few simple routines will go a long way toward keeping metal furnishings looking good year after year: Metal pieces can be kept clean by wiping up spills, bird droppings or other messes as soon as they happen, and by washing them thoroughly once or twice a year. In a cold-weather area, it is a good idea to wash them once in the middle of the season and again before storing them for the winter. L i q u i d detergent and warm water can be used to clean the surfaces with a sponge. A soft toothbrush can be used to get into the detailed areas if needed. All traces of the detergent can be rinsed off with clear water or a hose set on a gentle spray and it can then be wiped or left in the sun to air-dry. The manufacturer’s instructions must be checked and after cleaning, most pieces can be further protected with a coat of automobile wax. A careful step should be taken when moving or storing metal pieces. Clinking two metal surfaces together can chip one or both of them. Dragging a metal chair or table leg along a patio surface

can also scrape the protective coating off the metal, leaving the leg vulnerable to rust and the patio subject to unsightly rust stains. The items can be picked up rather than dragging them, and separate stored pieces with old towels, so they don’t damage each other. If possible, metal furnishings

should be kept under wraps when not in use. Choose a breathable cover made for this purpose must be chosen so that moisture doesn’t get trapped inside. If the metal does get wet, it may be wiped and dried once the sun comes out again, so water doesn’t sit on it for long. In an area with harsh winters, monsoon summers or other types of severe weather, the metal furnishings can be brought inside until the storms have passed. If indoor storage is not available, the furnishings can be kept covered during the winter or other bad weather.

Bring it Back to Life If the damage to the metal is extensive, the job will be a little tougher, but it can be done. Preparation is the key. A wire brush or a wire wheel attachment may be used to get the surface down to bare metal. If the piece has a lot of rust, a rust converter can be used. It is a chemical that can be sprayed or painted on rusted surfaces to create a paintable surface. After scraping and sanding, the entire piece should be wiped down with a damp cloth, or hosed down to remove all particles and sand. It must be dried completely. A good quality metal primer can be used along with using either spray paint or a thick-napped roller to cover all the surfaces

and crevices with new paint. It must be made sure that the paint is designed for metal so that it can fetch great results and many more years of goodlooking metal furnishings.

Simple Know How It is preferable to use painted metallic home decor items. The paint prevents the home decor item from rusting. Thus, it can be in a good condition for a longer duration. The metal must frequently be cleaned. Dust particles should not be allowed to gather on the surface of the metal. Cleanliness must be maintained. These home decor items must not be placed in moist places. Moisture leads to corrosion of the metal surface. When the metal surface gets oxidized, it becomes weaker. It can then break easily. If possible, the metal surface must be lubricated frequently. Lubrication greatly helps to prevent rust and corrosion. If rust is seen appearing on the surface of the metal, a sandpaper may be used to brush away the rust on the metal surface. The ways people decorate and furnish their homes, and the objects they choose to display, can reveal their values, aspirations and tastes. Decor and furnishings can also contribute to their sense of mental and physical wellbeing. For these reasons, many people take great care when decorating the interiors of their homes.

Banker's Advice

By Sudhakar Singh

A

home loan helps you achieve your dream of having a home of your own and living a satisfied life. But if you are not aware of the financial and tax implications, a home loan can rob you of that peace of mind. A home loan can facilitate you to think of a beautiful home for which you cannot afford to pay at once on your own but the Equated Monthly Installments (EMIs) can stalk you for a long time. Although this mode of payment is costlier, banks are still seeing more and more takers as it rules out the big task of arranging the whole

amount at one time. The real estate market is growing like never before. Home loans have boosted the growth of real estate sector by bringing the buyers and sellers together. The affordability has increased and it is encouraging more people to buy homes. The reduction of risk weightage on home loans and residential housing projects by Reserve Bank of India has further helped the people on both ends. The regulations which are being implemented are making the whole process comprehensive and transparent. The very first step for taking a home loan is to prove

your home loan eligibility. Your bank will assess your repayment capacity while deciding the home loan eligibility. Repayment capacity is based on your monthly disposable / surplus income and other factors like spouse's income, assets, liabilities, stability of income etc. The main concern of the bank is to make sure that you comfortably repay the loan on time and ensure end use. The higher the monthly disposable income, higher will be the amount you will be eligible for loan. Typically a bank assumes that about 5560 % of your monthly disposable / surplus income is available for repayment of loan. However, some banks calculate the income available for EMI payments based on an individual’s gross income and not on his disposable income. Once you fulfill the eligibility conditions, you are good to go. The tax benefits available on home loans bring down the effective cost of borrowing. The repayment of principal for a home loan, for instance, is eligible for a deduction of up to 1 lakh a year under Section 80C. This is especially useful for borrowers who are paying a huge EMI and, therefore, don't have too much to invest in other tax-saving options. But the icing on the cake is the deduction of the interest paid on the loan. Up to 1.5 lakh a year is deductible from the taxable income of the borrower under Section 24(b). There are a few factors which you need to be aware of while taking a home loan. Choosing the best home loan lender is important if we have to escape all the hassles that are linked to availing a loan. You should always finalize the property you want to purchase before looking for lenders that would be ready to finance your house. This is important because some banks lend for a property that is

'

already furnished while others extend for a self constructed property or property that is under construction. Thus it is better to finalize the category of your property first and then look for lender options. It will help us to focus in a defined area and extract all relevant information before finalizing on the lender. One is always left in dilemma while opting between fixed and floating interest rate. It is always thought that a fixed interest rate means same rate throughout the tenure but sometimes it is adjustable after a certain period of time, provided which either your EMI amount or the loan tenure can increase. Thus it is better to clear this point in hand with your lender. On the other hand, if you are opting for the floating rate loan, make sure that your lender’s floating rate has come down at least over the past two years. Market scenario should also be analyzed if you are planning to avail a floating rate loan as it depends on the economy’s interest rate. Gone are the days when Indians used to think twice before going into debt. The growing consumerism has made Indians open to the idea of loans. Since banks are aware of the growing need of loans and in most cases the immediateness of it, which can work against the Indian consumer. It’s important that a consumer does not settle for the very first loan he has been shown. This is because, in most cases this would not be the best deal available with the bank. There is a huge possibility that a more expensive deal has been showcased by the bank, to take advantage of the situation. However, it’s important to go through the whole pile and find out the best deal for yourself, than to let another individual decide for you. Considering these factors can ensure that you get the best deal and then you can start living your dream.
