Vintage is the new chic. Using old and authentic antique style together with the modern elements is something astonishing, but very effective at the same time.
I
n recent years, the trends for all vintage things have caught the attention of the masses. The consumer society, which once sought out the most modern, cutting edge and exclusive designs for the home, has taken a step back in time and objects that were once so highly coveted now share the lime light with an older, more experienced and more mature version of themselves…antiques! The desire to own the newest, shiniest pieces, time has given way to a need to fill homes with unique pieces that have a story to tell and that have stood the test of time. As more people have less disposable incomes they are less likely to spend what little they have on objects that have become synonymous with throwing away culture. Instead they are looking at the past, a time when things were made to last, durable, and had a real value that was appreciated through the generations. The new found love for antiques is easy to understand, but as most of the people live in modern homes the question is how to incorporate these heirlooms and artifacts seamlessly into the interior design schemes. Antique pieces impart a sense of warmth, history and character to a home. Choosing antiques to grace a home is a researchbased activity that involves identifying the actual value of the item.

Many people enjoy going antiquing, visiting a number of antique and collectibles shops in search of interesting or valuable artifacts. Much of the time, these trips come complete with rummages through dusty boxes or homogenous dealer booths. Every once in a while some worthwhile items will be found, but not always at an affordable price. Searching for antiques can be a truly hit-or-miss adventure, so it pays to gain a little knowledge before making a visit to the shops.
Aesthetics An object’s aesthetic value is a matter of personal taste. On the other hand, some pieces of art and furniture have almost universal aesthetic appeal. Visiting art galleries and museums is one great way to see antique objects of art that are considered aesthetically pleasing.
Choosing Antiques Antique pieces can add a unique aesthetic to any room in the house, but choosing the best pieces can be tricky, especially since so many replicas and forgeries are available in the market. The best way to choose antique furniture for the home is to find a reputable antiques dealer. This in itself may not be easy; it may require visiting several antiques dealers and getting recommendations from people who have dealt with each dealer. It is important to look for fair prices, furniture in good condition, and reasonable sales and return policies when choosing a dealer.

Authenticity Before buying any antiques, the authenticity or reproduction of the product must be considered. Some reproduction do have intrinsic value of their own, especially furniture, but authentic items are usually better. If a knowledgeable sales clerk or proprietor is available, then the history of the antiques can be asked. If they are not sure of the authenticity, then it is judicious to look for other signs of aging or original manufacturing dates. Authentic antiques with metallic elements often develop a patina; a discoloration caused by years of exposure to the outside air. Antique copper items, for example, may appear greenish. Manufacturers of reproduction items may use paint to artificially create a patina, but it should be easily detected. It is also important to look for unique trademarks or manufacturing stamps which can date items to a specific time.
Condition Another consideration when buying antiques is condition. Many experts advise antique collectors not to clean certain pieces because the signs of age are part of the value. Other items can be restored or cleaned by experts before display. Whether or not the item in question can be restored safely is an important thing to know, since the price does not include restoration or cleaning costs. Many times the value of paintings or other artistic works increases dramatically after a professional cleaning. Other times the value is ruined by the removal of the patina or other amateur repairs. So it is wise to ask an expert whether performing expensive
restorations before buying artwork is required or not.
Investment in High-End Antiques The cost of an antique varies with its size, age and condition. From hundreds of thousands, it can go up to over lakhs and beyond. When buying from abroad, it is essential to know the rules of the country. Price of an antique is entirely dependent on the age and condition of the piece. Originals come at a handsome price. So, setting a budget before buying an antique is the best method to be followed. It can be a good consideration to bargain for the best price.
Look out for Flaws The flaws to look out for while choosing an antique include scratches, breaks and tears, dings and gouges, chips, cracks, fractures, signs of repair such as glue, runny paint, mismatched screws or nails or putty, missing parts, discoloration and broken noses or missing fingers on figurines. If there are any extra screws or covering, it means the piece has been tampered with.
Maintaining Antiques Traditional ways of preserving needs to be observed while maintaining antiques. If the antique is metal-based, it should be abstained from using harsh chemical-based cleaning material as this leads to corrosion of metal. In case of wood pieces, they should not be exposed to humid conditions. Additionally, areas where these are kept should be termite free. In the case of precious metals, soft muslin should be used for cleaning.

ibin George, a wildlife photographer is deep conversation over his phone. “I think it is a great idea. I saw the master plan and the long list of amenities which will be provided and it is like my dream come true,” he says to his mother. On the other end, a wary Mrs. George is having trouble in fathoming the fact that her 27 year old son has planned to purchase a home at such a young age. But Vibin is convinced. The house is flooded with natural light and also has excellent ventilation. “The eye for details and excellent finishing are the key features of Mahaveer Maple that helped us make the decision,” she adds. “Our apartment in New York had the view of the Central Park. We wanted something similar in our new house as well. We were happy to notice that every apartment in the project has a scenic view,” says Neeta with a smile. If a small device like a smartphone is capable of performing these many tasks then fancy a guess at what you can do with your home. Last year, Honda revealed a test smart home system in Japan that controls energy usage. Solar cell panels and a rechargeable battery power the house, while a management device monitors the total power supply. However, smart homes are capable of going much beyond energy control. There may well be a day when your home will sense your state of mind and adjust the environment to make you feel better. Until that day comes here are few things that can turn a home into a futuristic Smart home.
Smart devices: Samsung’s tweeting refrigerator and gesture TV are smart devices that make life around the house more automated and intuitive. No device is too small or insignificant to be hooked up to smart technology. When your ice cubes are ready, you get a text from your fridge. Your washing machine gives you a reminder when your laundry is done, your TV no longer needs a remote and you do not need to be in the room as these devices complete their task and alert you.

Another smart table is the one that the U.S. firm Fulton Innovations has designed. It is an induced based table that uses magnetic fields to heat directly into the metal inside the product, and only the coil. This simply means that you can keep your tea pot anywhere on the table and your tea will be ready without lighting a fire or flicking a switch. The magnetic field also ensures that you will not burn your hand if you put it next to your thawing meal or boiling kettle.

Based on type of weaving technique Hand-knotted carpets: They are made all over the world but were first seen in Asia and were later adopted by the European nations as well. There are various types of handknotting techniques such as Turkish knot, Persian knot, Jufti knot and Spanish knot. Such carpets lend a touch of culture to the room and look exquisite.
Hand-tufted carpets: A hand tufted carpet is manufactured using a tufting gun with needles mounted in the front. The gun shoots soft and lustrous yarns into the base. The carpet is produced on a frame having a cotton foundation with the design imprint on it. Because of the set mechanism, the yarn is shot and pulled back on the surface. The machine creates the loop and also makes a cut, according to the design. After the tufts are ready, the floor covering is backed with latex covering to ensure endurance. Hand-woven carpets: Hand-woven carpets are slightly different than knotted ones. The pile is absent and a different kind of loom is used to weave these carpets. Knot rows are absent as well. Hand woven carpets made from yarn are available in almost all possible colours and shades.
Braided carpets: Braided carpets originated in Native America and later spread to other parts of the world. Initially women and children wove these carpets as a pastime. Moreover, they were handmade while today they are machine made as well. Making these carpets has been passed on as a tradition from one generation to the other. Modern braided carpets contain a variety of colour patterns.
Namdah: A Namdah carpet is made from felted wool, fur or animal hair. Kashmiri Namdah is famous for its embroidery. Namdahs from Gujarat and Rajasthan contain floral themes, amplified birds, human forms and animals. Namdahs are cheaper than the present woolen carpets. However, they are equally warm, stylish and durable.

The reduction of risk weightage on home loans and residential housing projects by Reserve Bank of India has further helped the people on both ends. The regulations which are being implemented are making the whole process comprehensive and transparent. The very first step for taking a home loan is to prove
your home loan eligibility. Your bank will assess your repayment capacity while deciding the home loan eligibility. Repayment capacity is based on your monthly disposable / surplus income and other factors like spouse's income, assets, liabilities, stability of income etc. The main concern of the bank is to make sure that you comfortably repay the loan on time and ensure end use. The higher the monthly disposable income, higher will be the amount you will be eligible for loan. Typically a bank assumes that about 5560 % of your monthly disposable / surplus income is available for repayment of loan. However, some banks calculate the income available for EMI payments based on an individual’s gross income and not on his disposable income. Once you fulfill the eligibility conditions, you are good to go. The tax benefits available on home loans bring down the effective cost of borrowing. The repayment of principal for a home loan, for instance, is eligible for a deduction of up to 1 lakh a year under Section 80C. This is especially useful for borrowers who are paying a huge EMI and, therefore, don't have too much to invest in other tax-saving options. But the icing on the cake is the deduction of the interest paid on the loan. Up to 1.5 lakh a year is deductible from the taxable income of the borrower under Section 24(b). There are a few factors which you need to be aware of while taking a home loan. Choosing the best home loan lender is important if we have to escape all the hassles that are linked to availing a loan.
