Considering homes come in as many variations as people do, what do you do if you don’t find the one? You may choose to settle with close enough and move in with a plan to one day transform the house to reflect your unique identity. Consequently, an inherent risk is placing your furnishings in a temporary location only to find them in the same place five years later realizing you’ve never really felt at home. Perhaps it’s time to shake things up and renew the way you feel in your home, but how do you do that? Before you call a designer here are a few things to consider.


Distinguishing your style First, begin determining what your style is and what is essential to creating an environment that is uniquely yours. Consider what makes you feel comfortable. When you walk into a room or flip through the pages of a magazine, what catches your eye? Is it the rich colour, the comforting feel, or the luxurious finishes? Once you start recognizing what captures your attention and why, you will begin identifying your personal style. While some may already have a good sense of their personal style and an idea about what they find suitable for their homes, it may be difficult to articulate. You may want to review contemporary, traditional, rustic, classic, modern, retro and trendy styles. It’s important to discover your likes and the style that incorporates the way you want to live. For example, I love the look of a contemporary space that has white couch, wool and silk chairs and a plush white sheep-skin rug. I appreciate the clean look, but with two kids, a dog and soccer team parties at my home it’s just not practical! Once you have a style preference, I recommend making notes in a style notebook or wish list. You may choose to collect magazine clippings, website urls, fabric swatches, pictures and information about appliances and technology choices, along with notations outlining what about these entries appeals to you. For

example, if you document a magnificent bed, ask yourself, “Why do I appreciate about this particular bed?” Is it the bedding or the detailed craftmanship of the bed? Or could it be the emotional draw that makes you picture yourself curling up with a classic book? Collect ing your ideas will help you define your style and chronicle what is important to you in order to communicate your décor desires with others.

It’s important to discover your likes and the style that incorporates the way you want to live. On-line quizzes may also provide a fun method of discovering your style. I recommend “Sproost.com.”

Evaluating essential functionality The second step is to assess your home environment to determine whether it meets your functionality requirements. What do you need your home to provide in order to support those needs? What conveniences would assist your lifestyle? Would a coffee hutch located in your master ensuite be beneficial? Would a craft room or a wrapping corner make your life easier? How about two washing machines to help you expedite that task? In my opinion,

the luxury of more time is invaluable. Indeed, I love luxurious finishes and furnishings, but free up my time to do the things I love and...I’m in heaven. While we are speaking of luxury, consider what luxury means to you. Is it the functionality and convenience of high-tech appliances and home systems? Or is it the detailed finishes; natural stone and exotic woods, custom built in cabinetry, or the accent of detailed trim work? There are so many selections you can incorporate into your home in order to make it uniquely suit you and your needs. Equally important is appraising your home’s unique features. What are the main elements of your home? Determine which features you wish to emphasize and which ones you’d rather downplay. Be mindful of your goal to renew the home’s identity to compliment your unique style. Focus on creating a space that reflects your personality and enhances your lifestyle and supports the way you wish to live. This is the ultimate goal and one of the purposes of your home. Additionally, when considering how your home meets your functionality needs, you may ask yourself whether your home provides areas to recharge, entertain and play. Take the time to consider the essential elements you require in your home.

Taking it personally The third consideration when creating your unique space is how to incorporate your personal interests, possessions, and collections. These considerations help present your home and reveal for guests more about your family’s identity, interests and travels. – Chinese Proverb High-end homes are distinguished by the quality of materials chosen for the details: exotic woods should be used for customized wainscoting and crown moulding trim, staircases, doors, and flooring. With affluence comes the enjoyment of choosing quality appointments for your home. A buyer considering an exclusive, luxury home will appreciate exquisite finishes that reflect the quality of the home, and flooring is no exception. The floor is the heart of the style of any home; it creates the tone.


Another option, tile, offers durability, but lacks warmth and personality. Equally important is that it provides a hard walking surface and is not forgiving to any breakables that may slip from your hands. Among affluent homeowners there has been an increasing appreciation for quality hand-crafted flooring choies that become a reflection of the homeowner’s vision and art for the floor. Consider the difference between purchasing a work of art from a gifted painter or sculptor with being given a framed piece from a department store. Discerning buyers will value quarter sawn White Oak, Hickory, Walnut and Mahogany woods which create a statement of enduring quality and good taste. While wide board and long length increases cost, it creates drama. Those choosing Quarter Sawn White Oak wide board, long length, pre distressed and stained materials would expect a cost of approximately $28 per square foot. Another great option is reclaimed material such as old factory beams sawn into boards and made into flooring that exudes character and costs approximately $20 per square foot. When choosing a finish, most pre-finished flooring has aluminum oxide which has only been used for about 20 years. Prior to this, hardwood was always installed unfinished, sanded in house, and then treated with a few coats of a Urethane product. While our floor finish is not as hard as Aluminum Oxide, it is about 10 times harder than Urethane options. Producing flooring with natural character, and even small knots and colour variation helps hide minor scratches that will occur over time. Another option for homeowners exploring their unique sense of style is pre-antiqued, or distressed. To create this look, we dent, scratch, and damage the surfaces. In this way, when stained, the marks show up as part of the finished product. These intentional marks drastically reduce the visibility of any marks the home owner will produce. It also adds distinctive character to enjoy for a lifetime. Alternatively, most laminate, although a cost-effective option lacks the durability to endure more than five years before showing wear on edges or chips and the substrate material will show. In addition, most are composed of water-absorbent material hence washing the floor or spills can open the joints. Along with these drawbacks, laminate is actually a photo-imprinted image of wood, meaning if you examine the flooring closely, the grain patterns are duplicated repetitively on multiple pieces of laminate.

Although warm, carpeting can be challenging to keep clean and control allergens low and will quickly show wear. Many homeowners are limiting its use to the bedrooms since its longevity is limited to 5 or 10 years. From a real estate perspective, Julie (a licensed Realtor and Interior Decorator at Lasting Impressions) directs her sellers to replace existing carpeting with an option that adds value to the home and she coaches her buyers to consider the cost of replacing carpeting with a more suitable option, in determining what they should offer for a house. From an environmental point of view, mostcontain a portion of recycled materials, but as a petroleum-based product, even the processing of recycled plastic consumes an enormous amount of energy and generates pollution and waste product.

Now add to that a unique wood or grain pattern or natural variable colour and it becomes art, craftsmanship and nature harmoniously merged and no longer just a floor.

In the last decade, another solution, engineered hardwood has been developed. Essentially, real solid wood skin or veneer is glued to a non-solid wood substrate backer either made from MDF, plastic or plywood. There are some appropriate applications for engineered flooring, especially when finishing basements or over heated subflooring. Because a substrate is not real wood, movement is not an issue, and can be considered where hardwood cannot such as installing over a heating system or gluing down to cement. Indeed, engineered flooring does have drawbacks such as the limited choice of species, finishes and board sizes. Although engineered floor is solid wood

on the surface, a deep impact will expose the substrate below. In addition, refinishing the can be performed only once, limiting its lifetime. Lastly, let’s look at hardwood. Not all hardwood is created equally. There is a purpose for standard “out-of-the-box” hardwood such as an alternative to recarpetting a bedroom or flipping an investment home. These trees are not a highly valued species, yet have a beautiful creamy and brown tone to them and striking grain patterns.

Furthermore, while the clear white wood has moderate value, the mixed-coloured wood from the centre of the tree often finds no other purpose than to be used as pallet material, firewood or mulch. Rescuing this material and turning it into beautiful hardwood flooring is an eco-friendlypractice. These trees also grow quite large and straight, accommodating wide long boards. Because we are able to mill these logs ourselves and dry them in our own kiln, we produce very little waste and drastically reduce our environmental impact. Another consideration is that trees are a renewable resource, so replanting and harvesting is a cycle like other crops. Finally, by using local materials, massive amounts of transportation and fuel costs are saved, reducing the carbon footprint. When considering green flooring options, Cork and Bamboo are often contemplated.
