MARKET UPDATE Current Mood.

In real estate we often use analogies to express the mood of the market. The best description we have is that an economic tsunami has hit our shores and there will be ramifications for the commercial property market.

With the rise of interest rates effectively tripling the monthly loan repayment together with significant increases in construction costs, statutory charges and other deliverables, the investment criteria and project feasibility metrics have forever changed.

More than ever, commercial property owners require experienced feedback (without panic) and bespoke strategies that will help navigate through these uncertain times. Decisions are taking longer – whether looking to lease or make an offer to buy, the timeframes have doubled.

So as the second wave of the economic tsunami (where the water rushes back to the ocean) is where the unknown exists. Unfortunately, there will be casualties along the way and then we will settle under a new market normality.

SALES SNAPSHOT

The first quarter of 2023 has been all about interest rates and inflation. The successive interest rate rises have had the desired outcome of slowing spending that has also impacted the commercial property market.

Stock levels have decreased significantly across the board resulting in limited activity. The lack of stock brings into the old supply and demand rule which has seen price levels largely hold rather than decrease or increase. When we get passed the school holidays and Easter break we will see an increase of supply.

As always there are markets within markets. The industrial sector continues to fire with strong demand and appetite. Investors have been cautious as they wait to see where the new cost of money will land and what is a fair yield for investments. We are also seeing the owner occupier market fire up with strong enquiry across all sectors.

The leasing landscape has still been consistent, with strong enquiry rates. This translated into a solid March with over 21 of lease deals concluded. Our leasing stock levels are being maintained at pre-covid levels, which is around 5% of our management portfolio.

Expectations are for a similar second quarter with a surge of activity for the back half of 2023.

Property Management. SNAPSHOT

The property management Team has had a record first quarter in 2023, with a significant increase in lease renewals and transfer of lease transactions compared to the previous quarter.

The Team transacted just over 70 lease renewals for the quarter, an increase of 50%, whereas Transfer of Lease transactions increased by 40%.

It is possible that the current inflation and interest rates have influenced the decision of Tenants to renew their leases rather than looking for new properties. The stability in rents may also be an indication of a healthy and competitive rental market.

Overall, the increase in lease renewals and transfer of lease transactions suggests that the property management Team has been successful in maintaining a high level of service to our Clients to ensure rental income cashflows continue.
