There is a wonderful saying about timing the market and time in the market. The question we often get today is whether the market is “too hot” and peaking. Let’s wait – why? Historically, the start of every decade is faced with economic challenges and time has proven that those that are patient reap the rewards. With interest rates at incredibly low levels, the appetite for commercial property has never been stronger. Why leave money in the bank for the pathetic return after fees? Why not borrow given the low cost of finance? There is enormous pent-up demand in all sectors and our qualified contact database has now grown to over 30,000 (a 16% increase in 15 months). The time to sell has never been better than now! The COVID Lockdowns forced our vacancy rate to double and increase to over 100 tenancies available in retail, office and some industrial. However, the last 8 weeks of 2021 saw our Leasing Team conclude multiple deals due to aggressive marketing and negotiation to reduce the vacant tenancy stock to only 62. Business confidence regained momentum. The time to invest more in marketing to reduce vacancy periods is now! The Property Management Team will continue to navigate the complex deals negotiated during the COVID Lockdowns and begin to find some stability. We continue to invest in technology that assists in providing a premium Client service which is demanded more than ever today. The time to ensure you have the best professionals managing your Commercial Property is now! So, when we talk about “timing the market or time in the market” we know one thing is for sure – hindsight makes us all a little smarter and being in the market with a long-term view is better than not being in the market at all. The best advice is don’t try to pick the bottom of the market in sales or leasing – just participate with sound business fundamentals and wait. Best wishes for 2022. Stay safe. Stay happy.
