Residences are closing at very near asking price, indicating that buyer demand for a luxury product remains strong. In Midtown, prices have been easing a bit, bringing more opportunities to buyers who want to be part of Atlanta’s bustling urban heart. Here, too, residences are closing at nearly full asking price. MARKET SUMMARY: AREA 21
BUCKHEAD Our analysis of the Buckhead luxury condominium market focuses on those residences built no later than 2007 and priced above $700,000, with a minimum of two bedrooms. Generally speaking, availability has remained relatively consistent over the past two quarters, with sales peaking in March 2015, with 15 residences sold or under contract for sale by the end of the month. Demand has remained strong for luxury condo residences in Buckhead, with sales closing anywhere from 93-96% of the original asking price, indicated that buyers have very little room to negotiate the price.
•
Sales hit a quarterly high in March, with 15 residences sold or under contract for sale. Average sales prices were $1.24 million in March.
•
The 15 residences sold or under contract for sale in March represented 35% of available luxury inventory, the highest percentage over the past two quarters.
•
Over the past two quarters, average prices per square foot were at their highest at the end of 2014, when six residences sold at an average of $679/sq. ft.
•
32 residences sold or were under contract for sale during the fourth quarter of 2014, compared with 36 residences in the first quarter of 2015, representing a 13% increase.
•
The average months of inventory in March 2015 was only 5.4, a significant decrease from the 23 month average just one month prior in February, due to the uptick in closed homes in March.

MARKET SUMMARY: AREAS 22-23
MIDTOWN Luxury condominiums in Midtown, Atlanta’s bustling urban heart, were much more scarce than in nearby Buckhead. Over the past two quarters, available inventory ranged from 16 to 22 residences, with the exception of March, when the number of residences for sale jumped to 30. This was the result of 1065 Midtown Loews, an apartment conversion coming to the market for sale. Average listing prices also hit their yearly high at the end of the first quarter of 2015, with the average condominium listed for $1.25 million. Although residences do not move in high volume, buyers should be prepared to pay at, or in certain cases, above asking price.
•
Although sales prices remain firm, the price per square foot is lower in Midtown than Buckhead, with prices ranging from $285-$355/SF, compared to a range of $396-$679/SF in Buckhead.
•
Buyers should be prepared to pay at or near asking price. During the first quarter of 2015, four sales closed at 97% of the original asking price in January; February’s lone sale closed at 101% of the asking price; and at 100% of the asking price for both sales in March.
•
Compared to neighboring Buckhead, sales of luxury residences occurred at a lower rate. During the past two quarters, a total of 11 residences closed in Midtown, compared with 34 in Buckhead.
•
Both sales that closed in March did so after spending an average of only 14 days on the market, substantially less than the averages during any other month of the past two quarters.

BUILT IN 2014 The Residences at Mandarin Oriental Atlanta is located in Atlanta’s uptown Buckhead district. Occupying floors 25 to 42 of the building, most floors at the Mandarin only feature only 1-2 residences per floor, putting privacy at a premium. The Mandarin is within walking distance of world-class shopping at Lenox Square Mall and Phipps Plaza and some of the finest dining establishments in the city.

SEVENTH MIDTOWN 867 Peachtree St. NE | Atlanta, GA 30308 UNDER CONSTRUCTION
Seventh Midtown is a boutique residential building in the heart of Midtown, consisting of only 20 residences, including 2 penthouses on the top oor. With only 2-3 residences per oor, this nine-story condominium will have a very intimate feel. All residences will have large terraces, designer finishes and much more. Seventh is now 50% sold and the building is currently under construction, with closings scheduled for January 2016.
