EXHIBITS AMONG TOP REASONS TO ATTEND CLEAN
Close to one-third of coin laundry owners and operators surveyed in February’s American Coin-Op Your Views survey say they plan to attend this year’s Clean Show in Atlanta.
For 71.4% of respondents, attending the upcoming show is not on their agenda.
The majority (48.2%) of those who will not be attending say they “can’t spare the time.”
“I will be gone for spring break, so I’m not sure I can take another week off,” one operator says.
Roughly 26% say they “have other commitments,” while 11.1% say they “can’t afford the cost.”
Close to 15% provided “other” reasons as to why they will not be able to attend, with one respondent saying he/she is, “in the process of planning and building a new Laundromat.”
The show makes a return to its traditional four-day format from Clean 2013’s three-day schedule. Roughly 38% of respondents are “OK” with this format, while the majority (55.9%) are “indifferent” about it. A small percentage (5.8%) say they “don’t care” for the four-day format.
Whether attending or not, 32.4% say the biggest draw to attending the Clean Show is the various “exhibits of equipment and supplies.”
Equal shares of 5.9% say they enjoy the “educational sessions” or the “networking opportunities,” while close to 3% say the biggest draw is “touring the host city.”
For the majority of respondents (52.9%), the biggest draw is “all of the above.”
The Coin Laundry Association will host eight educational sessions during the show’s run.
The topic generating the most interest among survey respondents is All Things Google: Tips and Secrets to Your Best Marketing Resource
“Wish I could be there, but unfortunately I can’t,” says one respondent.
Another respondent says, “[I] always look forward to see what new products [and] new features [are] being introduced.”
American Coin-Op’s Your Views survey presents an unscientific snapshot of the trade audience’s viewpoints at a particular moment. Percentages may not add up to 100% due to rounding.

After 28 years, Clean Show makes return to Atlanta

Professionals from all facets of the textile care industry will convene once again April 16-19 for the biennial World Educational Congress for Laundering and Drycleaning—better known by most in the industry as the Clean Show.
“I’m anxious to see what this time slot in April will do,” says John Riddle, president of Riddle & Associates, the Clean Show’s management company.
“Atlanta is a good city, [and] I think people are going to find out a lot of positive things are going on around here.”
RETURN TO ATLANTA
In its 38th year, the convention makes a return trip to Atlanta, some 28 years since the city last hosted the show in 1987.
This year’s theme is “One Industry. One Stage.” The Georgia World Congress Center (GWCC) provides the platform.
This will be the third time the GWCC plays host to Clean (it also hosted in 1981), particularly as recent renovations to the center can accommodate the show’s size and unique utility demands.
As previously reported in American
Coin-Op, a new steam system has been installed at the center, covering approximately 125,000 square feet of exhibit space, according to Riddle & Associates.
“The Clean Show features working equipment and uses more steam than any other trade show in the world,” the company explains, as an equivalent of about 100 neighborhood drycleaning establishments are built on the sprawling exhibit floor.
“[The show takes] the entire textile care industry, from the coin-operated stores to your huge commercial laundries, and everything in between in textile care, [and] we put them all together all on one stage. We’re all here,” says Riddle of the show’s theme.
“I can’t tell you that I see any trends different than what we’ve seen in the past [but] we’ve got some new companies coming and I think we’re going to have a great show,” he adds.
Clean 2015 is set to take place in Building B of the convention center, in halls B2 to B5, with an anticipated total exhibit space encompassing approximately 195,000 net square feet, according to Riddle & Associates.
This year’s show sees another return, as the exhibition reverts to its traditional fourday format, after Clean 2013’s shortened
three-day schedule.
Distributors will have exclusive early access to the show floor beginning 8 a.m. on Thursday, April 16, with the show opening to all attendees at 10 a.m. and running until 5 p.m.
Show hours for Friday and Saturday are 9 a.m. to 5 p.m., while Sunday has a shorter schedule: 9 a.m. to 3 p.m.
The 2013 show, hosted by the Morial Convention Center in New Orleans, attracted 10,300 industry professionals, including 1,663 people from 83 countries outside of the United States, according to Riddle & Associates.

Named 112th among 2013 Trade Show News Network’s Top 250 Trade Shows, the Clean Show is the largest textile care exposition in the world that features working equipment, says Riddle & Associates.
The show traces its roots back to the mid-1970s, when industry manufacturers and suppliers found exhibiting shows annually was costly. Interest in consolidating into one biennial industry-wide show was expressed, and as a result, three associations collaborated for a 1975 show they called the Clean Show.

Three additional sponsors joined, eventually forming the World Educational Congress for Laundering and Drycleaning in 1977, giving birth to the Clean Show with which the industry is familiar today.
Current show sponsors include the Association for Linen Management (ALM), Coin Laundry Association (CLA), Drycleaning & Laundry Institute (DLI), Textile Care Allied Trades Association (TCATA), and the Textile Rental Services Association of America (TRSA).
In 1992, the show (which was being managed by the CLA) had grown in size and stature, leading sponsors to seek counsel with professional show management, according to Riddle & Associates, who was then hired to produce Clean ’93.
The move was a “natural fit,” the company says, as John Riddle had worked with the Clean Show’s operations since 1981.
NETWORKING & EDUCATION
Riddle & Associates explains that, according to Clean Show surveys, 94% of attendees are business owners, executives or managers, including 56% who are business owners.
Riddle & Associates anticipates more than 400 exhibitors at this year’s show. At press time, 387 companies were listed on the show’s site. (For a complete listing of exhibitors, turn to page 14.)
The biennial show not only provides an arena for networking and business opportunities, it also presents professionals in the industry this year with more than 40 hours of educational sessions. (See article on page 38 for full details.)
For Riddle, the show’s various educational opportunities is one of the highlights of attending the Clean Show.
“Education is key to the success of anything,” he says. “If you’re in this business, there’s a need for you to be here if you want to be in this business and want to grow.”
Educational opportunities don’t just occur at the show’s classroom sessions, but on the show floor, as well.
“The largest classroom in this industry is the exhibit floor. You can see things work. You don’t just don’t come up and look at pictures … You can compare [equipment],” says Riddle.
With plenty of exhibits and activities to do, managing one’s time at the Clean Show can be quite challenging.

Laundry City Serves Up ‘Five-Star’ Laundry Space
ive Stars—it’s a term reserved for the finest of restaurants.
It’s the rating synonymous with the most luxurious of hotels, and the phrase film critics use only for the Citizen Kanes of the silver screen. No doubt five stars is the ultimate measure of quality, the best of the best.
That was the driving force for John Pinnock in developing his Baltimore-based Laundry City coin laundry business.
“I wanted this to be a true five-star Laundromat,” Pinnock says.
And don’t try to sway him that the terms “five-star” and “Laundromat” historically have not been paired together. Pinnock knows the traditional view of laundries as dark and dingy was a major hurdle, but he wasn’t backing down from his charge.
“My goal was to change the mentality … to make this a place people want to come to and stay,” he says.
AN EARLY START
One could say Pinnock’s vision for the laundry started at an early age, or at least he understood the need the business is based on.
Attending a boarding school, it was incumbent upon students to look their best, and clean clothes were a major part of that.

young age,” says Pinnock.
While the seeds of the business may have been planted at a young age, they didn’t fully take root until a couple years ago.
“I’ve always been fascinated with the laundry business,” he says, adding that what he found attractive is that it doesn’t come with the labor headaches most other ventures do.
“I’ve been in my own business for 30 years, and the biggest challenge is always labor.”
FIVE-STAR EQUIPMENT
In planning his store, Pinnock knew he had to have the laundry equipment to deliver five-star results.
Growing up in Jamaica, he was quite familiar with the Electrolux brand.
But Pinnock performed his due diligence and had many in-depth conversations with current store owners about their experiences with Laundrylux and Electrolux.
Machine quality and efficiency was a huge part of the equation. The other half was if the brand delivered on its service promise.
Pinnock was happy to find out that it did, saying, “They have a culture of customer service that puts me at ease.”
But the Electrolux brand brings much more to the table, according to Pinnock.

So what does Laundry City, the store billed as a five-star facility, look like?
For starters, it covers 10,000 square feet.
Within that space is a 250-square-foot children’s play area and 300 Electrolux Professional washers and dryers.
The laundry’s lounge features design elements such as a coffered ceiling and crown molding.
And while other laundries may feature plastic furniture, “The World’s Cleanest Laundromat,” as it states on the building, boasts leather furniture inside its 400-square-foot adult lounge.
Pinnock felt it was important to “take it up a notch” and create a sizable, quiet, warm, inviting area for customers to gather and utilize Laundry City’s free Wi-Fi.
Add in large flat-screen TVs seemingly everywhere you look, and it’s clear Pinnock was fully invested in his effort to make his store a premiere destination.
“I wanted to take the chore out of the laundry task,” he says.
FIVE-STAR SERVICE
One other way in which Pinnock aims to provide his customers with a “five-star” laundry experience is by offering “chauffeur service.”
Laundry City offers its customer shuttle service from 9 a.m. to 5 p.m. daily.
And if it’s not enough that drivers will pick up and drop off customers, they will also help them cart their laundry in and out of the store.
“It’s very well used,” says Pinnock of the service.
“We have three drivers, and the shuttles are running virtually nonstop.”
FIVE-STAR GRAND OPENING
It’s clear Pinnock takes great pride in not only providing his customers with exceptional laundry service—he also gives back to his community.
The store partners with homeless advocates to provide free wash-and-dry services, while also underwriting neighborhood clean-up activities, and sponsoring youth sports teams.
With his commitment to the city of Baltimore, it’s only fitting that dignitaries such as the mayor, congressmen and members of the business community, along with representatives from Laundrylux and Electrolux, were on hand for a grand opening and ribbon cutting.
For Pinnock, it was gratifying that the community has backed his vision.
“I was happy to see a strong turnout from the community,” he says, adding that it was a reflection of the city’s support from the start of his investment in the neighborhood.

The Laundromat industry has typically not had topquality employees.
Many Laundromateurs have told me about putting up with lateness, absence, personal problems and loafing on the job.
One operator spoke about arriving at his shop and finding the staffer out back smoking marijuana. Another operator complained that his staff colluded to slow down their pace.
When an operator recently said to me, “What can I do? These are the best people I can get to work in the industry,” I decided to write this column.
‘YOU DON’T HAVE TO SETTLE’
Even though our economy is improving and things are looking better than during the last five years, this is still a drastically reduced economy. Real growth is only 1-1.5%.
The foreclosure debacle has not run its course, the student loan mess is a time bomb ready to explode, and the official unemployment is still high at 6.5%.
But that’s only half the story. For one thing, millions of the employed are working at low-paying, part-time and contract-work jobs.
On another note, countless other potential workers have abandoned the workforce. There are probably 5 million individuals who would like to work, but have given up trying.
Corporate America is doing satisfactorily, but that is because they have cut staffing to the bone and keep raises to a minimum.
In short, today’s U.S. worker is the most shortchanged in this world. He/she is given little respect, no appreciation, and little hope for the future.
The employer’s mantra is: “If you don’t like it here, go somewhere else.”
The message for you is this: In this labor market, you don’t have to settle for second-rate employees.
There are lots of people out there who would love to work for you. And for every staffer you dismiss, there are 10 people who would take their place.
DEMAND 100%
You can search for better people to replace existing
slots, or you can demand improved performance from existing staffers.
This is not to say you can abuse your people. But, you can demand that they give you 100%.
This means coming to work every day and on time, putting in a full day’s work, and dealing with customers empathetically.
Your top employee really cares that the customer leaves satisfied. Your top employee likes a spotless store.
Your top employee enjoys that everything goes smoothly, day after day. Your top employee wants the company services to be the best around.
If you have a staffer with whom you are not satisfied, sit down with him or her and lay out your dissatisfaction.
Don’t mince words:
• “You come in late too often.”
• “You are slower than you should be in making change.”
• “When there are no customers in the store, you think there’s nothing to do.”
• “You are very sloppy on your wash-dry-fold work.”
This is what’s called laying down the law.
Ask the staffer if there is anything he/she doesn’t understand. If the staffer agrees to try and improve, then work with the individual.
Coach him/her as to how he/she can improve. Do role modeling to see that he/she is dealing with customers in the manner you prescribe. In other words, you be the customer with a problem and see how the staffer interacts.
Suggest ways to improve. Observe his/her wash-dryfold work and point out ways to improve. Let them demonstrate their cleaning skills.
If this coaching goes well, then you have a better employee, someone who measures up to your standards. If the staffer doesn’t improve or minimally improves, a second talking-to might be in order.
At this session, ask specific questions:
• “Why didn’t you handle the problem with the customer yesterday the way I taught you?”
• “Why can’t you clean the entrance area so that it really shines?”
• “Why were you late in getting the stocking done?”
Be firm, establish expectations, show workers appreciation to ensure quality work

Eventually, something will happen. The staffer will either lose heart and just go through the motions, or give his/her notice. Either way, you know you have to replace the staffer.
AN EXEMPLARY EMPLOYEE
Go through the traditional ways you hire a staffer and hire the best applicant.
But inform him/her that you’re a demanding boss. Make it known that you insist that he/she become an exemplary employee.
What is an exemplary employee? An exemplary employee is someone that shows such enthusiasm and concern that customers take notice.
This doesn’t mean that a staffer has to be gushing over with energy and enthusiasm.
Some low-key people aren’t built that way. But even these individuals can show that they care about the customer by paying attention to detail, by checking in with the customer to see that everything is all right, and by taking pride in the business.
While a mediocre employee will get irritated when there’s a problem, an exemplary employee will never lose his/her cool. He/
she will solve the problem with due diligence.
When there’s a backlog of work, a mediocre employee will work at the same pace. An exemplary employee will rev up, moving extra fast, showing a concern for waiting customers.
At the same time, you can’t take the exemplary employee for granted. You need to convey how appreciative you are with his/ her superior performance.
You must compliment the staffer frequently. You want to point out that the business’ success is due to exemplary staffers.
For instance, you might state that several customers praised the staffer. You want to give preference to your exemplary employee, offering him/her choice of hours, shifts, breaks and the like.
Finally, you need to show appreciation in more than just words. For instance, you might hand the staffer two tickets to a ballgame, saying that they were given to you, but you couldn’t use them.
You are lucky to be in a labor market where the employer has the upper hand. Make good use of this opportunity. ACO

Monroe Laundry Company named ‘Best Laundromat’ among WA locals

Jay Johnson and his brother, Tod, have had a rich history in commercial real estate in the town of Carnation, Wash.—a city roughly 25 miles northeast of Seattle—since moving to the area from Alaska in the late 1960s.
“My brother and I have been involved
in a number of real estate ventures over the years. We built the only shopping center that the city of Carnation had ... [and] we built a number of apartment buildings in the city,” Jay explains.
The brothers then directed their commercial real estate experience toward the self-service laundry industry, building Tolt Laundry in Carnation, and Snohomish
Little did the brothers know that their business savvy and entrepreneurial spirit would eventually catch the attention of locals, who voted their laundry businesses into the top spots of King 5/ Evening Magazine’s 22nd Annual “Best of Western Washington” awards in 2014, with Monroe Laundry Company earning the No. 1 spot.
A NEED FOR LAUNDRY
The brothers’ venture into the self-service laundry industry began in 2007, when Tod had made plans for adding a laundry to the mini storage facility he had built in Carnation.
“He anticipated putting in a Laundromat with his storage unit, but they couldn’t do it right away,” says Jay, who explains that the town lacked the proper sewer system for one.
The small community, comprised of about 1,500 to 2,000 people, once had a Laundromat but it was closed more than 10 years ago, according to Jay.
Once the town updated its sewer system, Tod capitalized on the community’s need for a local Laundromat and added Tolt Laundry

‘A RIPE OPPORTUNITY’
Tod would repeat this same process two years later in 2009, after a real estate agent approached him about a possible store site 18 miles north in the city of Monroe.
“The city, which has a population of maybe 30,000, didn’t have a Laundromat, so it looked like a ripe opportunity,” says Jay. “The real estate agent called him and let him know of this old building in the historic downtown district of Monroe that was built in 1908, a brick masonry building that was for sale.”
A dentist’s office occupied the second floor, while the main-level unit, which was about 3,000 square feet, had been vacant for some time, according to Jay.
Tod and his son, Scott, would survey the building, eventually buying the property from the real estate agent.
“The building was real old and would require a lot of work, but the acquisition cost was very low compared to what other buildings would have cost if you tried to start from scratch or take over another building,” says Jay.
Despite the amount of impending work that needed to be done, one other factor drew the family to acquire the location— a common-area parking lot consisting of about 100 spaces.
“Also, the city of Monroe was very supportive in trying to get that building rehabilitated,” Jay adds.
MONROE LAUNDRY COMPANY
Bringing new life into the century-old building was not easy, according to Jay.
The Johnsons had to earthquake-proof the facility, bring it up to code, and even lay down new concrete that could withstand the pressures of new laundry equipment.
The Johnson family was able to overcome these challenges by utilizing Tod’s expertise with real estate and construction.
“Tod was actually part of a commercial remodeling construction company that existed in Seattle since about 1973 … and this is the kind of work that they did,” says Jay.
The construction experience was twofold with the addition of Scott, who worked for Tod as a project foreman, adds Jay.
In equipping the store with Dexter equipment, the Johnsons turned to Rick Magnuson and Rick Hall from Western
State Design. The store features 33 Express washers (20- to 55-pound capacities), 30 dryers (30- to 80-pound capacities), and an Easy Card system.
After six months of construction, and a $1.3 million invstment, Monroe Laundry Company opened its doors in March 2009.
‘COMFORTABLE, SAFE, HAPPY’
Tod and Scott are not the only ones in the family to contribute to the operation, as Jay provides his experience in marketing and advertising, having spent 25 years in radio and television broadcasting, and later as a franchisee of Mailboxes Etc.
“That kind of expertise over 17 years [allows] you [to] make all the mistakes. You learn what advertising is effective and what isn’t,” says Jay. “You also understand what customer service means, and so you can develop training processes and manuals and attitudes to help your employees deal with customer issues.”
In overseeing the day-to-day operations, the family pulled in Tod’s daughter, Bobbie Jo (B.J.), who had experience managing a small business in the community.
“B.J. is very good with people [and] understands personnel,” says Jay. “[She] is an extremely good bookkeeper, and customers love her, so she’s the right person to put in front of the customer.”
Monroe Laundry Company is open daily from 7 a.m. to 10 p.m.; it’s partially attended from 9 a.m. to 6 p.m.
B.J. oversees a staff of two attendants at the store, in addition to two other attendants at the Snohomish store.
Monroe Laundry Company runs a wash-
and-fold service, and offers amenities like free Wi-Fi, flat-screen TVs, a children’s play area and various vending machines.
Granite-top folding tables, steel walls, a rinse sink and upholstered seating contribute to the “high level of finish” that the store provides customers, according to Jay.
“We wanted to create an environment where the customer would feel comfortable, safe, happy to be there,” he says.
“The idea is to keep it clean and make it feel like a good place to be.”
‘BEST OF WESTERN WASHINGTON’
The store’s level of customer service and amenities have caught on with community members, as Monroe Laundry Company was ranked by locals as No. 1 among 38 stores in voting for “Best Laundromat” in the 22nd Annual “Best of Western Washington” awards.
“[In 2013], Monroe Laundry placed third and we didn’t even know about it. We were unaware of the fact that there was a promotion going on,” says Jay.
“And so this year ... our customers were more aware of it because of last year’s exposure.”
Locals have also taken notice of the family’s other laundry facility, Snohomish Laundry Company, which came in ranked No. 4.
“It’s gratifying to win, to know that our customers feel that way about [our business] and are willing to vote for it,” says Jay.
He credits this success to the consistent customer experience that all of their laundries provide.
“All of our Laundromats are ... finished with the same level of finish,” says Jay. “You could go into all three laundries and have a similar experience.”
MEASURED PLANS
“We don’t have any actual hard plans, but we’re always on the look for an opportunity,” says Jay regarding the family’s business plans. “We’re very measured about what we do.”
In offering advice to others in the industry, Jay says, “I think the things that are common about a business ... would be something that every Laundromat owner should consider: You need to be careful with how you spend your money. You need to be very aware of the customer and what their needs and expectations are, and be ready to change if you need to.” ACO

WoRld’s lARgest lAundRoMAt HonoRed WitH loCAl AWARd World’s Largest Laundromat was recently recognized with the George W. Ashby Award for Business Excellence at the Berwyn (Ill.) Development Corporation’s (BDC) annual meeting.
Established in 1983, World’s Largest Laundromat—located 10 miles outside of Chicago in suburban Berwyn—is the “flagship store” of the laundry industry, according to the BDC, featuring more than 300 laundry machines spread over the facility’s 13,500 square feet.
The father-son business—owned by Tom Benson and his son, Mark—has been profiled by various media outlets, including Sundance Channel, which featured the company in its “EcoBiz” segment.
The laundry has a 36-panel solar thermal system installed, which the BDC says is one of the largest in Illinois, and sustains the hot water for the company’s washers.
Washers that “cut dry time in half,” retrofitted efficiency lighting and recycle bins for laundry detergent bottles and old clothing are among the company’s other eco-friendly initiatives, the BDC says.
Open 24 hours per day, 365 days per year, the store also offers amenities, such as free Wi-Fi, 16 flat-screen TVs, live entertainment, free pizza on Wednesday nights, a kid’s play area and a bird sanctuary.
The George W. Ashby Award for Business Excellence is a local honor named after one of Berwyn’s distinguished early architects, according to the BDC.
The award is given annually to one Berwynbased business that presents a “professional and favorable image to Berwyn; provides quality goods or services; maintains a visually appealing space; and practices high-quality customer service to its patrons,” according to the BDC.
lAundRy systeMs of tennessee PRoMotes CloonAn Laundry Systems of Tennessee reports it has promoted Sean Cloonan from service technician to service manager.
“Sean is an extremely hard worker who gives his utmost to help out customers in need of technical service,” says Jeff Large, owner
of Laundry Systems of Tennessee. “He’s smart, a good leader and easy to work with.”
In his new role, Cloonan manages a factory-trained team of service technicians to ensure prompt service and over-the-phone troubleshooting, as well as oversee parts inventory and distribution, according to the company.
“As service manager, my number one goal is to help the customer,” says Cloonan. “When customers request service, our goal is to be at their location within 24 hours.”
Cloonan joined Laundry Systems of Tennessee in 2012 after owning and operating a tire store in Sevierville, Tenn.

Madson will succeed Chuck Melton, a 42-year veteran of the company, who will retire this year, and who has served “as an important and respected leader in the multihousing laundry industry, and at Alliance,” the company says.
“I want to thank Chuck for his years of service and dedication to Alliance Laundry Systems, and wish him the very best in his retirement,” says Bittner. “While he will be deeply missed, he has earned the opportunity to enjoy more time with family and friends.”
“While I have big shoes to fill, I am looking forward to helping our LSP customers in this segment grow their businesses and, in turn, support their customers,” says Madson.

Super Laundry reports it has welcomed industry veteran Bob Eisenberg as regional vice president, managing the company’s King of Prussia, Pa., location.
“Bob brings his national and regional experience to Super Laundry Equipment. We are pleased to have him on board in King of Prussia,” says Tom Duckworth, area vice president of Super Laundry. “In addition, Bob is dedicated toward providing the best products and service to his customers, as is Super Laundry.”
Eisenberg has more than 30 years of industry experience, formerly serving as president of Blue Bell, Pa.-based Qualclean Equipment. In his career, he has managed national sales distributions and has owned a finance company dedicated to the laundry and drycleaning industries, according to Super Laundry.
Eisenberg has also served on the national board of directors for the Coin Laundry Association (CLA), and is a past chairman for the organization, adds Super Laundry.
He currently sits on the board of the Delaware Valley CLA.

Established in 1995 as the North American subsidiary of Girbau S.A. (headquartered in Vic, Spain), Continental provides laundry equipment and systems to vended, on-premises and industrial laundries in the U.S., Canada and the Caribbean.
Today, the company says it generates a “significant share” of Girbau’s total export sales, and has expanded its product offerings; is serving new niche markets; and has established new brands, divisions and subsidiaries, among other accomplishments.
“I remember the first day at Continental,” says company President Mike Floyd. “We’ve come a long way since then, thanks to a lot of support from our staff, distributors and business partners. We’ve worked hard as a team to ensure Continental’s success.”
The company has a team of 39 employees in Oshkosh, Wis., and five in Los Angeles.

Since its establishment, the company says its revenue has “increased substantially,” growing by 22% from 2001 to 2006; by 34% from 2006 to 2011; and by 21% from 2011 to 2014.
“Our vision is to continue to expand products to allow us to reach new markets and look for opportunities in niches, versus mainline market segments,” says Floyd. “In doing so, we will continue to expand our staff and facilities to take full advantage of these new opportunities.” aCo
