Peanut’s cracks open lucrative east Georgia markets

Little did Steven Dawkins know when he gave his daughter’s hand in marriage to Casey Norman that he, too, was getting hitched. The proud father, whose favorite snack earned him the boyhood nickname “Peanut,” gained not only a son-in-law, but a business partner for his conventional coin laundries with the rather unconventional name.

The duo — close as two kernels in a shell — have cracked open lucrative east

Georgia markets with their Peanut’s Coin Laundry brand, where simplicity of design lends itself to the intuitive interaction between man and machine in an aroundthe-clock self-service environment.

Out of a lone coin laundry/car wash outpost grew a diverse 10-operation chain, maturing rapidly with three single purpose-built coin-op openings in as many years. And along the way, the special bond between father-in-law and son-inlaw strengthened as the younger proved his worth to the elder.

“Without Casey, we would not be here having this conversation,” the 57-year-old

Dawkins tells me as we get acquainted awaiting his partner’s arrival inside their most novel project to date — a buffet steakhouse-turned-laundry.

Hearing the tale of how the pair ended up with this latest smorgasbord of washers and dryers was worthy of a detour off Interstate 20.

‘I WAS SCARED

TO TURN IT LOOSE...’

“I thought I made the biggest blunder of my life,” Dawkins recalls of getting his feet wet in the business 18 years ago when he scooped up a neglected coin-op/four-bay car wash tandem near his established pressure washer supply distributorship in rural Lincolnton, Ga. While vacationing the next week, anxiety over the new venture got the best of him: “I was just nauseated. I knew nothing about it.”

He chuckles, remembering more broken machines on offer than working ones. After sprucing up the bays and tossing laundry equipment to make way for new, higher-capacity models, “business took off,” Dawkins smiles, noting the changeover from gas-guzzling dryers and an inefficient water-heating system dropped his propane gas bill enough to cover the entire equipment note.

The novice owner became a fixture in the coin-op, wiping machines and emptying lint with his wife at closing time.

“I was scared to turn it loose and take my eyes off it,” Dawkins says of the nightly routine, a ritual he slowly weaned himself from over the course of the next 15 years.

Servicing industrial and commercial power wash supply accounts in eastern Georgia and western South Carolina allowed him to keep his ear to the ground, culminating in picking up two more

existing car washes and the buildout of a second coin-op.

Overseeing four operations and a supply house — plus a nightcap back at the flagship — filled his plate.

“I couldn’t do any more and was at my limit,” Dawkins says of his pre-dawn runs before heading to the office and a return trip to mop up.

ANOTHER SET OF HANDS

Plateauing at age 53 was short-lived. Enter Norman, 27 years his junior, who was out of college and working as a surveyor when he began courting Dawkins’ daughter, Katelyn. The young suitor with a good head on his shoulders caught her father’s eye as well and was tapped for a post at the distributorship.

“I said I’d never hire family, so I didn’t know where it might go. I hired him and it worked out great,” Dawkins remarks.

Within months, the couple wed and the new son-in-law was introduced to the rest of the family — that is, the sudsy chain. Along with daily store visits, he was handed one of his father-in-law’s cherished nights closing up shop.

At first, Norman didn’t fully embrace the self-service biz, but it quickly grew on him. The newfound passion for the sister industries was well-timed: With another set of hands, Dawkins was gearing up for

expansion, moving from his rural roots to metropolitan Augusta, a city better known for championship links than world-class laundry.

It was here that Peanut’s found fertile ground with the development of two freestanding coin-ops, the first taking shape in the western enclave of Grovetown.

The 3,200-square-foot, 34-washer/38tumbler-pocket venue was designed to maximize throughput by neatly packaging an array of machinery laid out in a utilitarian fashion and housed in a well-lit, attractive building boasting ample parking and good curb appeal.

While proud of the prototype, Dawkins admits working off blueprints made things difficult to tweak, leading him to be his own harshest critic.

“We should have done this and this and this,” he says, emphasizing that his next building project, undertaken 10 miles away, took those elements into account and made that coin-op more “bulletproof.”

The second Augusta area venture — a

3,600-square-foot structure on a partially developed 2-acre lot — became bogged down for nine months as city fathers sought $200,000 in site work and water detention as part of the approval process, running up the tab to $1.1 million before the first wash.

At about the time the green light was given to turn dirt, Norman, whose day-today role had ramped up, caught wind of a car wash ready to be put on the block some 30 minutes west in Thomson.

Approaching his father-in-law to take on rundown bays at this juncture took guts, but Norman was convinced the site could be turned around. Dawkins characterized the operation as a “dump,” and says a trusted car wash distributor advised him to “run.”

Norman persisted, spending countless hours studying the market and assuring the patriarch it was a winner. Reaching a meeting of the minds with the seller, he phoned up his father-in-law who was driving at the time and the deal was closed at the side of the road.

“He gave us the keys and we paid him a couple of weeks later,” Dawkins remembers.

The young partner put his heart and soul into the wash bays, getting them operational and earning back the patronage of residents in the bustling county seat west of Augusta.

unexpected windfall: the need for a modern coin-op in the town. And while the site was too small for a new wash-and-dry, the same couldn’t be said for a shuttered Ryan’s Family Steakhouse he spotted sitting at the entrance to a bustling Walmart drawing patrons from miles around.

The 9,500-square-foot steakhouse was nearly triple the typical Peanut’s. But the chance to gain a foothold in a market that both felt was underserved could not be passed up.

At the onset of the Augusta branch’s construction, Dawkins turned his attention west on the interstate, threw the listing

agent a number, and soon found himself with a fully fixtured buffet.

“It looked like you ate and got up from the table to walk out,” he recalls.

During renovations, the curious stopped to see what was on the menu.

“It was kind of a letdown for everyone when they figured out it was just a coin laundry,” Dawkins says.

Once opened, however, Thomson and surrounding rural communities embraced the coin-op, the two say.

If you thought Peanut’s would have sacks of its edible namesake lying about and discarded shells littering the tables, you’d be better served heading to a Five Guys burger joint. The closest you’ll come here is a PB&J-stained T-shirt.

The renovated steakhouse incorporates many elements of the evolving Peanuts architectural brand, including clean lines of front-load washers spaced between generous aisles running perpendicular to the assortment of tumblers and folding tables. Signage is minimal, relying instead on panel instructions and LED prompts.

Like its newer freestanding counterparts, the laundry footprint comes in at a little under 4,000 square feet and is accessible by multiple customer entries, including one automatic sliding door. The lion’s share of the structure remains for future compatible redevelopment.

The 27 washers (ranging from 20- to 80-pounders) and 32 dryer pockets on offer are in keeping with Peanut’s proven mix and laid out with the highest-capacity washers closest to the doors and the largest 50- and 80-pound tumblers taking center stage along the rear wall.

Polished concrete floors reflect nicely on the stainless steel-clad star attractions, while exposed wood beams along an angled roof line — remnants from the prior tenant — provide dimensional relief to the crisp machinery lines below.

Costs were kept in check by working around the existing fire sprinkler system, two multi-stall restrooms and a spacious lounge. Booth seating was carried over, as well as steam buffet tables converted ▲

into twin 48-square-foot, family-friendly folding tables.

NEW PAYMENT FORMAT

With a handful of newly christened Peanut’s outlets coming online, a unique opportunity presented itself to employ a new payment format. The pair was convinced that whole dollar-vended washers and dryers priced in quarter increments — with the option of inserting both coins into all machines — was the path forward.

A rear-loading, four-hopper, dual validator changer to dispense dollar coins, enhanced with a dollar coin inlet slot to pay out four quarters, serves as Peanut’s central change-making station.

At the newest metro Augusta outlet, a supplemental, dedicated debit/credit cardto-token machine dispenses dollar-valued tokens for $5-$20 transactions, redeemable at any washer or dryer. Dawkins reports tokens account for up to 25% of weekly revenue, adding that the dollar token payment option is under consideration at other locations.

With operations spread over a 40-mile radius of the original outpost, including a side-by-side coin-op/car wash, as well as dedicated facilities, Dawkins and Norman

are in a unique position to observe the two self-service industries.

Dawkins reports car wash revenues have shown overall gains year-on-year for the past decade, with updated in-bay automatic equipment at selected sites giving traffic a shot in the arm. On the coin laundry side, volume increases are predicable, he says, except for an occasional one-month “blip” that soon corrects itself.

His first tandem has stood the test of time.

“They go good together. A lot of customers put their laundry in, get back in the car, wash and vacuum, pull around the building and put the clothes into the dryer and get it all done,” Dawkins observes, noting that Mother Nature pays a key role. “When the weather’s bad for one, it’s good for the other.”

Norman agrees: “If we get three to four days of rain, the car wash trade is down, but it only helps us out at the laundry,” he says while gesturing at the regulars going about their wash at the Thomson venue, remarking, “This never stops.”

Working indoors and having less

concern for inclement weather has tipped the scales for the 30-year-old.

“At one time I leaned more toward car washes, but now it’s more toward laundry.”

He says his biggest challenge remains the fine art of customer relations, but discovered refunding redeemable tokens resolves most issues.

Both partners are within a half-hour’s drive of any location, and each answers the occasional 2 a.m. call.

“I used to just let it ring, but I’m married to his daughter and she stopped that,” Norman quips, a response met with laughter from Dawkins.

The two are especially proud of the brand identity.

“We’ve got a name out there,” Norman says, pointing out that patrons are drawn to the smiling peanut caricature holding two golden dollar coins, equating it with a value-oriented, streamlined operation.

Dawkins mentions that he hesitated tying his nickname to laundering, but now takes pride in building a chain on it. One thing he certainly expresses no reservations about is bringing his son-in-law into the fold: “If I’d have known a son-in-law would be that much help, I’d have wanted one sooner.” ACO

Paul Hansen, who owns six stores in Chicago and serves as president of the Illinois Coin Laundry Association, discusses the national association’s “Stop Laundry Tax” efforts, then talks taxes a little closer to home: Chicago’s additional water-sewer utility tax that’s being phased in over four years to raise money for underfunded city pensions.

KODROFF, SPYER EARN AAXON LAUNDRY AESTHETIC AWARDS

Commercial laundry equipment distributor Aaxon Laundry Systems recently began presenting Laundry Aesthetic Awards to select regional customers “in recognition of their dedication toward operating an outstanding Laundromat.”

The first two recipients of this award are Phil Kodroff, owner of Laundromart in Hollywood, Fla., and Theo Spyer, owner of Laundromart in Oakland Park, Fla.

The site of Kodroff’s Laundromat was originally a restaurant turned into a self-service laundry by a previous owner. The store eventually went downhill and that’s where Kodroff and Aaxon stepped in. Over the course of eight months, Kodroff and Aaxon consultant Arthur Lapon rebuilt the store into a sleek, upscale vended laundry.

“Phil Kodroff set his dream on opening a Laundromat in South Florida years ago and now here he is today, operating a successful laundry and winning awards!” says Lapon. “We’re very excited for him and his future.”

Spyer is a former Aaxon controller turned laundry owner. His Laundromart location, which opened (continued on page 48)

“I chose to open a laundry because I saw the great achievements of many laundry owners while at Aaxon,” says Spyer, who was employed by the distributor from 1996 to 2006. “And I sincerely enjoy providing a service to this community and speaking with my customer base.”

GULF STATES LAUNDRY MACHINERY WINS HUEBSCH REGIONAL AWARD

Commercial laundry equipment distributor Gulf States Laundry Machinery Co. was recently recognized by equipment manufacturer Huebsch for top sales achievement over prior year in the Southern Region, the company says. The Houston office grew sales 21% over prior year, while maintaining a dominant presence in its territory.

“Gulf States continues to be a shining star for Huebsch,” says Kathryn Rowen, North American sales manager for Huebsch. “The whole organization exudes a passion to serve customers at the highest level. They truly are leaders in their market.”

Started in 1984 by owners Harish and Pravin Parmar, Gulf States Laundry Machinery Co. is one of the largest distributors of vended and on-premises laundry equipment and drycleaning equipment in the United States, says Huebsch. The company also has an office in Atlanta.

“Gulf States and Huebsch has been a great partnership through the years,” Harish Parmar says. “We are proud to represent the brand in our markets.”

Pravin Parmar says that Gulf States identifies fully with the reputation Huebsch has created with its exceptional distributors.

“Our aim as a company has always been to be the best laundry equipment distributor in our area, and our success is linked directly to the loyalty of our customers,” he says.

GENERAL CONTRACTOR SELECTED FOR CLEAN 2019 IN NEW ORLEANS

Shepard Exposition Services will be the general contractor at the Ernest N. Morial Convention Center in New Orleans for the June 20-23, 2019, Clean Show, according to Joseph Ricci, chair of the Clean Executive Committee and president of TRSA, the association for linen, uniform and facility services.

Shepard is an Atlanta-based nationwide exhibition service provider that served as general contractor for the Clean Show in 2001 (New Orleans), 2005 (Orlando), 2007 (Las Vegas), 2011 (Las Vegas) and 2015 (Atlanta).

“After reviewing proposals from three qualified contractors, we felt that Shepard was the best fit for the Clean Show in New Orleans,” Ricci says. “Its experience with previous Clean Shows, and its unique concierge program that gives individual attention to the needs of each exhibitor are definitely a plus.”

CLEC PROMOTES REESE TO SALES MANAGER

Commercial laundry equipment distributor Commercial and Coin Laundry Equipment Co. (CLEC) has promoted Greg Reese to sales manager, the company reports. Reese has been with CLEC since 1997.

“Greg has been an asset to the CLEC sales organization since he started,” says company President Craig Dakauskas. “With our significant growth and acquisitions, we expect that Greg’s impact will be amplified in building and supporting the entire sales staff.”

Reese has served both the coin laundry and on-premises laundry markets in southern Alabama and the southern half of Mississippi. Dozens of new investors have relied on his expertise to build their first vended laundries, CLEC says, and his track record of success, industry knowledge and communication skills have made him a trusted laundry industry resource in his territory.

In his new role, Reese will be responsible for directing the CLEC sales team in expanding its presence in existing markets, while also uncovering new opportunities.

“I am looking forward to making a positive impact on Commercial and Coin Laundry’s overall business for many years to come,” Reese says.

CLEC boasts a staff of more than 25 employees, as well as expansive equipment and parts inventories.

SOFTWARE FIRM MARKS 1ST ANNIVERSARY

Springboard, a cloud-based software management platform for laundry owners, is celebrating its first year in business. Since its launch in January 2017, Springboard has licensed its software to more than 60 store owners in 23 states, the company says.

“The feedback and growth we have achieved in our first year is tremendous,” says John MacKrell, founder of Springboard. “There is a growing trend to offer pickup and delivery services as an additional revenue source for Laundromat operators.

“As Laundromat owners, we are best positioned to take advantage of the increasing popularity of outsourcing the home laundry chore,” he adds. “We have the equipment, the employees and the know-how to make this work.”

Springboard has no plans to slow down in 2018.

“We made strategic hires in the second half of 2017, which will position us well to provide top-notch service to our licensees going forward,” MacKrell explains. “Our digital marketing and customer service teams are well-positioned to handle additional growth. By supporting our customers with these specific services, it allows owners to focus on providing outstanding laundry service.”

On the technology side, Springboard has incorporated some new software tools that were suggested by existing users, according to MacKrell. In addition, the company says it will roll out a new software update in early spring that will expand its capabilities. ACO
